00:05all right we are back with another episode of the real estate investing club i hope you guys are
00:11having a great week great day wherever you are and whatever day it is for you um it is actually
00:16thursday usually we come at you from a friday but today is thursday so we're bringing a little bit
00:21different energy to you um and it is nice and sunny here in seattle so hopefully wherever you
00:26guys are it is sunny there as well this is going to be a good episode because we have rod
00:30cleef with
00:30us on the podcast um rod has a ton of experience if you guys have been listening to my podcast
00:36since 2021 we actually figured out then you've listened to rod's story before but he's he's
00:42bought over 2 000 units uh he lost over 50 million dollars in 2008 and built back up from there
00:47so there's a lot of experience in both the highs and the lows to go into here
00:51um i'm super excited to jump into this rod thanks for hopping on oh it's good to see you again
00:56brother i yeah we're it's it's we're just talking about how fast time is moving and you thought it
01:02was you know we we we had met more recently and it's literally been five freaking years yeah i said
01:07didn't we do this last year yeah actually five years you know and i think when we first talked and
01:12you know my podcast was just getting rolling and now i'm you know i'm pushing 30 million downloads and
01:17it's pretty much the largest in in the multi-family space which is just mind-blowing to me um but
01:23yeah
01:23let's have some fun brother i'm looking forward to this that's awesome i love it um so yeah i mean
01:28the format here on the podcast it has stayed the same we like to start with stories um you've been
01:32it's been over five years since you've been on so we're going to rehash that and i i love your
01:36story
01:36so if you heard me before i'm sorry you'll have to suffer through it again but i'll be brief
01:40so i'm a dutch immigrant you know think uh windmills and wooden shoes and immigrated to this country
01:46when i was six years old with my brother albert my mother's mancha ended up in denver colorado and
01:51we didn't have much we really struggled growing up and i remember um you know we literally ate
01:56expired food we shopped at an expired food store true story they had it back then drank powdered
02:00milk with our cereal in the morning because it was cheaper than real milk and trust me sounds better
02:04than it is and and i and i wore hand-me-down clothes from the goodwill and the salvation army
02:08all the way
02:08through junior high school till finally when i was 14 i lied about my age told him i was 15
02:12because i was
02:13tall so i could get a job at burger king i'm flipping burgers so i could buy my own clothes
02:18now i'm sure you know there's people listening had it harder than i did maybe even have it harder now
02:24with all the craziness but i knew i wanted more luckily my mom had an incredible work ethic so
02:29she babysat kids so we'd have enough money to eat and with their babysitting money she was a bit of
02:34an
02:34entrepreneur and she uh actually invested in the stock market successfully and also in real estate her
02:42first real estate acquisition was a house right across the street she bought from a she bought
02:47from a family named the jewels when i was about uh 14 for 30 grand then when i was 17
02:53she told me
02:54she'd made twenty thousand dollars in her sleep that she'd you know she hadn't done anything but
02:57the property got up 20 grand i'm like what this is when 20 grand was a lot of money mind
03:01you we're
03:01talking 1977 yeah and and i'm like you made 20 grand you didn't do anything screw college i'm getting
03:09into real estate and well you know i'm still living at home my first year i made about eight
03:13grand my second year maybe 10 grand but my third year i made over a hundred thousand dollars which
03:17back in 1980 was some pretty decent money so what happened between year two and year three to cause
03:22me to 10x my income well what happened was i i was working for a guy i was actually gotten
03:27my broker's
03:27license in real estate i was working for another broker i was smart enough to go work for somebody
03:31rather than trying to do it myself and and he taught me about the importance of mindset and psychology
03:36and how really 80 to 90 percent of your success in anything is your mindset and psychology and so
03:40you know fast forward to today like you said i've owned over 2 000 houses actually they weren't units
03:45i've owned 2 000 houses i rented long term i own thousands of apartment units now uh quite a few
03:51more than that and and in 2006 my net worth went up 17 million dollars while i slept and you
03:58might say
03:59wow and i said wow and i got a head so big i could barely fit it through a door
04:02i thought i was a freaking
04:03real estate god and you know when that happens god of the universe will give you a nice little
04:07smack well that was 2008 i lost 50 million conservatively in 2008 and nine and so what
04:14i'm known for talking about is the mindset it took to have that to lose in the first place and
04:18then
04:18maybe even more importantly the mindset it took to recover from losing it um so you know we can
04:23certainly talk about that a little bit uh if you want or you know we can get right into the
04:27state of
04:28the market which is kind of crazy right now in my space so yeah yeah it is um i i
04:33do want to touch
04:33just briefly on that because so many times when i hear people that are just getting started out or
04:39maybe they have a portfolio or a house or two um they run into to them what seems an insurmountable
04:46obstacle and insurmountable to them it's a crisis like maybe a water heater breaks or something hits
04:52you know you know something happens whatever it is and it costs money and they feel like they've
04:57they've ruined their chances and they're screwed um but that is never the case and it's never has
05:02been the case and you can always back that bounce back from incredible failure and you're the case and
05:07so why don't you just tell tell me a little bit just give me a high level on the yeah
05:12the by the way
05:13if you know anybody that lost more than 50 million please let me know because that'll just make me feel
05:17better about myself but listen and by the way if you're listening and you haven't gotten started
05:22yet you know you're in a w-2 job you might even like the job maybe you're comfortable here's the
05:26problem we know the comfort zone is a nice warm place we also know nothing freaking grows there
05:31right and so and i gotta tell you let me digress for just a moment i don't know if you
05:36heard you know
05:37uh i don't know if you heard elon musk on joe rogan's uh podcast his most recent interview on joe
05:43rogan
05:43you know if you're in a job where you sit in front of a computer your job is likely going
05:50away
05:50very quickly like literally it could be in the next couple of years and so you know i'm not trying
05:56to scare you but but you know uh very often in life we have to reinvent ourselves and and i'm
06:01actually reinventing myself right now because multi-family uh is is i enjoy it but i don't love
06:07it as much as i used to and and so i'm i'm getting into senior housing as well now and
06:11so i'm still
06:12doing multi-family but but i'm i'm i guess i'm using me as an example there but i'm i'm going
06:17to
06:17be uh uh uh i'm i'm doing i'm going to hit senior housing really hard we can talk about that
06:22why in
06:22a minute but yeah but um you know you may have to reinvent yourself if that's you you know if
06:28you're
06:28an it for example if you're a programmer for example candidly even believe it or not even doctors
06:33uh you know robotics is going to take over surgery and things like that i mean it's crazy how fast
06:38it's happening and so you know if there's ever a time to get into a side hustle it is right
06:44freaking
06:44now if that's you you know i'm again not trying to scare you and and you know uh there's lots
06:49of
06:50incredible opportunities you know there's 10 000 people a day turning 65 in this country and a lot
06:55of them own businesses so it's an opportunity to buy businesses of course real estate i teach
06:59multi-family i teach every asset class at this point now by the way all commercial real estate so you
07:04know get your butt to one of my boot camps but the bottom line is if that's you don't wait
07:09for
07:09the freaking shoe to drop is my point okay so anyway i digressed for a minute there so if if
07:15you
07:15are if you know you want more if you know you and your family deserve more the strategies that i
07:20utilized to recover from losing 50 million dollars are the same ones you'd use to get started first
07:26thing it starts with knowing what the hell you want you got to do your goals and you know if
07:30you come
07:30to one of my boot camps the first thing we do is goal setting on steroids because that's how you
07:33create that burning desire that hunger to get uncomfortable you know to push yourself to get
07:38to push through fear to push through limiting beliefs to actually freaking go do it so it starts
07:42with goals so you know that's that's that's why we do that the first thing in my boot camps and

08:01you know you know this gabe people spend more time planning a freaking christmas party than they
08:06do designing their lives doing your goals is designing your freaking life so go do it even
08:10if you're not interested in real estate go do it and and have your kids do it if they're over

08:14years old have your spouse do it make sure you're aligned on your goal so it starts and i remember
08:19um when we spoke last time you you broke it down in a way that i hadn't heard it broken
08:23down before
08:24um how you uh deal with your oh i i actually i used to expand on the goal setting just
08:28come come do it
08:29but yeah i taught i teach you you know to determine the why because it's the why that drives you
08:34that's
08:34probably what you recall gabe right well no you were uh um because you had broken it down into things
08:39you wanted to be things you wanted to um to have yeah everything you do and have yeah yeah i'd
08:45never
08:45heard it phrased that way and i really liked that yeah um because you know they're material things are
08:51things that that can motivate you and so sure most people say but but doing things for other people
08:56will motivate you yeah doing things travel will motivate you you know uh learning new things will
09:02motivate you so so yeah we get into all that but but again if you go to rod's links even
09:07if you're
09:07not interested in attending one of my boot camps uh then then to go to rod's links and do the
09:12goal
09:13setting have your kids do it have your spouse do it then the next and i would suggest people listening
09:17i would suggest you guys do that because it was really good you can listen to the earlier um recording
09:22that we did with rod although that was at the very beginning of my podcast career and the recording
09:26quality was not as good and so i would definitely recommend actually joining it's only an hour for
09:31god's sakes you know you spend that much time christmas shopping you know or birthday shopping
09:37whatever planning a party go go design your life you know you'll love it you'll leave so freaking
09:42motivated you'll be coming out of your skin but then the next piece is you got to make a decision
09:46okay you know you got to decide okay enough's enough i'm gonna you know like like when i lost
09:51everything first thing i did was reassociate with my goals and then i crawled out from under the rock i
09:55was
09:55hiding under for a few months said okay get off your freaking pity party and go make something
10:00happen make a decision now the latin root for the word decision means to cut off okay it doesn't mean
10:05dip your toe in the water it doesn't mean one foot in one foot out i mean a great analogy
10:09for a decision
10:10if you're going to attack the island in battle you burn your ships because you're taking their damn
10:14ships home that's a decision okay but you got to make that decision and then and then then you got
10:19to take the first step you know dr martin luther king said you take that first step in faith the
10:24next step will be revealed and you know a lot of people in my business are analytical and and if
10:29that's you and you're listening i love you and you're some of the most successful people in our
10:32business but i also know how you have to check off every single freaking box before you make a move
10:37and if that's you it's okay but i want to give you an analogy and the analogy is you can
10:42drive all the
10:42way across the united states at night with your headlight only seeing 50 feet in front of you
10:47you know you can make it you know other people have made it before you you may have obstacles
10:51but you know it can be done it's the same way with with this or candidly any business but you're
10:55not
10:55going to see the whole path you just gotta you gotta trust and have some faith and take freaking
11:00action because i'm gonna tell you you know if you're analytical i know you may fear failure i'm
11:05going to tell you fear regret don't fear freaking failure fear being in the same place you are right
11:10now a year or two from now unless you absolutely love where you are right now you know there was
11:14this
11:14nurse in australia i may have mentioned that the last time we interviewed her name was brawny where
11:19she was a hospice nurse okay so she took care of patients when they were about to die and she
11:23asked
11:23him a question gabe the question was do you have any regrets and she wrote a book about it's like
11:27a
11:27national bestseller something like the five regrets of dying or something like that number one regret was
11:32not living the life i could have lived living someone else's life not doing what i know i'm capable of
11:38fear that don't fear failure fear i've you know i'll tell you something i call my failure seminars
11:44because they're the only failure you don't get your ass back up you don't get the lesson right
11:48well i have built 29 businesses so far in my career i was shocked when i counted you name it
11:53i've done
11:53everything gold buying which i wish i was in right now guide a couple gold buying stores you name it
11:57i
11:57won't bore you with all of them but but several worth tens of millions of dollars most were spectacular
12:04regular flaming seminars okay we fail our way to success guys so don't fear failure
12:09i've done that plenty of times too and i uh yeah but it's totally true because you you don't know
12:15whenever you start something you you don't have certainty that it will succeed but you have to
12:20start it anyways and eventually something will work out you just need to keep keep going listen
12:25you build your competence it starts with competence so if you're gonna do a side hustle for god's
12:31sakes learn it okay if it's multi-family get your ass to my boot camp if it's you know buying
12:36businesses go learn that if it's trading whatever it is you know there's a lot of opportunity and and
12:41you know and i think we could be heading for a bit of a meltdown economically globally uh based on
12:47what i'm seeing with with with with the big banks rushing into gold it's amazing what's happened
12:52with gold good god i bought it at 1500 it's at 5 000 now it's just crazy so i i
12:58kind of want to
12:58pause on that um okay uh global meltdown i haven't heard that uh that severity i i i'm you know
13:06i i
13:06gotta tell you i try not to be a doom and gloomer you know i've had to doom and gloomers
13:13on my podcast
13:14you know uh people like um oh god i'm gonna draw a blank um uh schiff peter schiff um harry
13:21dent
13:22um you know guys that have been talking about a crash and well harry dent if i'd listen to him
13:27he absolutely called the 08 crash and they're all like hey it's about to happen we got 38 trillion
13:32dollars in debt you know you know the supreme court hasn't ruled on on on that appellate decision
13:38taking away trump's tariffs and i'm going to tell you if they uphold that uh i think we're in deep
13:44shit because because that's how we are that's the only way i can see us minimizing that national
13:50debt that we have is through tariffs you know the kind of the country's been screwing us for decades
13:54i get a lot of hate when i talk about this online but but uh you know the the the
13:59anti-trumpers but
14:00the bottom line is i'm not educated enough to have an opinion on those but yeah okay fair enough but
14:04but i'm going to tell you i i i hope it doesn't happen because it'll be very sobering uh but
14:11you
14:12know you can't keep printing freaking money okay look at look at countries like venezuela you at some
14:18point the piper has got to get paid and a lot of you know there's a lot of countries are
14:23selling
14:24their u.s treasuries which used to be the gold standard for you know for plug your money and
14:30billions tens of billions are being sold right now by china by other these other brick nations and so
14:37listen i i pray to god it doesn't happen the dollar is still the is still the number one standard
14:42but
14:42it's losing money every single day because they're printing money every single day and so you know at
14:49some point at some point it's got to give and when it does god help us because it's you know
14:54maybe ai
14:55will will help with it who knows uh but uh you know i don't i don't want i don't want
15:00to scare
15:00anybody i i just want to i just want to open eyes to you know here's what's possible how do
15:05you protect
15:06yourself with hard assets gold real estate businesses that produce cash flow because that
15:12that you know if you're just in cash i'm buying more gold today actually literally i'm wiring money
15:17after this call i've got it i just moved it and i'm wiring i'm gonna i'm gonna pay freaking five
15:21thousand dollars an ounce to buy some gold my i believe it's i believe it's going to continue going
15:25up and of course i've got money on the sidelines to buy real estate because there's we're seeing some
15:30great deals in real estate right now i'll give you an example i do i do want to pivot into
15:35that one as
15:35well a little side story on the gold uh gold comment my my uncle um he bought you know little
15:40gold uh coins for every family i have i have between the time that he bought it and when he
15:46gave it to everybody as the christmas present uh it went up in value five hundred dollars an ounce
15:51and he was just like i gave you got an additional five hundred dollars there so it is crazy how
15:55much
15:55how much it is increasing dude it's more than that i paid fifteen hundred it's five thousand
16:00an ounce right now that's okay that's crazy i mean i've got a bunch of it down in a
16:05vault in sarasota here and and and you know it's it's it's it's it's been really nice but anyway
16:11multifamily so i have a 200 unit asset in san antonio i have a couple of mass sets there but
16:17but one of them is 200 units the one next door is 300 and some units okay it's sold for
16:2243 million in
16:2322 the bank now owns it it's down to 28 we're not even interested unless it gets to 24 43
16:31to 24 that's
16:32what's out there right now okay oh because of uh because of interest rates just doesn't make sense
16:37and and rents have dropped and expenses have gone up or three percent yeah right okay so it's it's
16:43because the interest rates and the expense ratios i i t i used to teach a 50 expense ratio it's
16:4860 now
16:49so you know you you your expenses you know all income on all it all the income on on the
16:55property
16:55uh uh subtracted by uh property related expenses without debt it's 60 now so interesting so you
17:03know those things are impacting the multifamily space of us so there are screaming deals coming
17:08and again i talk about doom and gloom yeah i want to pivot a little bit into um because this
17:13is a short
17:14podcast and i want to talk a little bit about senior housing why you're pivoting into that why that is
17:18now
17:18your focus because there's the hottest thing so yeah because there's 10 000 people a day turning 65 in
17:24this country i just turned 66 i'll buy one for myself yeah so so i bought my first assisted living
17:31facility in pittsburgh which surprised me because that's not a market i would normally go into but
17:35i'm just doing the real estate piece i'm not taking care of grandma i've got it we've got a really
17:39good
17:40operator that's that's seasoned and proven that's taken get that's doing that piece and um you know
17:46there's a huge shortage of beds huge shortage of beds and so it's really going to hit in 10 years
17:53i mean
17:54when people start turning 70 10 000 people a day start turning 75 holy crap and so there's and and
18:00the cost to build these is like 200 to 250 a bed we're able to buy them for sub 100
18:07a bed okay oh and
18:09so so there's a real opportunity and the returns are fantastic um so i'm very excited about it i'm i'm
18:15i'm teaching it now so you know um go just just like one layer down into your underwriting and what
18:21you're looking for when you look at these sure sure well the big thing in the underwriting is you want
18:26to look at the at the average home price in the area you want to look at the age demographic
18:31in the
18:32area you want to um um you of course you look at absorption you know what the competition looks
18:38like but the other big thing is the ability to hire staff um because you know they they these these
18:46jobs don't pay the greatest and so one of the things that i did in my analysis of this operator
18:51was i really and i've owned big companies i've had 100 well big in my view moderately i have 100
18:57employees for example not huge but but you know i'm really big on culture for example i'm really big on
19:03with the employees you know how do you educate them continually how do you praise them how do you
19:08validate that how do you empower them how do you keep them happy because that's more important than
19:12the money and so i was really impressed with the answers i got from this particular operator the
19:16proof's in the pudding we'll see how they do and i'm going to a conference in nashville here in a
19:20couple of months and and we're going to interview other operators just to see you know just just to
19:25hedge our bets and but well i also want to kind of hover on that um that specific tactic that
19:31you use
19:31is you chose an asset class and then you went out and you found an operator that you can partner
19:35with to do to do the work yeah it's a very it's a very detail-oriented litigious uh you know
19:44i don't
19:45want i don't want someone abused i don't want someone not taking care i mean i happen to love the
19:49elderly
19:49okay and i wouldn't don't get into the business unless you do and i believe that i actually got my
19:54assistant living director's license in 2007 in florida because i was going to get into it back then
20:00and then of course my world collapsed in 08 and so i i lost it uh but but that's how
20:05long i've been
20:06threatening to do this okay so do you have to have additional licenses to eat to just to buy the
20:12facility no no not at all no the operator is the one that gets licensed but that's how much i
20:16believed
20:16in this industry and i went and spent a three-day class and got and i could i could run
20:21an alf in
20:22florida back then i i let it go but but the point is um you know i do believe you
20:26you should love the
20:27elderly if you're going to get into this business not do it for the money and and and you know
20:31and
20:31i happen to love children and love the elderly so but but but the the returns are fantastic man they're
20:36they're they're they're really good and so i'm very excited about it but you know again like anything
20:42it's a business you got to run the somebody's got to run that business effectively and and there's
20:48there's quite a bit of quite a few moving parts a lot more than a than a multi-family um
20:52you know
20:53apartment complex i mean that's a business too don't get me wrong you pay 20 30 million for an
20:58apartment complex it's a freaking business and you know you do a business plan and you know with sales
21:02marketing operations all of that but uh senior housing is has got a you know a more complex uh
21:09component you've got to line out the food you've got to you've got to have the food approved you've
21:13got to have a fire exit plan you've got to have emergency power in case something goes wrong an
21:18evacuation plan you've got i mean there's just so many little pieces you are activity direct ads
21:24assisted living facilities not um buying something and then converting it into that correct no i'm not
21:29well who knows maybe down the road but this was an existing facility that was empty a lot of them
21:34a
21:34lot of them died in covet unfortunately you know and i i'm wrong wrong terminology a lot of people died
21:40in covet and a lot of these facilities suffered and died as a result of that and so there's an
21:45opportunity to snap those up which is what i'm doing yeah you know and if if um if uh if
21:51somebody's
21:51listening and has not and and is interested um just just ping me on rod's links or text the word
21:57links to seven two three four five that's where my goal setting is and and you can ping me there
22:01and we can chat if you've got an interest in looking at this but it's i mean listen it's like
22:07if you look at the baby boomers it's like a i hate to use this analogy but it's the best
22:11one
22:12if you're looking at it's like a rat going through a snake when you look at a population demographic i
22:16mean it's incredible they impacted suburbia they impacted diapers back in the day and they're going
22:22to massively impact senior housing and so you know i got crushed by the 2008 nine wave i'm surfing this
22:29one gabe okay and so where'd your lesson was that's all you right right right and so i mean when
22:34something's got legs like that it's it's you know you don't you're you're not fighting against
22:38something you're you're you're you know on the right side of it i guess is the point so we have
22:43already passed the 20 minute mark but before we move on um you have a really successful podcast a
22:47lot of people you know i'm a huge proponent of starting a podcast if you feel like it you know
22:52it's in your blood um but people who are interested who are listening to this podcast right now what are
22:57the benefits that you've seen of starting your own business in terms of how it's um how it's benefited
23:03your your your real estate side of things like how do you feel that that your podcast has enhanced
23:09your your actual the business that you run well oh my god so many different ways i get to meet
23:15awesome
23:15people like you i i i've interviewed some incredible people in the business authors you know uh gazillionaires
23:23you know coaches i hell i bring in my relationship coaches uh uh you know um uh every aspect of
23:31the
23:31business i learn a ton i hell i learn more than i than uh from from just interviewing and so
23:37it's
23:37been fantastic and of course you know people see that i'm real that you know i they see that i'm
23:42authentic i i don't i don't have a bunch of errors and try to bullshit people and and so you
23:46know when i
23:47go to raise money it's pretty easy you know i raise money from that assisted living facility in
23:51pittsburgh in three days you know and and so you know so that helps with that people bring me deals
23:57and
23:57of course i'm i'm a coach you know i i do a virtual boot camp pretty much every month and
24:01a half and
24:01and it's like a whopping 47 and i don't sell anything so it's kind of a no-brainer if you're
24:07interested for you know learn my business and two-day boot camp but you know so i i push that
24:12i don't
24:12really i don't sell advertising or anything like that i don't push other people's stuff it's just
24:17you know my boot camps and and um and it's been extraordinary i mean i i i i mentioned this
24:23maybe i didn't mention this to you but but my my student results for my coaching students
24:28eclipse everyone else combined my my students own 300 000 multi-family units alone and every other
24:34at tons of senior housing tons of student housing tons of mobile home parks which is more than all
24:38the rest of them combined big names you'd know and so you know i'm very proud of that um so
24:43i mean
24:44you can see on the wall behind me here here's some of the hundreds of thank you cards from my
24:48students
24:48you can kind of see the mess back there but uh oh maybe i don't know if it'll blur yeah
24:54it's okay
24:54yeah it might be blurred it might be blurred but i've got hundreds of thank you cards on the wall
24:58behind me um and i'm very proud of that you know it's it's it's also just on the coaching side
25:03it's
25:03really i actually just launched my own coaching um we do mostly lead gen and finding deals and and
25:09getting your first for the beginners getting their own um deals under contract and just being able to
25:15have an impact on somebody who doesn't who hasn't been down that road yet um and you know kind of
25:20getting their seeing them go through the process that you'd gone through before and and helping
25:25them go around obstacles that you ran into it's a it's a nice it's a good experience fantastic man
25:31you know i used to motivate me to have the lamborghini and the rolls and the bentley all the stupid
25:35shit
25:35i got what motivates me now is the student success i mean literally in our closed facebook group it's
25:40almost a deal every single day i mean it's incredible i mean and it's kind of got a life of
25:45its own
25:45i get goosebumps when i think about it and you know your your goals by the way if you have
25:49done
25:49your goals do them again get your ass to my link tree and do them again because your goals evolve
25:54you know i uh like i said it used to be the material stuff and now it's really it's and
26:00i know this
26:00sounds like sales bullshit but it's not i get i get i get i get just incredible gratification and
26:06satisfaction from the love i get every single day from students who are whose lives are transformed and i
26:12mean i literally get it every single day i get dms i get emails i get cards i get gifts
26:16i get hate every day too no one should have owned 800 houses no one no one should own 800
26:22houses
26:23well no one should sit in their mom's basement and bitch either but but i get love every day so
26:28nice man well i love the energy you bring uh bring to this podcast as well and but with that

27:34mom
27:34told him that she made twenty thousand dollars and he decided he was going into real estate
27:38go back to that version give him one piece of advice moving forward you know it's the question
27:43i ask my podcast guests okay because i don't want them to hear it from me i want them to
27:47hear it from
27:47my guests let's go bigger faster you know it took me 2 000 freaking houses to get that memo i'm
27:54a slow
27:54learner but you know if i'd have just been in multi-family in the 089 crash i would have survived
27:59it it was
28:00the houses that pulled me down so you know that's why i started my podcast to tell people if you're
28:04gonna buy and hold real estate for god's sakes don't do single family do multi-family ask me how
28:09i know and even on yeah and you know we've that has been echoed across so many different episodes
28:13and i i've uh gone into my story on when i got into self-storage and i bought small facilities
28:18thinking that that would say that would um lessen the risk it actually augments the risk because when
28:24you run into an issue you don't have as much cash flow um so yeah go bigger faster there you
28:29go
28:29a great piece of advice um all right next question is about the u.s it's a big place there
28:34is a lot
28:34of opportunity out there give me the single metro you're most excited about investing in today
28:40i i i mean i hate to go political but i will i won't invest in a blue state i
28:45pick your red state
28:46invest in a red state life's too fucking short for for the regulations the over taxation they're broke
28:52the stupidity that i'm seeing in some of this in some of these liberal states i'm sorry if you're
28:57liberal uh no yeah yeah whatever but but you're blind to it and i've got a blue shirt on too
29:02by
29:02the way so there you go but but anyway i i i life's too short for rent controls it takes
29:08nine months to
29:09evict somebody um don't i i could we could talk is there a particular um red state that you're i
29:15love
29:16texas i've got a lot of assets in texas of course i love florida if you can get past the
29:20cost of
29:20insurance those are my those are two favorites um i like the eastern half of tennessee i've got
29:27assets in nashville i like ohio i like indiana uh indianapolis there's yeah you just you just
29:33mentioned my two favorites is indian indiana and texas i like the texas triangle and i like
29:37indianapolis and those are you go that's kind of where i've uh found home with um all right next
29:42question is for you nope we've already done that one next question is about finding deals it all starts
29:47with getting in contact with the seller and pending that purchase agreement so what is your
29:50favorite way to generate leads and find new deals i'll give you a ninja trick if you're going to buy
29:55multi-family connect with a realtor agent or broker in whatever geographic sub market you're interested
30:01in tell them to let you know anytime a multi-family hits their mls system why because most agents haven't
30:08got a freaking clue how to price a multi-family deal and you can get phenomenal deals that way i
30:13know
30:14numerous examples of that have them alert you you'll let them write the contract you might even
30:18spiff them um and that is a that is a serious ninja trick nice i like that and it goes
30:24uh it goes both
30:25ways actually for um they don't know how to underwrite you know i do mobile home parks rv park
30:29self-storage my buddy kevin bupp bought a mobile home park that that exact same way from a residential
30:35agent and it was a screaming deal because the guy had no clue how to price it nice i still
30:40i want to
30:41get kevin bupp on here because oh he's a good he's one of my best friends just let me know
30:44and
30:44i'll connect you guys okay yeah he he was signed up but he uh yeah he he he's raised hundreds
30:50of
30:50thousands of dollars for my charity yeah he's a beautiful soul nice all right uh next question
30:55is about ai it is here to stay and i um i suggest people implement it in as many responsible
31:01ways as
31:02they can in their business so how are you using ai in your business today i'm probably going to start
31:07teaching ai okay so uh yeah uh i'm i'm i'm diving in right now i i mean listen if you're
31:13listening
31:14and you aren't embracing ai huge mistake okay uh i mean it's it's a little sobering what's the
31:20possibilities with ai it's a little little little scary actually candidly but there are incredible
31:26opportunities uh the the the technology is incredible we're using it in our marketing we're
31:32using it in our presentations we're you we're working through the the back end right now
31:37to cut expenses and improve systems um and uh you know i'm i'm hell i got a book oh no
31:45it's that's
31:45right it's audio uh the uh the is it the driven ai leader or the something ai leader it's fantastic
31:52book
31:52uh but but i'm i'm i'm embracing it i'm gonna i'm gonna learn everything i possibly can about it
31:58yeah and very possibly start teaching it yeah yeah the easiest hack as you teach as you teach
32:04you become better and so i'm i'm being a little selfish part of part of the reason i want to
32:08teach
32:08it is to become really good at it yeah yeah no and i totally understand i feel like i'm i
32:13i use it
32:13every single day and i'm constantly learning and i feel like the easiest hack to suggest people if they
32:18want to you know use ai more efficiently is just to um for instance like gemini uh connect everything
32:25to it connect your calendars connect your email connect everything and then whenever you have
32:31something that you would normally go to like outlook for or um i don't know your task app or
32:37whatever you know as reminders just open up gemini and uh and tell it what you want it to do
32:42send an
32:42email to x um you know remind me that i want to go to this store on this day at
32:48this time and it will
32:49just do everything and then it will remember that when you talk to it later on and it will it
32:53has
32:53everything in context and so um just connecting connecting apps to the ai that you use is something
32:59that not a lot of people do and it's just the simplest step that you can take um anyways yeah
