00:26Ah, well, I'm thrilled to hear that because we have a great auction property today to explore
00:31and we're going to be delving into the Homes Under the Hammer archives a bit later on as well.

01:06Well, Di, you and I met a couple of years ago whilst filming a show called Freeze the Fear
01:10where we had to push our mind and body to the limit in cold water.
01:14We did. Thankfully, it's not as cold and the sun is shining today
01:18and I don't think we'll be pushing ourselves just quite as much.

01:22However, we will need to get our renovation imaginations going.

01:27Buying at auction and taking a cold plunge are quite similar.
01:30You have to be prepared, take a deep breath and then go for it.
01:34Exactly. Let's find out what today's bid is bought.
01:38In London, we found a house that's just right for Diane.
01:42That's exactly what a dancer needs.

01:49But it's a different story in Yorkshire where Dion doesn't think everything is quite right with this house.
01:55We have an issue. We've got a water issue, a mould issue.
01:59And from the archives, a derbyshire lot that Martin thought was more than all right.

02:28With a strict commute by train to the city centre of only 20 minutes, it's a perfect spot to put
02:34on our dancing shoes to explore an auction lot.

02:51I've watched so many episodes of Homes Under the Hammer, but I'm excited to see it from your perspective.

02:59And from this perspective, we can actually see today's home.

06:59so that adds a bit of privacy, and it's just nice.

07:05and that will improve the energy efficiency
07:07and also make it quieter.
07:09There's work to do in this house,
07:11but I think it could be really nice when it's done.
07:14Now, Diane is up there somewhere,
07:17so let's go upstairs and see how she's getting on.

07:27I mean, the bathroom is just like an avocado smash in there.

07:44I think this is pretty typical to have, like, a smaller box room,
07:50but it could also be a lovely nursery,
07:53or you could just use it for storage.

07:58This is a really good-sized room,
08:01but I can see a bit of mould up here on the wall,
08:06and the ceiling is coming off a little bit,
08:09the plaster on there.
08:10I also notice a big crack up near the window,
08:14so that might need a little bit of attention.
08:17But all in all, it's got a nice feel to it.
08:20You definitely must be gunning for my job,
08:22because that is a good spot, Diane.
08:24That crack may be just cosmetic,
08:26but it could also be caused by something serious,
08:29so it certainly needs to be checked out by a structural expert.

09:02and find out what a local property expert thinks
09:05of this cha-cha charming three-bed-end terrace
09:08with a guide of £330,000.
09:13Looking at this property, it does need to be stripped back.
09:16You know, looking around, there's a few cracks.
09:18There's a wallpaper, obviously, it's pretty grim,
09:21but it just needs a new refurbishment.
09:22It's probably an original layout.
09:25It's not really suited for the current times that we live in,
09:28so I'd expect someone to come in here
09:30and try and make an open-plan kitchen,
09:32maximise how much room you can get in throughout the house
09:35and maybe try and get some extensions done as well.
09:38Well, there's definitely enough space
09:40to extend into the back garden,
09:41but if it were to stay a three-bedroom house once renovated,
09:45what could it be worth were it to be sold or rented out?
09:49So if this property was renovated and kept as a three-bedroom,
09:53I would expect it to achieve somewhere between £500 and £525,000.
09:57If they're going to put it onto the rental market,
09:59I wouldn't be surprised to see if it gets £2,700, £2,800 per Canada month.
10:06So, Di, what did you think of your first homes under the hammer property?
10:10Oh, oh, and I've loved it.
10:12I think this place has so much potential
10:14and I can't wait to see what they do with it.

10:42And when the hammer fell, it had been bought for £410,000 by Mario.
10:48He and his mum, Francesca, came down to the house
10:50to tell Diane and I what they have planned.

10:57We've loved walking around this house, haven't we, Di?
10:59Oh, I've really enjoyed it, especially these fancy wallpapers.
11:03It's quite something on the eye.

11:06Are these going to stay?
11:07I don't think so.
11:08It needs a bit of work.
11:09I think the wallpapers will be coming off.
11:12That really upsets me.
11:13Although I knew it had to be done.
11:15Are you going to go for more neutrals?
11:17We're going to go for nice neutral
11:18so people can come in and put their own stamp on.
11:22Nice furnishings, you know, colours can be introduced,
11:25but going to keep it nice and neutral, yeah.

11:34So what's going to be your plan with the place, then?
11:35If the application goes through,
11:37we're going to turn it into a four-slash-five-bedroom HMO.
11:41If not, then we'll rent it out as a family home.
11:44So it's three-bedroom at the moment?
11:46Three bedrooms upstairs and then we've got these two rooms downstairs.
11:51So if you do plan to turn this into a HMO,
11:54a house of multiple occupancy,
11:56what are the kind of planning steps you need to go through for that?
11:59So we put an application already in with the council,
12:02but with the time frame and the backlog,
12:04it's going to take probably the length of the renovation anyway.
12:08So you technically are going to make each room a bedroom
12:12until that point?
12:14Yeah.
12:14And then if it doesn't go through...
12:16It'll be a living room.
12:16..it'll just be, yeah, OK.
12:18Worst case, yeah.
12:18And Mario, is this the first time you've done something like this?
12:21Um, it's the fourth one that we've done,
12:24but in a short space of time, so it's still...
12:27I'm still pretty new to it, but, yeah,
12:28this is the fourth one that we're doing.
12:29Wow.
12:29And who's going to be doing the work?
12:31We've got a good set of builders,
12:34and obviously my mum's going to get involved
12:36with the design and final touches.
12:39Love it.
12:40So, Francesca, you're going to be keeping an eye on things
12:43whilst the work has been done here?
12:44I'm going to be following it through and, you know,
12:47choosing the final touches, as you say, and colours and things.
12:52And do you have a specific budget that you're trying to do this in?
12:56So I think maybe a top end of 40,000.
12:58Mm-hm.
12:5940,000 in the space of maybe six to eight weeks.
13:03Six to eight weeks is not a lot of time,
13:05but Mario's builders have examined the cracks and the damp
13:08and are confident there's no significant structural issues.
13:12But there is one question on everybody's lips.
13:15I call it the dying leg stretcher.
13:17Yeah.
13:18We're not actually too sure what it is,
13:19but is that going to be staying?
13:21No, I think we're going to remove all of these homemade contraptions.

13:28So we obviously know that now you're into property,
13:33but what else do you do in your spare time?
13:36We've got a chain of pizza restaurants across the country,
13:39so this is the first kind of venture out of that.

13:46I think we've done a good job today.
13:48It's not bad for days for working it.

14:00I think Mario and Francesca have got quite a bit of work cut out for them here with this house.
14:04They do, but it sounds like they're not afraid of hard work, and like you said, there is a lot
14:09to be done here.
14:10Yeah, and you know, one thing I was a bit disappointed about, I've got to be honest, is that they
14:14didn't share our enthusiasm about some of the original features, like the Diane leg stretcher.
14:19Yes, loved that. And like this beautiful wallpaper, which I've got a chunk in my back pocket.

14:33I mean, they've got a few hurdles to jump over.

14:49To West Yorkshire now, and the town of Otley, birthplace of the 18th century furniture designer Thomas Chippendale.
14:57He published a book of his designs, one of the earliest works of its kind in Britain, that became highly
15:03influential in Europe and America too.
15:07For the millennials of today, however, his name is most recognisable as the inspiration for Disney's rescue rangers, Chippendale.
15:16But will the auction lot Dion's here to see be in need of rescue?
15:26I am north of Leeds today, Leeds City Centre's about half an hour away.
15:31I'm in a place called Otley, and I'm here to see a three-bed, end-of-terrace kind of corner
15:36plot property.
15:38Here it is, and it went to auction for £150,000.
15:43This feels like a lot of property for that kind of guide price.
15:47Front garden, you've got off-street parking as well.
15:50That's not a bad start.
15:52We're off to a good start.
15:54Play it cool.
16:05Pets.
16:06That's the first thing you get when you come in.
16:09And the stairs leading to the bedrooms, obviously right in front of you.
16:12Room either side as you come in.
16:15This would be your dining space here, and it's a good space.
16:18Could quite easily be a little lounge for the kids, maybe a little playroom as well.
16:23No real problems in this room, a little bit of damp, but that's basically it.
16:26Decorate, and you're off and running back across the entrance hall.
16:32And then you're in this sort of dual-aspect lounge.
16:35Again, it's a good size.
16:36It's a lot bigger than the box room there.
16:39No real signs of mould and damp in here either, which is good.
16:43You've got a bit of an old-fashioned fireplace there.
16:46Double doors going out into the back garden.
16:48It's all good so far.
16:52Kitchen.
16:55Right then, let's have a look.
16:57We've got storage, which is good.
16:59That could be a pantry.
17:01And then you've got a good-sized kitchen.
17:03Can see a few sides of damp, a few bits of mould as well.
17:06The sink would definitely need changing.
17:08But there you've got your dining room there.
17:11But that wall here, that wall, take that out,
17:15and you would have the perfect kitchen-dining space
17:19for the whole family to use,
17:20and you'd still have your lounge as well.
17:24That would work perfectly if there's money in the budget for it.
17:38Yes, and the budget may need to stretch even further
17:41if this is a load-bearing wall.
17:44It's always best to consider the ceiling price in an area
17:47before making big changes to a property
17:50that could eat into a budget.
17:52And with a few signs of mould on show here,
17:54there may be other pricey jobs to consider first.
18:00OK, I'm just wandering around upstairs,
18:03having a look around, seeing what I can see.
18:05I've got to say, downstairs,
18:06the condition of downstairs is a lot better.
18:08The bathroom isn't a bad size at all,
18:10but again, dated.
18:12Start from the very beginning.
18:14Empty this room out,
18:15put a brand-new freestanding shower in there as well.
18:18I don't think it's big enough for a bath,
18:20and you'd be off and running.
18:22That's a double bedroom,
18:23possibly the largest of the three.
18:25Again, a little bit of water damage over there.
18:28As I come across the landing here,
18:30you've got the second-biggest bedroom.
18:32That's facing the front of the property.
18:34I can't see anything major wrong with these bedrooms,
18:36just lots of mould.
18:38And as I come into the smallest of the three,
18:40you've also got a load of mould
18:42on this back wall here,
18:44underneath the window,
18:45so that's really dark,
18:47and it looks pretty recent as well.
18:49Well, we've got a beam here
18:50which is cracked down this side of it as well,
18:53so we have an issue.
18:55We've got a water issue, a mould issue.
18:57I would put a few quid in
19:00because that investigation might cost you a few quid.
19:04If we look at the rear of the property,
19:06we can see that the gutters are showing signs of rust and damage
19:10which could be causing a drainage issue.
19:13They'll need to be replaced,
19:14adding another job to the list.
19:16On the plus side,
19:18there is a great-sized back garden,
19:20and overall,
19:22I think the positives here do outweigh the negatives.
19:25But with a guide price of £150,000,
19:29how much could an investor stand to make on this three-bed house?
19:34We asked an expert from the auction house that sold it what he thinks.
19:40It's in OK condition,
19:41but it does need some work to bring it up to standard.
19:44It would benefit, obviously, from a new kitchen and bathroom.
19:48There is some issues with mould, which we'd need addressing,
19:51but there is a lot of scope to make this property
19:53something far better than it is today.
19:57So, how much does he think this property could achieve
20:00once renovated on the rental and sales markets?
20:04My rental valuation for this property once renovated
20:07would be £950 per calendar month.
20:10My sales valuation would be £275,000.
20:15OK, so this house has an issue with damp and mould
20:19and a bit of water getting in as well,
20:21but once that's sorted, there's a lot of positives here.
20:24You could create that downstairs kitchen, diner space,
20:27which I think would be perfect.
20:29You could even look into maybe an ensuite upstairs as well.
20:33Loads and loads that you could do to this place
20:35to make it a really nice home for someone.
20:38Let's see what happened when it went to auction.
20:41In this case, this lot was snapped up
20:44before the auction could take place.
20:46Prop to yourself.
20:49And that pre-auction deal buying the lot
20:51for the sum of £190,000
20:54was made by married couple Will and Sarah.
20:57They caught up with Dion at the house
20:59to discuss their plans.

21:05Firstly, before we talk about the house,
21:07where do you live, what's your area?
21:08Is this your manor?
21:10Yeah. It is.
21:11So we're from Otley, yeah, so we've lived in Otley
21:13for 14 years?
21:15Yeah, I was going to say 10, but yeah, 14.
21:18There's a difference there, 10 and 14.
21:21So did you have your eye on something
21:23or did you have your eye on this one?
21:25We always look in Otley just because it's so local.
21:28So we thought, well, basically, if it's close, it's better.
21:31Yeah, logistics-wise, yeah.
21:32But we do look all around Yorkshire,
21:34North Yorkshire, West Yorkshire.
21:35OK, so is that your full-time job to be...?
21:40Yeah. Yeah, it is.
21:41Yeah, it's mine.

21:44So, yeah, property investor.

21:46Yeah, and then I do property,
21:48but also I'm my own recruitment company,
21:50so I'm split between the two.

21:56Because as I've wandered around,
21:58there's a few issues with damp and there's mould and...
22:01Yeah, so in terms of the damp and the mould and stuff,
22:03we've had someone in to come have a look at it
22:05and it's just poorly ventilated up in those top two bedrooms
22:08and we're going to get all re-skimmed and everything anyway,
22:11so there's nothing there, but we are going to replace the gutters.
22:13But in terms of the plan for the house, we'll do everything.
22:16We'll rip the kitchen out, we're going to take that wall down to...
22:18Is this you two doing this?
22:20No.
22:20So we will take out the really smelly carpets
22:25and we normally do all the wallpaper stripping,
22:27but there's actually not that much to do in here,
22:29which is a real bonus because it takes a long time.
22:31And then we'll come back in once everything's done,
22:34we'll get the trades in.

22:35We've got a really good team
22:37and we will decorate the whole house after it's fully re-plastered.
22:42I like to say we bookend it.

22:44We come in and rip it all out,
22:46we prep it, ready for the trades to come in.

22:49and then we decorate it.
22:51And in the meantime, we look for other projects
22:54and we also have some short-term holiday lets
22:57that we look after as well.

24:06so a bit of cash in the business

26:14They definitely give me that as well.

26:22Well, perhaps, like our dancing,
26:26this house wasn't currently
26:27going to get a ten from anyone.
26:29But restaurant owner Mario
26:31and his mum Francesca
26:33thought they could turn
26:34their £410,000 auction purchase around
26:37and make it sparkle once again.
26:40So what's going to be your plan
26:41with the place then?
26:41If the application goes through,
26:43we're going to turn it
26:45into a four-slash-five-bedroom HMO.
26:47If not, then we'll rent it out
26:49as a family home.
26:51So Mario was swinging
26:52between two types of rental,
26:54but he had just one budget
26:55of £40,000
26:56and a six- to eight-week timescale
26:59to get it ready
27:00for his rental audience.
27:02Eight weeks later,
27:03it's time to get
27:04those scorecards ready.
27:08It's not a great score
27:10for presentation,
27:10though the new white paintwork
27:12gives it a lift.
27:13The front area
27:14has yet to be tackled.
27:16Hopefully, inside
27:17we'll dazzle more.
27:19They renovated the whole house.
27:22As you come in,
27:23we've got the living room
27:24and a dining room,
27:25so we've applied for one of those
27:27to be turned into a bedroom.
27:32There'll be a living room
27:34slash dining room
27:35for people to congregate.
27:40So Mario's covering all bases,
27:43keeping the rooms clean and tidy,
27:44so he has options
27:45on how to use them.
27:48And the kitchen?
27:51Well, that really does
27:52have a bit more pizzazz.
27:59Then upstairs,
28:00we have two bedrooms,
28:01quite spacious,
28:03and a small box room.
28:06Again, with all the bedrooms,
28:08he's kept them uncluttered,
28:09crisp and fresh.
28:10And the cracking up here,
28:12as he hoped,
28:13turned out to be
28:14historic movement
28:15and was easily remedied
28:17with fresh plaster work.
28:19And the bathroom?
28:21Well, that's had
28:22a more significant step up.
28:27And then in the garden,
28:28we've tidied it up as well.
28:31It looks pretty good,
28:33but has it scored well enough
28:35to get that all-important HMO,
28:37House of Multiple Occupancy License?
28:41We've applied for the HMO,
28:44which is still going through,
28:45four-bedroom HMO.
28:47We've also applied
28:48for the drop curb outside
28:49to do a driveway,
28:51so that's still pending.
28:53But apart from that,
28:54everything I see is complete.
28:56So the house's future
28:57as a HMO is still up in the air,
29:00but how easy has it been
29:01to spin it around?
29:03It's been quite straightforward.
29:04The builders didn't
29:06find any surprises,
29:07apart from the installation of gas
29:10because there's no central heating.
29:12It was all electric.
29:13So that was a bit fiddly,
29:16but no major issues.
29:18Getting the services connected
29:20and paperwork sorted
29:21for the HMO license
29:22has slowed this project down.
29:24But a new boiler,
29:25central heating,
29:26and new doors
29:27will help its energy efficiency.
29:28But how helpful was Mario
29:30to this house refurb?
29:31We haven't been too involved
29:33because we've kind of kept
29:35the design
29:37and the plan
29:39similar to the other properties
29:40that we've done before,
29:41so the builders know
29:43what we wanted
29:44due to previous work
29:46that they've done for us.
29:48It's great to have
29:49a well-rehearsed build team
29:50to guide you through the routine,
29:52but did they hit their mark
29:54when it came to the budget?
29:56We've spent £32,000 on labour,
30:01£7,000 on materials,
30:04and about £2,000 on fees
30:08and council applications.
30:10So literally touch over
30:13what we expected to spend,
30:15just over £40,000.
30:18So, a £41,000 spend
30:21along with Mario's
30:23£410,000 purchase price
30:25means he's got
30:26just over £450,000
30:29invested into this house.
30:31Money well spent?
30:33What does the property expert
30:34who saw it last time think?
30:38Inside, you can see
30:40it's been done
30:41to a nice, clean standard.
30:43I haven't gone too mad
30:45on their refurb,
30:46but sort of brought it back
30:47and made it very livable.
30:49This is aimed
30:50as a rental vehicle,
30:51but what could Mario
30:52waltz away with
30:53if he sold
30:54his £451,000 investment?
30:58So, if this property
31:00were to be put
31:00onto the open market
31:01and to be sold,
31:03I'd expect it to go
31:03on a market
31:04for somewhere around
31:04£550,000,
31:05probably to achieve
31:06somewhere between
31:07£530,000 and £550,000.
31:11That's a potential
31:12pre-tax profit
31:13of around £80,000
31:14to £100,000.
31:16That's quite a result,
31:17but it's rental
31:19where Mario's
31:19looking to score big.
31:21So, if this property
31:22was to go onto
31:23the rental market
31:24now in the current condition,
31:26it's a three-bedroom,
31:26mid-terrace property,
31:28to a single tenancy,
31:30we'd expect it to go
31:30on a market
31:31probably to achieve
31:32£2,500 per candle month.

31:36probably at the lower end
31:38of what we were hoping for,
31:39so hopefully we do get
31:40the HMO licence
31:42so we can increase that.
31:44Yes, Mario is hoping
31:45that the house
31:46can do better
31:46than the 6.5% yield
31:48it would generate
31:49as a single let.
31:50So, if this new owner
31:52does put us into a HMO
31:54in this area,
31:55they normally achieve
31:56around £800 per room,
31:58so depending on
31:59how many of the rooms
32:00they can occupy,
32:01it's going to be
32:02quite a good earner.
32:03Yeah, that value
32:04is what we anticipated
32:05and I think that's
32:05the route
32:06that we're going to aim
32:07for, the HMO.
32:09With four letable rooms,
32:11that would be
32:12£3,200 a month
32:14and Mario's rental yield
32:16would jump up
32:17to 8.5%.
32:18That really would be
32:20something to sing
32:21and dance about.
32:22So, what's next
32:23for Mario?

32:47It's got a pub,
32:49a village shop
32:50and post office,
32:51a primary school,
32:52everything you could want,
32:53really.
32:55Well, it's a bit
32:56of a soggy old day
32:58but even on a day
32:59like this
32:59you can see why
33:00this is a really
33:01popular little place
33:03to live
33:04and the property
33:05I'm here to see
33:07is a fantastic
33:09opportunity for somebody.
33:10It's the former
33:10Methodist chapel.
33:11Had a guide price
33:12of £100,000 plus.
33:15Got the main chapel area
33:16there,
33:16this little additional
33:17building on the edge.
33:19Let's go and take a look.
33:21Rebuilt in 1882,
33:23this chapel
33:23was certainly striking
33:25from the outside
33:25but the only external space
33:27was this tarmacked area
33:29so even the most
33:30green-fingered
33:31might have needed
33:32some mechanical help
33:33to turn it into a garden.
33:37One good thing
33:38about looking around
33:38properties in the rain
33:39is at least you get to see
33:40what kind of condition
33:41the roof
33:42and the rainwater goods
33:43are in
33:43and so far,
33:45so good.
33:45So,
33:46before we go into
33:47the main Methodist chapel
33:48let's just take a look
33:49at this little area here.
33:50This is formerly
33:51a school room
33:52and it's one big area.

33:57and lots of windows
33:58in here
33:59including a quite nice one

34:00so quite a useful
34:01extra space.

34:23but at first glance
34:24it seems to be okay
34:25and as I said,
34:26no signs of dripping
34:27so thank goodness
34:28the roof seems to be
34:29in good condition.
34:30And what you've got here
34:31is one big shell.
34:33All you've got to do
34:35is just decide
34:36what you're going to do
34:37with it.
34:39nothing could be done
34:40without involving planners
34:42as the property
34:43only had consent
34:44to function
34:44as a place of worship
34:45so any hopes
34:47to turn it into a home,
34:48flats
34:49or a commercial unit
34:51would be subject
34:52to planning permission
34:53and there was no guarantee
34:55that this would be granted.
34:57Well,
34:57it's always sad
34:58when places of worship
34:59like this

36:41is you can make it
36:42into a very individual dwelling
36:44and pull out some fairly nice
36:46and appealing features
36:47about it
36:49So how much did the expert

36:51that sold the chapel
36:52think it could achieve
36:53on the open market

38:29tell me why you wanted
38:30to buy this place
38:32Well
38:33we were looking to downsize
38:34from our current home
38:35and was looking for a house
38:36to move into
38:38Downsize?
38:38Yeah well
38:39that was the initial idea
38:40yeah
38:41and we was looking for somewhere
38:43initially we wanted a building plot
38:44or a house that we could develop
38:46we saw this quite by chance
38:47and I drove by
38:48literally just from the outside
38:50saw it and thought
38:51well that looks quite good
38:52it's got some potential
38:53plus I grew up in the neighbouring village
38:55and I used to spend a lot
38:56of my childhood
38:57in this village
38:58so I've got like
38:59as you might say
39:00ties or connections
39:01with this area
39:02So what did you think
39:03when Pat first mooted
39:05the idea of this place?
39:07It's quite pleased actually
39:08because they say
39:09we're looking for somewhere else
39:11anyway
39:13like the area
39:14I also grew up in a village
39:16so it's quite a nice feeling
39:18coming back to live in a village
39:19and strangely enough
39:22I went to chapel in the village
39:23so a lot of my childhood memories
39:25actually stem from
39:27spending time in a Methodist church
39:28or chapel
39:29so quite a nice feeling
39:31It's all come sort of full circle
39:34So then the idea is
39:35what to convert this into a home
39:37Yeah
39:37The whole thing
39:38including the little
39:40adjoining bit
39:41and all that stuff
39:42Have you got any experience
39:43in this kind of thing?
39:44Yeah
39:44I've got my own company
39:46which does home improvements
39:48Oh okay
39:48Although we do specialise
39:50in garage and loft conversions
39:51we do a lot of extensions
39:53and we do do building
39:54so I'm in the know
39:56as you might say
39:57so I've got all the right guys around me
40:00Pat might have had the right contacts
40:02but this was more of a lofty ambition
40:05than a house improvement
40:06and it wasn't even a house yet
40:08So how are they planning
40:10on turning it into a home?
40:14The first thing is strip it out
40:15we've got to get that ceiling out
40:17get rid of that completely
40:18to discover just how much height we've got
40:20then we need a complete mezzanine floor in here
40:22which is a steel structure
40:24to get an upstairs in
40:25staircase over there
40:27so once we've got the mezzanine floor in
40:29then we can look at
40:29you know subdividing petitions for rooms
40:32The extension that's built on the side there
40:35that's going to be the kitchen
40:37but we're going to have a sort of family area
40:40so you know we've got sort of kitchen
40:42and the dining area there
40:44How many bedrooms?
40:45Four

40:46What's the budget then?
40:48I've worked out a budget of about £77,000 for it

40:58Pat had thought about this thoroughly
41:00budgeting down to the last penny
41:02but with his experience running his own home improvement business
41:06it wasn't a surprise that he'd done such a detailed costing
41:10What sort of timescale are we looking at?
41:13Well we've got three months to get through planning
41:15if that goes well
41:16you know with local authorities
41:18Yeah and at the moment it's presumably just got planning to be a church
41:20Yeah
41:21So you've got to apply for it to be changed to residential
41:23Yeah
41:23How do you think that's going to go down?
41:26Well I do know that as part of the sale package
41:29it had already been discussed with the local authority
41:31and they had indicated that they would look favourably upon such a development
41:35Right
41:36And I've already, I've had the council out here in fact
41:38Oh great
41:39Just to sort of, well to get their feel for it really
41:41and also I was trying to find out if it was realistic
41:45and you know the feedback I'm getting is quite good
41:47quite favourable that they will you know look favourably upon it
41:50So three months for the planning and then the construction?
41:54Yeah I think the project will take about six months
41:57the actual work's about six months
41:58but I'm working on a 12 month turnaround
42:01because you know you've got to allow for slippage
42:03and if the council takes a bit longer
42:05and also I've got to get some money together to pay for it
42:08Well there is always that yeah, wow
42:09Well very exciting indeed
42:11really can't wait to see how you get on

42:26and it seems that Janet and Pat have both
42:29Still it is an ambitious thing

42:50This feels like a lot of property
42:52for that kind of guide price
42:55A lot of property
42:56and a good bit of water damage too
42:59likely caused by this grungy guttering
43:02You've also got a load of mould
43:04on this back wall here
43:06underneath the windows
43:12But despite these rather ugly signs
43:15it didn't deter married developers
43:17Will and Sarah
43:18from snapping the house up
43:19for £190,000
43:21They sought to resolve the mould
43:24and employ Sarah's artistic streak
43:26to zhuzh the place up
43:28Will there be a painting here?
43:30I do yeah
43:31Really?
43:32Can you do all that stuff?
43:33So landscape
43:34Yeah
43:34I'll do all the artwork
43:36and we'll fully stage the house as well
43:39A pretty extensive job ahead of them
43:42but with a budget of £30,000 to £40,000
43:44they hoped to get it ready
43:46for the resale market in four months
43:48And now, four months later
43:51we're back
44:00Outside we've painted the house
44:03we've put a driveway in
44:05and we've just tidied the garden up
44:09It's been tended to nicely
44:11and front fencing added
44:13But most encouraging
44:14is the brand new guttering
44:16which bodes well heading indoors
44:22No more damp
44:23and no more wall
44:25Yeah, we wanted to knock through
44:27I think most people want that
44:28sort of kitchen diner
44:29You know, it's a bit more
44:31of a desirable way to do it
44:33There was a couple of issues
44:35with the steel going in
44:36but that was quite easily rectified
44:38by a builder in the end
44:40That steel beam support
44:42is making up for the lost wall
44:45The rest of the floor plan is the same
44:47but everything's been re-skimmed
44:49new carpets
44:50And obviously I've got some of my own artwork around
44:55Those personal touches
44:57and a high-end finish
44:58have drastically improved the space
45:00as has the installation of a new boiler
45:03which has helped to get the property's
45:05Energy Performance Certificate
45:06or EPC
45:08from a D to a C
45:11The back garden has been tidied up
45:13and the transformation continues
45:15on the first floor
45:19We have completely ripped out
45:21the old bathroom
45:22which was really full of mould
45:24and we've made sure
45:26that we've damp-proofed all that
45:27and made sure there's proper ventilation
45:28put in there
45:30We've replaced the whole bathroom
45:32so it's all tiled
45:33It's a small-sized bath
45:35because there used to be a shower there
45:36but we thought a bath would be better
45:38for families
45:40Very considerate of the pair
45:42and it even comes with instructions
45:46The bedrooms, like downstairs
45:47have been re-skimmed and re-carpeted
45:50and that mould is nowhere in sight
45:53So a lot of the mould that was in the house
45:56was due to poor ventilation
45:57in the bathroom particularly
45:59but then in one of the top bedrooms
46:01there was some mould in there as well
46:02so we actually got the plasterer
46:05just to damp-proof that as well
46:06just in case there was any sort of
46:08like lasting, you know
46:09or recurring issues
46:10And this property
46:11it is a single-skin property
46:13which means that it's just brick-built
46:15and it's only got one wall
46:16which means that it is
46:18a bit more susceptible to damp
46:20but we've resolved those issues
46:22we've actually done some damp-proofing
46:25along the external wall as well
46:33It's always good to think ahead
46:34and the same goes for the cracked support joist
46:37which has been replaced
46:38Speaking of support
46:40who helped carry this all out?
46:44So we've project managed this whole build
46:47and we did some of the rip-out
46:49and all the decorating ourselves
46:50were really hands-on with it
46:51but then we've had trades in
46:53to do all the skilled work
46:54so the electrician, plumber, plasterer
46:57so they've come in and done all of that stuff
46:59Yeah, and we've also had our friend Jen
47:03we roped her in
47:04and gave her a few jobs to do
47:06and our carpet-fitter Christian was amazing
47:09he always is
47:10so you can see all his beautiful carpets in the house
47:12so yeah, it's been a joint effort
47:14Yeah, team job
47:17That teamwork has resulted in a sleek, modern home
47:20but its high-end finish has come with a cost
47:26In terms of the budget
47:27we've come in at just over £35,000
47:29so we did have that in our contingency
47:33but we would have liked to have had it a bit lower
47:34but we're happy with what we've spent
47:36we're comfortable
47:37because everything's been needed
47:39They may have spent a little more than they hoped
47:42but with an excellent end product
47:44they're very close to the finish line
47:47So it took us four months
47:48which was the top end of what we wanted
47:50ideally we'd have done it in three months
47:53but as we know with these things
47:54they do run over a little bit
47:56The property's 99% done
47:58we still have a few plans
48:00obviously there are a few little niggles
48:02that we need to sort out
48:03some of the light fittings need sorting
48:05we don't really want to rent this one
48:07we're probably going to keep and rent
48:09the last one that we did
48:11but we would really like to sell
48:13this particular property
48:19To see if selling on makes sense
48:21we've invited back the property expert
48:24who saw it last time
48:25to hear their updated thoughts and valuations
48:32This is the second time at the property
48:34the changes they've made
48:35I've been really impressed with
48:36they've done a great job
48:38particularly impressed with how they've knocked through
48:40from the kitchen to the dining room
48:43the bathroom looks great
48:44so yeah
48:45I think it's done a really good job
48:48Including the purchase price
48:50they've spent a total of £225,000
48:53to get the house to this impressive state
48:55but what kind of returns might they see
48:58on the resale and rental markets
49:01I believe this house would sell for
49:05£275,000 to £300,000
49:07and I think it would also rent for £950 per calendar month
49:12Yeah the figures are sort of in line
49:15I mean the resale value is sort of in line
49:17with what we've been quoted
49:18and what we're looking to achieve for it
49:20so that's fine
49:21in terms of rental
49:22we think we could get more for it
49:23but we're not looking to rent this one anyway
49:28Understandable
49:28as while the expert's rental valuation
49:30would mean an OK yield of 5%
49:33the pre-tax profit from his sales figures
49:36would be £50,000 to £75,000
49:41It looks like this auction property project
49:43has been a success
49:44so do they have any advice for aspiring developers?
49:50So yeah
49:51my advice to anyone who wants to go into development
49:54would be definitely to watch Homes Under The Hammer
49:56because it's what we did
49:59and we never thought we'd be stood here

50:15Martin came across an unusual lot
50:18It's the former Methodist chapel

51:05then we need a complete mezzanine floor in here
51:08to get that upstairs in
51:09staircase over there
51:11so you can look at
51:11you know, subdividing petitions for rooms
51:14The extension that's built on the side there
51:17that's going to be the kitchen
51:19but we're going to have a sort of family area
51:22so, you know, we've got sort of kitchen
51:24and the dining area there
51:26How many bedrooms?
51:27Four

51:29Pat ran his own home improvement company
51:32and he hoped this rather large conversion
51:34would turn this into their home
51:36on a budget of £77,000
51:38with their team of builders aiming to complete the work
51:41within six months
51:42after planning was granted
51:44and we returned 17 months later
51:47to see how they got on
51:50And the sandblasters have been out
51:52with the brickwork looking as good as new
51:57The side extension was extended even further
52:00to include a garage
52:01with plenty of room left for parking
52:04But what did we find on the inside?
52:13The church had been transformed from a hall to a home
52:17with new dividing walls creating separate living spaces
52:27And as for the side extension
52:29had Janet got the kitchen space she was hoping for?
52:34She sure had
52:35It was now home to a fantastic kitchen and vaulted ceiling
52:42What we did in here was
52:44we wanted to get plenty of light
52:46so the flat ceiling which ran above us here
52:50we took out completely
52:51and then what we did was
52:53we put in the roof lights
52:54to enable us to get lots of light
52:56to flood into the room
52:57to make it nice and light
52:59Originally the altar was here
53:01we obviously had to remove the altar
53:03none of these walls were here at all
53:06within these walls
53:07there's actually steel columns
53:09and also a complete steel structure
53:12which created the floor for upstairs
53:17and with added cloakrooms and utility areas
53:20downstairs was looking fab
53:27but what was waiting for us upstairs?
53:31Having got the mezzanine floor in and the steel beams across
53:36we were obviously able to cover the floor with our timber
53:39so having done that and having subdivided this into four bedrooms
53:43we've actually got a master bedroom with a dressing room
53:46and an en suite
53:47and a family bathroom here
53:49we've ended up with four bedrooms
53:51one master en suite
53:53and one general family room
53:54and I think a very substantial property
53:58With four bedrooms
53:59one of which was an en suite
54:01and a family bathroom
54:02the property had been completely transformed
54:08but was the plan still to make this place their home?
54:12Initially we thought we were going to move here ourselves
54:15and live here as a family ourselves
54:17the more you think about it
54:19the more you start thinking about the logistics
54:20of actually making the move
54:22because where we live at the moment
54:24we've been there 26 years
54:25and run the business from there
54:27we're so settled where we are
54:28that the idea of moving
54:30just suddenly didn't appeal
54:32to be perfectly honest
54:34Moving areas can be a heart and head decision
54:37and in this case
54:38head had ruled heart
54:39and they had decided
54:41it was best for them to sell on
54:43what was a wonderful home
54:44and a landmark building in the village
54:46and it seemed the changes
54:48hadn't gone unnoticed by the locals
54:50We've had lots of people within the village
54:52who walked by
54:53who knew the chapel
54:54when it was a chapel
54:56and people that used to attend it
54:58and who appreciated the fact
55:00that we've sort of respected the building
55:02little touches like the Bible
55:04still being there that we've kept
55:05they thought that was a real nice touch
55:08and showing respect for what it was
55:11but also making it into a home
55:13for somebody
55:14whoever that might be
55:16Pat and Janet tried to do this conversion
55:18by the book
55:19but the project did run longer than hoped
55:22with a planning permission
55:23taking eight months to be passed
55:25and a further eight months
55:27to complete the work
55:28so what effect did this have
55:30on their £77,000 budget?
55:34I'm on budget
55:35the granite might take me a tiny bit over
55:37but I'm more or less on my budget
55:39which I set myself
55:40quite relaxed about what we've achieved
55:41in fact I'm very chuffed with it
55:42I think we've done really well
55:46this brought their total spend
55:47to £213,000
55:49including the purchase price
55:51so with a couple poised to sell
55:53what sort of returns
55:55could they be looking at?
55:56we asked along two estate agents
55:58so we could find out
56:00the first thing that I would say
56:02is the look of it
56:02I think it looks great
56:03the only question mark
56:05that I would have
56:05is going to be on the first floor
56:07it's quite a modest first floor
56:09compared to the ground floor
56:10and I think maybe
56:12if it was to be appealing
56:13to a couple
56:14it might be better served
56:16as a three bedroom property
56:17and that would give the opportunity
56:18to have a large master bedroom
56:20certainly what catches my attention
56:23is the ground floor space
56:24extremely well proportioned
56:26very well appointed
56:28upstairs maybe a little tight
56:30on accommodation
56:30but got all the mod cons
56:32on suite family bathroom
56:35but without a garden
56:36the property might not
56:38have ticked all the boxes
56:39as a family home
56:40so how much did the agents
56:42believe you could achieve
56:43on the sales market?
56:44I think if I was to put this
56:46on the market
56:46I would start asking
56:48£395,000
56:49if I were to place this property
56:51on the open market
56:52I'd initially suggest
56:53an asking price
56:55of £350,000
56:57it's in the sort of region
56:59I'd sort of hoped
57:00and half expected
57:01but what people say it's worth
57:03and what somebody offers
57:04can differ
57:06so I'm not going to get
57:07carried away with that
57:08but yes
57:09it's in the sort of region
57:10I'd have expected
57:12the agents figures
57:13would have seen Pat
57:14and Janet
57:15with a pre-tax profit
57:16of between £137,000
57:18and £182,000
57:21a fantastic result
57:23for a glorious renovation
57:25and now that the work
57:26was all done
57:27how was Pat feeling
57:28about the finished product?
57:31Generally speaking
57:32I'm very satisfied
57:33with the project
57:33I think it's gone really well
57:36everything that I expected
57:37to get from it
57:38I think we've achieved
57:38so I'm very satisfied
57:41ready now for the next project
57:42we've got to move on
57:43to another one
57:45and ready to go basically
57:50I can't believe
57:51we're at the end
