00:08we're headed to the Pacific Northwest looking for a beach house in Blaine Washington this
00:14coastline runs along the Strait of Georgia where Pacific saltwater meets fresh river
00:18water to create an estuary teeming with wildlife waterfront property here costs millions but this
00:25family's joining forces to fund renovate and design their dream beach home for far less get ready for
00:32a beachfront bargain hunt renovation
00:51beautiful really nice there's so many boats maybe we would find a place to launch our boat I'm Alice I'm
00:58June and along with my parents Min and Bob we're looking for a house in Blaine Washington nice nice
01:06a real yeah nice here we currently live in Los Angeles California and my parents live in Redmond
01:13Washington we try to at least do like one family vacation together every year and I guess somehow
01:20it always kind of involved going to the beach and there's a beautiful Beach Bay hiking area in the
01:27state park and that's how they first discover Blaine so Blaine is on the coast of Washington it's right
01:35next to the border of Canada the beaches here it's a little bit more sandy and rocky but you definitely
01:43don't get this type of scenery you know the beaches that we regularly see it really feels like you're in
01:49nature it's a very friendly little town everything just seems like it moves slower there's a lot of
01:56small local businesses there are people picking oysters it's really welcoming my dad is a handyman and
02:05my mom Min she's an engineer when my dad first came to America he definitely struggled with speaking
02:12English because it's not his native tongue I remember when we were little we will always go to the public
02:18library and he'll always look at home improvement bugs to teach himself how to do plumbing electrical and
02:25even how to build houses the ideal beach house will be within walking distance to the water maybe two bedrooms
02:34at least one bath and what's also important is the lot size or the potential to add and expand to
02:41that house when we do
02:42purchase the house and when we're able to have access to it I believe that every time we come up
02:48to Washington we'll visit the beach house and also whenever we're not here I know that Bob and I'm not
02:55going to be able to have access to it I believe that every time we come up to Washington
02:55Bob and men will come up every month having the potential for short-term rental is a plus 20 years

03:03when my parents first came to the US they basically had to start their life all over again having a
03:10vacation
03:11home wasn't anywhere in their mind having a house that's close to the beach is kind of like the pinnacle
03:17of
03:17their American dream and you know for us we just wanted to you know do what we can to really
03:23help
03:24them to make their dream come true we have $450,000 pulled together by the whole family for buying the
03:31house and for renovation I found a few listings here in Blaine and hope that we can tour some houses
03:38and
03:38hopefully we find one that we all like the first time we got here we love it a lot of
03:52water activities
03:53fishing and boat launching it's a small quiet time and the beach nice yeah so we're going to look at
04:03Birch Bay view it's a two-bedroom and one and half bath a little under 1200 square feet is listed
04:12at 425
04:14so it leaves us with about $25,000 for renovation okay it looks like it's pretty close to the water
04:22pretty close to the state part that's great all right we're here
04:32nice there's gonna be a lot of restoration to be done yeah I'm not a fan of the yellow color

04:38repaint it the outside needs a little work but let's go ahead and go inside
04:47okay so this is the house a lot of green here yeah
04:52oh look before this water damage that probably need to be replaced I think the style is very old
04:59right definitely new countertop maybe we can keep the cabinets maybe painting it yeah I guess this is
05:07the bathroom oh my gosh definitely need work maybe just water damage yeah all water damage
05:15there's so many like destroyed area what is going on okay let's take a look at the rest you can

05:23this as a maybe dining space do we need to change a tile I know it's a lot of different
05:29materials going
05:30on with the tile and then the wood maybe that was the concept they were like let's just throw every
05:36ingredient into the house and then we have a full bath wow there's a huge bathroom that's very large we
05:44definitely need to update everything here so it's connected to the bedroom oh kind of good size but
05:53it's definitely old maybe we should go upstairs let's go it's definitely a weird layout the stair also I mean

07:21old and we need to replace it I mean definitely overall it's nice it's a little expensive 425
07:29our budget is leaving us 25k for renovation I mean it's so close to the water so there's good beach
07:37access you know two three minutes so definitely some rental income to kind of think about too for this

07:59the next house we're going to look into is salmon away location-wise it's located between you know
08:07Drayton Harbor and Birch Bay it looks like it's a little farther from the beach it's about five
08:14five-minute drive but it's a three-bedroom and two bath what is the price the price is listed at

08:23thousand so it's higher on our price range leaving about only ten thousand dollars for renovation so
08:32that's something to think about but I like that has a three bedrooms which is a plaster point yeah it
08:40looks a little bigger with 1,500 square feet
08:45we are here so this is the house what do you guys think
08:52kind of don't like the color of the wall but I like it actually yeah well I'm always wrong wife

11:01overall price is on the high end of our budget but other than that I think it looks like a

11:16house is on the high end of our budget so now we're going to go look at oyster on deck
11:20it's one bedroom
11:22and one bath this is small right yeah it's 684 square feet I think it's a little bit small a

11:31small but the price it's really good it's listed at 299 and it gives us about 151 000 for renovation
11:43oh that's nice yeah it looks like the seller also recently dropped the price by 11 000 we could use
11:51every penny I like the price here's the house oysters on deck I like the deck in the front of

12:01if we want to expand the house with this torture maybe we can extend the wall out and then make

12:47just feels dark to me just with the gray wall the brown trim the cabinets are brown yeah the floor

12:57I do not like the floor color oh yeah yeah yeah kitchen is a small bedroom is small
13:11well we do have 150k to renovate so maybe second floor I don't know we'll have to see what we
13:20can do
13:22here now to the living room oh the living room is huge could we push this wall a little bit

13:34side and then expand the kitchen I need to go to the attic to check the structure yeah okay so

13:45take a look at the deck the backyard let's go to have some very good view oh the ocean view
13:56is beautiful
13:56yeah we get a nice ocean view right here very big yard also a bit messy though they leave a
14:04lot of
14:05materials for the materials for Bob oh can you use some of these oh maybe for the firewood
14:12but we do have 150k to kind of renovate and make it our own and um you know in terms
14:22of rental potential
14:23I think that as it is we might only able to do maybe a hundred dollars a night but maybe
14:30if we add
14:31another bedroom can potentially get to 150 200 yeah that's a room for expansion so something to think
14:39about
14:48so we saw a lot of great homes and then one of them is clearly a winner salmon away it's
14:54a good size but
14:55the price it's a little higher on our budget oyster on deck the price is really good but then
15:03there's just a lot of work to do and now the drum roll moment we decide to go with birch
15:11bay view
15:15it's really close to the beach it's less than two three minutes walk the house was listed at
15:22425 000 but we're able to get it down to 360. i think the renters will love it i think
15:29we'll love
15:30it i think it'll be a great time but you know we definitely have a lot of work to do

15:36right that's it we did it guys oh we got it man yeah now time to get to work yeah
15:48let's talk about the exterior of the house so i really like the idea of creating a greek island
15:54vibe by using white paint with a deep blue accent i think it will look really unique and vibrant and
16:01the house will really stand out given that it's so close to the ocean let's go ahead and check out
16:07the
16:07sauna that's good idea oh wow for the sauna it's just refinishing some of the woods putting
16:17new cedar and that's pretty much it it's gonna look really nice okay and then this outside area
16:23we probably need to refinish the pathway switch out the wood power wash the deck maybe repair some of
16:31the wood put a new hot tub here it's a nice space for it and then you get a water
16:38view it's a good place
16:40nice and maybe get rid of that chicken on the top oh it's a little weird yeah you don't like
16:48chickens
16:52okay so i think that for the living room we'll just go ahead and change all the flooring to match
16:58the rest
16:59of the house to lvp so you don't have the tile and all the mismatched flooring and then we'll repaint
17:07everything to freshen it up okay i don't know i kind of wanted to do something a little bit more
17:14creative with the color maybe blue board and batten some wallpaper new flooring keep the tub and the
17:23toilet but new mirror and just keep this okay yeah but just change the color right yeah yeah okay yeah
17:31cool not too much job yeah not too much work in here that's good and then for the kitchen i

17:38that's where some of the big work has to come in um for the cabinet um i think it's still
17:45pretty good
17:45quality so maybe we just resurface it and repaint it but we'll need a new stove in this area a
17:55butcher
17:55countertop maybe easier to work with and then depending on you know what color we want to do
18:01the cabinet we'll think about the backslash okay so for this bathroom we're not gonna keep it maybe
18:09converting it into a second bedroom in the first floor so is that still what you guys are thinking here
18:17entire wall yeah push out maybe about two feet to my uh small bedroom okay sounds good let's head upstairs
18:29so i think that for this room lvp flooring all throughout adding some cabinets and floating shelves
18:37just making a small kitchenette in this space i guess we keep the sink there and turn that into a
18:43dining
18:44space putting a wall behind the tv and then we can put a couch in this space try to refinish
18:51the
18:52bathroom give it a new door do some decorative paint or wallpaper maybe to just give it more of a
18:59finish so you know it's not just like a toilet there then we are keeping this fireplace do not have
19:06to
19:07five years for you i want to keep this one um we'll probably refinish it and repaint it okay so

19:15that we walked through everything um mom how much do you think that everything will cost i think around
19:2345 000 to 50 000 i think that would be durable and then let's make this a beach house our
19:32next vacation house
19:45we're going to demo the kitchen ready to work yes i'm ready today the whole family's here at the house
19:53we didn't hire any outside help because you know june is really great with his muscles and helping out
20:00the labor so we kind of thought it's a good time for us family to get together and bond and
20:05just work
20:06on this together i would say i'm a semi-professional okay
20:21wow you're so strong see i told you you can do it by yourself i am impressed
20:27demo it's pretty fun i kind of felt like it's stress relieving too to kind of just like break things

20:50know about hold it to fall on your head this demo project i hope that we are not finding too

20:59damage that we have to fix oh whoa whoa whoa oh this is damaging right the damage underneath the kitchen
21:09floor it kind of scares me a little bit i think that we didn't anticipate it to be that big

21:44the flooring was very damaged it was very surprising to just see it ripped apart so i was thinking wow
21:52this really has to go my dad wants to just take out the subflooring everything just cut it through
22:10to kind of see what's underneath it what kind of repair it needs to be done
22:16oh wow oh to check for water damage in the kitchen
22:25a little bit good news it's not damaging too much we need all insulation here but we don't see a
22:33lot of
22:33flood damage though so just the flooring that's yeah just the floor after he sliced off the dry wall we're
22:40able to get a clearer picture and it seems like it's better than we expected we probably have to
22:46replace some of the rotten wood and then the damage underneath the kitchen floor good news
22:52mostly good news just looking at the kitchen how open it is i'm excited to see how it'll look once
22:59we
22:59have the floating shelf the floor finish and then putting all the cabinets back in i think we made a
23:05lot
23:05of progress we just need to work on it a little bit more and i think it will be a
23:10great product at the
23:10end so yeah i'm very proud
23:21all right let's do this we're back at the house and we're choosing the flooring i think that flooring
23:28is probably one of the biggest projects we have to tackle so it's a pretty big decision because we
23:34choose the wrong one the whole house is going to end up with an ugly flooring that we're going to
23:38stare at i picked up three lvp flooring samples and the first one i kind of like it because it
23:47gives a
23:48coastal kind of vibe the second one you know the oak color it's great it gives a lot of warmth
23:54to the
23:55room the third one it's a little bit different it's on the darker side it's a walnut shade these are
24:02like
24:02stickers yeah so you just peel right boom yeah yeah so this will be your dad you know working through
24:09the house yeah this anyone could just go whoop and done yeah i guess you know simply put and just
24:18kind
24:18of put some numbers to those different samples this one is the most expensive one around 250 per square
24:26foot so for a 1200 square foot house it's going to be a little under three grand and then for
24:34those two
24:35i think it's 129 per square foot so for our house it will be a little under 1500 so we
24:43have to really
24:44think about our budget and which one to pick for me the oak color is just very casual and normal
24:51so i don't
24:52think it will go bad with anything so i think it's like the easy choice i think that it's too
24:58yellow
24:58for the house i see i do like you know the material here just because i think that with a
25:05stick and peel
25:06it might not be as durable and waterproof i know it's a little bit more on the pricier side but
25:13i think
25:14that it's worth it i know my dad's gonna probably hate us for choosing this but i mean just leave
25:20your
25:20phone off for a while you'll be okay all right let's go ahead and maybe place an order and then
25:25we can get started let's do it i think you're gonna have to talk to your dad
25:41since i've been gone my dad has been working on fixing some of the flood damage so he replaced all
25:48the
25:48stuff floor on the kitchen area and he's also putting on waterproof drywall in the downstairs
25:54area we're turning the old kitchen into a bedroom with an ensuite bathroom because we wanted to
26:02move the kitchen upstairs to prevent future water damage from the flooding the upstairs kitchen that
26:09will be the only kitchen at the house today we are really excited to do the painting we just
26:17wanted to brighten up the space and i think that downstairs it can tend to be a little darker so
26:23we're just doing white dad tend to like more of like the warm yellow color and i was like no
26:29more
26:30yellow please yeah i think it's a better choice
26:46i think that you know a coat of paint will really refresh the whole entire area
26:59oh you can cut it too yeah you're a strong guy that's still young now the paint has dry we're

27:06to start with the flooring in the new bedroom we bought about 30 boxes of flooring
27:16we're putting on flooring you just have to really prep the floor making sure that it's clean that's
27:22why you see we keep on like sweeping the floor just making sure it's like spotless vacuum it you need
27:40to
27:40the flooring sample you just see like one piece of it and you never know how they look in the
27:46room and
27:46with the lighting and with the wall color so it's really satisfying that it didn't look bad so that was
27:53it's not gonna look good
28:02okay a little cut there are two bathrooms on the bottom floor one is in the bedroom the other one
28:10is the main functional full bath it has the dated look so we're gonna do some board and batten do

28:18want to nail it no i don't know how i can hold that and then we went ahead and painted

28:36and then fun beach vibe wallpaper on the rest of the wall so we're all doing this for the first

28:55yeah actually it matched perfectly wallpaper can really change up the space and make it really fun

29:33My dad picked up a wood-burning hot tub from his friend.
29:37His friend was giving it away, so I guess this was the perfect place
29:41to put it at its forever home.

29:50With this hot tub, since it was used,
29:53there wasn't any instructions on how to put it together.

30:23We're almost done putting it together.
30:25The problem is this is the last piece,
30:28and when we're trying to put it in,
30:32it doesn't fit.
30:34It doesn't seem like we have a big gap.
30:36All the gaps add together, maybe two inches.
30:39So we're just trying to figure out how to salvage this
30:43and then just put the last piece in.
30:46On my phone, I'm trying to look up,
30:49like, maybe there's an instruction menu that we can follow.
30:52My dad didn't even bother.
30:53He's like, I'm just going to figure it out on my own.

31:14As we're kind of figuring out
31:16how the last piece is fitting together,
31:19my dad kind of thought about

32:27For the new kitchen upstairs,
32:28we're reusing the old cabinets
32:31from downstairs to save some money.
32:35Originally, we wanted to use
32:36a butcher countertop for the kitchen,
32:38but of course,
32:39my dad changed his mind again,
32:41and we ended up using a Formica
32:43countertop for the kitchen
32:45and used a butcher block countertop
32:47for the island.
32:48I don't think that Formica
32:49has the best reputation,
32:51but I think that if we use
32:53the right element,
32:54the right design,
32:55it will end up looking really great.
33:09One of the unique projects
33:11is the sauna,
33:12but we knew that there's some work
33:14that needs to be done to it.
33:17So my mom and my dad
33:19are demoing,
33:20ripping away the siding
33:22and also install a new siding
33:24for the sauna.
33:28My dad tried to salvage
33:30the old chimney,
33:32but it's clogged,
33:34so he's just trying
33:35to change it to a new one.
33:38My dad got this maroon siding material
33:41from the hardware store,
33:43even though we're going
33:44to paint the house
33:45more of a white and blue,
33:47so I'm not really sure
33:48how that really reddish color
33:50fits in with that overall theme.
33:53But my dad is pretty adamant
33:55about just kind of
33:56keeping the way it is.
34:13going great and I'm excited
34:14to try it out.
34:15After the chimney is installed,
34:17he did a test
34:18and it seemed like
34:19the new chimney is going great
34:21and I'm excited to try it out.
34:33So we had a hard time
34:35deciding on the backsplash
34:37tile choice,
34:38but we ended up picking
34:40out a floral,
34:41a backsplash tile,
34:42but my dad did exactly
34:44what I expected him to do
34:46to go another direction.

36:26but I keep on telling myself,

36:28once we put on the blue,
36:30it's gonna be fine.
36:36The original color,
36:37we wanted to do with,
36:38like, a deep blue,
36:40you know, the green,
36:41centurini type of vibe,
36:43but my parents kind of felt like
36:45the blue looks too dark and moody,
36:48so they decided with more
36:49of, like, a lighter blue color.
