00:19Well we have a bigger kitchen than this one because it's a little small and
00:23sometimes I like to do cartwheels in the kitchen. I'm Kyra. I'm Josh. We currently
00:32live in St. John New Brunswick with our two small children and we are outgrowing
00:37our house. This is a house full of love but we need more space. Josh and I met
00:45online about 15 years ago. I think it took a while for me to convince him that
00:50it was true love but he eventually fell for it I think. I fell for it. Josh and I
00:56eloped in Scotland just about 10 years ago now next to the ocean because it felt
01:01like it fit for us. We have a nine-year-old Kingsley and a five-year-old Emerson.
01:06They are two beach-loving girls. A perfect day for us would be packing up a little
01:12picnic heading to the beach and just exploring. Some of our kids fondest
01:16memories are filling their pockets full of sea glass. Watching the tie go in and
01:21out is really something miraculous. Josh and I took a bit of a leap for our
01:27career and we moved to Florida for just about a year. It was not great timing
01:33because it was when the pandemic hit and it really kind of drove home the need for
01:37familial support. We happened upon this house relatively quickly when we made the
01:42decision to move back from Florida. We've quickly outgrown it with two small kids and
01:48a couple of dogs so we're ready to move on to bigger and better things. We would love
01:55to have beach access in our next location. There's just something really special about
02:00having a place to explore out your back door. Definitely more space. Definitely more space.
02:06At least four bedrooms. Separate spaces for the girls is important. A nice kitchen for entertaining
02:12would be great. We love to host. A separate office environment whether it's an outbuilding or an
02:17additional unit to the building. A two or three car garage would be ideal and a yard. I've always loved
02:23a yard and a little bit of space between houses is always nice. Our budget for the new house is around
02:29$850,000. Our budget is flexible. I am easily the more budget conscious individual in this
02:36relationship. I'm just a dreamer. We can't both be dreamers. That's how marriage works. We are
02:43definitely ready to start looking at houses. Every day I feel like our family grows out of this a little
02:49bit more. So girls how do you feel about moving? What do you think? Nervous? Excited? I'm excited and also
02:55nervous but I want a bigger room. Yeah what about you Emerson do you want a bigger room too? Yeah.
03:03Tim is our real estate agent and he helped us buy our first family home. Tim's inadvertently been
03:09a fixture in our life whether he likes it or not. Tim actually delivered the closing papers to the
03:15hospital when I was giving birth to Kingsley so Tim's been around. We are located in Seely's Cove.
03:24Seely's Cove is close to New River Beach which is a very popular tourist attraction and actually the
03:29locals love it as well. And we're about 30 minutes to St. John. You're outside of the hustle and bustle
03:36of the city yet you still have that nice rural ocean feel. Hey Tim. Hey how are you? Good to see you.
03:45Nice to see you. There we go. Good to see you Josh. Okay we're looking at ocean, we're looking at size,
03:51and of course we're trying to look at neighborhoods as well. It seems like a really protected cove.
03:55It's really quiet and not so windy off the ocean down here. It's lovely. Today I'm taking Kira and
04:01Josh to see a three bedroom, two bathroom home. There's 2,600 square feet of living space and it
04:06has a beautiful private beach. The house sits on just under a half acre of land and it's listed
04:12slightly under their budget of $695,000. The sunsets are fantastic here. If you want to get your own
04:20lobster or your own seafood, chances are you're going to be able to get a good discounted price
04:25right here at the wharf. Hi Tim this place is beautiful. The weather helps. Where's the garage?
04:30The garage actually I'm hoping that with this price range you'll consider building one. $695,000.
04:36Okay so some wiggle room with the budget. All right let's go check it out. Okay let's do that.

05:03falling over the cove. Stunning. Yes. Now keep in mind that with this room we're going to enter what
05:09I think could be your in-house office. So back here a wall would have to be put up. So I like this space.
05:16I'm a little bit hesitant about putting the office in here. I feel like it's going to kind
05:20of break up the flow of the of the house in the entertaining area. It would be a sacrifice of a
05:26lot of space on this level I think. Yeah. Well let's continue. Okay so this is the kitchen.
05:31Yes. This is neat. The cupboard space is good but the color and the countertop maybe aren't quite our
05:38style. So you can have a lot of fun with this kitchen. I mean within your budget I mean you could
05:43change the colors. You could change the cabinetry if you needed to. The view of the water is 10 out
05:48of 10. In this home with the ocean view you get it in the kitchen the living room and in the primary
05:53bedroom. Feels like the focus for sure. Let's do the stairs. Sure. Whoa okay. So this is the primary.
06:02This is the primary. Interesting. Yeah. Okay. I don't know how I feel about it being entirely open to the rest of the house.

06:20Yeah that primary bedroom is exposed down below. I'm struggling with that a little bit on how that
06:25would fit into our life. Right. And with the rocks and the stones what do you think? You could use it
06:30as a rock wall? You could shimmy on down in the morning? I could definitely see Emerson working her way
06:37up the wall to wake us up in the morning yet. Remember though that the girls will have their
06:41own separate area for their bedrooms and their own bathroom. Where they're again on the other side
06:46they'll have their own bathroom and two bedrooms. Okay that feels nice especially as they grow
06:51more separate space from us. Okay come with me we'll go on into the ensuite. Whoa look at the tub.
06:57Now look at the space. Natural light is fantastic. You have the ocean view. Oh wow. But let's look up.
07:04Oh my gosh. Oh that's the turret. That's the turret. I've never seen anything like it. I would feel
07:09like a goddess sitting in there. The sun radiating down. You get to go outside to this. Wow this is
07:16amazing. Oh it's stunning. And this is the access directly to the beach. Oh it's a great amount of
07:21space back here. Mm-hmm. I look forward to seeing more. Yeah. Okay. Well let's head to the ocean. Wow.
07:28What a view. This is lovely. You know and again you're going to get that sunset. You're going to have
07:35that warmth throughout the day. It's a great spot. Yeah you'll definitely see the sunset eh. Oh my goodness.
07:41What are your thoughts? This to me is the highlight. Having our own private cove. I mean that is
07:47that's definitely a selling feature. Keep in mind that at $695,000 a lot of homes are in this price
07:54range and they don't give you this. Right. Yeah that's true. I like the seclusion of the area.

08:05a lot about making changes and there's a part of me that would prefer to walk into something maybe a
08:11little more turnkey. Spend a little more. Okay. Yeah. To get a little less work right. I have one that I think

08:51really when you look at the family and all this home has to offer I really still think this is a winner.

09:36updates that were needed. Most homes you're going to want to make some changes. I'm hoping with this
09:40one you won't. Okay this is nice. A bit smaller than yesterday but for an entryway it'll work. Yes
09:48decent size lots of closets. Yeah it's a long hallway. Okay let's come into the kitchen. Yeah I can't wait.
09:54So. Wow. Oh my gosh look at the view. You've got the view. You've got the view. Yeah this kitchen is
10:01awesome for entertaining. That would fit all of our family and friends I think. We would end up living in
10:06here. Yeah. Is that fireplace over there? That is a wood stove. Be very nice to have for winter days,
10:12winter nights. This area can be used for many different purposes but honestly if this was mine
10:18I'd have a beautiful old farmhouse table there. We could definitely host every birthday, every
10:23Christmas, every Thanksgiving in this house there's enough room. That's where that garage comes in very
10:27handy for me. How about we move into the dining area which again I think would make a great living space
10:35if you decide to bring the dining area into the kitchen. Sure. Okay. Follow me. So guess what you
10:41get again? Incredible. Incredible views. Another water view. That's beautiful. I like the size. The size has
10:49a lot of potential. I like your idea of swapping the two rooms making this more of a living space.

12:06be used as a family room. Awesome. Yeah. Get the toys up here and out of the main floor. That's right.
12:11Let's see this primary suite you keep talking about. Well, I think you'll be very pleased. Again,
12:18ocean view. Yeah, wow. I've lived in houses smaller than this. It's huge. So why don't I bring you over to
12:26this area? Wow. The freestanding bathtub is pretty cool. That's a nice feature too.
12:32But not a lot of privacy from the bathroom to the bedroom. Okay. Not even a door on the toilet. No.
12:38Ten years in, there's few secrets at this point. So this house has many surprises left for you to

13:17that? So I know it's a million dollars, but let's talk about some of the pros and cons.

13:33hesitant. It's a huge house. Yeah. What would you like me to search for next?
13:37Something smaller would be nice. Yeah. We're always up to a challenge, but this
13:41seems beyond at the moment. Closer to or within budget would be, of course, ideal.
13:46So I'll definitely work on setting one for tomorrow. I'll work on trying to have it within
13:50our budget and I'll try to make sure it's a little bit more manageable. How's that sound?

16:09And I have news. This is actually the ensuite for the primary bedroom on the main floor.
