00:00Emily and Connor want out of their parents' homes and into a place of their own in the Philly suburbs.
00:06That's what I'm talking about.
00:07This is glorious.
00:10I could see game day out here. What about you guys?
00:11Yeah, I mean...
00:12Oh, game day for sure.
00:14But these 20-something first-timers have a lot to learn about this hot market.
00:18Homes under $400,000 are not sitting on the market long.
00:22And about each other.
00:23I think you need to be open to seeing different styles.
00:28Those lights are staying.
00:29What are you going to do with those lights?
00:31After losing out on six houses already, the learning curve is getting to them.
00:35We're going to have to come to some type of compromise.
00:38I'm getting a little nuts. Like, I need... We need to come to a decision.
00:41What are you going to do about that thing in the middle?
01:00We'll figure it out when we're done.
01:01Listen, I don't know where you're going to put the food if that thing is in the middle of the table, but...
01:05We'll get the table. Grab that.
01:08I'm 26, and I am a second-grade special education teacher.
01:14I'm 26 years old, and I'm a project manager for an electrical construction company.
01:17You didn't set everything on the right side, but that's fine.
01:20We've known each other since we were in the fifth grade.
01:23We had a thing in middle school, and then he, you know, broke my heart, and I wanted nothing to do with him.
01:29And then somehow at the end of high school, in our senior year, we kind of rekindled that relationship, and we've been together ever since.
01:37I currently live with my mom. Connor lives at home, too. We both love our family, but it's just time for us to have our own space.
01:45I think we're at that point in our just lives and our relationship to, like, take that next step.
01:51Who set this table?
01:52Yeah.
01:53Not Emily.
01:54Well, that's a pretty good job.
01:55First-time homebuyers and first-time living together. I think there's a lot of emotions that come with that.
02:01You know, he comes home. Mom has dinner ready for him. Mom does his wash for him.
02:06Not going to say no to a free home-cooked meal every night, I can tell you that much.
02:11We've, you know, been looking for the past few months. We've put how many bids in? Six.
02:17Yes.
02:17And we've been losing every single time.
02:20It's been rough. Everything is so competitive that, like, you literally have to bounce on it or you're not going to get it.
02:26Or you need to up your money.
02:28Well, according to Emily, our budget's a million dollars, you know?
02:33Realistically, I'd like to be under four.
02:34But Emily's, you know, the way she thinks we can get everything we want, she's more like $4.50.
02:41Needs to be big enough for us to grow into, have a kid, maybe two.
02:45But, like, I don't want to, like, invest all this money into something that in two years, three years, we're going to outgrow.
02:50Does that give you, like, some wiggle room to do renovations?
02:52Or do you need something that's, like, move-in ready?
02:54I don't really want to deal with that.
02:56I'd rather just have a turnkey and just have to worry about, like, getting furniture and just kind of, like, moving on from there.
03:02Me and Emily kind of differ on what we're looking for style-wise.
03:05I mean, you're looking for one story.
03:08I think my ideal style would be a farmhouse, ranch.
03:13I would love to have you front porch.
03:15I've grown up in a two-story, typical colonial house.
03:19That's something that I've been looking for, especially when tensions get high.
03:24You know, it's a little space for, um...
03:27If I need a break, I want to be able to go upstairs, shut the door, and, you know, have a little space to myself.
03:33I mean, I also just like sleeping on the second floor.
03:35I love having the second story with the windows open.
03:38I definitely want something that brings a lot of light in.
03:42The lighter cabinets, like, the lighter pallets.
03:44We definitely want entertainment space, like, because we do like to have people over so much.
03:49We're hoping it happens this time.
03:51Connor tells me to not be so emotionally attached,
03:54but it's really hard when you walk in and you really love something, and then to not get it.
03:59It's kind of crushing and defeating.
04:00Are you ready to have an open mind?
04:02I'm ready to be aggressive. Are you ready to be aggressive?
04:04I mean, if we got to this point already, we gotta at least take a chance.
04:11It's a nice little neighborhood.
04:12I think it's pretty close to my school.
04:16They're searching the Philly suburb of Willow Grove where they grew up.
04:20Today, a place with her farmhouse vibe.
04:24What do you think?
04:28I love the blue door.
04:30Hmm.
04:30I kind of like the stone, too.
04:32I went to high school about five minutes down the road from here.
04:35Our friends lived right down the street, so it's definitely a neighborhood I could see myself living in.
04:39And it has the front porch, which I love a good front porch.
04:44It's a rambunctious door color, but...
04:46Hi, guys.
04:47Hi.
04:48How you doing? Good morning.
04:49I know it's towards the top of what you want to spend, but it's got a really nice farmhouse feel on the inside.
04:54Which I love.
04:55I met Emily and Connor through a mutual friend.
04:58However, we did go to high school together as well.
05:01Working with first-time homebuyers in this market can definitely be tough because there's such a shortage of inventory.
05:05Losing six houses already in this market says enough.
05:08This neighborhood right here, there's only been six homes that have sold in the last six months.
05:12So, if they're going to want to take advantage of this one, they're going to have to move quick.
05:17Wow.
05:18I really like the hardwood floors.
05:22They flow nicely right into this dining area here.
05:25Nice.
05:25Yeah, I love the flow.
05:27It seems so open and clean.
05:30I like the paint color that they use, too.
05:31The blues really complement, like, all the whites and the different colors here in the kitchen.
05:36I really like that.
05:37Yeah.
05:38And then, this is what I was talking about with the farmhouse feel.
05:40We got a nice farmhouse sink here.
05:43Yes.
05:43They did a really nice job updating this kitchen recently, as you can tell.
05:47I love the white cabinets.
05:49So, here are the primary suites on the first floor.
05:54Ooh.
05:55It's a big-size room.
05:58Big walk-in closet, too.
06:00Yeah, this will work.
06:01Okay.
06:01That'll work for me.
06:01I guess I'll put myself outside.
06:03That's fine.
06:05Wow.
06:06Yeah, it's definitely bringing in, like, some nice natural light, which I like.
06:11I do like the shower.
06:12Oh, they did a very nice job.
06:13Yeah.
06:16So, the same floors that are downstairs match upstairs, which is nice.
06:21So, with these bungalow styles, you do get the pitched roof.
06:24Yeah.
06:24I was going to say, I don't love this.
06:26I don't love the slanted ceiling.
06:29Yeah, it's definitely a base of why.
06:30Yeah, this would work as an office, I think.
06:32And then, we have a similar-sized room on the other side.
06:34Maybe this could be Connor's closet.
06:38Maybe.
06:38We've talked about how I wanted a primary suite upstairs.
06:42And you're obviously not going to be able to get that with the way it's laid out up here.
06:47So, I don't know.
06:52So, a lot of open space down here.
06:55Oh, my God.
06:56Really, really nice.
06:58Really good entertaining space.
07:00Yeah.
07:00Second living space.
07:01Wow.
07:02Yeah.
07:03They did a very nice job with the accents.
07:04I think the space is great.
07:06All right.
07:06You can definitely see us entertaining down here, for sure.
07:11All right.
07:13Covered porch out here.
07:15Oh, my goodness.
07:16You can definitely watch some football games out here.
07:20Super nice.
07:21100%.
07:21It looks like it just got done, too.
07:24I don't love how you're kind of backed up to a house with some chicken wire fence in there.
07:29Not much privacy.
07:32Yeah.
07:32What I would say is, if you had to add a little bit of fence there, the rest of the house is completely done.
07:37There's nothing you need to do other than drop your bags and move in.
07:43This basement rocks.
07:46I really like it.
07:47What do you think?
07:48Yeah.
07:48I mean, you're pointing out the obvious.
07:50The house is beautiful, from the basement to the open kitchen.
07:53I mean, the front porch.
07:55I mean, it's a great space, but at what cost?
07:58I mean, we wouldn't have to do much to it besides the backyard with the fence, which doesn't have to be done immediately.
08:05Again, I can't get over just the price of it.
08:08We're young.
08:08We want to visit places.
08:10You know, how are we going to afford to do stuff like that if, you know, we're paying bills month to month on a house we can't afford?
08:16But I do want you to know that you are one of the first people in this house, and it is going to go quick.
08:20So we're going to need to make a decision on this.
08:22All right?
08:23While they think about making an offer, Matt's got another option to show them, but...
08:29You know what I'm going to say.
08:30We're being open-minded.
08:38I think you need to be open to seeing different styles.
08:43The style of the house is a ranch, which I know you don't like, but you might like the price of it.
08:53I like the brick.
08:57I like the brick, too, but it's also one story.
08:59Good morning.
09:01I know what you're thinking.
09:03You don't even have to say it.
09:04It's priced well below where we've been looking.
09:07The only thing we're missing is a second floor.
09:11Wow.
09:13I love the fireplace.
09:16I think they did a really nice job with the colors, complimenting it.
09:19We've got the hardwoods here, you know.
09:21Yeah, it is.
09:22It's actually a very nice, you know, walk-in living room here.
09:25I mean, you know, you have the bay window there.
09:27You're in the natural light from, you know, the other side of the house and the whitewash on the brick, I think.
09:32It's actually pretty awesome.
09:35I think this is a decent size.
09:37I like how it flows.
09:38Kitchen is updated.
09:39You can see there's some new floors here.
09:41This is really nice.
09:42Cabinets?
09:43Not light, but...
09:45They're soft color.
09:46I do...
09:48I don't mind them.
09:49I think they play really well with the backsplash and the flooring and the stainless steel.
09:54So, I think they did a really nice job with the fixtures in here.
09:58Yeah.
09:59All right.
10:00I think you guys are going to really like the backyard as well.
10:03Okay, this is nice.
10:04Oh, watch your step with those double doors there.
10:06That's a tripping hazard.
10:08It's a cute little backyard.
10:10This is the best part of the backyard here.
10:12This is really nice.
10:13I love the high ceilings.
10:15I could see game day out here.
10:16What about you guys?
10:17Yeah, I mean...
10:17Oh, game day for sure.
10:18On a day like this where the winds blowing, the breeze is awesome.
10:21I mean, I could sit out here for hours, I feel like.
10:24Yeah, this is a really nice touch.
10:25I love the outdoor space.
10:27I can definitely see us entertaining, watching football games out here.
10:30I know this house doesn't have a front porch, which I really, really was preferring,
10:34but this definitely makes up for it, for sure.
10:39And this is where you'll find all of your bedrooms and bath.
10:44So this is the, I guess, the primary bathroom, right?
10:47Correct.
10:48Okay.
10:49Backsplash is nice.
10:50The dark fixtures also, I think, play really, really well.
10:55Yeah, definitely.
10:56Really, we just have to paint in here, I think.
10:59Over here, we've got the bedrooms.
11:01We're going to start with a guest room or office.
11:05One of the two secondary bedrooms.
11:07Okay, it's a really nice space.
11:10Again, same hardwoods as the rest of the house.
11:12Definitely love the hardwood.
11:15Now, next to this, we have the primary room.
11:18It's definitely the largest bedroom in here.
11:21Oh, wow.
11:22Yeah.
11:23Really nice size.
11:24Yeah, you could definitely fit a king in here.
11:26Yeah, definitely could.
11:27100%.
11:27On this wall right here, a couple nightstands.
11:30Yeah.
11:30Still have plenty of space.
11:31Not feel like it's too crammed either.
11:32But you know what I'm going to say.
11:35It's on the first floor.
11:36Okay.
11:37Well, we're being open-minded.
11:40This is the smallest room.
11:44You could tell it was previously used as some type of child's bedroom or nursery, but a
11:48good-sized closet.
11:50Yeah.
11:50I love the woodwork here.
11:52Yeah, the woodwork.
11:53Super cute.
11:54I could totally see this being, like, my office or even, like, maybe a little workout room.
12:00All right.
12:01This is my favorite part of the house.
12:03Okay.
12:03We're going to head down to the finished basement.
12:08Wow.
12:10It's huge.
12:11So with these ranch-style homes, the basement is the entire footprint of the house.
12:15Yeah.
12:16So you almost get a whole second house down here.
12:18The carpet has to go.
12:20I also don't love the drop ceiling.
12:22That's something that I would like to kind of replace as well.
12:27I feel like we're in one of your schools right now with these ceiling tiles.
12:30Yeah.
12:30However, remember, it's at $375,000.
12:34So there's a lot of room there, and there's not a lot that needs to be done.
12:38This is glorious.
12:41I could definitely see us having friends and family here.
12:46Entertaining.
12:46That's something we love to do.
12:48This is definitely, like, an added bonus.
12:50I can tell Emily's really starting to enjoy the house.
12:54But, yeah, the stakes are pretty high at this point in time in our lives.
12:57We're really looking to take that next step in our relationship.
13:00As of right now, I'm kind of on the fence, and I really don't know, especially with it
13:04being a rancher, if this is the house I want, even with the added benefits.
13:08I mean, you did wow me when we walked in.
13:11I mean, it's got a lot of great amenities from the outside, you know, bonus area to the
13:17basement, which has the bar, which is pretty awesome.
13:19And there's really only cosmetics that we have to do.
13:22It's a good price.
13:23Neighborhood's nice.
13:24But I didn't want a bedroom on the first floor.
13:28I'm running out of inventory.
13:30Homes under $400,000 are not sitting on the market long, and they're hard to come by.
13:34This has been a very overwhelming journey.
13:37It has everything that we want, and I'm ready to kind of make a good compromise and not lose
13:42another house.
13:43I've never even been back here.
13:51Like, it's been here, obviously.
13:52It's so close to us, and it's in our school district, but I've honestly never been back
13:58here.
13:58No, either have I.
13:59Today, Emily and Connor are in the town next to Willow Grove to see a colonial priced at
14:04$420,000.
14:06What does it have, two floors?
14:08It's a colonial, so yeah.
14:11Is this it right here on the right?
14:12I think so.
14:14Really cute neighborhood.
14:18I like it.
14:20I like the brick, for sure.
14:22It's front lawn, looks like it has some good landscape here, too.
14:24Good morning, guys.
14:25Hi.
14:26Good morning, how you doing?
14:26Hello.
14:27What do we think so far, pulling in?
14:29I think the neighborhood's super cute, and I love the curb appeal, for sure.
14:34You know, it feels homey when you pull up to it.
14:36I hope you brought your imagination, because it does need a little bit of improvements
14:39inside.
14:44Okay.
14:46Interesting room.
14:46I love the arch there.
14:47It's a good-sized living room.
14:49And then in here, we have a formal dining room.
14:51Oh, wow.
14:52You can tell that there's some original hardwood floors.
14:57Oh, wow.
14:59Oh, yikes.
15:01Um, yeah, it's definitely dated, for sure.
15:06It does feel pretty closed off, as well.
15:09You got a nice little patio area out back.
15:14Oh, this is really nice.
15:17Really quiet and private back here.
15:19Yeah, it's very secluded.
15:20A lot of mature trees.
15:21I love the patio.
15:23I love the trampoline, too.
15:24Does that come with the house?
15:25It does not.
15:26It does not.
15:27You know, we could get you.
15:28Actually, if you do a backflip right now, I'll make sure we throw it in.
15:31I don't think anybody wants to see that.
15:33I might end up in the hospital.
15:34Oh, I would like to see it.
15:36No.
15:36No, thank you.
15:37Let's go check out the rest of the inside.
15:41So in here, we've got a powder room on the first floor.
15:44Okay.
15:45Connor, can you fit in there?
15:46Um, not really.
15:49You can go and wash your hands at the same time.
15:50That's nice.
15:51This is the second living space.
15:55Definitely needs a little lovin'.
15:56So let's go upstairs.
15:57Connor, I think you're going to like that all three bedrooms are upstairs.
16:03I do know that those lights are staying if we end up getting this house.
16:08What are you going to do with those lights?
16:09We have lots of use for those.
16:12It's just disco lighting.
16:14You know, it's a nice little touch, you know?
16:16You guys throwing a rave up here?
16:17Oh, this is nice.
16:21This is awesome.
16:23Yeah, it's pretty spacious.
16:25I love the...
16:27The tile on the walls and the floors.
16:29Yeah.
16:30You wouldn't have to do much work in here either, so...
16:33Yeah.
16:34That's definitely a plus.
16:36And disco room number two.
16:39That's what I'm talking about.
16:40The disco's gotta go.
16:42It's gotta stay.
16:44Connor's going to be sleeping in the disco room by himself.
16:46You have two windows facing the different sides of the houses, which is nice.
16:49So you're getting light, you know, almost the entire day.
16:52Mm-hmm.
16:52I think this is a perfect size guest bedroom.
16:56This is definitely the primary room.
16:57I mean, I thought that one over there was.
16:59I mean, that one's pretty big as it is, but this is definitely a big primary space for us, so...
17:04Yeah, I really like it.
17:05It looks like the windows are kind of updated as well.
17:07All right.
17:08Again, carpet ripped up.
17:09Okay.
17:10Yeah, so minor cosmetics, right?
17:11Yes.
17:12But that's all stuff that you guys can do.
17:13Yep.
17:13Definitely needs a little lovin', for sure.
17:18Yeah.
17:18Yeah, I mean, the space is good.
17:20I mean, like, it's got good touches, you know.
17:22I can kind of, you know, envision myself in here.
17:25It's definitely something we need to think about, just thinking of all the, you know, renovations
17:29and cosmetic things that need to kind of be done.
17:32I know.
17:33I know.
17:34And I gotta be honest with you guys, we're running out of inventory with this kind of
17:37style of the house that you're looking for.
17:38Emily and Connor have some tough choices to make.
17:44I'm getting a little nuts.
17:46Like, I need, we need to come to a decision.
17:54I love the outdoor.
17:56It is a nice little vibe here.
17:59Childhood sweethearts Emily and Connor are trying to decide on a home after losing out on
18:04more than six places in the Philly suburbs.
18:08All right.
18:08Let's talk about the bungalow slash farmhouse.
18:11Okay.
18:12I loved the front porch.
18:13I could totally see myself drinking my coffee in the morning.
18:17We wouldn't have to do anything to it.
18:19I loved the little farmhouse touches.
18:21And I really loved how in the basement, it went out to that really nice back patio with
18:26the TV.
18:27I could definitely see us out there having friends and family over, grilling out.
18:32The house itself was very nice.
18:33But again, you know, the primary bedroom was on the first floor.
18:37It's also the price.
18:38I mean, we won't be able to do anything.
18:39So let's talk about the rancher, the one-story bungalow type of house.
18:44I mean, I've been saying it over and over and over again.
18:46I don't want a rancher, you know, a one-story house because the primary bedroom is going
18:52to be on the first floor.
18:53And I don't like that.
18:54The price was $375,000.
18:57The price is good.
18:57We wouldn't have to do much to it except, you know, maybe do some painting, maybe rip up
19:02some carpet.
19:03The biggest thing is entertainment.
19:04You know, we love to have our friends and family over.
19:07You know, you love to watch football.
19:08The basement, the added bonus in the back with the screen-dip and porch.
19:12I mean, come on.
19:12We could have some really cool parties.
19:14Well, let's talk about the colonial house, which I know you really liked.
19:21So much potential for what you can do with it.
19:23I think, you know, the backyard was awesome.
19:25I agree with you.
19:26The house has potential, but there's a lot that needs to be done.
19:29I'm going to tell you right now, I hated the kitchen.
19:32I would not be able to function in that kitchen.
19:34That would have to be immediately redone.
19:37So that's a lot of money right there.
19:39I'm getting a little nuts.
19:40Like, I need, we need to come to a decision because I'm tired of losing out, and I got
19:47to get out of my house.
19:47Can you grab the hammer from my truck, please?
20:03Hammer from the truck.
20:05Okay.
20:06So we picked the rancher because we got it for a really good price.
20:11It basically moved in ready.
20:12Overall, there was so much entertainment space that was what we were looking for.
20:17So that really kind of sold us.
20:19There was no hammer.
20:20This is what I found.
20:21Oh, that's not going to work.
20:23Surprise for me was kind of how the house didn't feel so much of a rancher.
20:27You know, the house has good separate areas from the backyard to the basement where, you
20:33know, it kind of feels like a different area of the house, sort of like, you know, typical
20:36two-story colonial would.
20:38I'll just stand and supervise.
20:40The house was originally listed at $375,000.
20:44We came in hot right off the bat with our initial offer of $400,000.
20:48We weren't playing around this time, and we knew we had to come in hot and heavy if this
20:51wanted to be ours.
20:52You think we're going to be able to sleep in this tonight?
20:55Not if you keep going as slow as you're going.
20:58We've been in the house for approximately a week and a half.
21:01Well, we haven't fully moved in yet.
21:04It is going to be an adjustment, probably, living together, but I'm very hopeful that this
21:09is a new chapter and everything's going to work out.
21:12Surprise!
21:14Okay, come on in.
21:16I definitely think it was worth the wait.
21:18We've seen so many houses.
21:20I think we are finally home.
