00:00Watching you sell that one bedroom for nearly seven million in Tribeca was like chef's kiss.
00:05That whole scene was so fun, the back and forth. It got to a point where you were negotiating over
00:10mattresses. Hey, Sebastian. So I want to fill you in that there's only one thing that needs to stay
00:17with him, and that is the mattress. It's fine. He can keep his mattress. Okay. Yeah. Which was
00:22interesting. Was that kind of the craziest thing you've ever had to negotiate over? And if not,
00:26what was? A thousand percent. Like I never had to deal with a negotiation over mattresses,
00:31but you know, whatever got us to the finish line, I'll take it. But yeah, it was fun. It was a fun
00:36moment. When you're making such a big purchase, you know, like people will and clients will pick on
00:43little minute things. So, you know, it's part of the job, right? Whether it's the mattress or the art
00:49piece or the vase or the plant, you know, like it comes to little minute things, but you know,
00:55it sometimes happens where you have to, you know, with 415 Washington in particular,
01:00like we have to go line by line of every single like article of furniture because it was purchased
01:04with furniture, right? So we had to create a spreadsheet of every single article piece of
01:09furniture, you know, framed art pieces, et cetera. And they were like very important to our client,
01:17Alfonso. And, you know, there's certain things that were okay for him to discard and allow the new
01:22owner to have, but there were other ones that, you know, it's hard to, you know, get rid of.
