03:26I have photos, but it's when she bought it. She wants $1,025,000. She needs cash right now in

03:33pocket to get this off her plate. I mean, it's not bad compared to what we normally buy. But that's
03:39before the tenant that's not paying rent has lived in it, which also has her racking up trash
03:45fines because she's in a super strict HOA. He's just been a nuisance. A hostile tenant that's
03:52actually a squatter at this point. It's scary. Yeah. Yeah. We have had some experiences. We've had
03:58multiple experiences with squatters in Hawaii. And it's not fun. I mean, there's two ways of
04:03handling it. You do a cash for keys and try and work directly with the person to relocate them,
04:10or you have to go the legal route and get an attorney and do that. And we've done both.
04:15The thing is, is I told her that it's not our first rodeo. We've been through this process before,
04:20so we know how to do it. It's still not fun. No, it's never fun. But if it isn't a
04:27crazy rehab,
04:28and we can get in and out quickly, it might be worth taking the risk on. We're doing pretty well
04:32on
04:33this one. Making above our minimum, which is great, will allow us to do more deals like that one. And

05:15area. Just up the street from Pearl Harbor, the views are amazing, and you're super close to town.
05:22The HOA in this area is a little bit strict, but that's what keeps it looking so good. Driving by

05:29house, it looks really good just from the exterior, but the squatter changed all the locks. So there's
05:35no way of really knowing what it looked like on the inside. But because they have only been there for
05:40one
05:40year, we're hoping that it's not too bad in there. These situations, it's always such a wild card.
05:50Like, you never know how somebody's going to react. Obviously, we know there's going to be resistance
05:57because the person is living in the house illegally, not paying rent for an extended period of time.

22:32flexibility with cash flow for the design of ulu the hoa delay did cost us about fifteen thousand
22:39dollars in additional holding costs but it's still a great deal as long as we don't have any
22:45other major things happen like we're still gonna make a healthy profit
22:51permits are approved and while we have the crew pushing ahead to try and make up for some of the
22:56lost time we're gonna head over to my cousin's farm in waihole valley we're hoping to find the
23:02perfect ulu tree there now we lucked out with the weather today

41:15the gamble paid off.
41:16And on top of that, he told us that he found an apartment to rent through the people that
41:21I connected him with, which makes it an extra good feeling.
41:24So, to break it all down, we bought the house for $1,025,000.
41:29We ended up selling it at $1.5 million.
41:32We spent $125,000 on the renovation, plus another $15,000 in holding costs for the HOA delays.
41:41Which means we're going to make a profit of right around $85,000.
41:46And now, another local family is going to be able to call this house their own for the next generation.
