00:00As a real estate agent in Dallas, Courtney's used to seeing homes through the eyes of others.
00:05But now, she's her own client.
00:07Oh, this is huge.
00:10I like it, but I don't know what it is.
00:13Chair jail.
00:14With her best friend, Trey, helping out, she's looking for the right place to make
00:18her own.
00:19Ten space.
00:20I know, there's a lot of ten space in here.
00:22You could put a...
00:23I know, a tub.
00:24I don't understand why this is so high.
00:27For bar stools.
00:28Uh-huh.
00:29No.
00:30I hate this.
00:31Okay.
00:32Okay.
00:33But since she just finalized a divorce, he's also helping her focus on what matters most.
00:37It could be an office.
00:38It could be a glam station.
00:40We're not thinking about a man.
00:42We're thinking about Courtney.
00:59Ready to go see your friends?
01:02I'm an agent in real estate and I've been doing it for the last seven years.
01:06Oh my gosh.
01:07Hi, Stella.
01:08They don't look excited to see her.
01:09Stella.
01:10Hi.
01:11That's kind of rude.
01:12What are you doing, Ellie?
01:13I just went through a divorce and I owned a home with my ex-husband.
01:17I sold our home and moved out of it a few months ago.
01:20But now I get to buy a new house for just myself and my dog, Stella.
01:25Do we really need 25 pastries?
01:28I like options.
01:29Yes, I am single, but I am not alone.
01:33I have my best friend, Trey.
01:35What about-
01:36Oh my gosh.
01:37Wait a second.
01:38Hang on.
01:39Hey, drop it.
01:40He kind of inserted himself in this process with me.
01:42I didn't really ask.
01:43I just call him every morning and talk about my problems.
01:47And so, you know, he's really great with helping me to solve those problems.
01:51They became our problems.
01:53Yes.
01:54I'm an agent as well.
01:55There's a lot of inventory on the market.
01:57I think there are some great, new, vibrant areas in Dallas that we need to explore.
02:01I know the areas she likes.
02:03I know they're a little more expensive.
02:04This is your first home on your own.
02:07There's no one else you're splitting these bills with.
02:09It's all you.
02:10So-
02:11I know.
02:12I know.
02:13I know.
02:14I can handle it.
02:15I know you can handle it.
02:16You know, it's like I've owned two other homes, so I know what I do like and I know what
02:19I don't.
02:20A single family, traditional, open concept, but not something that's so open that it feels like,
02:25you know, a doctor's office or that it doesn't make sense.
02:28My dream, dream scenario here would have really tall ceilings or vaulted ceilings.
02:32Another thing that's important to me is having a yard for Stella.
02:36I just want to make sure that we're staying within a price point that you feel very comfortable,
02:41because right now you're very comfortable.
02:42Yes.
02:43You're in your rental, but I want to make sure that you stay comfortable.
02:45I'd really like to stay around $900,000.
02:47The sweet spot would be $900,000.
02:49I've been very fortunate to have a very successful real estate career.
02:53I think she should look a little closer to the $600,000 to $700,000 range, because I know
02:58anything she gets in, she's going to want to change it.
03:01She's going to wallpaper it.
03:02She's going to knock down walls.
03:03Do you really believe that I'm going to find what I want for $600,000, seeing the market
03:07in Dallas right now?
03:08I think that you're going to have to compromise in a few areas.
03:11I don't believe it.
03:12Courtney's style is, I don't know how to describe it other than colorful.
03:15I feel like with your last house, you walked in there and you're like, oh, a girl lives here.
03:19There was no sign of a man living in that house.
03:21So she likes colors.
03:23That is not true.
03:26You're being mean to me right now.
03:28I understand my style is not for everyone, but it's like, I love it.
03:33You know, I'm like a creature of habit.
03:34Now that I've been here for so long, I've got my grocery store.
03:37I've got my coffee shop.
03:38But that's my point.
03:39So you know the people in those neighborhoods.
03:41You know the areas.
03:42It's time for you to branch out and find something a little bit new.
03:45Find a new grocery store.
03:46You're in a new phase of life.
03:48The new grocery store might put me over the edge.
03:50I like you being downtown because there's lots of people you can meet.
03:53Why aren't you downtown?
03:55Because I found a husband and I moved out to the suburbs.
03:58I just remember when I lived on my own for the first time.
04:01I loved that there were people around me all the time and I could go out.
04:04I could walk my dog.
04:05You're like the most social butterfly of all time.
04:07So are you.
04:08I love it over here.
04:15So what are we going to see?
04:16It literally just came up.
04:18Single family ranch style like traditional house.
04:23Three bed, two bath and it's actually within my budget.
04:26It's the top of the budget.
04:28It's also in your old neighborhood.
04:30So are we resorting back to our old ways?
04:35Just because I got divorced doesn't mean I can't go to the same places.
04:39Of course.
04:40This is cute.
04:41This is cute.
04:42This is cute.
04:43It's smaller.
04:46Yeah.
04:47Yeah.
04:52I love the color.
04:53I like the green.
04:54I do too.
04:55I cannot stand the garage.
04:57What is it with you in like forward facing garages?
05:00I don't know.
05:01I just feel like it takes up so much of the house.
05:03This feels high, doesn't it?
05:05But I love this porch.
05:06It's so cute.
05:07This is really pretty.
05:08All right.
05:09I don't have the code.
05:10I do.
05:11Don't worry.
05:15Cute.
05:16All right.
05:17I immediately don't love that.
05:19Well, that's structural.
05:21I know.
05:22Well, shoot.
05:23I love this dining room.
05:25I love that they're separate rooms.
05:27You don't want two open.
05:28We don't want one continuous space.
05:30Exactly.
05:31Because then that doesn't make sense.
05:32There's no like compartmentalization.
05:34Make this fun.
05:36I love a vaulted ceiling.
05:39Oh, look at this.
05:41Wait, this is a three, two, and then I guess there's a little study.
05:44Oh my gosh.
05:45You know what I would make this?
05:47Hmm.
05:48A little like card room.
05:49It's a card room.
05:50So I can kick your butt in cards.
05:52Okay.
05:53Like a little game room.
05:54This will be like our little game room so we can play nines.
05:57All right.
05:58Great kitchen.
05:59The kitchen has good potential.
06:02I really like that it like looks out into the living room.
06:06I don't understand why this is so high.
06:09For bar stools.
06:10Uh-huh.
06:11No.
06:12I hate this.
06:13Okay.
06:14Then we can.
06:15I'm sorry.
06:16I would take it down.
06:17I do not like the granite color.
06:20It's a little too sterile for me.
06:22I feel like you could make this kitchen good.
06:24I could.
06:25Okay.
06:26So we have bedrooms here.
06:29So.
06:33Okay.
06:34This is great.
06:36Oh boy.
06:37What?
06:38Can't wait to hear your thoughts on this one.
06:40New floors and maybe update this shower a lot.
06:44I'm feeling like monochromatic.
06:46Yes.
06:47Burgundy.
06:48Yes.
06:49I don't know.
06:50Okay.
06:51Okay.
06:52They have a bed.
06:53So they're still moving out.
06:54That's actually a really cute bed.
06:55If the primary bedroom is as small as those, that's going to, that's going to be tricky.
07:00I'm telling you, Courtney, this is like your space.
07:02This is what you're buying.
07:03It's this.
07:04It's not the guest rooms.
07:05It's this.
07:06This is like the crown jewel of the house.
07:11Oh.
07:12I'm stopped mid awe because of the light.
07:17I can change that.
07:18This is cute.
07:19It's like a one person house.
07:21Yeah.
07:22No, it very much feels like a one person house, which is also another thing.
07:25Like, could I live here with someone else?
07:29You probably could.
07:31Am I crazy?
07:32Let's not even think about that.
07:33Why?
07:34Because this is Courtney's house.
07:36This is Courtney's coming out of that phase of her life into Courtney's house.
07:41We're not thinking about a man.
07:42We're thinking about Courtney.
07:43Oh.
07:44Oh.
07:45You don't like this?
07:46I love this.
07:47This is great.
07:48Great vanity.
07:49Marble.
07:50Lots of room.
07:51It's a little sterile for me.
07:52You can paint anything.
07:53Yeah.
07:54Paint.
07:55It wouldn't be paint though.
07:56I would, I would retile.
07:57Wow.
07:58Okay.
07:59I'm pleasantly surprised.
08:00Okay.
08:01These are nice and deep.
08:02Oh.
08:03This backyard is really nice.
08:04You could do like an outdoor living situation here.
08:05This is something like Stella could run and like, it's not, you know, I feel like sometimes
08:09we're saying there's a yard and it's a stretch.
08:10Like this is actually a good size yard.
08:11This house has a lot of what you're looking for.
08:16Yeah.
08:17And you could make this so cute.
08:18There's a lot I don't like as well.
08:19That's fair.
08:20You can make some modifications to the kitchen.
08:21Yeah.
08:22It's pretty turnkey.
08:23But for me, there's quite a bit that I'd want to do.
08:25I don't love the garage.
08:26The two other bedrooms are just kind of small, but gosh, I love that yard.
08:29I love the yard.
08:30I just, this is your old neighborhood.
08:31And I feel like sometimes we're saying there's a yard and it's a stretch.
08:33I'm like, this is actually a good size yard.
08:34This house has a lot of what you're looking for.
08:35Yeah.
08:36And you could make this so cute.
08:37There's a lot I don't like as well.
08:38That's fair.
08:39You can make some modifications to the kitchen.
08:40Yeah.
08:41It's pretty turnkey.
08:42But for me, there's quite a bit that I'd want to do and I don't love the garage.
08:46The two other bedrooms are just kind of small, but gosh, I love that yard.
08:53A drink scent.
08:54Yes, I just, I still think we need to look at the other options.
08:58Yeah, no, I completely agree.
09:01So they head to another property with more of what Courtney wants.
09:05But of course, a million dollars?
09:07That's a lot.
09:16Okay, I love this neighborhood.
09:18I do get why you got a rental in this neighborhood.
09:20It's just so expensive.
09:23Everything's expensive now.
09:24Everything, nothing.
09:25We should have bought all these houses 10 years ago.
09:28My biggest mistake was not buying a house when I was in the fifth grade.
09:31So I called the agent and I was like, we've got to get in.
09:34So three bed, it's three bath.
09:37It's $9.99.
09:39A million dollars?
09:40A million dollars.
09:41That's a lot.
09:42Oh, it's cute.
09:42Oh, this is cute.
09:43It's really cute.
09:44It's very masculine.
09:45I love a traditional, but I forgot how much I love a craftsman.
09:53The color is really good.
09:54Is that a green or a blue?
09:56I think it's blue.
09:57Is it a teal?
09:58Maybe.
09:59Yeah.
09:59Okay.
10:00I like it.
10:00Well, I love it.
10:01And I love the wood.
10:03Oh.
10:04Okay.
10:05Huh.
10:06I like this.
10:07I do too.
10:08I think this is nice.
10:10I like that it has a fireplace, but I would like if it were like an actual fireplace, I'd
10:15probably try to like build it out, you know?
10:16Mm-hmm.
10:17So a little bit cramped in here.
10:21I love the countertops.
10:23What is this called?
10:24It's called dolomite.
10:25Yes.
10:25I don't know that this has the best flow.
10:27No, it doesn't.
10:28And I wish that this, I would take this out and I would extend this existing cabinetry
10:35and beautiful, beautiful countertop over there.
10:39Take the upper cabinets, extend them over there.
10:41And then the floors.
10:42They were saying that these are bamboo floors.
10:44I really have no experience with bamboo floors.
10:46Do you?
10:47Uh, no.
10:48I don't.
10:48And I'm going to be honest with you.
10:49This looks like a clearance special.
10:52Yeah.
10:52They don't look great.
10:53It's pretty gray.
10:54Uh-huh.
10:55I would not keep these floors.
10:56I don't know if this would make sense though, Courtney, if they just did all of this and
11:00you'd come in and rip it all out, but you're already paying a million dollars to be here.
11:05Listen, everything is a negotiation.
11:06You know that.
11:07I'll offer what I'm going to offer.
11:09I like it, but I don't know what it is.
11:12I mean, it's definitely dead space.
11:13What do we do back here?
11:14I don't think you would put two chairs on a table there because those would be like
11:19the two chairs you never used.
11:20They go to like chair jail.
11:23I love the laundry room.
11:25Why?
11:26Tankless.
11:28Oh, okay.
11:28I see what they were doing here.
11:30Uh, okay.
11:31So we're in a closet.
11:32Closet, laundry.
11:33So the house is kind of like a circle.
11:34Is this a big enough closet for you?
11:36Yeah.
11:36No, I mean, this is a great size closet.
11:39Oh.
11:40Wow, this is a big room.
11:41This is huge.
11:43Is this the primary?
11:44Hmm.
11:46This isn't the primary because this has a single vanity.
11:52Okay, what's over here?
11:52This is a true guest room.
11:56Gosh.
11:56It's cozy.
11:58So this is the second bathroom.
12:00Mm-hmm.
12:01Right?
12:01Mm-hmm.
12:02I love a clawfoot tub.
12:03Okay, this is very fun.
12:08I think it's a game room.
12:10Wow.
12:10Wait.
12:10Oh.
12:12Oh, yeah.
12:12This is the primary.
12:13I really like this.
12:15Well, I do.
12:17The carpet is just, it caught my eye and it, ugh.
12:20Okay.
12:22This is not bad.
12:23A pitched roof is not ideal, but that's okay.
12:27How would green look on the wall?
12:28I did that green grass cloth and it looked really good.
12:32Okay.
12:32You have some more tent space.
12:34I know.
12:34There's a lot of tent space in here.
12:36You could put a...
12:37I know, a tub.
12:38A freestanding tub right here.
12:39I love these French doors.
12:43Oh.
12:44Oh.
12:46Cute turf.
12:46This is so cute.
12:47I love turf.
12:48Oh, I don't love turf, but...
12:50Really?
12:50That's okay.
12:51An actual two-car garage.
12:53I want a shed.
12:54It has a gate, so it won't be chasing Stella Bear, like, through the neighborhood.
12:57Okay, I really love this.
12:59I do like it.
13:01I really think the kitchen has a lot of potential.
13:04Yes.
13:05And you know that I absolutely love the neighborhood.
13:09Yes.
13:09And it actually is kind of a big house, now that I'm sitting here.
13:13There's not a lot of rooms, but there's big rooms.
13:15Too big for me.
13:16As your friend, I think a million's too much.
13:18Yeah.
13:18So I think we need to look at some other options.
13:20Yeah.
13:20But it's a good option.
13:22No, I agree.
13:24Now, Trey finds a place himself.
13:26A downtown condo he thinks might be good for Courtney.
13:29I don't know that I wanted, you know, dealing with neighbors, but...
13:33That's the beauty of a condo.
13:34That's okay.
13:34There's people around you.
13:35You can be social.
13:36Okay, so I do love this area.
13:46I've sold a couple of units around here.
13:48Oh, it's brand new.
13:49No one's ever lived in this.
13:50You can put your touch on it.
13:51It has great finishes.
13:53It's two bed, two and a half bath.
13:55Okay.
13:55It's just under 2,100 square feet, and it's $647,000.
13:59So it's well within budget.
14:00The H-way is relatively low.
14:02Does it have any amenities or anything?
14:03It doesn't have any amenities, but also then you're not worrying about paying for the amenities.
14:08It's in a great area.
14:09Oh, cute.
14:15It's cute.
14:15It's got some grass for Stella.
14:17This is my yard.
14:19It's a little bit of a concrete jungle.
14:21Yeah.
14:22I don't know that I want to, you know, dealing with neighbors, but...
14:25Well, that's the beauty of a condo.
14:26That's okay.
14:26There's people around you.
14:27You can be social.
14:28I love the brick.
14:30I like that there are little steps.
14:31Like, I have my own little doorway.
14:33Oh.
14:35Okay.
14:36I'm pleasantly surprised, I've got to say.
14:38Right?
14:39We have a really big living room.
14:41So a great entertaining space.
14:43It's not a traditional fireplace.
14:45Can I turn it on?
14:47Oh.
14:49It's a little 80s.
14:51All right.
14:51And then you still have plenty of room for a really big dining table, because I know you want to entertain.
14:56I know.
14:56I know you want to have dinner parties.
14:58And then is this not the most amazing kitchen?
15:01They did not cheap out here, honestly.
15:03Like, the thickness of this mitered edge.
15:05I really like this.
15:08Um.
15:09You don't?
15:10It's fine.
15:11Honestly, it goes well with the kitchen.
15:13Um.
15:14Yeah, it goes well with the kitchen.
15:15I think the one thing I would maybe do is, like, continue it above the cabinets, because they don't go all the way to the ceiling.
15:22But I love the lighting up there.
15:24Yeah.
15:24This is so nice.
15:25For entertaining and cooking, it's like, I can look out.
15:27This does not feel like your typical condo.
15:29No.
15:29And you know why?
15:30Because you've got a standalone entrance.
15:32So I'm not, like, going into a building.
15:34Right.
15:35I have a little, tiny patch of grass outside.
15:38There's tons of parks around here.
15:40Yeah.
15:40So when it comes to, like, you know, taking Stella out, that's your chance to meet the neighbors and meet people and find someone new and find a hot, young doctor that's ready to sweep you off your feet.
15:52Okay.
15:54Oh.
15:54So we've got a guest bath.
15:56Oh, I love this.
15:57You can make this so cute.
15:59Yeah.
16:00Change the mirror, change the light.
16:01I would take out this pedestal sink and put one of those really cute sink with, like, chrome legs.
16:06And then, yeah, I would wallpaper the heck out of this.
16:08And then you've got some more storage.
16:10What's that?
16:11This is huge.
16:12What is this?
16:12This is dumb, but this is my favorite part.
16:15What?
16:16Go check.
16:17This garage?
16:18It's a two-car attached garage, but they made it pretty.
16:21They painted the floors.
16:23This is amazing.
16:26There's no carpet.
16:28Wow.
16:28Yeah.
16:29Okay.
16:30So this is the primary, I think?
16:33Is it?
16:34It's big enough.
16:35This is really big.
16:35I would imagine this.
16:36Wait, what's that?
16:37I'm hoping this is not the closet.
16:39It's the glam.
16:39It's kind of dead space.
16:40Area.
16:41But I think you could utilize it well.
16:43Oh, for sure.
16:44So you put your bed here.
16:46You've got the TV hookups here.
16:49Okay.
16:50Wow, this is really nice.
16:52This is a great bathroom.
16:54You have a double vanity.
16:55This is really pretty.
16:57Oh, my gosh.
16:58That's huge.
17:00Wow.
17:03Okay, this room's huge.
17:04This might.
17:05This could be your primary.
17:07Wait.
17:09Maybe this is the primary.
17:11Are there, like, two primary suites in here?
17:14This is bigger.
17:15This is huge.
17:16This is...
17:17Wait, this is huge.
17:19I really like it.
17:21This is a really good option.
17:24There's not a third bedroom, and I don't love the idea of sharing walls with people, and
17:31then also not having a yard.
17:32Yeah, but I think having the parks nearby, having grass right out front, it eliminates
17:38a lot of those headaches for you.
17:40Honestly, I'm a little overwhelmed, and I think I just need to kind of take it all in
17:44and really decide what I want to do.
17:47I'm feeling excited.
17:57I am feeling a little overwhelmed, of course.
17:59Dallas real estate agent Courtney's ready to decide which home feels right for the next
18:03stage in her life.
18:05So we have the traditional ranch-style house.
18:08Yep.
18:08But it is really hard to get into that neighborhood for under a million dollars.
18:13Yeah.
18:13So I do think it's a good deal.
18:15I am a little worried that once you go through there, there was a lot you wanted to do that
18:18one.
18:18Yeah.
18:18And the kitchen, I feel like I'd probably end up doing more to the kitchen.
18:22I definitely changed those black granite countertops.
18:25And then the bedrooms were a little bit smaller than I'd like.
18:28Yeah.
18:28But I loved the backyard.
18:31So we had the craftsman in the M Street.
18:33Yes.
18:33That one was a million dollars.
18:35Yes.
18:35That was like 2,700 square feet.
18:37It was big.
18:38That galley kitchen was just configured a little strangely.
18:41You know, I would love to open that up a little bit more.
18:43I wish that some of that space that's in the chair prison in the back, that area that we
18:49didn't know what to do with, I wish that was in the front.
18:52But loved the backyard.
18:53That outdoor patio was amazing.
18:55I think the condo's your best choice because we're, what, $250,000 under budget.
19:02There's plenty of space.
19:03Yeah.
19:04But you have a two-car garage attached in the back.
19:07And I do love that you would be in kind of the hustle and bustle of Dallas.
19:11I need more hustle and bustle in my life.
19:13You'd be around a lot of people.
19:15I really have to think about the fact that, yeah, do I really want to share walls with
19:19people?
19:19I really wasn't able to hear anything when I was in there, so I'm not really worried about
19:22noise, but it's just something I have to think about.
19:24Like, do I want to do that?
19:25And then the biggest thing is the yard.
19:27I'm, like, a little bit stressed.
19:29This is new you, new home, new adventure in life.
19:42Okay, I need your help with this.
19:43Hold on, let me put my knife down.
19:44Oh, my gosh, I am covered.
19:46I ended up choosing the traditional ranch-style home.
19:51When I walked in, I loved the vaulted ceilings.
19:55I really loved the neighborhood.
19:58It felt just like home.
20:00Then you pull it out on your head.
20:02This is very hard.
20:03I feel like you could have paid someone for this.
20:05The house was listed for $849,000.
20:08I did have to pay full price, but I was okay with that because, honestly, I feel like I
20:12got to steal.
20:13I ended up negotiating on the primary bedroom bed and then the guest bed, and as well as
20:19a few of the outdoor items.
20:21And, obviously, I was able to take off my commission as an agent, so that was really
20:25helpful, too.
20:26So I closed, like, a week ago, and I've just kind of been moving in ever since.
20:30As you can see, I'm still not even close to being moved in, so it's definitely a process.
20:34Oh, I love that.
20:35Look at that.
20:36Do I want to paint this whole-
20:37Actually, no, I like my color better.
20:40I haven't done anything to the house just yet, but I do have lots of plans.
20:44I am going to redo the kitchen counters and the backsplash.
20:48I'm going to also redo some tiling in the primary bathroom, and I'm going to fully redo the
20:54guest bathroom as well.
20:56Stella really loves the yard.
20:57She just, like, sits out there and she runs around for toys, and, honestly, I think she
21:01just forgets that I even live here.
21:02I'm just so proud of you.
21:03This is a happy house, and I think this is going to be perfect for the next phase of life
21:08for you.
21:09I envision just a very peaceful life, you know, a life where I get to figure out what
21:14I want to do, and I get to do the house exactly how I want it to be done, and, you
21:20know, I really want to work on myself and really figure out what it is that I want to
21:24do next.
