00:23and I've never actually looked in an auction home before.
00:26Ah, well, I'm thrilled to hear that because we have a great auction property today to explore
00:31and we're going to be delving into the Homes Under the Hammer archives a bit later on as well.

00:39Homes Under the Hammer.
01:06Well, Di, you and I met a couple of years ago whilst filming a show called Freeze the Fear
01:10where we had to push our mind and body to the limit in cold water.
01:14We did. Thankfully, it's not as cold and the sun is shining today
01:18and I don't think we'll be pushing ourselves just quite as much.
01:21Correct.
01:22However, we will need to get our renovation imaginations going.
01:26Yeah, and do you know what?
01:27Buying at auction and taking a cold plunge are quite similar.
01:30You have to be prepared, take a deep breath and then go for it.
01:34Exactly. Let's find out what today's bid is bought.
01:38In London, we found a house that's just right for Diane.
01:42That's exactly what a dancer needs.

01:49But it's a different story in Yorkshire where Dion doesn't think everything is quite right with this house.
01:55We have an issue. We've got a water issue, a mould issue.
01:59And from the archives, a derbyshire lot that Martin thought was more than all right.

02:24First up, I'm taking Diane to Streatham in South London.
02:28With a strict commute by train to the city centre of only 20 minutes, it's a perfect spot to put
02:34on our dancing shoes to explore an auction lot.

02:51I've watched so many episodes of Homes Under the Hammer, but I'm excited to see it from your perspective.
02:58Well, that is very exciting.
02:59And from this perspective, we can actually see today's home.

03:13And actually, from here, it's about a mile to Streatham Town Centre.
03:17All the way up to there, we have lots of great local amenities, so it's good.

05:12This room could yet be fit for our dancing queen.

05:29with another fireplace and those wonderful doors.

05:35I hope they do keep bits of this house that make the era pop.

06:40It's certainly worth investigating,

06:51It does need a little work.
06:53Yes, it needs some tidying up,
06:54but the one thing I love about this garden
06:56is we have lots of mature plants here and trees,
06:59so that adds a bit of privacy, and it's just nice.
07:03The windows, the doors need changing,
07:05and that will improve the energy efficiency
07:07and also make it quieter.
07:09There's work to do in this house,
07:11but I think it could be really nice when it's done.
07:14Now, Diane is up there somewhere,
07:17so let's go upstairs and see how she's getting on.

07:24and they've really gone to town on the green.
07:27I mean, the bathroom is just like an avocado smash in there.
07:32Then we go through to a bedroom,
07:36which is a great size, really good-sized bedroom.
07:39I don't think too much will need to be done in there.

07:42Oh, I like this room.
07:44I think this is pretty typical to have, like, a smaller box room,
07:50but it could also be a lovely nursery,
07:53or you could just use it for storage.
07:56And then we come into the main bedroom.
07:58This is a really good-sized room,
08:01but I can see a bit of mould up here on the wall,
08:06and the ceiling is coming off a little bit,
08:09the plaster on there.
08:10I also notice a big crack up near the window,
08:14so that might need a little bit of attention.
08:17But all in all, it's got a nice feel to it.
08:20You definitely must be gunning for my job,
08:22because that is a good spot, Diane.
08:24That crack may be just cosmetic,
08:26but it could also be caused by something serious,
08:29so it certainly needs to be checked out by a structural expert.

09:13Looking at this property, it does need to be stripped back.
09:16You know, looking around, there's a few cracks,
09:18there's a wallpaper obviously it's pretty pretty grim but it just needs a new refurbishment it's
09:23probably an original layout it's not really suited for the current times that we live in so i'd expect
09:29someone to come in here and try and make an open plan kitchen maximize how much room you can get
09:33in the in throughout the house and maybe try and get some extensions done as well well there's
09:38definitely enough space to extend into the back garden but if it were to stay a three-bedroom
09:44house once renovated what could it be worth were to be sold or rented out so if this property was
09:50renovated and kept as a free bedroom i would expect it to achieve somewhere between 500 and 525 000
09:56pounds if they're going to put it onto the rental market i wouldn't be surprised to see if it gets

10:28under the hammer this lot was part of a remote auction with bids taking place online
10:42and when the hammer fell it had been bought for 410 000 pounds by mario he and his mum francesca

10:50down to the house to tell diane and i what they have planned mario francesca hello hi we've loved
10:58walking around this house haven't we done oh i've really enjoyed it especially these fancy wall
11:02papers it's it's quite something on the eye yeah are these going to stay i don't think so it needs
11:08a bit of work i think um the wallpapers will be coming off that really upsets me although i knew
11:14it
11:14had to be done are you going to go for more neutrals we're going to go for nice neutral so
11:19people can
11:20come in and put their own stamp on yeah nice furnishings you know colors can be introduced but
11:25gonna keep it nice and neutral yeah yeah maybe dar you could take some of the wallpaper away i think
11:30i'm going to have to put a little bit in my pocket and just take it with me so what's
11:34going to be
11:34your plan with the place then if if the application goes through we're going to turn it into a four
11:39slash five bedroom hmo if not then we'll rent it out as a family home so it's three bedroom at
11:46the
11:46moment three bedrooms upstairs and then we've got these two rooms downstairs so if you do plan to turn
11:53us into a hmo a house of multiple occupancy what are the kind of planning steps you need to go
11:58through for that so we put an application already in with the council um but with the time frame and
12:04the backlog it's going to take probably the length of the renovation anyway so you technically are going
12:10to make each room a bedroom until that point yeah and then if it doesn't go through it'll just be
12:17yeah okay worst case and mario is this the first time you've done something like this um it's the
12:23fourth one that we've done um but in a short space of time so it's still i'm still pretty new
12:27to it but
12:28yeah this is the fourth one that we're doing wow and who's going to be doing the work we've got
12:32a
12:32good uh set of builders and obviously my mum's going to get involved with the uh design and final
12:38touches love it so francesca you're going to be keeping an eye on things whilst the work has been
12:44done here i'm going to be following it through and you know choosing the final touches as you say
12:51and colors and things and do you have a specific budget that you're trying to do this in so i
12:57think
12:57maybe a top end of 40 40 000 in the space of maybe six to eight weeks six to eight
13:03weeks is not a lot
13:05of time but mario's builders have examined the cracks and the dump and are confident there's no
13:10significant structural issues but there is one question on everybody's lips i call it the dying
13:16leg stretcher yeah we're not actually too sure what it is but uh is that going to be staying no
13:21i think we're going to remove all of these um homemade contraptions yes we can give it to you
13:26thank you i'll be very kind the fact so we obviously know that now you're into property but
13:34what else do you do in your spare time we've got a chain of pizza restaurants across the country so
13:39this is the first kind of uh venture out of out of that diane leg stretcher some wallpaper and a
13:45couple of pizzas i think we've done a good job today no we're so glad we've met you both
13:52we've both loved meeting you thank you yeah thank you so much thank you thanks
13:57well die from pizza to property i think mario and francesca have got quite a bit of work cut
14:03out for them here with this house they do but it sounds like they're not afraid of hard work and
14:08like you said there is a lot to be done here yeah and you know one thing i was a
14:11bit disappointed
14:12about i've got to be honest is that they didn't share our enthusiasm about some of the original features
14:17like the diane leg stretcher loved that and like this beautiful wallpaper which i've got a chunk in
14:25my back pocket saving that for a rainy day oh hang on to that babe for sure i mean they've
14:34got a few
14:34hurdles to jump over but look i'm sure they know what they're doing and i'm sure it's going to look
14:39great yeah and we'll find out how they get on later on in the show to west yorkshire now and

14:51of ottley birthplace of the 18th century furniture designer thomas chippendale he published a book of
14:58his designs one of the earliest works of its kind in britain that became highly influential in europe
15:04and america too for the millennials of today however his name is most recognizable as the
15:11inspiration for disney's rescue rangers chip and dale but will the auction lot dion's here to see
15:19be in need of rescue
15:26i am north of leeds today leeds city center is about half an hour away i'm in a place called
15:32otley and i'm
15:33here to see a three bed end of terrace kind of corner plot property here it is and it went
15:40to
15:40auction for a hundred and fifty thousand pounds this feels like a lot of property for that kind of
15:46guide price front garden you've got off street parking as well that's not a bad start we're off to a
15:53good
15:53start play it cool
16:05pets that's the first thing you get when you come in um and the stairs leading to the bedrooms obviously
16:11right in front of you room either side as you come in this would be your dining space here and
16:17it's a good
16:17space could quite easily be a little lounge for the kids maybe a little playroom as well um no real
16:24problems in this room a little bit of damp but that's basically it decorate and you're off and
16:28running um back across the entrance hall and then you're in this sort of dual aspect lounge again it's
16:35a good size it's a lot bigger than the box room there no real signs of mold and damp in
16:41here either
16:42which is good you've got a bit of an old-fashioned fireplace there double doors going out into the
16:47back garden it's all good so far
16:52kitchen
16:55right then let's have a look
16:57we've got storage which is good that could be a pantry and then you've got a good size kitchen
17:02can see a few sides of damp a few bits of mold as well the sink would definitely need changing
17:08but
17:08there you've got your dining room there but that wall here that wall take that out and you would
17:15have the perfect kitchen dining space for the whole family to use and you'd still have your lounge as well
17:24that would work perfectly if there's money in the budget for it
17:38yes and the budget may need to stretch even further if this is a load-bearing wall
17:44it's always best to consider the ceiling price in an area before making big changes to a property
17:50that could eat into a budget and with a few signs of mold on show here there may be other
17:56pricey jobs
17:56to consider first
18:00okay i'm just wandering around upstairs having a look around seeing what i can see i've got to say
18:05downstairs the condition of downstairs is a lot better the bathroom isn't a bad size at all but again
18:11dated start from the very beginning empty this room out put a brand new freestanding shower in there
18:17as well i don't think it's big enough for a bath and you'd be off and running that's a double
18:22bedroom
18:23possibly the largest of the three again a little bit of water damage over there as i come across
18:29the landing here you've got the second biggest bedroom that's facing the front of the property
18:33i can't see anything major wrong with these bedrooms just lots of
18:37mold and as i come into the smallest of the three you've also got a load of mold on this
18:43back
18:43wall here underneath the window so that's really dark and it looks pretty recent as well we've got
18:49a beam here which is cracked down this side of it as well so we have an issue we've got
18:55a water issue
18:56a mold issue um i would put a few quid in because that investigation might cost you a few quid
19:04if we look at the rear of the property we can see that the gutters are showing signs of rust
19:09and
19:09damage which could be causing a drainage issue they'll need to be replaced adding another job to
19:15the list on the plus side there is a great size back garden and overall i think the positives here
19:23do outweigh the negatives but with a guide price of 150 000 pounds how much could an investor stand to
19:31make on this three bed house we asked an expert from the auction house that sold it what he thinks
19:40it's in okay condition but it does need some work to bring it up to standard
19:44it would benefit obviously from a new kitchen and bathroom there is some issues with mold which we
19:50need addressing but there is a lot of scope to make this property something far better than it is today
19:57so how much does he think this property could achieve once renovated on the rental and sales
20:02markets my rental valuation for this property once renovated would be 950 pounds per calendar month
20:10my sales valuation would be 275 000 pounds okay so this house has an issue with damp and mold and
20:19a bit
20:19of water getting in as well but once that's sorted there's a lot of positives here you could create that
20:25downstairs kitchen diner space which i think would be perfect you could even look into maybe an
20:31ensuite upstairs as well loads and loads that you could do to this place to make a really nice home
20:37for someone let's see what happened when it went to auction in this case this lot was snapped up before
20:44the auction could take place prop to yourself and that pre-auction deal buying the lot for the sum of
20:52190 000 pounds was made by married couple will and sarah they caught up with dion at the house to
20:59discuss their plans well it's sarah nice to meet you nice to meet you firstly before we talk about
21:06the house where do you live what's your area is this your manor yeah it is so we're from otley
21:11yeah so we live we've lived in otley for 14 years yeah okay i was gonna say 10 but yeah
21:17so did you have
21:22your eye on something or did you have your eye on this one we always look in otley just because
21:27it's
21:27so local so we thought well basically if it's close it's better yeah logistics but we do look all around
21:33yorkshire north yorkshire west yorkshire okay so is is that is it your full-time job to be
21:40yeah yeah yeah it's mine it's mine so your full-time job is it so yeah property investor
21:45probably investor yeah and then i do property but also i'm a recruitment company so i'm split between
21:51the two okay yeah yeah okay so you're full-time you're kind of half and half yeah what's the plan
21:56for this because as i've wandered around there's a few issues with damp and there's mold and yeah so
22:01in terms of the damp and the mold and stuff we've had someone in to come have a look at
22:05it and it's
22:05just poorly ventilated um up in those top two bedrooms and we're gonna get all re-skimmed and
22:11everything anyway so there's nothing there but we are gonna replace the gutters but in terms of plan
22:14for the house we'll do everything we'll rip the kitchen out we're gonna take that wall down so is
22:18this you two doing this no so we do so we will take out the really smelly carpets yes yes
22:25and we
22:25normally do all the wallpaper stripping but there's actually not that much to do in here which is a real
22:29bonus because it takes a long time and then we'll come back in once everything's done we'll get
22:34the trades in yeah we've got a really good team and we will decorate the whole house after it's
22:40fully re-plastered um i like to say we bookend it yeah we come in and rip it all out
22:46we prep it
22:46ready for the trades to come in yeah they do the skilled stuff and then we decorate it and in
22:51the
22:51meantime we look for other we look for other projects and we also have some short-term holiday
22:56letters that we look after as well so busy eh yeah yeah definitely busy i like that i like that
23:02it's a good idea as well what you just said there were your bookending things well yeah you'll come
23:05in and finish it off nicely well i i'm an artist as well so i kind of and i did
23:11architecture at
23:11university so i've got a bit of an eye for details and things like that yeah it's a colour schemes
23:17and
23:17yeah definitely put your stamp on them yeah we do yeah yeah nothing too crazy
23:22artist what kind of artist will there be a painting here i do yeah yeah can you do all that
23:28stuff so
23:29landscape yeah i'll do all the artwork and we'll fully stage the house as well yeah so that we've
23:34got like the sofa in the living room the bed's made up really nice um just so people can see
23:40you know
23:41how it's gonna look like yeah yeah what it should look like yeah yeah definitely what's this house for
23:46what what market is it going for sales or rental yeah we're gonna sell it yeah okay yeah so we're
23:52gonna just get it turned around and then get it back on the market we do have a couple that
23:56we do
23:56like buy to let's but with this one where there's quite a lot of profit to be had in it
23:59we wanted to
24:00just pull the money out so we can reinvest it because we're quite early we're only in like the
24:04second year of doing the property stuff full-time so a bit of cash in the business is what's needed
24:08yeah yeah it's great yeah cash flow isn't it definitely right talk us through the figures then
24:12budget around 30 000 probably more like 40 000 yeah okay but we like to be optimistic yeah i like
24:22that
24:22i like that i'm hoping you're going to be ideal would be 30 but yeah i think realistically it'd probably
24:27be 40 yeah oh how long will it take you do you think hmm so our goal our goal is
24:33you both made the
24:34same nausea yeah yeah yeah so our goal is 12 weeks but realistically if we could get it done
24:40in sort of 16 weeks that'd be that'd be good so that allows a little bit of a contingency we've
24:43learned from the other projects we've done we've always gone for you know 12 weeks and always gone
24:47over a bit there's been one kink in the road so we're getting a bit more yeah you know a
24:52bit more
24:52used to it now so yeah 12 weeks would be great but if not it's not the end of the
24:56world if it's over
24:57slightly over gotcha i hope it all works out thank you thanks a lot good luck well will and sarah
25:05have got themselves a decent project i like their ideas they're going to sort out the damp and the
25:11mold first sort the rest of the house out sort the back out sort the front out it'll be lovely

26:51so mario was swinging between two types of rental but he had just one budget of 40 000 pounds and
26:57a
26:57six to eight week time scale to get it ready for his rental audience eight weeks later it's time to
27:04get
27:04those scorecards ready it's not a great score for presentation though the new white paintwork gives
27:12it a lift the front area has yet to be tackled hopefully inside will dazzle more they renovated the
27:20whole house as you come in we've got the living room and a dining room so we've applied for one
27:27of those
27:27to be turned into a bedroom it'll be a living room slash dining room for people to congregate
27:40so mario's covering all bases keeping the rooms clean and tidy so he has options on how to use them
27:48and the kitchen
27:51well that really does have a bit more pizzazz
27:59and then upstairs we have two bedrooms quite spacious and a small box room
28:06again with all the bedrooms he's kept them uncluttered crisp and fresh and the cracking up
28:12here as he hoped turned out to be historic movement and was easily remedied with fresh plasterwork
28:18and the bathroom well that's had a more significant step up
28:27and then in the garden we've tidied it up as well
28:31it looks pretty good but has it scored well enough to get that all-important hmo
28:37house of multiple occupancy license
28:41we've applied for the hmo which is still going through four bedroom hmo we've also applied for
28:48the drop curb outside to do a driveway so that's still pending but apart from that everything i see
28:55is complete so the house's future as a hmo is still up in the air but how easy has it
29:01been to spin it
29:02around it's been quite straightforward um the builders didn't find any surprises um apart from
29:08the installation of gas because there's no central heating it was all electric um so that was a bit
29:15fiddly but no no no major issues getting the services connected and paperwork sorted for the hmo
29:22license has slowed this project down but a new boiler central heating and new doors will help its energy
29:28efficiency but how helpful was mario to this house refurb we haven't been too involved because we've
29:34kind of kept the design and the plan similar to the other properties that we've done before
29:41so the builders know what we what we wanted due to previous work that they've done for us
29:48it's great to have a well-rehearsed build team to guide you through the routine
29:52but did they hit their mark when it came to the budget we've spent 32 000 pounds on labor uh

30:02pounds on materials and about 2 000 pounds on fees and council applications um so literally touch over
30:13what we expect to spend just over 40 000 pounds so a 41 000 pound spend along with mario's 410
30:23000
30:24pound purchase price means he's got just over 450 000 pounds invested into this house money well spent
30:33what does the property expert who saw it last time think
30:39inside inside you can see it's been done to a nice clean standard uh haven't gone too mad on their
30:45refurb but sort of brought it back and made it very livable this is aimed as a rental vehicle
30:51but what could mario waltz away with if he sold his 451 000 pound investment
30:58so if this property was to be put onto the open market and to be sold i'd expect to go
31:03on a market
31:04for something around 550 000 probably to achieve somewhere between 530 and 550 000 pounds
31:11that's a potential pre-tax profit of around 80 to 100 000 pounds that's quite a result but it's
31:18rental where mario's looking to score big so if this property was to go on to the rental market now
31:24in the current condition it's a three-bedroom mid-terrace property uh to a single tenancy we'll
31:30expect to the golden market probably achieve 2500 pounds per candle month yeah 2500 probably at the
31:37lower end of what we was hoping for so hopefully we do get the hmo license so we can increase
31:43that
31:43yes mario is hoping that the house can do better than the 6.5 percent yield it would generate as
31:49a
31:49single let so if this new owner does put us into a hmo in this area they normally achieve around
31:56800
31:56pounds per room so uh depending on how many of the rooms they can occupy it's going to be quite
32:02a good
32:02earner yeah that value was what we anticipated and i think that's the uh route that we're going to aim
32:07for the uh hmo with four lettable rooms that would be three thousand two hundred pounds a month and mario's
32:15rental yield would jump up to 8.5 percent that really would be something to sing and dance about so
32:22what's next
32:23for mario um i need a holiday i haven't got one booked but i definitely need one so yeah maybe
32:30soon
32:34it's time now for that blast from the past and it was in 2012 that we found martin taking a
32:40walk
32:40in the rain well today i'm in the pretty village of stanley halfway between derby and ilkiston in
32:47derbyshire it's got a pub a village shop and post office a primary school everything you could want
32:53really well it's a bit of a soggy old day but even on a day like this you can see
33:00why this is a really
33:01popular little place to live and the property i'm here to see is a fantastic opportunity for somebody it's
33:10former methodist chapel had a guide price of 100 000 pounds plus got the main chapel area there this
33:16little additional building on the edge let's go take a look rebuilt in 1882 this chapel was certainly
33:24striking from the outside but the only external space was this tarmacked area so even the most
33:30green-fingered might have needed some mechanical help to turn it into a garden
33:37one good thing about looking around properties in the rain is at least you get to see what kind of
33:41condition the roof from the rainwater goods are in and so far so good so before we go into the
33:47main
33:47methodist chapel let's just take a look at this little area here this is formerly a school room
33:53and it's one big area toilet there little kitchen area and lots of windows in here including that quite
33:59nice one at the front there so quite a useful extra space but the main event this is what we
34:07want to
34:07see wow how about this well yes it's the former chapel building and extraordinary lots of windows so lots of
34:17natural light massively high ceiling um structurally well it needs a bit of closer inspection but first
34:24glance it seems to be okay and as i said no signs of dripping so thank goodness the roof seems
34:29to
34:29be in good condition and what you've got here is one big shell all you've got to do is just
34:35decide
34:36what you're going to do with it nothing could be done without involving planners as the property only
34:43had consent to function as a place of worship so any hopes to turn it into a home flats or
34:50a commercial
34:50unit would be subject to planning permission and there was no guarantee that this would be granted
34:57well it's always sad when places of worship like this close or stop operating for whatever reason
35:03and the reality is somebody will turn this probably into a house or some kind of residential opportunity
35:09flats maybe i don't know but with it i suppose we'll go memories of the church but hopefully not all
35:17of
35:17them look what i've found it's a fantastic old bible which has probably seen years of sermons from up
35:24here or whatever look at the illustrations here absolutely enchanting so um hopefully whoever takes
35:34this place on will be sympathetic to what this place once was this wasn't a listed building but it
35:41was in a conservation area whether this would be a blessing or a curse was yet to be seen but
35:47the
35:47chapel certainly had a unique charm
35:59hey i can tell by the way you walk
36:04but what did the auctioneer that sold this property think could be the best use of the chapel which
36:09was guided at 100 000 pounds i think its prime use is for conversion into a residential dwelling
36:17and we've got a roof here which is high enough to accommodate a first floor which is fairly key i
36:24think
36:24to um to conversion to a dwelling and you'd certainly make a four bedroom house out of it
36:30a four bed house could have been fantastic but it wasn't going to be an easy conversion and it would
36:36need planning permission i think one of the lovely things about a building like this is you can make
36:42it into a very individual dwelling and pull out some fairly nice and appealing features about it
36:49so how much did the expert from the auction house that sold the chapel think it could achieve on the
36:54open
36:54market in its current state um its value is what you see in its potential so it could fetch anywhere
37:02between 120 and 140 000 pounds
37:11well it's a new chapter in the life of this former methodist chapel and it's certainly going to take
37:16someone with divine inspiration to take it on let's find out who that was when it went under the hammer
37:24so we move on to lot number 49 the former methodist chapel who's got 100 000 to put it into
37:31the bidding
37:32100 thank you 100 000 pounds is the opening bid here at 100 000 pounds after a slow start the
37:40bids came
37:40rolling in and we rejoined the auction when the lot had reached 133 000 pounds 133 34 135 136
37:51definite 136 000 pounds once 136 000 pounds twice all done at 136 000 pounds sold at the back 136
38:05so for 136 000 pounds the new owners of this gorgeous chapel were pat and his wife janet
38:15the couple lived locally and popped along to chat with martin about this unusual building
38:25janet pat great to meet you both congratulations tell me why you wanted to buy this place
38:32well um we were looking to downsize from our current home and was looking for a house to move into
38:38downsize yeah well that was the initial idea yeah and it was looking for somewhere initially was the
38:44building plot or a house that we could develop we saw this quite by chance and i drove by literally
38:49just from the outside saw it and thought oh that looks quite good it's got some potential plus i grew
38:54up in the neighboring village and i used to spend a lot of my childhood in this village
38:57so i've got like as you might say ties or connections with this area so what did you think when
39:04pat first
39:05mooted the idea of this place um it's quite pleased actually because they say we we're looking for
39:10somewhere else anyway um like the area i also grew up in a village so it's quite a nice feeling
39:18coming
39:18back to live in a village and strangely enough um i went to chapel in the village so a lot
39:23of my
39:24childhood memories actually stem from spending time in a methodist church or chapel so quite a nice
39:31feeling it's all come sort of full circle um so then the idea is what to convert this into a
39:37home
39:37yeah the whole thing including the little out of those sort of adjoining bit and all that stuff
39:42have you got any experience in this kind of thing yeah yeah i've got my own company which does home
39:47improvements oh okay um although we do specialize in garage and loft conversions we do a lot of
39:53extensions and we do do building so i mean i'm in the know as you might say so i've got
39:58i've got all
39:58the right guys around me pat might have had the right contacts but this was more of a lofty ambition
40:05than a house improvement and it wasn't even a house yet so how are they planning on turning it into
40:11a home
40:14the first thing strip it out we're going to get that ceiling out get rid of that completely to
40:18to discover just how much height we've got then we need a complete mezzanine floor in here which is
40:22you know a steel structure to get an upstairs in staircase over there so once we've got the mezzanine
40:28floor in then we can look at you know subdividing petitions for rooms um the extension that's that's
40:34built on the side there that's going to be the kitchen but we're going to have a sort of family
40:39area so
40:40you know we've got sort of kitchen and the dining area there how many bedrooms four four what's the
40:47budget then i've worked out a budget of about 77 000 pounds for it about 77 000 yeah yeah okay
40:58pat had thought about this thoroughly budgeting down to the last penny but with his experience running
41:04his own home improvement business it wasn't a surprise that he'd done such a detailed costing
41:10what sort of time scale are we looking at well we've got three months to get through planning
41:15if if that goes well you know with local authority yeah and at the moment it's presumably just got
41:19planning to be a church yeah so you've got to apply for it to be changed to residential yeah
41:24how do you think that's going to go down well i do know that as part of the sale package
41:29it had already
41:30been discussed with the local authority and they had indicated that they would look favorably upon such a
41:35development right and i've already i've had the council out here in fact oh great just to sort of
41:40well to get their feel for it really and also i'll try to find out if it was realistic and
41:45you know the
41:46feedback i'm getting is quite good quite favorable that they will you know look favorably upon it
41:50so three months for the planning and then the construction yeah i think the the project will
41:56take about six months the actual works about six months but i'm working on a 12-month turnaround because
42:01you know you've got to allow for slippage and if the council takes a bit longer and then also i've
42:06got to get some money together to pay for it well there is always that yeah wow well very exciting
42:10indeed uh really can't wait to see how you get on good good luck with it thank you very much
42:15indeed
42:19well it was always going to take someone with imagination and experience to take this place on
42:26and it seems that janet and pat have both still it is an ambitious thing how will they get on
42:33can't wait
42:33you can find out later in the show
42:41we're back in ottley now where dion was impressed by this three bed end terrace guided at 150 000 pounds
42:50this feels like a lot of property for that kind of guide price a lot of property and a good
42:57bit of
42:58water damage too likely caused by this grungy guttering you've also got a load of mold on this back wall
43:05here underneath the windows but despite these rather ugly signs it didn't deter married developers will
43:17and sarah from snapping the house up for 190 000 pounds they sought to resolve the mold and employ
43:24sarah's artistic streak to zhuzh the place up there'll be a painting here i do yeah
43:32so landscape yeah i'll do all the artwork and we'll fully stage the house as well
43:39a pretty extensive job ahead of them but with a budget of 30 to 40 000 pounds they hoped to
43:46get
43:46it ready for the resale market in four months and now four months later we're back
44:00outside we've painted the house we put a driveway in and we've just tidied the garden up
44:09it's been tended to nicely and front fencing added
44:13but most encouraging is the brand new guttering which bodes well heading indoors
44:22no more damp and no more wall yeah we wanted to knock through i think most people want that sort
44:28of kitchen diner um you know it's a bit more of a desirable way to do it um there was
44:34a couple of
44:35issues with the steel going in uh but that was quite easily rectified by a builder in the end
44:40that steel beam support is making up for the lost wall the rest of the floor plan is the same
44:47but
44:47everything's been re-skims new carpets and obviously i've got some of my own artwork around yeah
44:55those personal touches and a high-end finish have drastically improved the space
45:00as has the installation of a new boiler which has helped to get the property's energy performance
45:06certificate or epc from a d to a c the back garden has been tidied up and the transformation continues
45:15on the first floor we have um completely ripped out the old bathroom which was really full of mold
45:24and we've made sure that we've damp proofed all that and made sure there's proper ventilation put in
45:29there and we've replaced the whole bathroom so it's all tiled it's a small size bath because there
45:35used to be a shower there but we thought a bath would be better for families very considerate of
45:41the pair and it even comes with instructions the bedrooms like downstairs have been re-skimmed and
45:49re-carpeted and that mold is nowhere in sight so a lot of the mold that was in the house
45:56it was
45:56due to poor ventilation in the bathroom particularly uh but then in one of the top bedrooms there was
46:01some miles in there as well so we actually got the plasterer just to damp proof that as well just
46:06in
46:06case there was any sort of like lasting you know or recurring issues so and this property it is a
46:11single
46:12skin property so which means that it's just brick built and it's only got one wall which means that it
46:18is a bit more susceptible to damp um but we've resolved those issues we've actually done some um damp
46:24proofing along the external wall as well
46:33it's always good to think ahead and the same goes for the cracked support joist which has been replaced
46:39speaking of support who helped carry this all out
46:44so we've project managed this whole build and we did some of the rip out and all the decorating ourselves
46:50we're really hands-on with it but then we've had trades in to do all the skilled work so the
46:55electrician
46:55um plumber plasterer and so they've come in and done all of that stuff yeah and we've also had our
47:02friend jen we roped her in and gave her a few jobs to do and our carpet fitter christian was
47:08amazing
47:09he always is so you can see all his beautiful carpets in the house so yeah it's been it's been
47:13a
47:14joint effort yeah team team job that teamwork has resulted in a sleek modern home but its high-end finish
47:22has come with the cost
47:26in terms of the budget we've come in at just over 35k so we did have that in our contingency
47:33but we
47:33would have liked to have had it a bit lower but we're we're happy with what we're spent we're
47:37comfortable because everything's been needed yeah they may have spent a little more than they hoped
47:42but with an excellent end product they're very close to the finish line so it took us four months
47:48which was the top end of what we wanted i think ideally we'd have done it in three months but
47:53as we
47:54know with these things they do run over a little bit the property is 99 done we still have a
47:59few
47:59plans obviously there are a few little niggles that we need to sort out um some of the light fittings
48:04need sorting we don't really want to rent this one we're probably gonna keep and rent the last
48:10one that we did um but we would really like to sell this particular property
48:19to see if selling on makes sense we've invited back the property expert who saw it last time to
48:25hear their updated thoughts and valuations
48:32this is the second time at the property the changes they've made i've been really impressed
48:36with uh they've done a done a great job particularly impressed with how they've knocked through from the
48:41kitchen to the dining room the bathroom looks great so yeah i think it's done a really good job
48:48including the purchase price they've spent a total of 225 000 pounds to get the house to this
48:54impressive state but what kind of returns might they see on the resale and rental markets i believe
49:02this house would sell for 275 to 300 thousand pounds and i think it would also rent for 950
49:10pound per calendar month um yeah the figures are you know it's sort of in line i mean the the
49:15resale
49:16value is sort of in line with what we've been you know quoted and what we're looking to achieve for
49:20it so that's fine in terms of rental we think we can get more for it but it's you know
49:24we're not
49:25looking to rent this one anyway understandable as while the experts rental valuation would mean an
49:31okay yield of five percent the pre-tax profit from his sales figures would be 50 to 75 000 pounds
49:41it looks like this auction property project has been a success so do they have any advice for aspiring
49:50developers so yeah my advice to anyone who wants to go into development um it'd be definitely to watch
49:56homes under the hammer because it's what we did um and we never thought we'd be stood here talking
50:01about this today so you know dreams can come true
50:09back into the hammer archives now and the year 2012 where in the quiet village of stanley martin came
50:16across an unusual lot it's the former methodist chapel had a guide price of 100 000 pounds plus
50:23the main chapel area there this little additional building on the edge let's go take a look rebuilt in
50:291882 the former methodist chapel had an impressive facade and although perhaps less striking on the
50:36inside with two large rooms and a few smaller ones off them there was plenty of space and the opportunity
50:42to make this something special and despite the fact that there was no planning permission in place local
50:55couple pat and janet snapped it up at auction with a bid of 136 000 pounds and they had big
51:02plans for it
51:03we've got to get that ceiling out get rid of that completely then we need a complete mezzanine floor in
51:08here to get an upstairs in staircase over there so you look at you know subdividing petitions for rooms
51:14um the extension that's that's built on the side there that's going to be the kitchen but we're going
51:20to have a sort of family area so you know we've got sort of kitchen and the dining area there
51:26how many
51:26bedrooms four four pat ran his own home improvement company and he hoped this rather large conversion
51:34would turn this into their home on a budget of 77 000 pounds with their team of builders aiming to
51:41complete the work within six months after planning was granted and we returned 17 months later to see
51:48how they got on and the sandblasters have been out with a brickwork looking as good as new
51:57the side extension was extended even further to include a garage with plenty of room left for parking
52:04but what did we find on the inside
52:13the church had been transformed from a hall to a home with new dividing walls creating separate living
52:19spaces
52:27and as for the side extension had janet got the kitchen space she was hoping for
52:34she sure had it was now home to a fantastic kitchen and vaulted ceiling
52:42what we did in here was we wanted to get plenty of light so the the flat ceiling which ran
52:49above us
52:49here we took out completely and then what we did was we put in the the roof lights to enable
52:55us to get
52:55lots of light to flood into the room to make it nice and light originally the altar was here we
53:02obviously had to
53:02remove the altar none of these walls were here at all within these walls there's actually steel columns
53:09and also a complete steel structure which created the floor for upstairs
53:17and with added cloakrooms and utility areas downstairs was a looking fab
53:27but what was waiting for us upstairs
53:31having got the mezzanine floor in and the steel beams across we was obviously able to cover the
53:37floor with our timber
53:39so having done that and having subdivided it into four bedrooms we've actually got a master bedroom with a dressing
53:45room
53:46and an ensuite and a family bathroom here we've ended up with four bedrooms one master ensuite and one general
53:54family room
53:54and i think a very substantial property
53:58with four bedrooms one of which was an ensuite and a family bathroom the property had been completely transformed
54:08but was the plan still to make this place their home
54:12initially we thought we were going to move here ourselves and live here as a family ourselves
54:17the more you think about it the more you start thinking about the logistics of actually making the move
54:22because where we live at the moment we've been there 26 years and run the business from there
54:27we're so settled where we are that the idea of moving just suddenly didn't appeal to be perfectly honest
54:33moving areas can be a heart and head decision and in this case head had ruled heart and they had
54:40decided
54:41it was best for them to sell on what was a wonderful home and a landmark building in the village
54:46and it
54:47seemed the changes hadn't gone unnoticed by the locals we've had lots of people within the village who
54:53walked by who knew the chapel when it was a chapel and people that used to attend it and appreciated
54:59the
54:59fact that we've sort of respected the building you know little touches like the the bible still
55:04being there that we've kept they thought that was a real nice touch and showing respect for what it was
55:11but also making it into a home for somebody whoever that might be
55:16pat and janet tried to do this conversion by the book but the project did run longer than hoped with
55:22the planning permission
55:23taking eight months to be passed and a further eight months to complete the work so what effect did
55:29this have on their 77 000 pound budget i'm on budget the granite might take me a tiny bit over
55:37but
55:37i'm more or less on my budget which i set myself quite relaxed about what we've achieved in fact
55:41i'm very chuffed with it i think we've done really well this brought their total spend to
55:48213 000 pounds including the purchase price so with a couple poised to sell what sort of returns
55:55could they be looking at we asked along two estate agents so we could find out
56:00the first thing that i would say is the look of it i think it looks great the only question
56:04mark that
56:05i would have is going to be on the first floor it's quite a modest first floor compared to the
56:09ground
56:10floor and i think maybe if it was to be appealing to a couple it might be better served as
56:16a three
56:16bedroom property and that would give the opportunity to have a large master bedroom certainly what uh
56:22catches my attention is the ground floor space extremely well proportioned uh very well appointed
56:28upstairs maybe a little tight on accommodation but got all the mod cons ensuite family bathroom
56:35but without a garden the property might not have ticked all the boxes as a family home
56:40so how much did the agents believe you could achieve on the sales market i think if i was to
56:45put
56:46this on the market i would start asking 395 000 pounds if i had to place this property on the
56:51open
56:51market i'd initially suggest an a asking price of 350 000 pounds it's in the sort of region i'd sort
56:59of hoped and half expected but what people say it's worth and what somebody offers can differ so i'm not
57:07going to get carried away with that but yes it's in the sort of region i'd have expected
57:12the agents figures would have seen pat and janet with a pre-tax profit of between 137 and 182 000
57:21pounds a fantastic result for a glorious renovation and now that the work was all done how is pat feeling
57:28about the finished product generally speaking i'm very satisfied with the project i think it's gone
57:34really well everything that i expected to get from it i think we've achieved so i'm very satisfied
57:41ready now for the next project we've got to move on to another one and uh ready to go basically
57:50i can't believe we're at the end of today's episode i've had so much fun waltzing around the property with
57:56you oh i'm oh die i've had the best time and you know what if you ever decide to hang
58:01up your dancing
58:02shoes i reckon i could see you at your local auction house look don't tempt me because i feel
