02:16and you've seen this house how many times twice twice we'd like to see what else there is too but

02:25kind of know the area this is now listed at low 1.2s right so it's listed below the average

02:32in this neighborhood at both times whoa wait wait there it is yeah is that why it didn't sell
02:39probably probably okay but for you is that a good thing because it's bringing the price down
02:43yes we started searching for a house about 10 months ago we had a couple places we really liked
02:50and got outbid and you know it's like we're going hundreds of thousands of dollars over asking price and
02:56i'm really sorry about what happened with your house in the fire but is it changing what you're
03:01looking for yes
03:04january 7th the eaten fire um took our rental it was terrifying and i i think of um what does
03:14a life
03:14or death situation look like and that was probably the closest that i've ever yeah it's definitely the
03:22closest i've ever been in my life embers the size of like tennis balls are flying and at that point
03:28like i wasn't really thinking of oh we're going to lose our house it was like okay let's survive and
03:34get out of here i just remember aj waking me up and saying it's gone
03:45i'm just realizing everything is gone
03:54sorry to hear that you guys it's just heartbreaking zoe lost her family home of 42 years in the palisades
04:00fires and her parents lost every single childhood memory you know it's it's rough um yeah i lost all my
04:07work so all my hard drives more than yeah so that's what she does she's a photographer for a
04:12living and now we are in a temporary rental and yeah definitely i feel like i'm camping sometimes
04:17you know like life in bags puts a little more pressure to really need to secure some place to
04:23move to you know we'll discuss as we look at this and we're going to show you some houses as
04:27well that
04:28i think the big thing to think about is you either really stretch and find a way to spend a
04:33little bit
04:33more in a home that you can grow into which is a good financial strategy if you can handle it
04:38the
04:39other option is find something that's comfortably within your means and if you find that then you
04:43don't have to feel like you're stretched but then you know at some point in the future you're probably
04:47going to have to move again i'm not sure if we're up for moving again you have two kids two
04:52kids well
04:53they're grown adult now free you're free the thing is the houses that we looked at you know years ago

04:59now can downsize what is it about this place you love it has some character um we did like the
05:05convenience of the neighborhood a lot the more time we spent in highland park there's a bit of a
05:12nightlife there's restaurants it's easy to get to from everywhere which i really liked it's still
05:19close to your dad it's closer to my parents in dodger stadiums right down the street dodger stadium that was
05:27big thing i think jonathan and drew can help us a lot just by um helping us like open our
05:34eyes to
05:34more possibilities one thing that we really liked about this place is the potential for a short-term
05:41rental there is an apartment downstairs oh it's already a functioning apartment i'm not sure how
05:45functioning it is but there's where's the access to that is it it's through the front door you can
05:51decide who's good cop who's bad cop let's take a look inside yeah upstairs the main living area
05:57this is sort of like a common area for the renter right yeah there's a lock there and then a
06:01lock
06:01on that back door oh that's okay and if that locks and this locks who gets to use this that
06:06would be
06:06where we put aj's office i mean this as far as an office would go this is a good size
06:11is there anything
06:11you lost that's sort of irreplaceable the first time i cried after the fire was i realized that i'd lost

06:19entire dodgers bobblehead collection he said my bobbleheads and i went
06:29at first i was like but i realized how much that meant to him you know so i didn't you

06:34any grazing anything else but you know it was his it was i i guess it was symbolic of like
06:41the of
06:42everything well i'm sorry to hear that you guys have to go through that we collect as well i mean

06:48collect medieval armor and swords and i know what it means to me if you're losing a passion that
06:52you've you've had as a hobby or collection for years would this work for you as an office this
06:56would totally work for me as an office should we keep going okay i'm trying to figure out how
07:01we could reconfigure so you don't have to share an entry with your tenants yeah but if you could
07:06put a door right here but then they would oh but then there's the garage the garage yeah i guess

07:10door could just be here then i know but you're still sharing one area it would be nice not to
07:13have
07:14them at all in the same space but now i'm seeing your back area is up five steps yeah yeah

07:22this is the short-term rental correct yes oh look at those cabinets it's got a retro flare

07:35will have to probably go well especially if you're trying to rent this out the bathroom's a very tricky
07:40space the shower is the size of like an rv shower bedroom pretty standard size room it's not huge
07:46but it's not tiny i mean i think it has potential it's just kind of dark down here if this

07:52rental you don't want to overspend on it right the whole point is help save and offset your costs not
07:55spend more on it and did you look up what this would rent for in this area 150 200 bucks

08:01you're wanting to have a short-term rental adu because you want to help offset some of your mortgage
08:05costs correct okay what is your budget by the way what's your max budget 1.3 it's 1.3 though
08:12stretching you right to the it's taking us yeah between that and college so like yeah would you
08:17also consider just getting a house that's a little cheaper or something maybe a little smaller that
08:22could work with you without the additional tenant hassles i'm definitely open to see what's out there
08:27have you ever had a short-term rental before no it's a lot i'm not saying it's a bad thing
08:33because
08:33you can actually make more money with that than a long term but there's a lot more work because of
08:37the turnover i mean we do have adult children and when they come to visit it would be nice for
08:43them
08:43to have somewhere to stay and not be on top of each other you're gonna have to spend a bit
08:48of money to
08:48make it look appealing enough that people would want to stay here right is this where most of the
08:53work would have to happen or is upstairs in rough shape upstairs seems to be fine yeah downstairs
08:58oh that's good this is this is most of the work for sure i like hearing that

09:09this gives me more confidence with this house because there isn't a lot of obvious stuff to fix
09:14up here i love the high ceilings i like the beams i think these fixtures are fun how much of

09:20are you wanting to spend downstairs on renovation you'll probably get this for 1.2 or just a little over
09:25that so 80 000 whatever takes you to 1.3 that's it we can go a little we can go

09:43than just adding some plants back here right what would your dream be back in this area what we want
09:48is to be able to bring people outside friends and family and hang out watch a game that's something
09:54that we we like to do i think this is a great house for a lot of pluses obviously with
09:58the train right
09:59behind there there are some negatives in the basement needs a lot of work to have an actual
10:03functional suite that people will want to rent right i would love to see the rooms if you don't mind
10:08we'll just poke our heads yeah the rooms and sure but i think this is amazing house it has opportunity

10:17oh it's big aesthetically i get why they like it it feels moving ready feels like it's everything
10:24that aesthetically they want there are little things here and there that are not great i feel
10:29like we can get something where they don't have to deal with the renter i want to show them a

10:35that has a separate edu because i feel if they didn't have to have the hassle of a short term
10:40just to make
10:40a bit more money and they could get a really solid long-term tenant but a separate unit from
10:45your house i think that would be better how did that go i'm not necessarily disappointed that they
10:51didn't have a positive reaction to the space but i i think um you know not everyone has our kind

10:58quirkiness quirkiness feeling for this neighborhood i do like this place a lot i think that it has so much
11:05potential but i also need to see some other places just to see if there is anything out there that

11:10can find for us and what else is out there right

11:29potential yeah it's nice it's different than what we've been looking at but you have three
11:36parking spaces but when you look out here so we're still highland park you have good access freeways
11:42just over that way so i mean as far as convenience i'd say this is just as convenient as the

11:46place question is there opportunity for income properties or an adu guest department anything like
11:55that here no just checking that's why i'm showing you this place unless you want to rent out your
12:00garage to somebody i know people that would rent it the reason i want you to see this place is
12:06because
12:06you can get a little bit better of a deal it doesn't really need much work okay and then you
12:12don't
12:12have to share your space with somebody okay

12:23this is open i love it very open very different entry than that other house
12:31i always love when there's a niche for your dining table and this has got lots of natural light too
12:36what do you think of the layout when you have the dining room kitchen and living room all connected
12:42i definitely like open concept where you can see everything you'll notice some weird things that
12:47they did why would you put your cabinets three feet above the counters i like how you're literally
12:51moving in and testing everything i'm checking everything out overall you could move in you could
12:57enjoy this it could be totally fine yep totally minor changes great entertaining the living room is
13:03really big they're not even fully utilizing the space the way they could my question does the panther
13:12table come the panther table is amazing the uh we used to have a big couch i know one thing
13:19you'll notice
13:20is just a comfortable space when you have a space like this you can configure it to whatever you want
13:25and that's why like i'm trying to i'm trying to dig through the the surface layer where you're like
13:31oh yeah yeah we want a tenant we want you want a tenant or a tenant would be a necessity

13:37going back and forth on what it is that we really really want you know if if we have an
13:43adu
13:44with the way the real estate market is and not just on buying homes but on rentals
13:50karn's dad and my parents all of them are getting old and you know what it costs to be in
13:58assisted
13:58living i haven't talked to you about this sorry um if we have an adu like to have a place
14:10ideally
14:11where my parents her dad can have a place to stay even for if it's six months a year
14:19yeah these are things you need to think about the other house is set up with that downstairs space
14:23that could be its own thing whether it's for family and friends or whether it's to rent out but
14:28in here we've got you know three bedrooms plus an office technically it's got a closet so it's like
14:33four bedrooms it'll be your office you go first or whose office are we gonna yeah yeah i think rental
14:41income would definitely help us out we've got two more years of college to pay for it's really really
14:48expensive the idea of having income even if it's only a thousand dollars a month coming in would
14:56definitely help us out check out your backyard wow it's got the kitchen lime tree now i'm hearing the
15:07freeway much like the other house where you have the train behind you here you've got the freeway
15:13down below it's not crazy no and you don't hear it inside but you do hear it back here right

15:18made a comment about how you wanted an outdoor kitchen for hosting or when the girls are home
15:22this is a bonus check out this outdoor kitchen oh wow i like it you've got side burner a grill

15:30can put an outdoor fridge here yeah i like it now one thing to consider this house has been on
15:35the market
15:35for quite a while they have done some reductions i feel like if a player card's right you could
15:40probably get this for around 1.15 okay even with 50 grand and renovations because there isn't much
15:45to do they've already done everything that would keep you under 1.2 which means you can have all of
15:49this for yourself more square footage than the other house bigger yard than the other house but you
15:54don't have to share with a stranger it's a lot to think about i don't think it's that bad i
16:01like this
16:01this totally works for us would you be able to this bar doesn't totally work for me it's a little
16:06high just get higher stools could do that yeah it's definitely different than the other house
16:12drew's looking for another property to show you right now so in the meantime competition between
16:17you two we're twins it's always a competition continue to poke around kick the tires i mean while
16:23we're here really check it out make sure this is a house that could or could not work for you

16:28all right sounds good i will mark it down as a possibility good i'm just trying to be realistic
16:35because you know these days and with their budget they're not going to get absolutely everything on
16:40their wish list but they can get a house that they can grow into and make changes as they want

16:45right now i mean they could move in as is and be very happy here it would be nice just
16:52to have our
16:53own space yeah yeah if we're empty nesters with a renter it's like i don't know it's like having
16:58another could be like having another teenager in the house again no no even if it is short term
17:05there's going to be someone in our house
17:12we're at the breaking point of compromise to an extent i want to settle down somewhere and unpack the
17:20few things we have and start building back a life
17:29this is the one wow it's so cute this is pretty cool and it's close to my dad oh i

17:36showed you the place that didn't have an adu i want to show you something that does have it
17:40it's from 1910. okay it's five bedrooms three bathrooms including the adu the adu is detached
17:46so you could have a long-term tenant here with a dependable rental income easy access that is a
17:51bonus yeah you have this gorgeous little porch you can sit out here and watch the sunset looks really
17:55cute look at the little rocking chairs oh wow
18:06it's nice i like this yeah this is the best we've seen so far i like the size of the
18:11kitchen this
18:12kitchen with an island is phenomenal it's a small footprint actually the sofa here this sectional is
18:17making it feel smaller this is too big so you have a laundry which is nice actually a really big

18:23room here bathroom kids room another bedroom oh this is nice this is the primary this is the primary yeah

18:32so access to the backyard through that all right let's see what we got all right it's a good size
18:40there's a lot of space back here your garage is the adu okay this is big that's a big adu

18:53this is large i would almost move back here and rent out the front house no honestly you could make
19:00a lot of money what would a two bedroom like this go for at least three thousand a month and
19:05just imagine too if you did move back here comfortably and you rent out the main house you
19:08could get over five grand for that yeah this gives you options something like this is pretty cool
19:13that makes our mortgage payments much more manageable what do you think about the difference
19:19between having to spend extra money to renovate a place to get it ready or to be able to start
19:25renting it out right away that's really an attractive option this place listed

20:11almost double off the main house the idea of not having to deal with tenants like the house jonathan
20:15showed them that's awesome but at the end of the day i think this is the best bet in my
20:20mind this is
20:21the best bet the numbers add up contingent on us being able to rent this out you know this is

20:28be really tight for us but at the same time i want to grow roots and settle down and you
20:38know let's make

21:10outdoors you know those were the things that we really wanted and if they throw these chairs in with
21:16it i think we did a good job so is this why you've been so stressed this is going to

22:41excited uh love the neighborhood you know not only is this going to generate income it's also

23:04aj and karen have made a few big decisions on where their budget will work hardest
23:08aj's office the adu and the backyard for the adu they're keeping the kitchenette streamlined but
23:16fully equipped for short-term rentals a fridge microwave coffee maker paired with a clean modern
23:22aesthetic and ultra durable finishes that look great photograph beautifully and can stand up to high
23:29turnover in the bedroom it's all about looks and comfort whitewashed pine slats on the walls generous
23:36bedroom storage soft lighting and a quality mattress for a good night's sleep will go a long way toward
23:42meeting these guests expectations and boosting rental appeal and because so much of this home's
23:47footprint is devoted to the rental the backyard becomes essential this isn't a luxury add-on
23:53it's functional and an extension of their everyday living space for their friends and family
24:01cabinets are all coming out one two three there we go all these kitchen cabinets are coming out but
24:07they're in good shape so they'll be donated what is holding it here we go guys some things are just

25:03do a chair i'm trying to use this space as a reference because his is 10 by 10 so his
25:07is pretty much the
25:08same as this where's the suit of armor yeah where are the swords gonna go these swords here jonathan
25:13i got when we're 10 years old that was what started the addiction traveling scotland and then we've
25:18collected more and more i understand aj's desire to replenish his dodgers collection because you're
25:25the perfect example you are obsessed with your collectibles and everything so i'm like i'm obsessed
25:32with one day using the code that i know for your front door is sneaking in and taking your stop
25:36i am leaving all of this here take good care oh i will i'll just add it to you to

25:57i mean i don't know if i blindfold you guys or if i just drag you in let's see oh

26:08all right i see a lot of cool changes you actually have a great setup for a kitchen app
26:14the challenge is the furniture placement is so tight so we've got the electrical and everything
26:18run you can see we've got the sconces wall mounted tv we've got our seating and stuff as well it's
26:24not
26:24normal that you know we would have to try and squeeze everything in but we have a little bit more
26:28flexibility than if this was the main kitchen of a house this would be challenging right when i'm in a
26:34hotel room what's the most that i usually need coffee maker microwave tv and a small fridge you
26:40don't want a second kitchen with like full appliances i think it's going to feel really good once it's all
26:45said and done okay sounds good take a peek over here you can just see the bathroom again a very
26:51very
26:51tricky space adding a half sink allows for a larger shower darker tiles and accents give the space this
26:59visual interest and contrast it'll not only look great but it's also easy to maintain for the next
27:04rental oh i like this use of space it was very claustrophobic yeah bedroom is actually coming along
27:11we've got paneling going up once it's all painted out it's going to be really cute really comfy and this
27:17will be a whole wall of storage so far no disastrous fines no however we've seen some real signs of
27:25lacking maintenance hvac is a problem it has not been maintained at all this is what a filter should
27:34look like okay this is the filter i took out of it much different this is choking out your furnace
27:40so
27:40you literally are not getting any airflow through this at all it should be like this but it's not even
27:45just this the condenser on the side is pretty bad too normally you would service your hvac unit once
27:52here especially with how hot it gets i mean you can look at this and you can notice there's a
27:56problem
27:56oh that's disgusting yeah you've got like a sweater on your condenser so i don't think this has been
28:00done in years okay if the motor's struggling to get the airflow that it needs then it just means the
28:07motor's going to burn out quicker and it costs you more money yes no we don't want that no we
28:11don't
28:12there's so many things within a house that if you don't maintain it properly it's going to cost you
28:16even more money because you're going to have bigger problems you have to have someone come at least
28:20once a year to check out your hvac but i think homeowners can do a great job of most of
28:25those
28:25things
28:38obviously important space for you guys you were saying you wanted something that's going to be
28:41like an extension of the indoor entertaining space for when your daughters are home or when you have
28:45friends over exactly you need to figure out what all are you looking to put out here a smoker a
28:50grill and a pizza oven oh wow are we being too ambitious i mean you guys are asking for a
28:55lot of
28:55things that are expensive so in order to have this space fit your budget you're going to need to put
28:59in some sweat equity i'm all for that can you deal with the spiders while you rip out some of
29:03the old
29:03vines yes and just yank the whole thing like this oh okay you don't even need to cut it anybody
29:09who
29:09wants spiders come over here and do this part oh yeah look at this
29:16for the wall okay you obviously can't just paint over top of this so you're going to take a little
29:20bit of sweat equity to get rid of all the little bits of the vintage all right all righty thank

29:34this sucks well you know we said we were willing to get uh our hands dirty oh that color's gonna

30:37does break up the sound so it doesn't sound like a hollow box what i think we could do is

30:44that's going to be a low profile something that's got commercial durability so all of this will wear
30:50better with high traffic but we need to talk about your furniture for the living area it does always
30:56worry me about maintenance you know if you have somebody who comes in and really scuffs it up but
31:00this is a performance fabric so it's designed to stand up to whatever a renter is going to throw at
31:06it so i personally would get something in this realm i mean we could go fully dark but then i
31:13think it is
31:13going to start to feel dark in there i'm not the expert i will defer to you yeah and then
31:19you're not

31:33going to look like until it's all put together so trust the process trust the process

33:38being a photographer it's been my passion a few days after the fire we drove by our place
33:46and said let's go check out the garage because the garage was underneath our townhouse
33:51we wanted to grab something you know anything and 80 90 percent of it went into the dumpster but i

33:58able to recover a couple bins of photos that were sealed that didn't get water in it that just made
34:05me
34:06smile because it was the bin with my children's pictures when they were younger before i went to
34:11fully digital it was those little moments to help you get through the hard things
34:16i had a thought yesterday everything will be okay as long as i make it home
34:42i don't need all the silly things like silver gold and diamond rings all i need is you and me

39:21this table comfortably you wouldn't think that you could get a kitchenette a built-in bankette
39:27a living area with a tv all of this stuff into this space when i was trying to envision it

39:33without it being awkward and you guys really nailed it with still having everything that you need
39:39and it not being overwhelming anywhere it's perfect this is gonna just wow anybody who comes
39:46here and stays here yeah and even the bathroom i mean you remember the size of it right this has

39:51shower wow oh my gosh how did you guys do this i mean it's gorgeous
40:01and this tile is so pretty this looks great this looks this looks fantastic and functional
40:08could it get any better than this no take out the bedroom oh wow this is awesome
40:21oh my gosh it's so pretty these people get a lot of closet space and i'm jealous right now
40:27more closet space than i do this is a room that's going to photograph so beautifully for your rentals
40:34and this whole rental suite is helping you offset some of your expenses for the property which is
40:39allowing you to get back on your feet this did take away from the space that you could use for
40:43yourselves and so that's why we were talking about that back patio area you're right now that's our
40:55space oh wow look at the kitchen this was the dream this is the dream aj a smoker oh look

41:16i'm jealous this is way nicer than my pizza oven anything you could possibly want storage beverage
41:25fridge a refrigerator we can watch the games
41:31this is incredible just being able to like be in community with our friends and family and
41:37this is a space that i can see us doing that and you know it's great he's gonna cook because
41:42he's such
41:43a good cook so i'm gonna get fed really really really well for a long time i want to point

41:48when we looked at your office you were beaming then we looked at your rental space you were beaming more
41:53now you've come out here you look like you're alive like you're like oh this is incredible and seating
41:59area you're losing an interior space because you're not going to have that suite downstairs but you're
42:04gaining this as an actual functional liveable space our ultimate goal here was to set you up for
42:09success mentally emotionally but also financially and i think you have the whole package here i think
42:15so we we appreciate all of the help the design it's more than what what we imagined you found a
42:22great
42:22home here and now you just need to fill it with some of those memories we'll get out of here
42:27we'll let
