00:50Good, Chad. Very nice to see you on this little bit frosty morning here in Cochrane, right?
00:55So you guys are looking for a bit more acreage.
01:05I was in a golf tournament. Got a little thirsty. It was a warm day.
01:08And just so happened, Dana was my beer cart girl.
01:11And we've been married for 20, but that was 24 years ago that we met.
01:18We'd like to have some space, a little more space than we currently have.
01:22Something with good flow, but yet at the same time, kids and us can have our own space.
01:28So I usually do most of the cooking, but Chad does run the barbecue.
01:31All the cleaning. Is that not what you're going to say?
01:33No. Chad does, he does run the barbecue. And the smoker.
01:38We do a lot of entertaining, so having a nice kitchen living area is great.
01:42And having it open so you can have a bunch of people there and be involved and see all the
01:46action is great.
01:47I do like the country farmhouse look for sure, or a modern version of that, if you will.
01:56I feel like Cochrane gives you everything you want in a small town with all the amenities of a big

02:01We also love the mountains, so it has easy access to that.
02:05We love being outside. The schools are great.
02:08It's just a really nice place to raise a family.

12:14It's hard to ignore how picturesque this property is when you're coming in the driveway, right?
12:18Rolling hills, gorgeous trees, and pretty much perfectly manicured lawns.
12:23This is actually 138 acres.

12:28This property is pretty stunning.
12:30Coming down the driveway with all the big mature trees and a well manicured yard,
12:34like, taking some pretty good care of this place.
12:36The house itself, it feels a little bit more quaint, but I gotta say,
12:39it's still got four bedrooms inside and it's got an incredible chef's kitchen.

12:56This is such a pleasant surprise.

13:12I would choose this over and over again.

13:17Yeah, they did a recent renovation to the property and it's so well done, I think.
13:21In terms of changes, I don't know if there's anything that I would change.

13:30I really, really like this one.
13:31Yeah, it's really, really interesting like how it's done and how it's laid out.
13:33And I like too that there's still an open concept in this property.
13:37You've got the family room at the front and then you've got the dining room behind us.
13:41But I definitely want you to see the primary bedroom.

13:56A touch smaller than some of the other primary bedrooms we've seen, but big enough.

14:10The bathroom is a really nice size, but it would be great if they had the same countertop that's in
14:16the kitchen and in the bathroom as well.
14:19But the windows are beautiful, being able to see out everywhere.
14:22I mean, it's a nice size and it would work.

14:26It's a dream to have this much land, but at this point, I don't know.

14:30The only thing, it's just a little bit too far away, I feel like, for our life.

14:50Quite nice.
14:50It was spacious, but the upgrades that we saw in the dining room, kitchen, living area weren't really brought into
14:58the primary suite.
15:00You know, it's definitely, it would work.
15:02And then you've got all of this space.
15:04So you could practically like set up a tent back here and have big huge barbecues.
15:12And then more storage to grow your business too.
15:15Yes.
15:15Like all kinds of sofas and blankets and pillows.
15:19I want to hear more enthusiasm from you, Chad, about building this business up a little bit more though.
15:24Well, I don't know about the business, but I'm happy with the house.
15:27I like the house.

15:28But the most excitement I have this property is all the shop space.
15:31So again, it's a lot of acreage.
15:33It's more than you were, I think, thinking of, but I think the potential in this property is really cool.
15:38That's why I wanted to show it to you just to maybe inspire you.

15:42So having said all of that and you've toured everything and you know the acreage and the area, how much
15:47do you think this house is?
15:48Oh, for goodness sakes, like 140 acres.
15:51So it's a lot bigger than the other properties we looked at.
15:54And there's a lot of outbuildings here and a functional business over here as well.
15:58So there's income property.
15:59So for sure way over to like over 2 million for sure.
16:04Two and a quarter.
16:05That's a very good guess.
16:06This house is 2.7 million.

16:11Budget for me is a little much.
16:13I would much prefer to stay the lower end.
16:16It's intriguing and it's still something to think about for sure.

16:48I think we're going to go with.

17:03I'm meeting with Dineen from Rocky View Brewing Company to learn about the community's rich history and explore why so
17:11many families choose to call Cochrane home.

17:15I'm wonderful.
17:15How are you doing?
17:16Oh, I'm so happy to talk to you today because I feel like you really have a pulse on the
17:20Cochrane community and what it's like to live here.
17:23So tell me how many years have you been here?
17:25We moved here in 2002.
17:27We've raised our kids here.
17:28What's it like actually raising a family here?
17:30Yeah, I mean, I recommend it.
17:32Kids walk to school.
17:34Nice.
17:34Super safe.
17:35Great opportunity for sports.
17:37You know, kind of the gateway to Kananaskis here.
17:38We're about 45 minutes door to door to the first mountain to get on the ski hill.
17:42But we certainly have a great sense of connection to the Indigenous culture here for sure.
17:47Because we're surrounded by Indigenous communities here and so it's really neat to see that they're trying to bridge that
17:52gap, I guess if you will.
17:54So there's certainly heavy culture there.
17:59You've tried to actually incorporate that into this amazing brewery.
18:03So can you tell me a little bit about that?
18:05Sure.
18:05Yeah.
18:05So I'm Cree from Northern Alberta.
18:07I grew up in a reserve in Northeastern Alberta.
18:09And so when we opened up Rocky View, that was kind of something that my husband and I discussed is
18:13how can we bring that into our business?
18:15And so one of our neighbours out south is the Sutina Reserve and one of the former chiefs there has
18:20a beef farm.
18:21So we used their honey in our brown ale, which is super cool to kind of.
18:25That's really cool.
18:26Just, you know, keep that going and have some acknowledgement around the Indigeneity.
18:30So we have joined with the Yamniska Wolf Dog Sanctuary and created a beer for them as a fundraising initiative
18:36for them.
18:36Well, you should be very proud of yourself.
18:38You're such a central part of the community for sure.
18:40So I think the only thing left to do now is for me to sample some of your delicious beer.

19:06Well, guys, you must have had some thinking to do over the last little while.
19:12We did. We had a lot of conversations.
19:14And some nice beers.

19:17It's very tasty.
19:22So you referred to house number one as Barney, which I had not heard that term before.
19:27Just colour-wise.
19:28What's your feelings on that red?
19:30There's a lot of good things about that house.
19:31So I feel like the colour is, you know, a sacrifice that I could make, I suppose.
19:36I mean, it's in our budget.
19:38It is.
19:39There is some work that I would like to do.
19:43Do you think it's crazy work?
19:44Tile?
19:46It's not terrible, no.
19:47It wouldn't be that big.
19:48How did you feel about house number two?
19:50Because I know that you really liked all the wood on the ceilings and the natural beams that were in
19:55that property.
19:56So what's your thoughts on it now?
19:58I really like it.
19:58But I'm also kind of a little bit curious about how much maintenance is involved.
20:01You can tell the homeowners currently take a lot of pride into it and keep it up to a certain
20:06standard.
20:06And I wonder how hard it is to keep to that standard.
20:13House number three.
20:14So much acreage.
20:15So much potential for other incomes.
20:17I feel like that house and that property is probably the most bang for your buck.
20:21I loved that house.
20:22Like it was, it was amazing.
20:25As much as I would love it to be, unfortunately, it's just not in the cards right now.

20:30Now we are left with house number one and house number two.
20:33We've got the red house that basically meets all your needs, but you've got to add a little bit more
20:36work to it.
20:37And then house number two, which has beautiful facade.

20:46I think we're going to go with house number one.
