00:57Let's take one.
00:59Tell me about your relationship with Los Angeles.
01:01In the 80s, I was a runway model, so my parents actually helped me move to Los Angeles.
01:09And I was always going back and forth.
01:10But when my mom got sick, I decided to move back to San Jose to help take care of her.
01:16And then in 2018, she passed away, and I needed time to heal from everything.
01:24And I decided, okay, why not?
01:26Let's move back to Los Angeles.
01:28And so I started to look online for properties, and I'm still not sure.
01:33Do I want a condo?
01:34Do I want a home?
01:35To have Jonathan and Drew help me look at the pros and cons of each type of property.
01:42I'm just so excited to get some help with that.
01:59Missing two sample books?
02:01Yes.
02:02I just want to quadruple check that you have all the showings lined up for Mary.
02:07She's flying in from San Jose.
02:09She's only here for one day.
02:10And she has a very limited amount of time.
02:13We have a couple of good options lined up.
02:15She shoots content, so we're going to want to make sure it's got a decent kitchen.
02:18That's my one issue.
02:19One of these condos, the kitchen is tucked to the side as soon as you come in.
02:23We need to see it in person to actually see if it can open up enough to make it work
02:26for her filming.
02:27The main thing for me, I don't want her to keep coming down.
02:29I want to make the most out of this trip because there's nothing worse than trying to make a decision
02:33on the most expensive asset in your life from out of town.
02:37Yeah, because every time someone buys something remotely, they show up and they're like,
02:41Okay, this is not what I thought it was.
02:42Also, it's not as easy as a client who's local who you can just say,
02:45Hey, last minute, there's a great showing.
02:47We have her for this window, and then she's gone again.
02:59Hello.
03:00Oh, hi.
03:01Oh, hi.
03:02Is this Ella?
03:02Oh, my gosh, this is Ella.
03:04Oh, Ella.
03:05Can I take your bag for you?
03:06Nice to meet you.
03:07Oh, that would be great.
03:09Yeah, are you excited to be back in Southern California?
03:11Oh, we're so excited to be here and just look at as many places as I can.
03:15Just been exhausting looking at places online and just not sure what place, you know, is going to be the
03:22best one, so.
03:23We do have, what, two condos and a house to show you.
03:27Okay.
03:28Why don't you hop in the front?
03:29Yeah, hop in the front.
03:29Okay.
03:29I'll go in the back.
03:30All right, sounds good.
03:31Before I get a ticket.
03:32Hurry, Ella.
03:33I feel for Mary.
03:34She's been trying to do the house hunt down here from Northern California.
03:38Nothing beats stepping into a space.
03:41Listing photos can be very deceiving and a lot of times you're not getting a floor plan either,
03:44so you've got to be in a space to know if you like it.
03:53My budget is anything under a million, and that is pretty much impossible anywhere in Los Angeles.
04:02But I really want to live in Toluca Lake.
04:05I love the idea that I could just walk down and go to a restaurant.
04:10It's such a cute area.
04:11I'm in a condo presently in San Jose, and it's nice, but there's not a lot of grass area for
04:18her,
04:18and it'd just be really nice to have my own backyard.
04:21So that's my wish list is in a quiet area, but close to the action.
04:29I see there's a lot of cars going by.
04:32It is the busier street over here.
04:33I mean, it's approximately anything, right?
04:34You're so close to Hollywood.
04:35Yeah, that's true.
04:37You're across from Griffith Park.
04:38It's amazing.
04:39If this is all about Ella, you couldn't get a better spot than Griffith Park.
04:42I know.
04:42It is.
04:43It's all about my dog.
04:45This is the building.
04:48So we'll go up this way here.
04:50I like how quiet it is.
04:52Yeah, especially next to such a busy street.
04:54Oh, this is nice.
05:00Oh, this is beautiful.
05:03Oh, I love the floors.
05:06Let's go in the kitchen first.
05:08So the reason I thought this would be a good fit is because outside it's a busy area
05:14because you're right in the core of the city where you wanted to be.
05:16Right.
05:17But back here it feels very quiet.
05:19Yes.
05:19Quiet, safe.
05:20Knowing you produce videos for social media about cooking and nutrition, the kitchen's
05:28probably pretty important.
05:29Yes.
05:30It's very important.
05:31I teach people how to implement more plant-based foods into their diet.
05:36When I was taking care of my mom, I really realized how important eating healthy is.
05:43And that really excited me and I wanted to help people.
05:46So I decided to go back to school.
05:49I became a certified holistic nutritionist.
05:53I decided to create videos, you know, to help people put ingredients together and show them how to do it.
06:01This is the thing I wasn't too sure about as to whether or not this would work for that or
06:07is it going to be too closed off?
06:09Yeah.
06:09I'm trying to think.
06:11I mean, you know, it could work if I got a small table here and I'm cooking here.
06:19Nice and easy food, fruits and vegetables.
06:22You shouldn't have to make it work.
06:24I would say in order for this to work, we lose that wall right there, which caveat could be a
06:30challenge because I see your main electrical panel there.
06:32Yeah.
06:32However, if you open this up, I mean, it's not always the easiest thing in the world to do because
06:37if this is the MEP wall where it's feeding the power to, you know, other units and whatnot, it can
06:42be harder to move.
06:43But if it's not, this would transform everything being opened up.
06:47Yes, that would be beautiful.
06:48And just having it opened up and then I can have my camera out here and some friends over.
06:53Because it's going to, for entertaining, it's going to feel more open.
06:55Yeah.
06:55Look how massive that living area is.
06:58Oh, this is perfect.
06:59I love it.
07:00So nice to see it in person rather than being in Northern California looking at pictures through my phone.
07:07The one main reason I want to show you a condo instead of a house with a yard was just
07:11the fact that your dollar stretches further.
07:13I mean, you might get more square footage than you would with a detached home.
07:15And also thinking forward to way less maintenance in a place like this because the condo association cares for the
07:22property.
07:22Takes care of all that.
07:23Yeah, that's a really good plus.
07:25What's it been like trying to, like, search for a home but being in a different city?
07:28Yeah, so that was really challenging.
07:30But I have a good friend, Victoria, that I've known since the 80s.
07:34I said, Victoria, can you, they're showing the house today.
07:36And she's like, I live right down the street.
07:38So she walked through with her phone and gave me the tour of the home.
07:43And I wanted it so bad, I was getting ready to fly down.
07:46Two days later it sells for over $200,000 over asking.
07:51That's the California way.
07:52I know, it's so common, but it broke my heart.
07:54It was the, you would have loved it.
07:56It was so cute.
07:58I learned from that experience that I have to move fast.
08:01So I've been coming down several times to look at homes and condos and, you know, between the flight and
08:07renting a car and finding a place to stay.
08:11It's very expensive when you start adding that all together and stressful coming down.
08:17This is the bathroom here.
08:18Yeah, we'll start over here.
08:20Very big bathroom.
08:22Wow, this is the biggest bathroom I've ever seen.
08:25One sink just for Ella, one sink for you.
08:27I love it.
08:29So a nice bath and shower.
08:31This is plenty big.
08:32It's very nice.
08:33All right, check out this bedroom.
08:35Let's look at the bedroom.
08:38Oh, oh my gosh.
08:41It's really big.
08:42Look at that view.
08:44That's beautiful.
08:46Since I can't afford to live in the Hollywood Hills, at least I have the view of the Hollywood Hills.
08:51And you're so close.
08:52Like everything, the fact that Griffith is here, West Hollywood's here.
08:55The view that you have, everything's amazing.
08:58I think it's still good for you to see an option like this and then compare what a condo life
09:03like this would be to a house we can show that's detached.
09:06I know you wanted to keep things under a million dollars.
09:09This here is listed for 1.1.
09:10You could get the price down a bit on that, so it's not far over, but you're paying for the
09:14location.
09:15Right.
09:15But don't go making any crazy rash decisions to put offers in because they've already lined up a house.
09:20Oh, okay.
09:21In the valley.
09:21It is a little bit further away, but if you're good with it, we could go straight there now.
09:25Ah, it's so hard because I've always wanted to be near all the action.
09:29What do you think, Ella?
09:31She's like, are you guys done yet?
09:38I think it's still good for you to see an option like this and then compare what a condo life
09:44like this would be to a house we can show that's detached.
09:47We've already lined up a house.
09:48Oh, okay.
09:49In the valley.
09:50It is a little bit further away, but if you're good with it, we could go straight there now.
09:53Ah, it's so hard because I've always wanted to be near all the action.
09:57But it's a hard decision because having Ella, having a backyard would be really nice.
10:02Yeah.
10:03I did look online at homes in Toluca Lake and they were like $3 million.
10:08So that's why I started to look out for condos because then I could be in the area that I
10:13love without having, you know, to spend $3 million.
10:17I love condos.
10:19I'm in one in San Jose and I love how somebody else does all the work.
10:24How's your travel companion doing today?
10:27Oh, how you doing Ella?
10:29She looks like she's at home.
10:31Yeah, I know.
10:32I guess she likes the condo.
10:41We do have a house to show you, even though we're definitely further out.
10:45But you're getting a lot more and it's all on one level.
10:48Yeah.
10:49All right, guys.
10:50I like the banana trees.
10:55Pretty cute.
10:56Yeah.
10:57Very different than the condo.
10:59Such a quiet street.
11:00I love it.
11:01It's a little far out from where we were.
11:04Yeah.
11:04But I like the feel of the neighborhood.
11:08Walking paths on both sides.
11:10This is really, really walkable.
11:11Yeah.
11:12I'm looking out for you, Ella.
11:13Yeah, you've got space to breathe.
11:15I just think it's a good idea always to, you know, show both sides of the things we're
11:20talking about.
11:21Like, we only showed Mary condos in that prime location.
11:24Well, then she'll always wonder in the back of her mind, well, I wonder if there was a
11:27house that had a yard.
11:28Keep in mind, it is under a million dollars.
11:31It's, you know, what you're asking for.
11:33However, you'll have some concessions like sharing the driveway with your neighbor.
11:36Yeah.
11:37However, you're also getting all your square footage on one floor.
11:40Yeah.
11:40But you're also getting more space.
11:42Shall we inside?
11:43Okay.
11:49Oh.
11:51Love the French doors.
11:53Mm-hmm.
11:53Yes.
11:54Oh.
11:56That was a shift.
11:57Ooh.
11:58This kitchen, though.
12:00I'm not a fan of the brown tile.
12:03You don't even have to say it.
12:04I can tell.
12:05You're picturing yourself shooting your show in here.
12:07No, I can't do it in here.
12:09The cabinets look pretty bad.
12:11The sink looks pretty bad.
12:12What do I look like?
12:13I'm here just for good looks?
12:15I know.
12:15That's the thing.
12:16We can change all of this stuff.
12:18The price is $89.5 on this.
12:20So there's a lot of room to improve what's important to you.
12:24You know what I love is standing here and being able to look right in the backyard at all the
12:29greenery.
12:30And if all this, if you guys could take this down, that would be beautiful.
12:36Well, the trick is to figure out where everything goes.
12:39Okay.
12:39So if you take this down, we have to find somewhere for your range.
12:42They've got the fridge over there.
12:44But again, we can shift things around.
12:46This could be opened up to be much more enjoyable.
12:48You know something I just realized, again, I've never done before.
12:50I've never designed a kitchen for video and photography because this is terrible lighting.
12:59Oh, I know.
13:00Terrible for you.
13:01Is it terrible lighting?
13:02Yeah, it's horrible.
13:02We'll work on the lighting.
13:04Okay.
13:04Yeah, I mean, I like that you have room for laundry.
13:07Maybe there's somewhere else for laundry you can expand your kitchen.
13:10This is the living and dining room areas.
13:12Okay.
13:13You wouldn't have this gigantic table in here shoved against the wall.
13:16This is too big.
13:17It does feel like there should be a breakfast bar.
13:20Oh.
13:21If you're going to have it open to the kitchen.
13:23That way, you know, you can entertain.
13:25Oh, yeah.
13:25So lots that could be done.
13:27You've got three bedrooms, two bathrooms.
13:32Nice.
13:33Good connectivity between your dining, kitchen, and living areas.
13:36For filming my nutrition recipes, it would be great to have the camera here.
13:41And again, if this was all opened, that would just be so nice.
13:46Be honest.
13:48Because you haven't even mentioned proximity for 10 minutes.
13:51I know.
13:52Just, I don't know.
13:53There's something about it.
13:53It just feels really good.
13:55It's a really solid house and it's a really solid neighborhood.
13:59Just look out that window for a second.
14:00Yeah.
14:02Wow.
14:05And it doesn't look like there's any neighbors behind me.
14:07You know what?
14:08I'm going to go look right now.
14:10Don't mind me.
14:11You're going to crawl up on the wall?
14:11I'm going to look up over.
14:13Can you see?
14:15Here.
14:16Get on my back.
14:17Have a look over here.
14:18Come to me.
14:19Am I going all the way up on the shoulders?
14:21Wait, you want to go on the shoulders?
14:22What do you want?
14:23Like this?
14:23Oh, gosh.
14:24Hold on.
14:25Don't fall.
14:26Don't.
14:26Wait, wait, wait.
14:27This is going to go terribly.
14:29Dial 9-1 and wait on the second one.
14:31I'm going towards the fence.
14:32Oh, go ahead.
14:33What do you see?
14:34Oh, there's a path.
14:37He's so much heavier than the last time we did this.
14:39All right.
14:39Oh, God.
14:41Thank you for checking for me.
14:42It is one of the aqueducts, and there's like a maintenance sort of roadway there or something.
14:46Okay.
14:46But that's nice.
14:47So you have nobody right behind you, no noise behind you.
14:50Wow.
14:50Look at all the trees back here.
14:52The magnolia tree was my mom's favorite.
14:54We had it up front, our family house.
14:57That seems like a good sign to me.
14:59You know, I know this might sound quick and rushed, but I think after looking, especially
15:05in the backyard that I think I'm going to go with this house.
15:10You want to put an offer in today on this house?
15:12I would love to.
15:14I mean, you've only seen two houses.
15:17We have this condo that we could show you.
15:18It's a single level condo, which is kind of nice.
15:21Most people would need to see at least a handful of places.
15:24I know, but I've seen so many online, too.
15:26True.
15:27True.
15:27When we first were looking at LA, I flew in and I looked at 10 houses with Linda in
15:31one day.
15:32In one day?
15:33Yeah, 10 houses.
15:34Did you make a decision that day?
15:35We did make a decision.
15:36It was the last house that we looked at.
15:37Really?
15:38We knew it was the one.
15:39Oh my gosh.
15:39The same way that you say you had that little feeling with the magnolia and the yard,
15:43it's the same thing the moment we saw the exterior.
15:45It's this beautiful historic home.
15:46That's it.
15:46Yeah.
15:47Yeah.
15:47Well, please just backpedal a little.
15:50Let's not rush into anything.
15:52And I'm not going to cancel the showing on the condo.
15:54Just in case.
15:54I want to make sure just go and look around, picturing yourself in the space.
15:58And then by the time we leave, if you agree this is the place, then we don't have to
16:03rush.
16:04Let's make sure we're good.
16:05We're not going to sell this house.
16:07Okay, don't let him sell it.
16:08Under our feet, yeah.
16:09That would never happen.
16:10You say that and then literally two days ago, one of our other clients, the house sold
16:15while we were looking at it.
16:16You know, I get nervous because that one house I like so much went in two days.
16:21So I'm just a little bit nervous with that experience.
16:24Then you better start walking around now.
16:25All right.
16:25So take a look.
16:26We'll keep Elle over here.
16:27Okay.
16:28Sounds good.
16:28She'll probably follow you.
16:29All right.
16:34I still think it's good for her to see this other condo because it's just giving her all
16:39the variety of types of living she could have and then she can make an educated decision.
16:42This feels a little fast.
16:46I just love how quiet this is.
16:48And I think as I get older, I'm downsizing more.
16:53And that's one of my goals is I want to use less.
16:57The most important area is the kitchen living room.
16:59So if we can, you know, do some of the things that Jonathan and Drew are talking about, that's going
17:06to be perfect.
17:07Hey.
17:08Come.
17:09Join the party.
17:10Drew everything.
17:11What do you think?
17:13Well, I have to tell you something.
17:16Okay.
17:17Uh-oh.
17:17What did you find?
17:18I love it.
17:19You have a good poker face.
17:22I totally love it.
17:23I can't tell you this has been such a stressful process to be looking at homes from San Jose and
17:29then to come fly out and to look at the condo and look at this one in person.
17:34I think it's got plenty of room for me.
17:36I know it's a little farther out, but I think weighing the pros and cons, what I get out here
17:42and for the price, it's just for this stage in my life, I love the peace.
17:49This city has so many great areas and a lot that are a lot less expensive than other areas.
17:54Prime location is different for everybody.
17:56And being in the center of the city where the buzz is happening might not be the best prime location
18:01for Mary for her.
18:02Out here where she can spend more time with Ella and have a good backyard is more important.
18:06I think I want to go in at $8.85, if you think that sounds right, because then I...
18:12So $10K below asking price?
18:15Yeah, I mean, if they're flexible, then it gives us more room to do the fun stuff we talked about.
18:20I think $8.85 is a very, very respectable offer.
18:23So if Drew works his magic and we can actually make it happen, this would be a wonderful place.
18:28I'll get that offer in and I guess I'll cancel my condo showing.
18:32Yeah, this is going to be exciting.
18:34We can do it.
18:35I am outside the neighborhood that I was looking.
18:38I mean, being in the action would be so much fun.
18:42But I really love this home.
18:45I think I've fallen in love with it.
18:46But it would be wonderful to get it for that price so we could put the rest of the money
18:51in the kitchen.
18:52But I have to admit I am a little bit nervous because that house that I love, I was getting
18:58ready to book the flight and it sold.
18:59So, fingers crossed.
19:09Hey, Mary.
19:10Jonathan and Drew here.
19:12Just wanted to...
19:12Actually, hold on.
19:13Put you on speakerphone.
19:15You got the house!
19:18Woo!
19:19I'm so excited!
19:21Oh my gosh, I've been really wanting to get back to L.A. for so long.
19:26And this is a real sign and I'm just so excited I got the house.
19:30You're a homeowner!
19:31Woo-hoo!
19:34With all the good and all the bad.
19:49It's a good house.
19:50She picked a great house.
19:51And it's one of those houses too where it hasn't been sullied by somebody else.
19:56Because if you get like a flipper or somebody who wants their stamp on it and then they want you
20:00to pay for that,
20:01I'm like, we're getting it untouched so we can do whatever we want.
20:05Hello!
20:06Hey!
20:06Hi!
20:07How's it going?
20:07Are your ears burning?
20:09A little bit.
20:09We were talking about you.
20:11Come on in.
20:11Grab a seat.
20:12Good to see you.
20:13We're still beaming with this place that you got.
20:16Yeah, I love it.
20:17Oh, I'm so excited.
20:19Thank you so much for your help in finding it.
20:21Of course.
20:21It's going to be amazing.
20:22So, we were just going over the plan just to see.
20:24When you're shooting your content, what are some of the things that you want to make sure are taken care
20:28of so you can film properly?
20:30Yeah, I think if the camera is facing the kitchen, it would be nice to have a nice beautiful backdrop.
20:37Right.
20:38As long as there's plenty of counter space so I can have all my ingredients ready to go right there.
20:43Yeah.
20:44This is the initial pass at what we feel like we could and should do.
20:49We need to make smart design choices that will stretch every dollar.
20:53We'll open up the kitchen walls to make space for a breakfast bar with a cooktop that faces the living
20:57room.
20:58Perfect for framing cooking videos.
21:01The laundry room will go away and we'll extend the shaker cabinets used in the kitchen to create a seamless
21:06look.
21:06That would be great if that can be done.
21:08And then, how do we get your style?
21:12So, how would you describe your style?
21:15Well, I've been really thinking about it and one of my favorite films is Something's Gotta Give.
21:22Okay.
21:23A Nancy Meyers movie.
21:24And so, I've been looking at the designs and the scenes in the film are very warm and inviting.
21:30A lot of cream and whites and blues.
21:32Coastal and so beautiful.
21:34She is such a great director.
21:37One of the tricks is to make sure you keep a lot of natural elements.
21:40So, I love like bringing wood in.
21:42Make sure you can introduce wood.
21:44Woven fabrics.
21:45Something that just feels more natural.
21:47Right.
21:48Gives a nice vibe.
21:50And then, what would be kind of cool too is looking up who her production designer is.
21:55Wow.
21:56Yeah.
21:56I'd love it.
21:57Okay.
21:57If you are on board with this, then we just have to get a little bit of demolition done before
22:03we can do anything else.
22:04Okay.
22:04Oh, she's already ready to go.
22:06Are you taking off?
22:07Are you heading out?
22:15I feel like this is going to be fairly straightforward.
22:19Of course I say that.
22:20There we go.
22:24Okay.
22:24Three.
22:25Oh, that came right up.
22:32Wait for it.
22:34Are you cool pulling these out?
22:36Yeah.
22:37And then just leave a little something because Mary, she said that she's dreaming of doing a little bit of
22:41demo.
22:41I have to run to Santa Monica.
22:43Yeah.
22:43Thanks, dude.
22:53Okay.
22:54Wow.
22:54This is what's left of your kitchen.
22:56Oh, my God.
22:57That's great.
22:58All right.
22:59This is her first time.
23:01So, be gentle.
23:03Yeah.
23:03Yeah.
23:03So, just cruise around like that.
23:05Oh, wow.
23:06Okay.
23:06It looks so easy when you do it.
23:08Let's see what happens when I do it.
23:11Oh.
23:12Oh, this feels good.
23:14Oh, my God.
23:16This is great.
23:18Wow.
23:18Wow.
23:20I have to say, I've seen it done so many times, and it is totally therapeutic to do it.
23:27Oh.
23:29Whoa.
23:30I hate this.
23:32Oh.
23:39Woo.
23:40Wow.
23:41That feels so good to demo your own kitchen like that.
23:45All gone.
23:59Ding-dong.
24:00Hi.
24:01What's going on?
24:02Hello, hello.
24:03I love a clean site.
24:06So, let's go over the plans for the kitchen.
24:09Mary does not want pocket doors, so those should all go.
24:13I think by widening this, you'll get a little more light flow, have a beautiful big peninsula.
24:19We've opened up to the laundry, and then have a nice big fridge storage, everything.
24:24This is going to be brilliant.
24:25Well, speaking of laundry, the original plan, we had the washer and dryer on the left-hand side.
24:31Yes.
24:31But right now, we have the plumbing stack and the vent pipe on the right-hand side.
24:36Do you think it works if we just mirror?
24:39Cancel the whole project.
24:41How much would it cost to move the plumbing over?
24:44Maybe like a thousand.
24:46A thousand bucks?
24:46A thousand bucks.
24:47How much would it cost if we left the laundry here, but actually did a cabinet in front of it?
24:54A couple grand?
24:55Maybe.
24:56The only thing I don't love is that then makes the laundry even more noticeable from the main area.
25:03Mary's talking about shooting her shows, and at some point, I feel like she's going to be entertaining.
25:08And she's going to be like, I wish my guests couldn't see my laundry machine.
25:14Now, I keep catching myself and saying, wait, wait, wait, Mary wants to shoot a show in her kitchen, so
25:19she's going to have to have power here, appliances here, hide this.
25:24I mean, all of these things, it's an extra layer of detail that has to go into this design over
25:29and above someone who's just having a regular kitchen.
25:31It adds up in small increments to the point where it's a big deal.
25:47John, how are you?
25:48I'm good, thanks. How are you?
25:50Good.
25:51I happen to have Mary, a client right now, who is obsessed with Nancy Meyers' aesthetic and, of course, you're
25:59who brings that to life in all those films.
26:01So, yeah, I was hoping to get some inspiration for that Nancy Meyers aesthetic.
26:05Well, I'll tell you, one of the things that I think makes Nancy's movies unique is that there's an eclectic
26:14mix of styles.
26:16One of the things we tend to do, and somebody asked me about this, they said, oh, how come you've
26:20got, like, brass fixtures and bronze hardware?
26:24Sometimes I like to mix it up.
26:26The oil-rubbed bronze and the brass are sometimes nice together.
26:30We have some dark accents in there.
26:33You know what I mean?
26:34So it's not all white balls, light blue, whether it's a piece of furniture or a chandelier, some kind of
26:42dark shape for contrast.
26:44And in Something's Gotta Give, we had these little corbel brackets, which look like they're supporting the upper cabinets.
26:50Those are my trade secrets.
26:52I love that idea with the mixed metals.
26:54I think that would be really easy to integrate.
26:56And some darker elements, too.
26:58If we can get some black in there, I think that would be great.
27:00Thank you so much.
27:01I'll text you if there's anything else, but I think this is amazing.
27:03All right.
27:04So here's the plan to achieve the Nancy Meyers aesthetic.
27:07We're going to create a movie set look for Mary's food videos by accenting the breakfast bar with soft lighting,
27:13carefully curating decor pieces, corbels under the cabinetry, and mixed metal hardware.
27:17We'll go with a palette of creams and blues, and as John suggested, some dark accent pieces for a dreamy,
27:24picture-perfect coastal vibe.
27:41Oh, hi.
27:43How are you?
27:44Hi.
27:45How are you?
27:47Got it.
27:47You've gotten a lot more since the last time I was here.
27:50There's a lot happening.
27:51I'm glad you came, because I figured we should chat the comments.
27:55Pat, your laundry is not closed off, so you do see your laundry.
28:00You're still okay with the idea that you can see the washer-dryer?
28:03For my cooking demos, if the camera was here, I wonder, you know,
28:07and if I'm going to my refrigerator, if you could see it in the background.
28:12I'm just thinking, you know, maybe it's better than to get cabinets in front of it.
28:17I'm trying not to use contingency funds, and I'm trying not to overspend,
28:21knowing that there's still little things that are going to pop up that will cost us money.
28:24Right.
28:24But at the end of the day, you have to be happy.
28:28Yeah.
28:29I mean, if you can swing it, that would be a good idea.
28:33No, I think that's a great idea.
28:35Yeah.
28:35What do you think about doing something a little more special on the walls?
28:41Oh.
28:42Bit of a feature wall?
28:43Yeah, that sounds spectacular.
28:45The absolute easiest thing is to do an applied molding.
28:47I'm sure you've seen in a million different places where they'll create a grid
28:51and you have the applied molding.
28:53Right.
28:53And it just looks fancier.
28:56Yeah, it looks fancier.
28:57Yeah.
28:57I like that idea a lot.
28:58I would have never thought to do anything like that.
29:01First, pick your design.
29:04Next, measure and mark.
29:07Cut your molding pieces at a 45-degree angle.
29:11Install the molding with glue, a nail gun and caulking, and finally prime and paint.
29:18Well, why don't we put some tape on the wall?
29:20We'll kind of grid it out, see what we think.
29:23You hold it on there.
29:25We're going to start on that line, and we're going to run it all the way across.
29:28Okay.
29:28All right?
29:29Great.
29:30So, two marks here.
29:34Oh.
29:35All of a sudden, you've got, hello, Downton Abbey.
29:40Okay.
29:41So, there you go.
29:42Ah.
29:42That'll look beautiful.
29:44It's just amazing how something small like that just makes such a huge difference.
30:08Floors are looking really, really good, and Mary was very particular.
30:12She wanted something that felt elegant, but had to stand up to the parties and the puppies
30:16and everything else that comes through there.
30:18So, I think she's going to be very happy.
30:23I always love adding a little extra detail where we can, and because Mary wants something
30:26that's more of a classic design, you can't get more classic than applied moldings.
30:41Ding Dong, who ordered the Mixed Metal Parade.
30:44Ah, yes.
30:44I literally just grabbed a whole whack of everything, because one thing John was pointing out is
30:49he loves how mixed metals just make a space feel more interesting, and I do agree.
30:54Well, this is our faucet.
30:55So, what if it has more like a rose gold?
30:58Yeah.
30:59Are we...
30:59Something like this would be great to go with, like, an antique bronze.
31:03So, when we look at our hardware, already there's a nice contrast between those.
31:08Yeah, that's not bad.
31:09Yeah.
31:10Or we could go even darker if we wanted, but let me see what else I got here.
31:14I have the corbels as well, though.
31:16For the...
31:16Like, that's the thing.
31:17How much detail do we want in the hardware?
31:19How much detail do we want in the corbels?
31:22Where do we want the corbels to go?
31:23So, I wouldn't go with too much detail, because I think it's going to be...
31:27Yeah, like, I would literally keep it to this.
31:29But this is my problem.
31:30This is where your appliances and things go.
31:32So, if we're trying to add this here, this is going to impede you moving your appliances
31:36and things around the counter, and that would drive me insane.
31:39I mean, what are you dragging it across the back wall for?
31:42No, but...
31:42It's just an aesthetic choice.
31:44I know, but you know what I'm talking about.
31:45So, like, when she was looking at, like, the Nancy Meyers movies and how her set deck pieces were done,
31:50the cabinets were, like, up here, right?
31:53They're nice and high, and you have lots of space.
31:54It wasn't realistic.
31:55So, where are we...
31:58Like...
31:58So, you like this?
31:59You would put one of these?
32:00You don't like just having this simple little...
32:04I mean, at the end of the day, it's Mary's kitchen, not mine.
32:07So, did Mary specifically say, I like the set deck look with corbels?
32:11Let's do that.
32:12No, she just said that aesthetic, and that was what John...
32:15John pointed out as one of the most important parts of the kitchens that he's done,
32:20is he always has corbels and those extra details.
32:24So, I feel like maybe it would be different if we were doing a fully custom kitchen
32:29and could have all of those sorts of details integrated, but I don't know.
32:33I think it's complicated.
32:34Ah, no.
32:35It is complicated.
32:37It's complicated.
32:38Nancy Meyers style.
32:40You didn't do that on purpose?
32:41No, I didn't, but I see what you're doing.
32:43It's a Nancy Meyers movie!
32:44Well, I don't know.
32:46Something's got to give.
32:48This kitchen is what women want, so...
32:52The Parent Trap.
32:54I got nothing.
32:55That was terrible.
32:56That was really bad.
32:56You didn't work on that.
32:57I'm going to take a picture.
32:58I'm going to see what Nancy thinks.
33:00Mary!
33:01Mary.
33:03My brain is tired.
33:16So, Jonathan, you got a hold of Mary?
33:17I talked to Mary on the phone about the corbels, and I just feel like we're trying to force
33:23a design element into a kitchen that doesn't feel right.
33:28So, she agreed, and she said that she'd actually be fine just foregoing the corbels.
33:33So, I think we're on the same page, and we're just going to do without the corbels.
33:48After my mom passed away, there was really time to heal, and so I decided to have a new
33:56lease on life, a new start.
33:58I went back to school and was a Communication Studies major.
34:02It was definitely really hard work, but that just makes it all the more rewarding when you're
34:08shaking the hands of the dean and getting your degree.
34:13I think this time in my life, it just feels right coming back to L.A. and getting to get
34:20back to my business and build a new community down here.
34:23I'm just so excited to start a new chapter.
34:27I didn't think it could happen, and I'm just thrilled.
34:33It's just never too late, and I'm happy I'm doing this at this time in my life.
35:13It can be tough to start a whole new chapter in your life.
35:15Mary, she's been through a lot.
35:17I mean, the loss of her mom really weighed heavily on her, and I think this is what
35:21she needs, this house to really give her that home base, make her feel at home.
35:46It truly is as beautiful as a movie set, but as functional as a real kitchen.
35:51I love the idea of having an actual produce drawer.
35:55You have this professional kitchen, professionally organized, ready to make life easy.
36:03Can I start straight again?
36:04Yeah.
36:07You good?
36:07Yeah.
36:08There you go.
36:09Nice.
36:11Okay.
36:12I mean, this is so much better.
36:14The original idea when she was like, oh, we'll just have it all open.
36:16Who wants to sit in the living room and stare at a laundry machine?
36:20Nobody wants to air their dirty laundry for guests.
36:23That's it.
36:27We're excited for Mary.
36:29The house speaks for itself.
36:30It's beautiful.
36:31It's stunning.
36:31It's exactly what Mary wants.
36:44There she is.
36:45Welcome home.
36:47Excited?
36:48Oh, I'm just, I'm excited, and I'm just thrilled to see what you all have done to my place.
36:58It's such a beautiful home.
37:00I can see your nerves, though.
37:02Yeah, super nervous, yeah, but excited nervous.
37:05A lot of homeowners don't really know what they want.
37:06They think they do, but they don't really know.
37:08You were very specific with what you wanted, so we're nervous because we're hoping that we
37:13got it right.
37:14Oh, I'm sure you did.
37:15Shall we get inside?
37:16Okay.
37:17All right.
37:18Take a deep breath.
37:19Woo.
37:21Oh, my God.
37:23Oh, jeez.
37:27Oh, my God.
37:29Oh, jeez.
37:31Oh, my God.
37:32It doesn't even look like my place.
37:35Oh, my God.
37:38Guys.
37:40Oh, my God.
37:44Oh, I wasn't going to cry, but how can you not?
37:47This is gorgeous.
37:50I feel like I'm on a movie set.
37:52It feels like it, doesn't it?
37:53Wow.
37:56Like I'm dreaming.
37:57It doesn't seem real.
37:59It just, I mean, to have something this nice.
38:02It's as good as it gets.
38:05It's good.
38:07Does this hit the mark with that Nancy Meyers aesthetic that you were talking about?
38:11Oh, absolutely.
38:12Well, we have a secret.
38:14I spoke with her production designer, John Huttman.
38:17No way.
38:18And we went through.
38:19He looked at the design, and he loved everything.
38:22What he always does is he incorporates mixed metals, vintage pieces.
38:28Eclectic is fun and cool, and it looks more interesting.
38:31I love that.
38:31I totally love that.
38:33Everybody is so excited to see you in this space.
38:37How do you want to use the space?
38:39What's the first thing you want to do?
38:40Well, definitely, I would love to make a beautiful dinner and have some friends over.
38:47Yes.
38:48And then relax on the couch.
38:51I love the color.
38:53So comfy.
38:55Oh, and the material feels great.
38:57You'll just sink in, and you'll fall asleep.
38:59I know.
38:59You know, some designs can feel a bit too modern or too cold almost.
39:03It's almost like you shouldn't sit anywhere.
39:05Here it says, come in, get comfortable.
39:07Which is that Nancy Meyers aesthetic, a little elevated, but inviting and comfortable.
39:13Very comfy.
39:14Not pretentious at all.
39:15So you guys just did an amazing job.
39:17Mixing all that.
39:19Well, and also, little details too, like the decorative...
39:22What are you looking at?
39:24Oh, you got a picture of my mom and dad.
39:27Makes it feel like home.
39:30That's really nice to have a picture of them there.
39:32It's one thing to have a beautifully renovated space.
39:35It's another to have one that's already filled with memories.
39:39Yeah.
39:39And so, including as many of those family photos as possible.
39:42Yeah.
39:43Letting you be a part of customizing all of this.
39:47Do you think back to when you and I were taping out this wall for the decorative moldings?
39:52Oh my gosh, it's gorgeous.
39:55I really want to see you in your kitchen.
39:56Okay.
39:57This was the biggest challenge of the whole place.
40:00Remember what was here before?
40:01Whoa.
40:02Whoa.
40:03This is a much better use of space.
40:05And also, we tucked away so that if anyone's in here, they don't see your laundry.
40:10They don't see it.
40:11Yeah.
40:11Lots of storage for pup supply.
40:14Yeah, this is going to be Ella's corner.
40:16So everything Ella wants, she gets all her...
40:18She gets.
40:19How amazing is this kitchen?
40:22Oh, that is beautiful.
40:26Oh, it's like gray, but it has some gold in there, right?
40:30All of this is impervious to stains or anything, so you never have to worry.
40:34Clean up is a breeze.
40:35And look at the sink.
40:37It's huge.
40:37I love it.
40:38And I like how it comes out right here.
40:41That's gorgeous.
40:42Well, watch this.
40:43So you have your recycling center here.
40:44That's great.
40:44But even better than that, any pro chef needs the ability to chop and then push it right
40:51into the...
40:51Yeah, even down here, produce drawers.
40:53Oh, nice.
40:55Oh, you guys put vegetables in there.
40:58Yeah, we're ready to go.
40:59They're vented on the front.
41:00We're ready to cook.
41:01Even, you know, getting you spiced up.
41:04Oh, I love it.
41:05Organized.
41:05Oh, what a great place for all the spices.
41:08Yeah.
41:08I love that.
41:09Well, you don't want to have anything blocking your countertops, right?
41:12You need to have this free and open, aside from some decor pieces, just to set the mood
41:15for what you want when you're filming.
41:17And I could not think of a better backdrop from the lighting to the apron sink, just to
41:22the style and the tile that goes all the way to the ceiling is stunning.
41:25Oh, that's gorgeous.
41:25I just, I love that it's mixed blues.
41:28I'm excited just to see you get in here, see you use the space, see you make content.
41:34Yeah.
41:35This is a beautiful, beautiful kitchen.
41:37I mean, it really is like a Nancy Meyers set.
41:39I tend to follow my heart, so when I saw this house, I just had such a great feeling.
