00:00All right, Jenny.
00:01Three, two, one, go!
00:07Yay!
00:09Perfect!
00:12For me and Dave, every day is a lot of moving parts.
00:16With five growing kids.
00:18No!
00:19Do not go in the house!
00:21All right, put a brake on.
00:23Whoa!
00:24Whoa, whoa, whoa.
00:25A working farm full of our beloved animals.
00:28Sometimes cows don't do what you want them to.
00:30It's the strangest thing.
00:31I think I have to go in and scoop some poop, too.
00:35A renovation business.
00:37What?
00:39And running two stores in our community of Northwest Arkansas.
00:42I think we did it.
00:44We definitely did it.
00:46We stayed pretty busy.
00:48And sometimes a little stressed.
00:50God!
00:51Oh, my Lord, David!
00:53But when your job is helping your neighbors transform their lives.
00:57Oh, my God!
00:59By transforming the place they call home, they crushed it.
01:03Oh, my God!
01:04It's so pretty!
01:06Oh!
01:07It's not really work at all.
01:08Just another day in this crazy, beautiful life we call ours.
01:12Oh, my God!
01:13How did you do that?
01:14What are you doing?
01:29Hey, babe.
01:30Hey, what are you doing with these?
01:31Are you taking these to the dumpster?
01:32Are you taking these to the dumpster?
01:34I'm bringing lights for the rancher.
01:36Okay.
01:37What are you doing?
01:38They're brand new.
01:39No.
01:40Babe, it cannot be ugly.
01:41Those should just go in the trash.
01:42What are you doing?
01:43Why are you saving those?
01:44They're never coming back in style, ever.
01:46Seriously?
01:47Seriously.
01:48Why?
01:49Because I've got room.
01:50They don't go bad.
01:51It's not like a gallon of milk.
01:52It doesn't go bad.
01:53Speaking of milk, that's what those look like.
01:55Well, then you need to come back here and figure out what we can take.
01:58You can put some cans in.
01:59You don't have to put the nipple lights.
02:01So today, we have got a project.
02:04Jenny and I just bought a house that we want to turn into a rental property.
02:08What about all these faucets?
02:09Well, we don't need them right now.
02:10What are you going to do with them?
02:11Put them in the garage.
02:12I just want to stockpile items we can use for this renovation.
02:15What about those vanity lights?
02:16Those are nice.
02:17No.
02:18But there's a shower-tub combo.
02:19Let's take these tub-shower combos, because I know I have two.
02:22But then I have to get a faucet for the sink to match.
02:24If you can find a black faucet, then it matches.
02:27I'm taking them.
02:28Don't take it.
02:29Please go, too.
02:30This is literally my life.
02:32The battle of us trying to figure out what we can use, what she's going to forget about,
02:38and, you know, that has been sitting in our barn.
02:40Why would I forget about this hideous vanity light?
02:42I'm not forgetting about it.
02:44It's just ugly.
02:45You save everything.
02:46Now, I mean, I think we're just loading up stuff, but I don't, it's not, we don't need
02:50to yet, because we have, we don't even have a plan.
02:53I don't even know what this house even looks like.
02:55I saw it once for five minutes, so I need to, like, come up with a plan.
02:58I don't even know how many exterior lights we need.
03:01Let's go over there and come up with a plan.
03:03Then I can mark down how many lights I need, and then I can come search for this.
03:06What about a front door?
03:07I've got several front doors.
03:08Do you want to look at a couple of them just to see?
03:10I don't know, babe.
03:11Why are we doing this now?
03:12Did you put that there?
03:14Been there for a very long time.
03:16That goes to show how often you look through all your stuff.
03:18That's why I'm trying to get this cleaned out.
03:21There's a store I go to often in Fayetteville.
03:23It's a vintage store.
03:24They have these giant animal heads, and the panda just was calling my name one time.
03:29I think it's really funny, and I hid it in Dave's barn maybe a year ago.
03:34It's been a while, and he's never noticed it, which goes to show how often he goes back into his junk area.
03:40Not often.
03:41He just collects treasures.
03:43He doesn't even know what's back there.
03:44Hey, how you doing?
03:45I'm fine.
03:46How about you?
03:47Okay.
03:48Oh my gosh.
03:49You want to head down to the house, or should we load more stuff?
04:00All right.
04:01Let's go.
04:02Let's go.
04:03Let's go.
04:04What's happening?
04:05Sorry we're a little late.
04:06Jenny and I were fighting on what we should bring down to the house right now.
04:08We're fighting.
04:09Remember those exterior lights you had to have right this second?
04:11Yeah.
04:12There's one.
04:13But we can use one of them.
04:14Why did you have to bring it right this second?
04:16That's why we're late.
04:17Hello.
04:18A little bit late.
04:19Welcome to the beauty.
04:20The location is the main reason we bought the house.
04:22Just for the future development of downtown.
04:24Yeah.
04:25And we're going to rent it.
04:27We found a property that is in an area of Bentonville that hasn't had that like...
04:33Resurgence.
04:34That resurgence yet.
04:36But this is a good investment.
04:38People are looking to get anywhere close enough that they can walk downtown.
04:42And it's only about 10 blocks off the square.
04:45So it doesn't make sense to renovate it and sell it because right now this house is more
04:49profitable to us as a long-term rental.
04:51When you know that it's in an area that is going to develop, of course there's always
04:56risk.
04:57But this one seems like a pretty safe bet.
04:59Yep.
05:00In maybe four to six years, we sell them and we made money.
05:03They get the property they want that is now in a developed, beautiful area.
05:07Everyone wins.
05:08We want it to be pretty neutral.
05:11I need it to be neutral because we don't know who is going to rent it.
05:14We want it to be broadly appealing.
05:16So this brick has to be painted.
05:18It's very ugly.
05:19What is this color?
05:20It's so ugly.
05:21It's brown.
05:22It's two-tone turd.
05:23Nobody wants a two-tone turd house.
05:25So I think we paint the brick white.
05:27It's classic.
05:28It will really brighten up the exterior and it will compliment any pops of color we do
05:31out here.
05:32I think we can paint the garage door.
05:34No.
05:35It ain't bent up.
05:36You can paint them.
05:37What did you just say?
05:38It ain't bent up.
05:39It ain't bent up?
05:40It's like it ain't been run into, got dents all over it and all that.
05:42Oh, bent.
05:43Yeah, bent.
05:44I thought you said been.
05:45It ain't been up.
05:46You like to say things the long way.
05:48I like to do it the short way.
05:49Shortcut.
05:50All we have to do outside is paint.
05:52We have to paint the garage door.
05:53We need a front door.
05:54We need lights.
05:55We need to replace the dated shutters with new ones and add some landscaping.
05:59This house really needs to feel welcoming and inviting from the outside.
06:03Do you have a budget?
06:0475 grand.
06:05He's going to make us do free labor.
06:07I know.
06:08So I know it's just going to be the materials that he's buying.
06:09Yes.
06:10You're going to get valuable experience that you can't put a price on.
06:13So we paid $425,000, but a lot is $500,000.
06:18So we're running the numbers on what we bought the house for, what we think we can rent it for.
06:22If we're at $2,500 a month.
06:24We come up with the number of $75,000 for the budget for the renovation in order for it to be a profitable investment.
06:31So our plan is to renovate the front room, the kitchen, living room, a full bathroom in the hallway, along with the main bedroom and bathroom.
06:38The other thing is the time frame.
06:40We need to get this done in eight weeks because we're holding an open house for potential renters, and every day this house isn't rented, we're losing money.
06:47All right, let's roll.
06:48I think we just start in the living room.
06:51Just seeing what we're looking at with that floor.
06:53Okay.
06:54See this right here?
06:55Oh, yeah.
06:56This crack.
06:57Is it a problem?
06:58It hasn't shifted.
06:59It hasn't moved since we bought it.
07:01I think we need to address it.
07:03We have to do new flooring because this floor is dark.
07:06Look at how it shows the dirt.
07:08Nobody wants that when they're renting.
07:10I think we have to do a floating floor because if I glue down a hardwood floor and this crack shifts at all, it'll break it.
07:18Yeah.
07:20They do a good job gluing that stuff down?
07:22They always do when you have to take it up.
07:26Look, it's been there a long time.
07:29We could always seal it up.
07:30I agree.
07:31I think we can epoxy this.
07:32This is great news.
07:33I was worried we had a bigger issue with a cracked foundation, which could have cost us $5,000 to $10,000 to repair.
07:40If we get a floating floor, it'll last a long time.
07:43If it gets screwed up by renters, I can pop a piece out and pop a new one in.
07:47And most importantly, I don't have to take this floor out.
07:50Should we get this brick wall out of here in the entryway?
07:53Yeah, let's do it.
07:56One, two.
07:57Watch your toe.
07:58Can you come, I'm trying to plan the kitchen.
08:02What are you thinking?
08:03Renters are going to be expecting a really nice kitchen.
08:05This is where we got to get serious about the budget because we could drop all $75,000 right in here.
08:10Yeah.
08:11I think we need to think about keeping these cabinets because there's nothing wrong with them and just refacing.
08:15It's an adhesive panel that goes on there.
08:17I think it'll do a lot for this kitchen without having to completely buy all new cabinets.
08:21You'll think it's brand new looking at it.
08:23Like, deep down we'll know that they're not, but you're going to think they are.
08:26I'm going to be confused for a while.
08:28This is a rental.
08:29This is a rental.
08:30Yes, but we want it to be nice so they take good care of it.
08:33Look at Jay and Jasmine.
08:34They've lived in one of our rentals for five years because it's beautiful and it's a home.
08:38We don't want it where somebody's coming here for six months and moving if it's not nice.
08:41We've had rental houses for years and this is what we've done for 20 years.
08:44So we know if we were to rent it just like this and we don't put the time and money into updating it, we might get short-term renters.
08:50Or worse, the house could stay empty longer because it's not as desirable to rent.
08:54We've got to make it look great, but we've got to do it on a budget.
08:58I agree we need to pull countertops because I think that's a...
09:01The new Venetian gold goes back to the early 2000s.
09:03I couldn't have gone with you on that one.
09:04That's important.
09:05We have a range that I brought down here.
09:07I've got a new stainless dishwasher.
09:08But so you're leaving the footprint exactly the same?
09:11Footprint stays the same.
09:12Footprint stays the same.
09:13But can you bring your cabinets further over there?
09:16So the only issue is the ceiling then?
09:18Oh yeah, the ceiling has to go.
09:20I just, that was an assumption that already is happening.
09:22Why do you want to spend $5,000 to raise a ceiling a foot?
09:25Drop ceiling.
09:26This is so data, Dave.
09:28Tim and I had one of these that was like this.
09:31And we actually got up in the attic and it was framed normal and they actually dropped the ceiling.
09:37So we may be able to just take this out and then you just knew drywall.
09:41Let's look.
09:42I don't know what news I want you to give me.
09:43Come on.
09:44Good or bad.
09:45No, it's just like that one Matt was talking about.
09:47Your joist goes all the way across and then they just framed that drop ceiling underneath of it.
09:51It's just the labor of taking it out and then your kitchen ceiling would be the same height for the rest of the house.
09:56Jenny, we can't take it out unfortunately.
09:58Oh, you're lying.
10:00No, Matt was right.
10:02It goes straight across.
10:03I knew it.
10:05So in here, we're going to raise the ceiling, reface the cabinets, put in new countertops, backsplash, stainless steel appliances, and new lighting.
10:14And we'll keep it neutral in color just so it appeals to more people.
10:19Let's go.
10:20All right.
10:21We're not charging the granite.
10:22This thing isn't already framed up there.
10:38You guys didn't look at it up there.
10:39Yeah, we did.
10:40You were in the wrong part of the house.
10:41We looked all the way across.
10:42There's no framing up there.
10:43You've seen it too.
10:44The joists went all the way.
10:46I took your word for it.
10:48What's the problem?
10:49This is not a drop ceiling.
10:50There is no framing above this.
10:52So now you have to just reframe it.
10:54More money, JD.
10:56What we should do is not pull any more of this out,
10:58because we're not raising the ceiling.
11:00Yes, we are.
11:00You already put a hole in it.
11:01You're not putting it back.
11:02To raise a ceiling, we have to redo all the framing.
11:05The ceiling has to go.
11:12We should not pull any more of this out,
11:13because we're not raising the ceiling.
11:15Yes, we are.
11:15You already put a hole in it.
11:16You're not putting it back.
11:17Drop ceiling has to go.
11:18I've got to reframe all this to do that, babe.
11:20Now's not time to be cheap.
11:22All we've got to do is take these same tube of stickers
11:24and just raise them up.
11:25You don't have to buy no more lumber or nothing.
11:27It'll all be OK.
11:28Dry the tears.
11:31You might spend $20.
11:33Aww.
11:33It's going to be more than that.
11:35Even if the framing's free, I'm not a sheet rocker.
11:37Neither are you.
11:38Dave's got to just let it sink in, the extra of labor
11:41that he's got to put into it now.
11:42Let's go to another area.
11:43We've got to pull all this stuff out anyway.
11:45It'll work somewhere else.
11:47OK.
11:48All because we had to raise that ceiling.
11:50Don't be ridiculous.
11:50It'll be a lot better.
11:56There isn't a lot we have to demo.
11:59Just getting the rest of the ceiling down in the kitchen
12:02and clearing up the hall and main bathrooms
12:05to give us a clean slate.
12:06This'll be, I don't know, it's kind of a weird room.
12:10The front room feels very open and disjointed
12:13and not really usable.
12:14And so we want to go away from open concept
12:16and create a room that could be a fourth bedroom or an office
12:18for any potential renters.
12:20The cost to add this room is minimal compared
12:22to the value it'll add.
12:24Guys, school.
12:26Kiddos, let's go.
12:27Charlotte.
12:28One second.
12:29Let's go.
12:29Come on.
12:30Big kids already left.
12:32Trying to get all five kids out at the same time.
12:34Luckily, we got the big kids off early.
12:36They had practice this morning.
12:37And now we just have these two.
12:39They are the hard ones.
12:40Who sleeps until the last possible moment?
12:43Your shirt is very dirty.
12:44You're wearing that to school?
12:45Yeah.
12:46Whoa, whoa, whoa, whoa, whoa.
12:47What is this?
12:48Lloyd.
12:48What?
12:49He's coming to school.
12:50Lloyd.
12:51Hi.
12:52What are you doing, Charlotte?
12:54You cannot bring Lloyd to school.
12:55Then why not?
12:56He already brought a horse to school this week.
12:58He really does like it.
12:59I encourage it.
13:00Hi, Lloyd.
13:01All right, he can ride with us,
13:02but then we're bringing him home.
13:03All right, come on.
13:05All right, Lloyd.
13:05Hilarious Charlotte Mars.
13:07Oh, he's so happy.
13:13All right, so we've got the brick cut outside.
13:17We got two windows that we're going to install here
13:19just to let some light in.
13:21With us closing in this open area,
13:23it took a lot of the light from this whole living room.
13:27Let's get these cut out.
13:36Already makes a huge difference.
13:39A project like this is an easy one for me to tackle myself,
13:42which helps when keeping the costs low.
13:47All right.
13:48Placing some brick.
13:49The goal is to look like it's just always been this way.
14:05There's a lot of houses to rent here in Bentonville,
14:07and we want to make sure ours stands out.
14:09So we are trying to figure out how to class it up a little bit
14:14without spending a ton of money.
14:17Jenny has an idea to add some decorative trim details
14:20to the walls in the living room.
14:22I've got some trim, same stuff I'm using for baseboard.
14:25Rip it into strips.
14:26I'll build a little frame.
14:28I want to verify that my lovely bride wants to actually use
14:32the profile that I'm thinking before I go do it on five walls.
14:36Nice thing about using this stuff is this is 50 cents a foot
14:41versus a few dollars a foot for, you know, a decorative trim.
14:47This is kind of one of the little secrets on how we can stay under
14:50that $75,000 budget and still give Jenny that premium look
14:55that she wants in this house.
14:57Well, let's just go and see if she likes it.
14:59Jenny Mars.
15:00Yes.
15:01Got something for you to look at and approve.
15:05Rental house, living room.
15:06I know you wanted some kind of detail.
15:09So it's just a round over with the top square edge.
15:12Yeah.
15:14That looks good.
15:15I'm going to clean that.
15:16So I usually come about six to eight inches above the trim.
15:19Mm-hmm.
15:20So I can miss the plugs and about six or eight inches
15:23below the ceiling.
15:24No, it looks good.
15:25I like it.
15:25That's what I was thinking.
15:26I'll be right back.
15:27Where are you going?
15:28It's going to drive me insane.
15:29You're just going to do the whole living room.
15:31Living room?
15:32Yeah.
15:33I think it'll be pretty while just painting it the same color,
15:35kind of like how we did in here, like just the same color
15:37of the wall as the trim.
15:38Excuse me.
15:38Are you cleaning the wall?
15:39Yes.
15:41Wait, can I get a picture of you cleaning?
15:43I clean the wall all the time, but this is not coming off.
15:45What is this?
15:46I mean, those are Luke prints right there.
15:49OK, that's all I need.
15:51You want to get the frame together?
15:54No, I got a lot of walls to clean.
15:57Mm.
15:58Love you.
15:58Can you clean all the walls for me?
15:59I will as soon as I'm done with the trim.
16:01Will you really?
16:02No.
16:02Love you.
16:03It's a tape of your shoes.
16:13Of the eight weeks we planned for this project,
16:14we have six weeks left to our open house,
16:16and I'm feeling good about the progress and our budget.
16:19So far, we've only spent about $30,000 of the $75,000
16:23that we allocated, but items like the front door
16:26that I found in our barn and a great deal I got on quartz
16:30countertops are helping us to save money along the way.
16:35Backsplash is going to be the exact same material
16:39as the countertops.
16:40It will just wear a lot better.
16:42You're not going to get stains.
16:43You're not going to get cracks.
16:44Now, we just need to get the cabinets refaced
16:46and keep this project moving.
16:56Hey, babe.
16:57I just got the kit in for the cabinets.
17:00OK, this is your parents.
17:02You're going to take this to them.
17:03Let me put it in here.
17:04I need you to pick the color and the door design.
17:07OK.
17:07Are these the colors?
17:08So those are all your colors.
17:10These are your door styles.
17:10You can do a standard shaker.
17:12This one I thought was kind of fun.
17:13We want to just reface the cabinets
17:15instead of completely ripping them out.
17:17We do shaker all the time.
17:18I think this is kind of neat.
17:19But we're updating them with a new color veneer,
17:21and we're ordering custom doors and drawers
17:23to refresh the overall look.
17:25I like the blue, and I like that green, though.
17:27You know what that green reminds me of?
17:29Look.
17:30This reminds me of our laundry room color.
17:33It's a really classic, very pretty, rich color.
17:37Oh, yeah, that's a good color.
17:38Yeah.
17:39You know what else is good about this?
17:40We're going to save a ton of money.
17:42Benjamin Mars.
17:44Look at this.
17:45I asked him to put his clothes away.
17:46Yeah, he technically did.
17:48You need to be a little bit more specific.
17:50He complains he doesn't have any jeans.
17:51Look at all these jeans.
17:53Just give me, will you please give me an answer
17:54so I can over this?
17:55That color.
17:56Actually, it's perfect.
17:57That color.
17:57OK, so this is the color.
17:58We're doing full overlay doors.
17:59I love it.
18:01I feel like I should take these out and fold them,
18:03but I also feel like, as the mom,
18:04I'm going to hold him responsible to clean that,
18:06and it'll never happen.
18:07But I'm going to believe that it might.
18:09Hey, so have we decided how we're doing this open house?
18:12No.
18:13I was just thinking we'd post something online.
18:15Remember back in the day, you used
18:16to list a rental in the newspaper?
18:18Here's what I want to do.
18:18Tell me if you think it's weird.
18:20Yes, it's weird.
18:20I automatically know.
18:21If you ask me if it's weird, it's weird.
18:23Want to have one or two cameras, like,
18:25in the main space where we're not there,
18:27where people can say, you know what?
18:29I really love that trim.
18:31I wonder where they got that profile.
18:32It's incredible.
18:32You want to spy on people?
18:33I want to see if they like it.
18:34And you know how they like it is if they rent it.
18:37You get to have a comment card.
18:38I feel like if I'm in there like, hey,
18:40what do you think of the trim?
18:41People will say, oh, I really like it.
18:44It's very nice.
18:45Where if I'm not there, they could say, you know what?
18:47It could have been a little wider.
18:48It could have been a little taller.
18:49Yeah, they would do that on a comment card.
18:51You don't have to spy on them.
18:52I think we're going to do it.
18:53I think that's weird.
19:00All right.
19:00Let's get this thing trimmed out.
19:04Now I just need a third hand.
19:10There are a lot of people that work for, like,
19:12the major retailers here that come to town for a couple years.
19:16Mm-hmm.
19:17And they don't necessarily want to buy a place,
19:19but they want a nice place that is unique.
19:23That's not just your standard run-of-the-mill rental.
19:26That's who we're appealing to.
19:35The trim looks awesome.
19:36Photo looks good.
19:37Windows look good.
19:38Yeah.
19:39This looks so nice.
19:41Everything's so bright.
19:42I love it.
19:42Budget-wise, I think we're doing all right right now.
19:46So these bedrooms, I think, are nice,
19:47just clean, simple, painted.
19:49When we started, we had a $75,000 budget so far.
19:54We're right around that $50,000 mark.
19:57Now we do still have lighting, appliances, landscaping,
20:01reface the cabinets, and then any additional stuff
20:04that we need, bathrooms.
20:06But all in all, I feel really good about where we're at.
20:10So this is the main bedroom.
20:13Maybe we do picture frames from, like, in the living room.
20:15Or we could just paint, I guess.
20:17It is painted.
20:18Well, OK, you weren't supposed to paint this room.
20:21I told you that.
20:22I told you only the main living room and the hallways
20:25were white.
20:25You painted everything.
20:26I figured this being a white room, white walls,
20:30any renter, potential renter could walk in here and go,
20:32I can see this space as my bedroom.
20:34But they'd see it more if it was painted a color.
20:37So we'll paint this room a nice, soft, soothing color.
20:39We'll have the picture frame.
20:40It'll feel really elevated and fancy.
20:43And people will walk in here and be like, oh, my gosh,
20:45I will pay any amount of money to live in that house.
20:48So basically, this is a really good primer.
20:51Exactly.
20:52That's why I mean, it looks nice and clean.
20:54OK.
20:55Great.
20:56This new room, I was thinking we do a built in
21:00across this whole wall so you can.
21:02For a rental house?
21:03Yeah.
21:04We're elevating the whole space.
21:05Look at the living room.
21:05Just the trim.
21:06What a difference it makes.
21:07Imagine a bookshelf.
21:08So just bookcases across here.
21:09Should we incorporate a Murphy bed?
21:13So that way, it's a flexible space.
21:15Otherwise, this is just a boring room.
21:18I'm trying to make this a home for whomever.
21:20I'm trying to make it a good investment, though.
21:22I want to get done.
21:23I want to get a renter in here, get some return on investment.
21:26Why am I going to give a renter a bed?
21:27Honestly, I think it's worth the investment.
21:31I'm trying to make this a home for whomever.
21:34I'm trying to make it a good investment, though.
21:36Yeah, but if you build it, they will come.
21:40If you build it, it's free.
21:41If you build it, it's free.
21:43Just use scrap wood, and I'll paint it.
21:44OK, I can do that.
21:46So in this new front room we created,
21:48on these three walls, because it's not a lot of wall surface,
21:50I'll do wallpaper.
21:52Then we'll have the bookshelf, Murphy bed,
21:54painted a pretty color.
21:55So this room feels really elevated and beautiful.
21:58What?
21:58Why are you laughing at me?
21:59You're not going to have doors in here
22:01if you're sleeping in here?
22:02I feel like the doors is too much, in my opinion.
22:04No doors is best.
22:05Yeah, because if you do doors, you're
22:07not doing French doors with glass.
22:08Yeah.
22:09You're doing solid doors.
22:10So then that hallway is a dark tunnel.
22:12If the renter needs four bedrooms,
22:14we could slap some doors on.
22:16So I'll find a paint color, I'll get some wallpaper,
22:18and I'll get hardware for cabinets.
22:20OK.
22:21Great.
22:25We have the bathrooms being installed now.
22:28In the main bathroom, it's going to be really nice
22:30and very neutral, traditional marble.
22:34Because it is a rental, we want it to be easy to clean.
22:37So putting the slabs on the wall,
22:39we don't have a million grout lines
22:41that are going to get nasty over time.
22:43And in the hall bathroom, we went with a cost-saving,
22:45marble-looking acrylic that will be really durable
22:48for kids or guests.
22:55Got everything sanded down, cleaned up.
23:07So we're going to reface these cabinets.
23:09This material is six times thicker than paint.
23:12So it's really durable and going to be resistant
23:14to scratches and stains.
23:17It's sustainable.
23:18You know, you're doing good for the environment.
23:20You're not having to rebuild new boxes
23:22and throw these away.
23:23And most importantly, we're on a budget.
23:27Let's get this nailed on.
23:29To reface all these cabinets and get new doors and drawers,
23:32it cost us $4,000.
23:34But we got a brand new look.
23:36And all in all, super impressed.
23:45I was going to go back and look through Dave's treasures.
23:49I'm looking through the barn because I want to see
23:51if we can save any money.
23:53I need some hardware and a kitchen faucet.
23:57Dave, there's no light back here.
23:59Give me one second.
24:02What you looking for?
24:03Do we have any single-hole kitchen faucets?
24:05That's a shower, shower.
24:07It is really nice that you can see really well back here,
24:09isn't it?
24:10Yeah, you've always had light.
24:11It wasn't on for something.
24:11I know, but I made better light.
24:13Maybe glance that way.
24:14Oh, my.
24:15Did you seriously install that light just to prove your point?
24:18Just to prove my point, Jenny, that sometimes things are old,
24:22but they are still of good use.
24:24Wait, here we go.
24:25No.
24:26That's voice IQ.
24:27Yo, faucet, I need you to turn on.
24:30That was $400.
24:31You didn't spend $400 on it.
24:33You got it on clearance.
24:34I'm saying the value of the faucet.
24:36I think the value is what somebody would pay,
24:38and you weren't willing to pay that.
24:40No.
24:41Well, that's all I've got, love.
24:42What is all that?
24:43Well, this here is all landscaping lighting.
24:45Why?
24:46We don't even have landscaping lighting at our own house.
24:49Got a good deal on it.
24:50Oh, what's this?
24:52Oh, a doorknob.
24:53We need, oh, and this is the kind I like.
24:55Oh, amazing.
24:56Let's grab these.
24:57Look, these are two.
24:58Well, that's for one door.
25:01Here's another one.
25:02We're going to need a doorbell chime.
25:03Give me a smoke alarm.
25:04You need several.
25:05You need one for each room.
25:06Yeah, I'll bring those.
25:07All right, I'm going to load this on your truck.
25:08I mean, I feel like I've got some good stuff that I needed.
25:11I definitely needed a door hardware,
25:13so that's actually really good.
25:15I mean, we do need smoke alarms, so there's that.
25:17100% worth saving all this stuff
25:18because we use it in projects all the time.
25:21She forgets about it.
25:22David.
25:23Budget, budget, budget.
25:25You have landscaping lighting that,
25:26how long has I been sitting there?
25:28Five years.
25:29Five years.
25:31Landscaping lighting doesn't go bad.
25:32But why do you have it?
25:33There's no exploration date on it.
25:34You don't use it?
25:35Have you ever used a landscape lighting?
25:36I'm thinking about putting that on our house.
25:38Dave.
25:39I've got to take an inventory.
25:40You're insane.
25:41You have a problem.
25:42You have a problem.
25:43I don't think they have any drawers.
25:44I feel like I got the heavy side here.
25:45Yeah, you didn't.
25:46I want to get the side cabinets in first,
25:47and then I've got the Murphy bed frame.
25:48Let's go grab the other one.
25:49Man, it's nice when it actually fits.
25:50All right.
25:51I got some wallpaper.
25:52This is from my friend, Kelly Ventura.
25:53She's an artist.
25:54So what I'm going to do is color match the wallpaper.
25:55We just need to figure out the paint color,
25:56so it's not just a standard builder grade house.
25:58Oh, I like this.
25:59It looks a little bit like baby's throw up, but in a good way.
26:01There's a lot of competition in the rental market here, so this front room really needs
26:05to stand out.
26:06And I want to make it a really beautiful space, a little bit unexpected when you're going
26:11into a rental house.
26:12Number one.
26:13It looks good.
26:14That actually does look pretty good.
26:15It's really pretty.
26:16Okay.
26:17Dave's is a definite no.
26:18It feels a little too minty, doesn't it?
26:19I do like mats.
26:20Hmm.
26:21Is it the ceiling, too, or does that stay white?
26:22So it's going to be ceiling, trim, and then the ceiling.
26:24I got it right here.
26:25So you can put a little bit of a tree on the front.
26:26So this is a little bit of a room.
26:27There's a little bit of a room that I got that.
26:28This is a little bit of a room that I got to do.
26:30You can put a little bit of a room that I got in here.
26:31I'm going to put a little bit of a room that I got to put a room that I'm going
26:32It feels a little too minty, doesn't it?
26:34I do like mats.
26:35Hmm.
26:36Is it the ceiling, too, or does that stay white?
26:38So it's going to be ceiling, trim, and this bookshelf.
26:42Because then these, the rest of it's the wallpaper.
26:44I think you do that lighter one.
26:45Let's go back to that one, yeah.
26:47Yeah, I think that's nice.
26:48It matches the best.
26:49Yeah.
26:50Decided.
26:50Now, which one was that?
26:51Shoot.
26:54This is real weird.
26:56No one's here.
26:57I'm a little nervous right now.
26:58I'm hopeful that we're going to find a renter.
27:01What do you think is going to come?
27:03I've got the Murphy bed frame.
27:05All right, let's set this.
27:07The goal is to get this house rented the day
27:09we hold our open house.
27:11And so we want to make a big impact when you first
27:13walk in the door, and this room will do that.
27:18Overall, not a huge investment.
27:20Dave built the bookshelves, but the Murphy bed hardware
27:23was probably the most expensive.
27:24It was about $1,500.
27:26Paying about $500.
27:28The wallpaper was about $500.
27:31So all in, we're around $2,900 for this room.
27:34Dave!
27:35Shaking bacon?
27:36I'm trying to find a cute little sconce
27:37for above the window.
27:38Do you remember those little sconces
27:39that I had got for the welcome in that we didn't end up
27:41using?
27:42They're a little, and they had like the little shade.
27:43The little gold ones?
27:44Yeah, did you bring this here?
27:45Yeah, Roj.
27:46I grabbed everything that I thought
27:48there was a potential chance you could like.
27:51I actually think these could work.
27:53Here, come on.
27:54They're a little dirty, but these are
27:55Hey, I've got these, too.
27:56Little scraps.
27:57What?
27:57Aren't these kind of fun?
27:59Yeah, it is cute, but it's supposed to go on the wall.
28:01It's like that.
28:01The reason why I have such a nice big barn
28:04for saving the stuff that Jenny orders
28:06and doesn't necessarily use on previous projects.
28:09Well, it didn't work on the other one.
28:10So.
28:10But I did save it.
28:11I would have saved it anyway.
28:12It just so happens that you have a barn to put it in.
28:15Will you just hold it up there?
28:16Oh, it's cute.
28:18Do we need two?
28:20Oh, no, two's too much.
28:21Just put the one again.
28:22Yeah, the one's cute.
28:23I like it.
28:24OK, done.
28:24Look at that.
28:25Now we have one for later.
28:27We'll use that somewhere else.
28:28But I saved you money.
28:29All right, so now.
28:30You'll use that somewhere else.
28:31Would you like me to store it back in the barn for you?
28:32Yes.
28:33For the next time you want something?
28:34I would love that.
28:34We save money, get stuff out of the barn.
28:37I don't have to buy a new light.
28:38Everyone wins.
28:39But you added two extra expansions onto your barn.
28:43That definitely cost more than that $100 I saved.
28:47We're still working on paying those down.
28:49Yeah.
28:56A main bedroom just needs to be beautiful, soothing,
28:59and it can really fit for anyone.
29:03With eight days to go until our open house,
29:05we've got all the lighting for the exterior and the interior
29:08getting installed, as well as the ceiling fans.
29:12OK, this looks good.
29:13I feel really good.
29:14We're getting really close here, and we're
29:17about ready to move in furniture.
29:19We're finishing up hardware and a bunch of little things,
29:21but we are getting there.
29:28I've been trying to think of ideas
29:30to make our rental house extra appealing.
29:32And I had this random air compressor, didn't work,
29:35that I thought, let's turn that into a sweet grill.
29:37And a little fire pit, it's something
29:39that people may not have.
29:41Just let her go.
29:52Here we go.
29:54I don't know if I'll get more rent for it,
29:56but I feel like this could be a really cool addition that,
29:59I don't know, I really think people will love.
30:01What in the world?
30:02Fire pit.
30:03Grill.
30:04Grill.
30:06I know, I'm going to have to clean it up a little.
30:09You're going to make that higher, yeah?
30:10Oh, for sure.
30:12Maybe we need to do a pergola or something else out back.
30:15Whoa, whoa, whoa.
30:15What I did here cost me zero.
30:18I know, but you just cost yourself another price.
30:20You've got to figure out a way to make it not look so rain.
30:22I mean, you have a possessed fire pit and a campground grill.
30:26You know what, there's one less thing in my barn.
30:29You did a great job.
30:33You've got to have a nice curb appeal.
30:35So we're spending $4,500 on some simple
30:38and low-maintenance landscaping.
30:40There is never a second chance for a first impression.
30:43You guys are awesome.
30:44Thanks for coming.
30:45No problem.
30:46All right, here you go.
30:49We hadn't really planned on doing much in this backyard.
30:52Got it?
30:52Yep.
30:53But it's a big, beautiful backyard
30:55that I think is going to be part of the appeal to this house.
30:58So adding an $800 pergola.
31:01I'm glad we made the investment.
31:08You pick so we can get back there.
31:10We've got a lot of stuff to finish up.
31:11We're trying to finish up the rental house.
31:14All right, just another thing that's going.
31:15Yes.
31:16So we're at our store downtown because we need art.
31:20We need a bench.
31:21We need a bunch of stuff.
31:22Obviously, we already own this inventory,
31:24so we're not having to spend extra money.
31:26Jenny, we now have four rugs.
31:28Do we need to bring all of them?
31:29Yes, Dave, we have a lot of spaces.
31:32Every time Dave comes with me to pull stuff for selling a house,
31:35he gets very impatient.
31:37You know, when I come in here, even though it's my own store,
31:40I realize how much I hate shopping.
31:41I don't usually bring him along, to be perfectly honest.
31:45But I needed someone to carry some stuff, so he's here.
31:48OK, what else is on our list?
31:49You got it, Tonya?
31:49Plates, right?
31:50Green plates.
31:51Plates.
31:52And then artwork.
31:53Literally slowly dying inside right now.
31:55And then this and the entry on that wall.
31:57Yes.
31:57Cute.
31:58Love that.
31:58Dave is always surprised how much stuff it takes to fill a house.
32:01It takes a lot.
32:02Wait, why am I surprised about that?
32:03So this is on the fireplace.
32:04I think those are nice together.
32:05When you say, Dave, I want a wall picture frame trimmed out,
32:08you don't realize it takes a lot.
32:10You're always surprised how much it takes.
32:11I'm not, you said that.
32:12I just love being with you and helping you.
32:13Oh my gosh, you've said it.
32:14Can you go grab me the tea kettle?
32:16Tea kettle.
32:17I can do it.
32:18Jenny, Jenny, do you want this one?
32:19Or I just noticed this one.
32:22Aw, little guy.
32:23Do you regret the decision telling me to go get a tea kettle?
32:26You're doing great.
32:27You're doing great.
32:27Put both of those back.
32:29I like this one.
32:31I quit.
32:32I'm going to go sit until you guys tell me you're ready to go.
32:34Ah.
32:42We are loading in furniture.
32:44I have a lot of vintage pieces in here.
32:47So these are vintage.
32:48We've got vintage.
32:49I'm trying to incorporate.
32:50Obviously, this house feels very new,
32:52but we've got to bring in some old pieces
32:53to make it look homey and cozy.
32:56Now we just need to get everything set and placed
32:58and, you know, make it look beautiful.
33:00Jenny, did you see this?
33:02Oh, man, I really need a nightstand for this.
33:04Oh, I love it.
33:06This little house downtown here, we
33:07came in with a budget of $75,000.
33:12This just goes on this wall.
33:14And we ended this $67,000 and change.
33:18So, Jenny Mars, I am proud to say we executed on that plan
33:24and that budget.
33:31Today's the day.
33:32We have the open house.
33:34We have a couple more pieces of art to test.
33:36I was here last night and realized
33:38that we have this one big blank wall.
33:40OK.
33:41Or I like that one.
33:44The kitchen turned out nice.
33:45I love the color of the cabinets.
33:46Yeah.
33:46Keeping the layout worked.
33:48Yeah.
33:48The new countertops made a big difference.
33:50Yeah, it's awesome.
33:51And I'm so glad we put this wall in.
33:52Yeah.
33:53Like this, I think, made a huge difference.
33:54Because now we have a distinct dining room
33:56and also a distinct living room.
33:58I think this house looks beautiful.
34:00Just having curtains up, art, obviously furniture,
34:04it makes it feel like a finished home.
34:06Can you tuck that little tag under the pillow?
34:08This room turned out so nice.
34:09I think it's very, very cozy.
34:10I know you didn't want to do it,
34:12but the picture frame molding looks really good in here.
34:15I think it's just going to make a renter say,
34:17you know what, I didn't want this house, but now I do.
34:20I think so.
34:21I would.
34:22I think anybody who walks in here
34:23will be able to picture themselves living here
34:25because of all of the extra little details that we put in.
34:29This space here is a beautiful house.
34:32It's beautiful.
34:33It's beautiful.
34:34It's beautiful.
34:35It's beautiful.
34:36It is incredible.
34:37The wallpaper looks so good, the built-ins.
34:39I don't know if they'll figure this out,
34:42that it's a Murphy bed.
34:42It's so hidden.
34:43So when we first bought this house, the front room,
34:45I don't feel like it had a purpose.
34:47It had different openings.
34:48It didn't look right.
34:49So turning it into this kind of fourth bedroom slash office
34:53was, I feel like, a really good move.
34:55I love this room.
34:57I lived here.
34:57I would hang out in this room all the time.
34:59It's got very good light.
35:00Yes.
35:01OK, I'm going to check outside.
35:03I think an unexpected bonus of this house
35:05is the backyard and how great of a space it is.
35:08Your grill, babe?
35:09I think people are going to love this.
35:10It's a cute little hangout area.
35:11And the fire pit is something.
35:14It's free, and it's an add-in to a great backyard.
35:17Well, and look at the space.
35:18I didn't even notice this, but the shade coming off the street,
35:21this is the perfect spot to sit back here.
35:23You think we're going to find a renter today?
35:25I don't know.
35:26Hopefully.
35:27When we're working with a client and a homeowner,
35:29we personalize the home for them.
35:31And we're excited to show them the home.
35:33We take them through it, explain everything we did.
35:35This is different.
35:37Operation Overview.
35:37Wow, look at this.
35:38So we've got bedroom, living room, hallway, entryway.
35:42We're going to let people walk through on their own.
35:44We really don't want to be in there.
35:46It's kind of like when you're selling your home.
35:47You don't want to be in your own home when it's for sale,
35:49because it makes people uncomfortable.
35:51So instead, we're going to watch them,
35:53because I am very curious what everyone thinks.
35:56Did you unlock the door?
35:57The front door?
35:58Yeah.
35:58Yeah.
35:59Are you sure?
36:00No.
36:00OK, I'll be right back.
36:01I feel like I'm working high security.
36:04Are they working?
36:05Oh, my stars and stripes.
36:07Why?
36:09Ha ha ha.
36:11You're looking good, babe.
36:13Oh, my gosh.
36:17I shared that it starts at 1030, so it's.
36:20No one's here yet?
36:21No one's here.
36:21Do you think anybody's going to come?
36:22Did you say just come on in?
36:24Yeah.
36:25I have no idea who's coming, and nobody may show up.
36:28This is real weird.
36:30Yeah, we have a lot of money invested,
36:31so there's a lot riding on this open house to go well.
36:40Think we're going to find a renter today?
36:42I don't know.
36:43Hopefully.
36:45Oh, babe, we have visitors.
36:46OK.
36:47Oh, wow.
36:47I love the floors.
36:49Oh, yeah.
36:49That's a great color floor.
36:50I love this.
36:51I love this.
36:53Oh, my gosh.
36:55This color is so good.
36:58I like all the built-in shelves.
36:59I could pile those in.
37:01You can.
37:01Fill it up.
37:02That is so pretty.
37:04I can live in this room.
37:05This is my room.
37:06This is mine.
37:08I love it.
37:10Oh, the backsplash.
37:11Oh, my goodness.
37:12I love the same countertop and backsplash together.
37:16I love that this trim is all around, like the whole room.
37:18Yeah.
37:18Not just on an accent wall.
37:20I love that.
37:21The trim.
37:22See?
37:22You did a good job.
37:23Oh, that's really pretty in here.
37:25I've definitely never seen a rental with this nice a bathroom.
37:28Right.
37:29It's just so fancy.
37:30It feels like you're at a hotel instead of at a rental house.
37:32Oh, she said it's like a hotel.
37:34That's always a good thing.
37:35I mean, it's kind of fun to be a fly on the wall, get to hear what they're saying about
37:40the house.
37:41I love the big windows on the doors, too.
37:42Yeah.
37:43There's so much natural light.
37:44Yeah.
37:45I need that fireplace.
37:46It's the best.
37:47Yeah.
37:48I love this because there's character.
37:50It's not all cookie cutter new, you know?
37:52Yeah.
37:53Like you are in a cottage right here.
37:54Yes.
37:55That's so pretty.
37:56And then there's the same trim on the walls.
37:58I love that.
38:01I feel like getting this honest feedback from potential renters.
38:05Nice outdoor area.
38:07I like this pergola.
38:08I think that the pergola was worth it.
38:10Yeah, I do too.
38:11It'll just kind of put us, you know, a couple steps ahead on the next project.
38:15We got a lot of great comments.
38:16So what Dave's saying is normally he's too cheap to add anything to the house.
38:20And so this time I talked him into it.
38:22We did it.
38:23And it paid off.
38:24So next time.
38:25It's worth it.
38:26I'll let her have a few more things.
38:27It's fine.
38:31So pretty.
38:32Oh, this is nice.
38:34A little office for you?
38:35I love the wallpaper.
38:36It's really pretty.
38:37You don't get that in a rental.
38:38So it's nice to see.
38:39It is.
38:40Read your book on the patio.
38:42Do I hear an accent?
38:44Oh my gosh, I think they're British.
38:46This is so nice.
38:47Wow.
38:48I love the green.
38:49I love the bed as well.
38:50The green is beautiful.
38:51That looked warm, comfy bed.
38:52It does look like one comfy bed.
38:54My wardrobe.
38:56I get no wardrobe now.
38:57No.
38:58Oh no, it's fair.
38:59I love the bedside tables too.
39:02It's a very grown up bedroom.
39:03It is a very grown up bedroom.
39:05Wow.
39:06That's so pretty.
39:09The detail in the bathroom.
39:11It's incredible.
39:13I'm a fan.
39:14And on the floor too.
39:15The floor is beautiful.
39:16It is really nice.
39:18The couch is so nice.
39:20I hope you have your checkbook ready because I think I want this house.
39:25You want this house?
39:26Yeah.
39:27Can I look in the backyard?
39:28Yeah.
39:29Wow.
39:30This is massive.
39:31It is gorgeous.
39:32The dog is going to love this.
39:34Yeah, Bishop is going to love this.
39:35I can put me little plants out.
39:37I can put me little plants out?
39:39Oh, Dave.
39:41Let's give him a good deal.
39:43Nice barbecue.
39:44I like it.
39:45I love the fire pit.
39:46The fire pit's so cool.
39:47It's nice and shaded.
39:48I like it.
39:49You like it?
39:50I like it.
39:51Is that you saying yes?
39:52I think that is when you're saying yes.
39:54Good.
39:55I think they love it.
39:56Me too.
39:57I feel like we should go talk to him.
39:58All right.
39:59Hello.
40:00Hello.
40:01Hi.
40:02Nice to meet you.
40:03It's really weird we were watching you.
40:04Hi, I'm Jenny.
40:05I'm Dodden.
40:06Nice to meet you.
40:07Nice to meet you.
40:08Where are you guys from?
40:09England.
40:10North England.
40:11I love it.
40:12I love it.
40:13It's absolutely stunning.
40:14You go first.
40:15It's probably the most beautiful house I've seen since we got to Venomville.
40:17It's absolutely incredible.
40:18I told him to get his checkbook out.
40:19I was like, what it takes.
40:21Amazing.
40:22So $2,500 a month is our lease rate.
40:25You're pretty set on it, aren't you?
40:27Yeah.
40:28So what brings you here?
40:29Work?
40:30Work, yeah.
40:31And how long do you think you'll be here?
40:32I think we're definitely going to be here for a couple more years.
40:34Okay.
40:35So there's three bedrooms total, but then the front room, we actually have an extra space.
40:38So this is actually a Murphy bed, and you use the frame is actually the handle to bring
40:44you down.
40:45It's so cool.
40:46The Murphy bed mattress is brand new.
40:48And then you have the little nightstands.
40:50So when you have family in town, this is another bedroom for you to utilize.
40:54It's incredible.
40:55Thanks.
40:56Okay.
40:57How long have you lived here?
40:58A year.
40:59Do you like it?
41:00Are you getting settled?
41:01I think it takes a year to settle in.
41:02But the house was next.
41:03We needed a garden.
41:04Obviously, moving from a different country, it was quite difficult to find a house when
41:07you're in England and you're moving to the US.
41:09So the house we're in has worked.
41:11It's been a house, not a home.
41:12Yeah.
41:13And this feels a bit more personalized, doesn't it?
41:14Yeah.
41:15We'd incentivize us, I think, to stay longer if we felt a bit more settled in our environment.
41:19And then the garden.
41:20I really like the garden.
41:21Yeah, finding a space for the dog is important.
41:22Yeah.
41:23And we need some space for him.
41:24All right.
41:25Well, we'll get all your contact information and fill out a form.
41:27Yes.
41:28I feel like we came in under budget.
41:31You're welcome.
41:32The house turned out beautifully.
41:34You're welcome.
41:35All right.
41:36Well, I think we have everything we need.
41:37So thank you, guys.
41:38It's so exciting.
41:39Thank you very much.
41:40Welcome.
41:41How fun.
41:42We got a contract signed.
41:43We found a great couple to live here.
41:44We will get you keys and all that.
41:46Yay.
41:47Nice to meet you.
41:48And I feel like they're going to want to stay for a long time.
41:49Yeah.
41:50Glad we made the investment.
41:51Okay.
41:52Nice to meet you guys.
41:53Cheerio.
41:54Cheerio.
41:55Bye.
