00:00Quaint fishing villages, panoramic ocean views, surf, sand, waves, and tides. For
00:09people all around the world, the coastal dream is just a move away.
00:21It is kind of crazy that we're doing this with a nine-week-old baby. I mean I
00:26feel like I literally just left the hospital. Things are gonna be a little
00:30crazy for a little bit. Yeah. I'm Ashley. And I'm Dylan. We've been together for about seven or
00:34eight years now, married for four. And now we're looking for that dream oceanfront home.
00:40We met online. We really thought it was gonna be a one-time, one-date thing. I'm just this country
00:46bumpkin from out here on the east coast and I had never actually been on a date with someone from
00:52Toronto before. It was new, it was cool. And I trapped you immediately.
00:56And she trapped me immediately. Now we're married. Now we're married.
00:59With a baby. With a baby. Eight years later. Our son's name is Itai. In Shona language,
01:06Itai means do your thing. And if you know my husband, it's perfect.
01:11So I grew up in New Brunswick on the Bay of Fundy and I'm all about the water. The crabbing and the
01:17fishing and the beachcombing for sea glass. So I have a 22-foot sailboat, kind of my pride and joy.
01:26Other than our baby. Until my baby came along. But anyway, he'll be my little sailor.
01:33We live in a condo right now in Halifax. It doesn't work for us anymore because we need some
01:37more space. And now that we have a baby, we really want to make sure that we're planting
01:41down roots here in Nova Scotia. Living on the water was a dream. It was not possible for me in the city,
01:47in Toronto. And then the minute I moved out here, it was all of a sudden there's all these
01:51possibilities. That's why we need a house on the water so that he can get out there,
01:56be on the water, and I can have a cocktail and a floatie.
02:00The wish list for the new house is I would really like a nice view with a beautiful deck.
02:05I just want a place that after work, I can come home, have a glass of wine on my deck,
02:09overlooking the water. Three bedrooms, two bathrooms if possible. I'd like to have one
02:14or two more children. And then we also need like a guest room for people when they come visit.
02:18It'd be nice to have a big kitchen, be able to host our friends and our family.
02:22I am a bit of a hoarder when it comes to my clothing, so I do need a lot of closet space.
02:28I'd love a place where I can put my boat, having sort of a boathouse or a shed or something to store
02:35all the toys. We'd love to be 30 minutes from the city so that we can both get to work within
02:41a reasonable amount of time. The more green space, the better would be ideal too. Being close to the
02:49water but also having a bit of space. You want it all. I want it all too. I agree.
02:59Our budget's around $650,000 I would say, right? Yeah, I think we just want to make sure we still
03:05have, you know, money left over to shop, go to lunch, go to dinner.
03:12We have a baby. We need to get the baby settled. So something that we can move into and just start
03:17living our lives immediately would be ideal. The sooner we find that house, the sooner we can move
03:22in and the sooner we can get doing the stuff we want to do. Our real estate agent is Riley. He's
03:28a friend of a friend of mine. Riley's just so easy to talk to. He understands, he listens really
03:33attentively to what your needs are and I just trust him completely. Ashley and Dylan, they'd like to be
03:39within about 30 minutes of the city. It's pretty tough to find an oceanfront property below the 700 mark.
03:44So I think we might have our work cut out for us here.
03:51Today we're in Ynots Point. We're just outside of Tantallen, which is about 20 minutes shot to
03:56Halifax. Great location for any buyer that's looking for a mixture of outdoors while being
04:01commutable to the city. I think this is a great property. It's got a ton of charm. It's a little
04:06bit small, but it fits the budget. Overlooking the water, there are a few things that could use a
04:12little bit of work, but with that extra wiggle room, I think they can get what they need out of it.
04:16Hey Riley! Nice to see you. What a great spot. Good to see you. Welcome to Ynots Point. It's beautiful
04:21here. Yeah. I love the shutters on the house. Yeah, it's super cute. This is the first house I'm taking
04:28Ashley and Dylan to. It's a three bedroom, one bathroom home, just 20 minutes from downtown Halifax.
04:33There is 1,102 square feet of living space and it's where to cross the street from an ocean inlet.
04:37This house is listed at $589,000, which leaves a ton of room for upgrades.
04:43So do we have any outbuildings or any storage outside of the house? Yeah, we got a nice big
04:48shed in the back. They did have a garage at one point, so there's a foundation there if you wanted
04:52to build a boathouse. Marina just up the road for about five minutes if you wanted to drop the boat
04:56in the water for the summer. Awesome. All right. First house, you guys want to have a look? Yeah,
05:00excited. Let's do it. Hey, this is cute. Super cute. Yeah, this is really cute. What do you think
05:09of the floors? I love the floors. I love the wood. I love the beam. I think that's super adorable. I
05:15will say there's nowhere to put coats and stuff in the front. That's kind of stressing me out a bit.
05:20Yeah, that's a big thing for me as well. Walking right into a living room kind of drives me nuts.
05:24Yeah, the view is really nice from here. Yeah, this is great with the porch. I do like the porch
05:30a lot. It's adorable. Yeah, the covered porch is personally a dream of mine, sitting out there,
05:35drinking coffee, watching the sunrise. Well, as soon as we get the boat in, Riley,
05:40we're going to need a babysitter, so you got your own speed dial. Yeah, all right.
05:44We check out the dining room? Yeah. Really claustrophobic in here. I mean,
05:50this would not fit a table of eight to ten people. Definitely not. No.
05:54I mean, with your guys' budget, there's some room there if you wanted to do a bit of a remodel.
05:58I can see a partial view of the water from here right now, but probably be knocking down most of
06:04these walls. I can see a partial view of the water from here right now, but probably be knocking down
06:19most of these walls on this floor just to open everything up. The house being a little bit below
06:26our budget, that does give us some room to play with and open things up. Want to check out the kitchen?
06:32Yeah. All right, the heart of the home. It is pretty small, and so if we could steal a little space from
06:40maybe outside, bump it out a little bit for the kitchen, then I could see this being a perfect space for
06:45us. Right. You think you can do that yourself? We might have to wait 15 years for my son to be
06:52able to swing a hammer. Okay. This is cute. Lots of potential. I mean, to bump out your meters here,
07:00your cabinets are all there. You're probably going to want to bump out this way. I could definitely see
07:04like a sunroom here or like extending the kitchen. I think this would be really nice or like a like a
07:08little breakfast nook. Yeah, I think you could do it. Again, it's just kind of a dollar figure, right?
07:13Yes. Yeah. All right, Riley. Let's see you upstairs. Okay.
07:18I mean, yes, this banister needs to be another color, but it is kind of cool. Okay. So this is
07:25the bathroom. Pretty cramped. The bathroom's a little tight. And it's the only bathroom in the whole
07:30house. Only bathroom right now. Okay. Interesting. And this is going to be the only
07:36p-line green bathtub in Nova Scotia. Yeah. Okay. This is an okay size. Yeah. Plenty of space for a nursery,
07:46obviously. Your primary walk-in closet here. Oh. Outside of the bedroom. In the hallway. In the
07:54hallway. Okay. So it checks the box, but it's unfortunately not attached to your bedroom. Okay.
08:01Maybe not ideal. No. Let's look at the, uh, the primary bedroom here. Okay. This is cute.
08:07Yeah. So it's definitely small for a primary bedroom, but, uh, get the view of the water right
08:12out of the bedroom. So that's a huge plus. You guys want to go take another look at the water? Yeah,
08:17let's do it. This is really beautiful. I will say. Yeah. I like it. Well, let's get down to brass tacks.
08:23What'd you think about the house? Is there potential there? I mean, I like it. It's really adorable. A
08:27little too small and maybe a little bit too much to do. If you're able to maybe move in price a
08:32little bit, I think I've got a great spot for you guys. Yeah. We'd definitely be willing to see it
08:36for sure. Let's do it. This is the perfect area to be if you love the outdoors. Plenty of hiking
08:48opportunities. If you're a hunter or fisher, this is a wicked neighborhood to live in. I think this house
08:54could be a perfect fit for Ashley and Dylan. It's fully turnkey, slightly above budget,
08:59but I think it does check all their boxes. Hey, Riley. How's it going? Good morning.
09:03This place is a stunner. There's conveniently a marina about five minutes down the road.
09:08The views are a lot more picturesque than yesterday's home. This is absolutely very beautiful.
09:15Today, I'm taking Ashley and Dylan to see a three-bedroom, two-bathroom home. There is 2958
09:20square feet of living space and it has beautiful ocean views. This house sits on just under an acre of
09:24land and is only 40 minutes to Halifax's downtown core. It's over budget at $699,000.
09:32So I'm noticing a pretty big garage here, Riley. So I'm loving that compared to yesterday's home.
09:38It's actually double wide. So you could park two cars in this side,
09:42tons of space for a workshop on the other side of it. Dylan could live in the garage. Dylan could
09:46live in the garage. Perfect. Two for one. Two for one. And how far are we from downtown here?
09:52It's about a 40 minute drive to get out here. It felt a bit far when we were driving.
09:56This house is about as turnkey as you guys are going to see. We're looking at $699,000 on this one.
10:02Okay. Yeah. We knew it'd be over budget, but all right. We're willing to look at it for sure. It is
10:08beautiful. Let's go. Oh, wow. This is beautiful. This is nice and big. Yeah. I love this. I love that stove. This is amazing.
10:18This is beautiful. I like the cabinets. I would probably change the island a little bit. Maybe
10:25make it a little bit bigger. But really, that's all I'm seeing that I would really make a huge
10:29difference to. But I love that you can see the view from the sink. This house feels way more open.
10:36We can be sitting here. The tie can be playing. Yeah. And we're able to keep an eye on them. Yeah.
10:43To the back here, you have the primary bedroom and the primary bathroom.
10:47Okay. So, we have a tub. Yeah. This is great. This is a big space. And I do love that there's
10:53a bathtub to bathe the baby. This is perfect that it's right in here. I do think you're really going
10:57to love the primary bedroom. Yeah. Let's take a look. Oh, wow. I love this. Yeah. So, this is bigger
11:04than the living room in the house we saw yesterday. Yes. And I do want to take a peek at that closet. I think
11:09you're going to like it. I'm very excited about that. What are we working with?
11:23And I do want to take a peek at that closet. I think you're going to like it. I'm very excited
11:26about that. What are we working with? Oh, wow. This is amazing. This is an amazing size. Look,
11:33this is a real walk-in closet. Quick, close the door. I love this. This is a great space.
11:39Nice little bonuses to walk out to the deck.
11:44This is a nice space. Oh, wow. This is beautiful. I mean,
11:47this connects all the way to the front of the house. Right. Which is awesome. Cool hot tub.
11:50I love it. It's a big hot tub. Yeah. It feels like a vacation out here. Beautiful. All right. Well,
11:54why don't you guys go in, check out the rest of the house and I'll meet you on the front deck. Perfect.
11:58Oh, wow. Look at this laundry room. Oh my gosh. Look at these bedrooms. This is huge.
12:05Nice and light. Yeah. That's amazing. Very nice. And I'm dying to see this garage. Oh, wow.
12:12This is huge. Holy. This is massive. Okay. So yeah, the boat plus everything else could definitely fit in
12:22here. House one could fit in here. Yeah. This is amazing, Dylan. I mean,
12:27we would never get this anywhere near the city. Like that's the problem. I think we,
12:31we have a lot to think about. I think we should just go see Riley. Yeah. Let's do it.
12:37Wow. This is beautiful. What'd you think of the rest of the house? It was really great. I mean,
12:42it works perfectly for our lifestyle. How do you feel about it after, you know, the price being
12:48a little bit more than you're wanting to spend at $699,000? For me, it's more the distance that's the
12:54issue. Yeah. The distance from downtown for us to get to work and back. It's, uh, it's a lot at the
12:59end of the day. Okay. Well, I do have one spot in mind a little bit closer to the city that I think
13:04could maybe be a good fit for you guys. Yeah. I'd love to take a look at that. Thanks Riley. Let's do it.
13:11Today, we're in Purcell's Cove, a lovely area if you're looking for a little bit of nature within a
13:16short shot to the city. You're about a 20 minute shot to downtown. There are a couple yacht clubs with marinas
13:21nearby. Hey Riley. Hi Riley. How's it going? Not too bad. How you doing? Oh, good. Thanks.
13:27Love the area. Right in the city. It feels like. The third house I'm taking Ashley and Dylan to see
13:33has three bedrooms and two bathrooms. There's 1,908 square feet of living space and it's super
13:38close to Halifax's downtown core. It's listed at $639,000 just below their budget. A little bit of
13:45work to be done, but it's cute as is. I think you could probably make it work just moving in and doing
13:50the work as you go. Any outbuildings or where am I putting my boat here? Not much in terms of a
13:55garage, but there's a nice big shed in the backyard. You also have a couple marinas just up the road,
14:00one actually probably about two minutes away. Okay. Should we go have a look? Yeah. Let's do it.
14:09Oh, wow. Cool. I love the front foyer. That's great. Place to put your boots, shoes. And then this
14:16is where we're getting into danger. Yeah. Yeah. The stairs look a little bit dangerous.
14:21You could probably slap a gate on there for the time being. This is one of those improvements that
14:25I was talking about. If we do choose the house, then this is something we'll have to look at. That
14:29we'd have to do first probably. Yeah. Let's take in the view. Yes, this is beautiful. I love these windows.
14:38I love the light that's coming in. I love that we feel like we're still in the city. I mean,
14:42I definitely love that we're kind of way up here in the trees. Yeah, it does. It does feel like you're
14:47in the trees. Yeah. I like that. I also like the actual space of this, like the fact that we can have
14:53a big seating table to eat. I think you're also going to really like the kitchen. It's nice and
14:58bright in there. Okay. All right. Yeah. I do like the cabinets. I love that they go all the way up to
15:04the ceilings. Cabinets are great. Yeah. The appliances are kind of on the older sides. Everything would have
15:10to be upgraded in this kitchen. Like the appliances would have to be upgraded and the backsplash I don't
15:15love. I'm just not understanding how much sailing I'm doing if I'm totally renoing the house.
15:21All right. You got your bathroom over here. Full bath. Unfortunately, no bathtub. And the laundry's in
15:28there as well. Okay, great. Okay, so we have some glass blocks happening here, Riley.
15:35Yeah, how do you feel about the glass blocks? I'm loving the glass blocks. I don't like the glass
15:40blocks, personally. I can live with it for now, but, you know, the floors and the tiles need to be
15:46changed in here to lighten it up a little bit. You're adding up the projects there, Dylan?
15:51Project five. All right, so this is the primary. Nice and bright in here. Yeah, this is definitely
15:58beautiful. Good size room. And obviously, that's your walk out into the backyard. Okay, yeah.
16:03This fireplace outside of the window, too. Oh, with a fire pit. Would you make me a fire every
16:07night? Of course. So is this the only way to get to the backyard? Yeah, that's kind of one thing to
16:12consider. Any access to the backyard is through this room. Okay, so people would have to be
16:17traipsing through our bedroom to get to the backyard. That's not ideal.
16:20Any access to the backyard is through this room. Okay, so people would have to be traipsing through
16:34our bedroom to get to the backyard. That's not ideal.
16:39Oh, cute. Yeah, nice peaceful little retreat. Yeah. The backyard is a nice size. Fireplace is nice. I like the
16:48fire pit. Yep. Full hot tub. Yeah, I think I'd have to think about how to make a workaround so that
16:54the primary bedroom isn't the only way to come out here, but that's something I could look into over
16:58time. You guys should probably check out the basement. I'll meet you guys out on the deck there
17:02when you're finished having a look. Okay, perfect. Okay, wow. These stairs are a bit dangerous,
17:08I will say. Oh, but wow, there's a sauna down here. That's unexpected. Okay, and this space is just an
17:19open, empty basement. A bit of an open canvas, but having the bathroom down here does make it more of
17:27a livable space. Yeah. And at the end of the day, I would love for people to be able to come visit and
17:33just have their own place to come to and not be on the same floor as all of us. I agree. Yeah. We
17:39have a lot to consider. Yeah. But why don't we just go meet up with Riley on the deck? Yeah.
17:44Oh, wow. I just love it out here. Yeah. So, I mean, at 639, you know, getting kind of close to your
17:51guys budget, what do you guys think about this place? So, this house looks like it's turning into
17:54a lot of work, and I think a lot of work is turning into a lot of money. It's just a lot of factors to
18:00think about when kind of deciding what we're going to settle on. All right. Sounds great.
18:04You guys know where to reach me. Perfect. Awesome. Riley showed us some really great options.
18:09Yeah. Tough decision to pick one. Yeah. I can't believe how far we've come. Like,
18:16we met eight years ago now, and look where we are. I'm looking for our forever home in Nova Scotia.
18:21I never imagined doing this with a newborn either. So, let's start with house one, cozy cove.
18:27Three bedrooms, but I mean, it was pretty tight in there. Very small. Yeah, it was tight. I think
18:35we really would need to take room from the dining room there to extend the kitchen. One small bathroom
18:41just isn't going to cut. And where am I going to bath? Yeah. Not in there, I don't think.
18:47This house is $589,000, which is under budget, but with that house is going to come with a lot of
18:53renovations to do. Yeah. Let's talk about the second house that we saw that had the amazing
19:00bay view. It was gorgeous. I mean, that house was absolutely stunning. At $699, it was a bit over
19:06our budget. It has everything we asked for. Like, it is perfect. It's three bedrooms, big bedrooms,
19:14two bathrooms. That garage was huge. I mean, it's your dream to have a garage like that. But that 40
19:21minute to and from work, you know, something to consider something that's a little bit closer.
19:26So, if you want to maybe go over our pros and cons from the treehouse. I personally love how close
19:31that is to the city, but I do know there would be a lot of renovations to do in that house as well.
19:36And there was kind of that death trap of spiral staircase inside. Yeah, the spiral staircase is not ideal.
19:42With that house coming in at $639, we'd be able to change the stairs immediately and then do
19:47everything else over time. I think I know which house I want to raise our son in.
19:52And I think I know which house I can see our family grow in.
19:55Okay, so we're doing it? We're doing it. Amazing.
20:02Well, we are now the proud new owners of... The Treehouse! We're so excited. We knew it was our
20:09dream house when we saw it. We love the views. We love how close we are to the city. It's really
20:14just the perfect house for us. Yeah. The listing price was $639,000 and we actually came in asking.
20:21We wanted a quick closing and having the baby. We knew we needed a place to move in
20:25really quickly and get our lives going.
20:30We've gone to Ty's nursery set up and it's so beautiful. We're so happy to watch him grow up in
20:35that space. We take really long walks with the baby and it's been really great to get to know
20:41people in this community. And I ended up making friends with a neighbour directly across the road
20:47who owns a dock and has been so gracious to let me park the boat at his place.
20:53It's going to be a nice afternoon. Never thought that City Girl would be living with Country Boy and
20:59living in Nova Scotia, but it's not a hard place to land.
21:03To our first real house together. And to our little one who makes it feel like a home.
