01:22There's always so much to do and we are quite literally up to our eyeballs.
01:26On top of the kids, we have blended living, we have our clients, and we're trying to renovate

01:40The dream is to renovate our income property, take that money, and then to buy our forever

02:06I am trying to gather some inspiration for my newest clients, Matt Lindsey.
02:11I just had a great call with them.
02:14They've got a super dated house and a $90,000 budget, but a baby coming in five weeks.
02:20They want to know if we can renovate three rooms before then.

02:26And this is my handsome husband, Matthew.

02:29We have been married for six years.
02:32We have three children, all ages four and younger, and one more on the way.
02:39But then we're done.
02:41This, in our hearts, is our forever home.
02:43I think I fell in love with the house, and I just ignored things inside of the house.
02:48It's nice.
02:49It's just pretty beige in here.
02:52I think this kitchen is original to the 70s.
02:55It's been well-loved, but it's an old kitchen.
02:58We have this amazing, bright dining room, but this wall just cuts it off.
03:03Anytime I'm preparing food for the boys, it would just be nice to be able to see them.

03:10It's just a big blank wall where we just daydream about it being gone.
03:15This is the upstairs shared bath that my kids use.
03:19There's going to be, probably, to my chances, four boys that are huge using that bathroom
03:25together.
03:25It could use more storage, and it's like the original 70s tub, so it's super shallow.
03:30You can put the toys in the tub.

03:32Just wait till we get another baby in this mix.

03:35We're going to have to do them in shifts.
03:37Emily would be a really good fit for us, given the three-boy fact.

03:42I think the thing that we really appreciate about Emily's designs is that they're very elegant.
03:47Also, kind of like warm tones and textures.
03:51I think the ability to have something done quickly would just be an amazing blessing,
03:57considering we're going to have a newborn coming soon.
04:03When you've got young kids, sight lines and storage are everything.
04:08I'm headed over to see if I can help them with smart design.
04:11When I'm going to see a space, I am looking to see if the house has good bones.
04:16I am looking for things that can handle a low-cost reno, but still have that designer finish.
04:23I think a lot of people pick me as a designer because I'm creative.
04:27I'm willing to get my hands dirty.
04:29If there is something that we need but maybe can't afford, you better believe I'm going to make it myself.
04:35We're not talking these cheap DIYs.
04:38Like, we are talking luxe finds, um, luxe DIYs.
04:42And we're going to really take it to a whole other level.

04:57Matt and Lindsey's house is so much better than I was expecting.
05:02I walk through the front door and the bones are perfect.
05:07They need a little bit more function, a little bit more purpose for their family.
05:10But other than that, we're already off to a really good start.
05:14Is there anything in this room specifically that you're wanting to keep?
05:18We like the table a lot.
05:19We think it functions really well for our family.

05:22It was Matt's grandparents.
05:24Okay, so there's some sentimental value here.

05:32I think it's pretty dated.
05:33And we could probably benefit from some more functional storage.

05:40So I would love if you guys were open to it to kind of make more of like an entryway

05:47Because I think this home holds a lot of character.
05:50And I feel like the second we knock this out, we're going to lose that.
05:53So if you're open to that, that would be a solution that I would definitely recommend.

05:59We are really excited to have the opportunity to work with Emily.
06:02The fact that she can get it done on a budget is huge to us.
06:05So fingers crossed, she can roll up her sleeves and get some creative ideas flowing so that we can
06:10see the magic happen in our house.
06:12Do you think you could make a big difference in this room, the dining room, and upstairs for about
06:18that much?
06:18I think that $90,000 today is not quite like it was for sure.
06:22Yes.
06:23So it doesn't go, it doesn't stretch as much as we would like it to.
06:26But I think that by reusing some of the items you already have, you know, and be a little bit
06:31creative with some of the finds, I think that it's definitely doable for sure.
06:35And you need this done fast, right?
06:37We've got about five weeks until baby comes.

06:41Our current timeline is pretty tight, and we're putting a lot of trust in this process.
06:46It's a large sum of money.
06:47It would be crazy not to be a little worried that this will be done on time.
06:52For the baby to come, it makes you a little bit anxious.

06:58Listen, I have three boys, and I completely understand what it's like.
07:03I think the biggest challenge besides the timeline, of course, is obviously budget.
07:07Kitchens are expensive, bathrooms are expensive, and we're doing both.
07:10Plus the dining room.
07:11So I think my biggest thing is really trying to stretch that budget by thrifting and antiquing
07:18and shopping their home and really seeing what they already own that we can use and spread out
07:22throughout their project.
07:23But we'll see.
07:24This is going to be one of my biggest and fastest projects yet.
07:32I need to pick really beautiful finishes that are budget friendly and come together fast.
07:37I have new clients, Lindsay and Matt.
07:40Mm-hmm.
07:41The goal is to actually complete this before Lindsay gives birth.
07:44Oh, okay.
07:45So no pressure.

07:46Okay, so here's the dining room.
07:48We'll use their existing table, but I really want to reupholster those chairs.
07:52And I want to try to give them more storage with a new sideboard, which I'll try to find secondhand.
07:57Super lucky because the kitchen actually is already an amazing layout.

08:02We don't have to move that plumbing or electrical.
08:04So that saves a lot of money.
08:06For the kitchen, we're losing this wall.
08:10And I want to create some interest by building a soft archway to give it an elevated kind of classic
08:15look.
08:16We'll use their existing flooring, which is a huge save.
08:20At the center, we'll give them a large island that they've always wanted,
08:23with room to cook, eat, and lots of storage underneath.
08:26And then I want to see those natural finishes.
08:29Wood, stone, and a custom hood in that lime wash finish that you know I'm crazy about.
08:34And I've got some great neutral fabric left over from another project that will work for their chairs.
08:39I actually really like more of like a creamy tone for the walls.
08:44So let's say this is our starting point.
08:47I think the next important thing is to select some cabinet doors.
08:51Prefab cabinets will give us a great look, but for a lot less.
08:55These are the prefab options.
08:57I feel like the slab is a little bit more modern, which is beautiful.
09:01But for this particular project, I think the shaker just gives a little bit more characters to the space.
09:06Absolutely.
09:07Okay, this is looking really good.
09:09So next room is the bathroom.
09:11Okay.
09:12So it's their only bathroom with a bathtub.
09:15I'm kind of feeling like going a little bit more bold, because it is primarily for the kids.
09:20Oh my gosh.
09:21I like that colour.

09:23Yeah, I love it.
09:24In the bathroom, we're swapping out pretty much everything, but keeping the same layout.
09:29That alone will save us tons on plumbing and electrical.
09:33A double vanity will make the room feel way more functional, especially with some added storage space.
09:38Finally, lighting and tile will add some drama without a huge cost.
09:42I've laid the tile next to the flooring, and that flooring is literally throughout the entire house,
09:47so it's actually in their bathroom as well.
09:48Okay.
09:49So it does pair really nicely with it, and everything looks like it could be in one space,
09:55which is exactly why we present things like this.

09:58It's gorgeous.
09:59I think it's going to look so good.

10:08As soon as that wall on the main floor comes down,
10:10crews can finish up full demolition of the kitchen and bathroom.
10:13Then things will move fast from here.
10:26While that happens, I've got work to do at the store.
10:29We just had our grand opening event, and it was a success.

10:37She's a great thrifter, and I think for many of us, that's a real challenge to do.
10:42But now I have the daunting task of restocking super quickly.
10:47I'm going to hold another event soon to keep that momentum going.
10:51And I can't just call someone to supply us, because I want there to be unique pieces in the store.
10:58So we do have a process to get things back on the shelves.
11:01So I'm talking unboxing things, and cleaning things, and tagging things, and painting things.
11:08We need to get as much product out on that floor as possible.
11:11Because at the end of the day, this is our family's income.
11:14That pressure is very real, and I am definitely feeling it.

11:28We sell all kinds of things at the store, from vintage pieces, pottery, metal pieces, glass pieces.
11:37Other things that we carry are beautiful vessels, and a lot of artwork that I actually do myself.
11:42Since you're the one who's always in here, what are you finding that's selling the most?

11:47What do I need to bring in more of?
11:49Honestly, the pieces that you've painted have been flying off the shelf.
11:53That's actually so funny.
11:54I only started doing that because I had so many random pieces, and they were the perfect shape,
12:00but just awful colors.

12:02And it's all the cost-effective things too, right?
12:04I mean, it's so cheap for me to buy that stuff, and then I use leftover paints and just put
12:09it on.
12:09We have so much work to do to fill those shelves.
12:12Should we talk about how bad of an idea this was?

12:19Which is actually starting to freak me out a little bit.

13:16And we are going to give them a brand new look.
13:18We're going to prime first, and then with this particular vase, my plan is to go over the entire thing
13:24with a plaster finish.

13:43Once these pieces are done, then you have about 150 pieces still to go to fill up our shelves.

13:57Since we're adding arches into the kitchen and bathroom, we're repeating them at the front entrance and over the stove
14:02so that it all feels connected.
14:04The curves soften the space and instantly makes it feel more custom and high-end.
14:14For the bathroom, I've got an idea of what I need, but I need to see it in person with
14:18the tile I picked before we can get this order in.
14:24I'm really kind of needing everything.
14:27I need a bathtub, a vanity, faucet, you name it.

20:20We lime wash the entire store.
20:23It makes it look so expensive.
20:25It almost looks like suede on your walls.
20:28I know I'm stretched a little thin right now, but I know exactly how I want it to turn out.
20:34So, I'm going to take this one on.
20:36So, lime wash is limestone.
20:38It is a mineral.
20:39So, it's been around forever.
20:41The limestone is crushed and mixed with water and pigment.
20:44You can buy it from most hardware stores.
20:45I think that it really creates so much texture and character in a space, especially when you're
20:52playing with a lot of neutrals.
20:53This is a great way to kind of elevate a space.
20:56Lime wash isn't that expensive.
20:57Usually, you're paying for somebody to do it.
21:01So, if you have the time to do it, it can save a ton of money.
21:04I love getting dirty and just doing these, you know, tasks that I don't get to do all the time
21:10anymore.
21:11Our goal is to have two coats on here.
21:13So, as you kind of get that second coat, you really start to see that beautiful finish.
21:20I absolutely love this color.
21:22And again, with that second coat, it's all going to come together.
21:25But there's still so much to do before it's done.
21:29Life is what you make it.

21:46We've primed all the pottery pieces we sourced.
21:48And now we're plastering and painting whatever we can, adding some special finishes.

22:38and being like, do you remember when that was, like, sparkles and red?
22:41And now they're just, they're beautiful.
