00:36The biggest variable is the fireplace.
00:38Other than that, I feel like it's smooth sailing from here,
00:41but I shouldn't have said that out loud.
00:42Sounds like I get to keep both my fireplaces.

00:51What makes the mountain house so unique and perfect for our family is that it's got three
01:00distinct structures, and it finally feels like we're getting close on all of them.
01:04It's got the main house, which now has all of this beautiful wood that's blending perfectly.
01:10And then there's the large cottage, which is looking great with the new plaster that we
01:14added.
01:15And then the tiny cottage.
01:17This is the cottage that really spoke to Ella.
01:19So she's designed it.
01:21The paint, the wallpaper, all of that is done.
01:25Now it's just the little things that are going to really make it feel special.
01:29And today, we're hoping to find some treasures at one of our favorite stores in Waco.
01:33I love you see art, trays for your coffee table, a holder for your soap, you know, just
01:37like anything.
01:38I don't really use bar soap, but...

01:57We found a lot of these really cool little treasures that are going to be
01:59perfect in Ella's space.
02:06Since Ella's starting college in a month, today is a really important day to just nail
02:10down all of the final details to this little cottage.
02:14So we taped out the exact measurements.
02:16I wanted Ella to be able to see how the selections that she chose for the space work in it.
02:21So we have a plan to work off of.

02:26That's so fun and unexpected, and I love that.
02:28I want it to feel like cozy and a little bit darker, but then the kitchen to feel more
02:32like light.

02:34So that's why we went with the cream.
02:36And then the green cabinets to tie it all together.

02:41Ella has always been, from early on, very interested in design, but also just has that natural instinct.

03:32When it's a small space, you always hear people say, paint it light to make it bigger.
03:36Well, you chose to go dark.
03:38You kind of bucked the rules and said, but this is what I want.
03:42It's fun to see her come into her own style.
03:46On your first design project, you really stepped out to kind of just teach me something,
03:53which is like, don't be afraid in a tiny space to go big.
03:57And I love it because I feel like it's you.

04:04And crew is going to love it.

04:12It's been about three weeks since our last trip to Colorado and we've made a ton of progress.
04:21Most of the drywall is up.
04:24We started installing the oak paneling on the ceilings and the walls throughout the house.
04:30We added the trim in that primary bedroom.
04:33And the parquet floors went into the reading room.
04:37We're still waiting on those permits for the fireplaces, but we're really moving forward.
04:42It's just a fun day to be here and to see all of this activity.
04:46We got a lot going on, so get ready to enter the beehive.

05:11So we did this like a stair step install with the wood.

05:17This feels special.
05:18How hard to do this downstairs.
05:20Like, I know we didn't plan for it, but anywhere where I'm doing this wood, this
05:24is going to feel dramatic.
05:26Because even looking up, but knowing the walls will be like that, there's almost no dimension.

05:34So this is the tongue and groove that we were originally going to go with.

05:40I think I just feel like if you could add that little piece, it would just make it richer.

06:24So in some ways I was trying to impress her every step of the way.

06:48I really wanted to add texture and more story next to all the simpler paneling.

07:05The trim in the primary, it felt like this beautiful reveal.

07:12The goal was you see a little feminine, you see a little masculine detail.
07:15You've got the beams that are masculine, you have the wood that feels more textured,
07:18but then you have the little arch detail that makes it feel a little more cottage feminine.
07:22It's almost all masculine.
07:23You haven't seen it done.
07:25All you're looking at are the big shiny things.
07:27But are you saying, are you going to screw it up from here out?

07:30It's going to be a little balance of me and a little balance of the ginger right here.

07:34Joe, remember last time we were here, that artist was sitting there hand painting these beams.
07:38It was like unbelievable.
07:39He was so meticulous, giving it the illusion of cracks.
07:43This really was least expensive option.

07:46It just looks super sharp, man.
07:48And the space, super tiny.
07:50And we already knew it was going to be tiny, but it's going to work.

07:53This wide case opening gives you that illusion that it feels bigger.

07:58So we have three samples on the deck for you guys to look at.

08:06This is obviously going to patina over time.

08:33Hey, Steve, what do you think about us building a fire pit down here by the river?
08:37It'd be fun to incorporate some little quirky patio sitting area.

08:44And with this new fire pit, we have a lot to accomplish in the next six weeks.
08:48But it feels like everything's coming together and we have a few more days here to finalize details for the rest of the house.

09:11Today's the walkthrough of the kitchen.
09:13The more I started thinking about what this home would become, it was really around the kitchen.
09:18You know, 15 to 20 people could be here at one time.
09:20And so the existing kitchen was not conducive to what I knew we were wanting to create.
09:25The cabinets are halfway installed and they look very lodgy.
09:28Like I like the way that that's coming together.
09:30It's just finalizing the floor stain.
09:32Okay.
09:33That feels too orange.
09:35Wondering if they can come in with a bleach.
09:37So it just feels a little more natural.
09:39Okay.
09:40Because it's making that look green.
09:42It is.
09:43The backsplash is about to get installed because we finally received those hand painted tiles.
09:48This is the new batch of tile.
09:50They did try to eliminate some of the variation and darken and friction the color.
09:54I think that looks good.
09:55So I think it turned out good.

09:57The tile has been one of those things where the color variation has been a bit of an issue, but I saw the tile today.
10:03It's beautiful.
10:04It's a lighter green, but it's still going to be pretty.
10:06I mean, I feel like it's going to still play off of what's happening on the outside of the windows.
10:09This was meant to be the kitchen all along.

10:11Moving that kitchen from where it was into this living room feels natural.
10:16I cannot wait to get to cooking in there and having that huge table right down the middle.

10:28When we get back to Texas, the biggest thing on my list is furniture.
10:32I really want to find the perfect dining table for the kitchen.
10:35We're back in Texas and I'm on the hunt for some big furniture pieces for the main house in Round Top.

10:47I love finding older pieces with tons of character and giving them new lights.
10:52Mixing new stuff with antique accents creates great design moments for almost any project.

10:59We found a dining table.
11:01I think out of everything we were looking for, the table was the thing we thought we were going to have to custom build.
11:08It's going to be right down the center of the kitchen.
11:11It's like over 40 inches wide, which is perfect.
11:14So I think this will seat about 12 and we love it.
11:19It's been a long day.
11:20I have no other words to say except it's been very successful.
11:24So it's almost time for Ella to head off to college.
11:31We finished the styling plan for her cottage.
11:34But there's one last finishing touch I want to work on right before she leaves.
11:38I love this little shelf, Ella.
11:40The scallop, I think, is really sweet.
11:42And I also know you love mugs and cups.
11:44So we needed a place to put those on the walls.
11:47Today, Ella and I are doing a little makeover on a piece that will go in the kitchen pantry in our cottage.
11:53We found this cute little vintage scallop shelf, but she didn't love the color or the finish.
11:57And so today we're painting it.
11:59This is where I want you to decide.
12:01Do you want to paint it green, the color of your cabinets, or do you paint it cream, the color of the wall?
12:06I think I like the cream.
12:08Perfect.
12:11Ella, this is what I used to do the early days of Magnolia where I was painting everything and then sanding it.
12:17I loved that I could take an old piece and just put a little paint on it and a little, like I would say, the fairy dusting of the sanding and watching that fly off the shelves.
12:26Because I think that's what people love.
12:27They love that story and that character.
12:30I don't want it to be perfect, so I'm just kind of coming in.

12:40It's like a little bit cleaner strokes.

12:44I love that she's taking control and she has no problem telling me this is what she wants.

12:55I'll show you how I like to just sand some of the edges and to let that wood come through so it doesn't look like a piece someone just built for you.

13:12Getting to do this with her right before she goes off to college feels really meaningful.

13:51Right before we left Waco, we got some really good news from Steve.
13:54Yeah, I wanted to let you know we were able to finally receive the permit for the fireplace.
13:59That is awesome.
14:00So now all the masonry for the fireplaces can start going in and the additional stair step paneling I asked Steve for has gone up.
14:07In the small cottage, we added the arch openings Ella wanted for a more feminine feel to the space.
14:13And today, Chip is installing the cutie tile that Ella picked out.

14:23We're doing all the finishing touches on Ella's dorm.

16:31A lot has been going on downstairs in the main house.
16:34The wallpaper is starting to go up in the bunk room.
16:37We're laying the tile in the bunk room bathroom.
16:41Down by the river, we've been working on that fire pit that I'm really excited about.
16:47And we're hustling to get the foundation for both of these fireplaces completed on the exterior.

17:03Because we got two fireplaces.
17:04So they're working on the foundation on the outside for the main fireplaces in the house.

17:21We're actually going to angle the chimney flue under the deck and tie into this fireplace above.

18:16The bathroom tile wanted something, again, a little more feminine, a little more charming and cottagey.
18:21I just think it's so sweet and it's a nice balance to all the wood on the walls and even on the ceiling.
18:26I say the downstairs is about 80% there.
18:29So I just feel like I'm moving into every space and I can see the finish line.

19:54Construction on the mountain house is almost finished, so I'm finalizing all the styling and everything we're going to be putting in the house.
20:02The thing I've kind of waited a little bit on are plants, which I wanted to source in Waco at one of my favorite greenhouses.
20:09I wanted Mikey to come with me today because she's the plant lady expert of America and Colorado and Texas.

21:40We finally finished all of our preparations in Waco and over the last few weeks, trucks have made their way to Colorado for staging at the Mountain House.
21:54The distance has definitely been a challenge, but now that it's all ready to go, I can't wait to start bringing these spaces to life.
22:01So it's the first day of staging at the Mountain House. So exciting. I have been waiting for this day for it feels like a long time.
22:10This reminds me of every other fixer where we're moving into rooms that are still not completely finished.
22:15There's still so many workers in the house.
22:17What we're trying to do just for our minds is maybe try to finish one room at a time as far as getting everything hung and all of the furniture placed.
22:26But I love the energy of just the hustle.
22:29The saw, everything about it, it's like work is happening.

23:30You can overdo it and then it just feels a little too shabby or something.

23:38This is such a tight timeline on just trying to get everything in the house.
23:42And so we have so many Magnolia family members here with us.
23:47I just think this is like a fun party.

23:50Everyone's kind of tackling each room.
23:53We planned it pretty tight to where everything's like a map.
23:56Basically, when everyone got here, it was like this goes in room one, this goes in room two.

24:02So they just cleaned out this portion of Ella's cottage and I'm wanting to get the bulk of her stuff in here.
24:08She actually comes tomorrow, which I'm so excited.
24:11I haven't seen her since I dropped her off at her dorm.
24:15Really trying to get everything buttoned up in there today and tomorrow before she gets here so she can just have full reign in there.
24:22You know, this project has been very personal as a family and an extended family.

24:27It's not just about I want it to be pretty.

24:33Now as I'm stepping in and it's all coming together, it's like, ah, it feels like it's right.
24:38We're about 80% done with the staging in the main house, but we're still waiting on the kitchen and the living room.

24:58And so we timed it to where she could fly here over the weekend and tackle her little cottage.

29:35We are finishing up the main space, which is the kitchen, dining, and the living room.

29:41But what we can control is the tiny cottage and the big cottage.
29:46Now that the big cottage is done, I really wanted Chip to walk through it.
29:49We repainted the siding a really beautiful green, added new shutters, and then the hand-hewn beams on the porch.
29:55Love that we've been able to refurbish those cool rocking chairs.

30:09As you step into the house, we added the fireplace, which I think is the biggest statement in that room.
30:16And then the two new windows.

30:29I was really thinking about our boys when I designed this cottage.
30:33This just feels like a more masculine-feeling space.
30:39We painted the ceiling and the trim a really pretty green.
30:43And then we plastered all of the walls and the main space, which is really, like, moody and earthy.
30:49And then added a few feminine touches.
30:53We added some gingham fabric to the window seat.
30:56I love that that was existing, so wanted to really highlight that.
30:59Something about it is super charming, you know?
31:02The Dutch door that was in the existing kitchen in the main house is now here.
31:06And I feel like it feels just perfect in that spot.
31:10And we just galley-kitchen this by adding all new cabinets, because theirs were shot.
31:16Added this cute little scallop bin hood, which I love.

31:20And then this really pretty tile for the backsplash.
31:23Use the existing butcher block countertops.

31:30We had these for Ella's cottage, and her ceilings were too low.

31:41We kept the tub, sink, toilet all in place.
31:43Kept the existing vanity, added new countertops.
31:47And then we did a really pretty black and white tile on the wall.
31:50And then added new light fixtures and hardware.
31:53I just think this turned out great.

31:57And last but not least, the bedroom.

36:55This was the original range.
36:58So we just put this little stove here.

37:03We created this little nook right here.
37:06These beautiful floors are antique.
37:09We added paneling on the walls.
37:11A darker color but then vertical and horizontal.
37:13So it just felt super interesting.
37:16And then here we created a cased opening.
37:20To make this feel a little more defined.
37:22This is a tiny powder bath.
37:24Oh it's so cute.
37:25Look at the tile.
37:26It's a little sink.
37:28Yeah.
37:29So pretty.
37:30We're walking into the primary.
37:33That is beautiful.
37:34This is another space where it's like.
37:36Oh if you could imagine it before.
37:38This was all walled off.
37:39There's no bathroom.
37:40There's no closet.
37:41So we opened that up.
37:43Added wallpaper and a sweet scalloped trim.
37:45We added the light oak onto the ceiling.
37:49And then again we faux painted these beams to match.
37:52That balcony was already there.
37:54These windows were there.
37:55I think the biggest thing here is I didn't want to do a door to the bathroom because I wanted this space to feel larger.
38:01And now you walk into the primary bath.
38:05And then again there were no closets.
38:07So adding all of this closet space.
38:09Water closet.
38:10Shower.
38:11A tub by the windows.
38:13Added the double vanity.
38:14All this beautiful wood.
38:16All the wood and all the detail looks original.
38:19That was the goal.
38:20Okay so now I want to take you downstairs.

38:26I love this gorgeous wood.

38:30Just kind of Swiss chalet inspiration.
38:33And then here I want to show you another guest bedroom.
38:38So we just plastered the walls.
38:40Painted this trim green.
38:42Added new sconces here.
38:45There was no bathroom connected.
38:47And now we created a really pretty bathroom.
38:52With a double vanity in that same light oak.
38:55Black countertops.
38:57These pretty mirrors.
38:58And a picture frame tile in the shower.
39:02That's amazing.

39:04And then let's walk out into this hallway.
39:07Just cut into the stairs and created this little nook moment so it felt bigger.
39:12And then stepping in here so this was their primary suite.

39:17But I turned it into living space.

39:21I can imagine all the kids.
39:24So this is kind of the game room.
39:26Hot cocoa coffee bar.
39:28I love this hand painted tile.

39:40If you look in here, this is the laundry room.
39:41This was actually their bathroom.

39:49And then that vintage ski wallpaper.

39:52And then stepping into here, this was the primary bedroom, but now this is the den.

39:58I love that every room almost has a fireplace.

40:03You know Chip loves wood burning fireplaces.
40:05So we added that new fireplace, the French doors.
40:09I love this little nook right here with new fabric.

40:15I feel like this is like a cute moment to read a book.
40:18This is where we're all going to probably hang out.

40:23One thing I'm probably the most excited about, this was their closet.
40:30And now this is the bunk room.
40:33So four beds.
40:35These beams were there.
40:36I added some tongue and groove, added the pretty wallpaper.

40:41This room is inspired by our girls.
40:43This is the space that they're going to be in.
40:45It's really sweet.
40:46All the stories.
40:47And then the bathroom for this space, but also for the guests out here is right here.

40:52So we turned this part of the closet into a bathroom that ties into the design of the bunk room.
40:59But look at that plaid tile.
41:00And I love the mirror and these sweet little sconces.
41:04All the wallpaper and tile is still so special.
