00:49that this is the room to start in.
00:52Alex started to take down the old wallpaper,
00:54but it just wouldn't come off.
00:55So we need something to cover it up instead.

01:05that may never get done.

01:25Before I step into a new client's home,
01:27it is so important that I gather as much research
01:29and inspiration as I possibly can.
01:32Thrifting or antiquing, it's my favorite thing to do.
01:36I go in there, I have an idea as to what my client may want.
01:40I have an idea of their personality.
01:42This is what starts my process.
01:44Inspiration always starts in a thrift store,
01:47and it's just the way it's always been.
01:50I've just had an online consultation
01:52with Michelle and Jordan.
01:54They bought this beautiful mid-century modern home.
01:56So they have $90,000, which is a lot of money.
01:59But money, it goes very quickly.
02:01We're doing a kitchen upgrade.
02:03We're going to do their living room, rec room,
02:05and their laundry room, which needs a little bit of help.
02:08This is definitely a tall order, and we only
02:12have five weeks to get it done.
02:15This is my beautiful wife, Michelle.
02:18This is my beautiful husband, Jordan.
02:24Five minutes, you guys, and we're going to have breakfast.
02:26We have Hannah, who is almost nine,
02:29and Linda, who is six years old.
02:31This house has this kind of European mid-century vibe.
02:37There's so many things that we fell in love with.
02:40But it needs to be fresh, for sure.
02:42The kitchen's a hot mess.
02:44Our mudroom.
02:45It also is a shared room with the laundry.
02:49So it's really tight for us when we're all together coming in.

02:55The lower level living room, which is our music room
02:59and our sort of laundry room, it's kind of a mosh pit of things.
03:03I don't know, really, how to make more sense of that room.

03:10To have our home renovated, it's just
03:12going to be such a weight lifted off of our shoulders.
03:14And Michelle loves Emily's design, so.
03:17The eye that she has is great.
03:19She'd just come on over.

03:24So this is definitely a more challenging project for me,
03:27because although I do incorporate mid-century modern
03:29into most of my home designs, I've never done a full renovation
03:33before, so I'm a little bit nervous.
03:35For people who don't know what mid-century modern is,
03:38it is a lot of clean lines.
03:40You're kind of playing with different wood types
03:42and different metals and kind of mixing it all together.
03:45And it's beautiful.
03:46I'm hoping to find a few mid-century modern gems here
03:49and get inspired.
03:52I found a goodie.
03:53This one has our brass, and it has a little bit of chrome,
03:57which plays on the mid-century modern style.
03:59There is a little bit of damage to it,
04:01but nothing I can't fix.
04:02So I think that this is a big winner.
04:04So I would love to find a shade.
04:07This pattern is not exactly what I'm going for,
04:10but it does have the shape, and the size of it is perfect.
04:14What I could do is find some fabric
04:16and actually cover this with a little bit of elbow grease.
04:21I think that this is the perfect pairing.
04:23I love this.
04:25Best case, it works for Michelle and Jordan.
04:27And if not, I have something new for the store
04:29or another client.
04:31Michelle and Jordan really love their home.
04:33They are not clients that are coming to me asking
04:36to completely change that it's mid-century modern.
04:39They really just need it to kind of function more
04:41for their family and their day-to-day.
04:43But I really need to get into their space,
04:46and that is when all the magic's going to happen.

05:38What is the story on this?
05:39The original homeowner, his hobby was making stained glass,
05:44and it's just the coolest thing.
05:46And there is all these beautiful colours
05:48and just the story of their life.
05:50These are the things that really hold that character
05:53and charm of a home, so it's a great start.
05:55OK, so take me in.
05:56Yeah, let's go up to the kitchen.
05:58It needs a little bit of love.
06:00So this is it.
06:02It's quite big and grand.
06:04Yeah, this is a great size.
06:06But it just is a little outdated.

06:12We have a dishwasher here.
06:15Oh my, on the other side, I guess.
06:17Which can be a bit of a challenge for us.

06:22Yeah, it's not ideal.
06:23We have two kids, and there's no shortage of, you know, mess.

06:28I have three boys, so we will fix that for sure for you.

06:32So what do you love about the space?
06:33What are things that, you know, you're really drawn to?
06:36I like the light that comes in off the back slider.
06:39However, we have this wall.
06:41Yeah, I can definitely see if we can kind of open this up
06:43a little bit so you can see outside.
06:45I'm sure with two kids, that's probably something that's
06:47always running through your mind.
06:48Yeah.
06:48Obviously, removing walls definitely costs more,
06:52and you're not going to have to factor that into a budget
06:54for sure.
06:55Let's go downstairs and show you the rest of the house.
07:00Right on in here is our kind of storage room, laundry room,
07:04Wow, what a beautiful space.

07:09It's pretty cool.
07:10It's rosewood.
07:12That is true mid-century modern.
07:14So we're not touching that.
07:15And the couches look like they're in good condition.

07:19And there's carpet here.
07:20I don't know if you're planning on changing this or not,
07:22but we could, you know, save some money, which is super important.

07:32So, right, if there's a way to sort of fix that.

07:45I see this as a room that the kids can use as they get older,
07:49a safe place for their friends to come and hang out.
07:52I had that growing up, and I love to provide that for them.

07:59Okay, and then last but not least is our laundry room.

08:23Okay, so I think the biggest thing with this is if we can,
08:26if it's within budget, to move this wall
08:28so we can have some functional storage.

08:31This is a great space,
08:32and I think that there's a lot of potential.
08:34I'm just going to really cross my fingers that this wall
08:37can be moved, and if not, challenge accepted.
08:40We're going to figure it out no matter what.

08:42Any time that we want to take down a wall,
08:45we obviously have to make sure that we can,
08:47that it's not load-bearing, and whether or not
08:49it's going to be possible within their budget.
08:50$90,000 is a lot of money, but there's a lot that we're changing.

08:54So we definitely have some figuring out to do,
08:56but I am up for the challenge.
08:58I want to make sure that we're really keeping the integrity
09:00of your mid-century modern home, and just making it your own.
09:04Giving full control into this whole idea
09:07has been a really hard thing to do,
09:11but very easy when you know that it's in good hands.
09:14Emily is just the most fabulous,
09:16and I think she's just going to do amazing things
09:18with our already amazing property.

09:31The integrity of the home, the story behind it,
09:34it's magic.
09:35$90,000 is a lot of money.
09:38Plus, there are places I know I can save,
09:40like reusing those couches in the rec room,
09:42or even reusing the kitchen cabinet somewhere else.
09:44But at the same time, it still makes me a little bit nervous
09:48because there is a lot of space to cover.
09:51We have walls to remove, a whole kitchen renovation.
09:55Things are about to get real.
10:14We've started demo at Michelle and Jordan's with some good news.
10:17We got the sign off from our engineer on moving both walls.
10:20The wall in the kitchen could come down
10:22to give a clear sight line to the backyard.
10:24And the wall in the rec room can move over two feet
10:27to give Michelle and Jordan more space in the laundry room.
10:30So while the team works on tearing things down to the studs,
10:33I'm meeting up with Chloe at my studio
10:35to go over the design.
10:41OK, you need to set that down fast.
10:42This is way frickin' heavier than I thought.

11:00So this is the kitchen.
11:03The kitchen is a good size, but the layout is choppy.
11:07So first thing I want to do is get rid of the peninsula.
11:09That way, we can put the dishwasher over here
11:12where it belongs beside the sink.
11:14We'll add prefab wood grain cabinets for closed storage.
11:17They give major mid-century modern vibes
11:19and don't cost a fortune.
11:21Over here, we'll add a massive island with a quartz countertop.
11:25Total showstopper.
11:26It doubles as a breakfast bar with stool seating,
11:29so we can skip buying a separate kitchen table
11:31and save a bit of money.
11:32You know I love to add texture, so I'll style the space
11:36with a plush rug and some DIY art.
11:39This is the beautiful tile that is actually being used
11:42on the kitchen floor.
11:43I love that it's a larger scale tile.
11:46It's gorgeous.
11:47OK, so aside from this tile, one thing I know for sure I'm using.

11:51It's bold.

11:54Oh, my gosh.
11:55I love that.
11:57Bold greens are super mid-century modern.
12:00Plus, their house backs onto the most beautiful ravine.
12:03So when I saw this tile, I knew it would totally elevate
12:06their kitchen.
12:07So this I'm actually using along that entire window wall.
12:11So from countertop all the way up to ceiling,
12:14including wrapping the hood range.
12:16So I think that it's incredibly important
12:18that everything else I do stays neutral
12:21so that the tile on the wall is really the standout point
12:24in that space.
12:25I'm really liking that together so far.
12:27Next is the rec room.
12:29This room is just a pass-through right now.
12:31Jordan wants a space that his kids can actually hang out in.
12:34So we're going to turn it into something really cool.
12:36I'll make the music space more intentional with comfy seating
12:39and a display for their instruments.
12:42And the fireplace area needs to feel warm and cozy.
12:45I'm thinking soft textures, mid-century modern furniture,
12:49and plenty of natural elements.
12:51Their couches are in great condition along with their carpet,
12:54so those will stay.
12:55Big savings there.
12:57We'll clad the fireplace in a porcelain slab.
12:59It's a bit of a spend, but it's going to lighten up the entire space.
13:03A few thrifted and handmade pieces will tie everything together.
13:08Moving on to the laundry room.
13:11I had this idea to reuse their dated kitchen cabinets in here
13:14to keep the cost down.
13:15So I talked to the crew this morning,
13:17and they said that they were able to get the cabinets out safely.
13:22That's amazing.
13:22They're in such good condition.
13:24So after moving the wall, we'll be able to add floor-to-ceiling storage
13:28and a bench in the same warm brown tones from the kitchen.
13:31Plus, we'll bring the same hardware from the kitchen
13:33to the laundry room cabinets.
13:35We'll save some money using a remnant countertop
13:37and add a square green tile backsplash and terrazzo flooring.
13:42By using similar ones, colors, and tones throughout the space,
13:45they'll look cohesive and feel super high-end.

13:50Introducing Michelle and Jordan's house.
13:54I love it.
13:55I think this one is one of my favorites.
14:10I feel like I always have a million things on the go,
14:14whether it's my design clients, kids sports, whatever it may be.
14:19But I also have my own personal project, our income property,
14:23that we are so desperately trying to complete.
14:25We're fixing up some of the rooms in our tiny apartment
14:28in order to eventually sell the property
14:30and use the money to buy our dream home.
14:32First room on the list is my oldest son, Sawyer's room.
14:36Alex already packed up the furniture and cleaned up the floors.
14:39But we've hit a snag when the wallpaper wouldn't come down.
14:42We had to pivot to paneling instead.
14:49Dang, beautiful.
14:51Having somebody come in, remove wallpaper, skim coat the walls,
14:55like probably $1,000, $1,500.
14:58On timelines, like it just seemed easier to purchase the pamphlet.
15:01Although budget is incredibly important, time is money.
15:05It is definitely going to cost us, but I think this is worth it.

15:58It is not the greatest.
16:00So the crew removed the wall between the laundry room and the rec room.
16:07There's a vinyl flooring underneath, and it has asbestos in it.

16:29Oh, boy.
16:30Sold in the rec room and the laundry room.
16:33The crew did end up finding asbestos in the flooring.
16:38Okay, so what does that mean going forward?
16:42You have two options.
16:44Option number one, we just removed the flooring in that laundry room area.
16:50It can stay in the rec room.
16:53The way asbestos works is that if it's not touched, it is fine.
16:58I know we weren't even planning on doing the rec room floors at all.
17:01We were going to leave that carpet, but the crew is explaining that since they're there already, it would be
17:07much cheaper to deal with it all now versus, say, down the road.
17:12So they quoted at about $6,000 to do all of it at the same time.
17:19Well, that is a lot of money.
17:21Yeah.
17:21But when I was growing up, my parents, they renovated one room at a time and the floors were always
17:26nice, but they were different from one another.
17:29Right.
17:30And so I would love to not have 14 different floors in that basement.
17:35So I guess it makes sense to do it now.

17:38In the long run, that's going to save us money and that will be done.

17:43We don't have to worry about it.

20:28We're using large-format tile in the kitchen.

20:32And you get more impact with fewer pieces.

21:08But it completely transforms the kitchen

22:19Now that this is the tile for the laundry room,

22:23This is what I'm thinking for the laundry room backsplash.
22:27So I'm really hoping to go with this color for laundry.

22:34Which I think is beautiful.
22:35It's not too light, not too dark.
22:37And I love it with this tile.

22:41I know I had planned on doing more of like a slab finish tile.

22:49So what I'm thinking is what if we were to paint this out

22:55and lets the fireplace keep its character.

23:20But I want a more budget-friendly option for the laundry room counter.

23:30Let's be honest, it is very expensive to purchase a large slab.
23:34However, when you shop remnant pieces, it opens the door to so many options.
23:39These aren't used pieces.
23:41They're just cut-offs from previous projects.
23:43So now we get to shop what people didn't use.
23:46It saves us a ton of money, and we still get that same luxurious look
23:49that we're going for.
23:50I'm looking for a remnant that's going to complement the green backsplash,
23:54the warm wood cabinetry, and tie the laundry room together.
23:57I want the veining and finish to mimic natural stone,
24:00making the quartz look high-end without the huge price tag.
24:06I think I just found the one.
24:07I love to incorporate these custom elements into these projects.
24:11Even when we're on a budget, it's going to turn out so good.

24:25but we have a bit of time right now that we're going to kind of

33:52It has some wear and tear on it, which is to be expected when you're antiquing and then the shade
33:57It's a little bit more textured than I would like, so I am gonna give it a new life today
34:07So I'm using a spray adhesive on this
34:21Lighting is so important. It really really changes the vibe
34:24It's also one of the most expensive items that we can add to our home and then mid-century lamp
34:30would cost hundreds of dollars
34:32Whereas this is gonna cost us twenty three dollars, so it is a huge win for sure
34:37We're gonna do a little oil stain on it
34:40See the vision coming to life. There's still obviously a little bit more work to be done
34:45But it's gonna look so good in Michelle and Jordan's rec room
35:08We're close, but we have a few tweaks to do
35:12The thing I love most about mid-century modern is how sleek and sexy the design is
35:17I think it was just a matter of finding the right pieces for the spaces. I
35:21Wanted to add some texture to the kitchen
35:23So we painted an old frame and added a piece of fabric I had at my studio to create a
35:27totally custom large-scale piece
35:29This could have cost something like three hundred dollars and I made it with fifteen dollars worth of supplies. I
35:34had laying around
35:37I also had Anthony add the table legs I found while thrifting to an old wooden disc to make a
35:42mid-century modern side table
35:43It cost around twenty-five dollars way less than retail
35:49And I swapped out the hardware I
35:52Feel like changing these brass to this beautiful wooden knob has given it so much character in here and really
35:58elevated the space
36:01Mid-century modern is not new to me. I put like little splashes of it in my designs
36:06However, this was my first project that I was like full-on. I've learned a lot on this project, and
