01:17Now I've moved my family to Park City, Utah,
01:19where I'm rebuilding my business,
01:21and I know it's not going to be easy.
01:23New town, new business, new wrecks.
01:34Today I'm in a part of Salt Lake City called The Avenues.
01:38I've actually never been this far up the hill,
01:40and it looks like, according to my navigation, I'm only going up.
01:45So, you know, trying to build my business here in Utah,
01:48I put out a call on social media, and Brynn responded.
01:52I was the one that contacted Jasmine for help.
01:55Without me knowing?
01:56Yes.
01:58Brynn is a flight attendant, and David is a retired pilot.
02:02Her silly sense of humor is what attracted me initially to her.

02:08I was trying to think so.

02:13For me, the number one most important thing in a house is the view.
02:17The location has to be right to have the best view.
02:20So I'm out on the deck.
02:22This is like sitting in the cockpit and looking out.
02:24We found the house four and a half years ago.
02:27I walk in, and I could feel it had our energy.
02:30We liked it.
02:31But it was very 1968.
02:33A lot of little rooms, chopped up spaces.
02:36Not the best house, but the best view.
02:40I'm going to take this wall down behind me.
02:43Should be opened up to the den.
02:45I plan to change the house by taking out walls, opening up the rooms.
02:49If that's a good start, I'll do the rest later.
02:53I see myself as a hobbyist general contractor.
02:56Working alone, I usually think, oh, I can do it.
02:59And it was only, I don't know, a seven-foot long beam.
03:03And lifting it up, I ruptured a disc in my lower back.
03:07And it's painful.
03:09Just slide it, because your back bends.
03:11The doctor said, you know, you've got to stop lifting heavy things over your head.
03:14But it's frustrating, because every day I want to go do something.
03:17So I'm getting ready to go, and it's kind of like an obstacle course to get out.
03:21If it was one thing, you could maybe ignore it or put a plant in front of it.
03:25Now it's almost every room.
03:28I see the end result.
03:30I just physically can't do it anymore.

04:03So you just live with back pain.
04:05So when you're doing this work, do you have an engineer that you're working with?

04:10I always hire an engineer before I start doing work.

04:19We're changing the entire floor plan.
04:20We didn't like the fact that when you walked in, you can't see out.

04:36So taking this wall down is really important.
04:39And then over here would be my office on the other side of the table.
04:42David has some personality traits of a pilot.
04:45He's a perfectionist, and he likes to have hands-on everything.
04:49I've had a lot of time to think about what it will feel like to have somebody else work on my home.

04:58I think I could be of help by sending an email every now and then.
05:02Whether they listen to it, I don't know, but it'll make me feel better.

05:18I would say modern and clean, but I got so much stuff that it's kind of cluttered.

05:43I guess I would just like it to look more appealing, to have a place on either side of it for some of my collectibles.
05:49The problem with this room was there's the crown holding and the ceiling's kind of weird.

05:59That's something you have to kind of dig in and understand why they're like this.

06:33And I've already bought the new windows, so my thought is the bay window, it goes away.
06:38And I think it should be glass from corner to corner, floor to ceiling.
06:43So this whole space is just the view coming into the house.

06:48I think it's really ambitious, but that's the dream, right?

06:53To be able to just have that glass wall.
06:55And we put a table in front of that door because we're afraid of somebody walking out of it and it doesn't go anywhere.

07:04I think it's been like that for 60 years.

07:10This deck, walk me through this.
07:12We normally don't let more than four or five people out here at a time.
07:16I just don't trust it.
07:17It's 60-year-old wood and some of it's rotting.
07:21We can't have a party out here because we're worried about it.
07:24I'm not going out here.
07:25I mean, right?
07:26Yeah, I don't blame you.
07:27The deck is cantilevered, which means that there aren't any posts holding it up.
07:31And hopefully, whatever it's attached to, that attachment is good and there's enough support to hold this deck that's just floating.
07:39This, too, you don't like.
07:41The overhang gives us shade so we can be out here all summer, but it also is too low.
07:46When you're inside looking out, it's in the view.
07:49So I want a new overhang, but up higher so it's out of the view.
07:53Raising the roof is a big deal.
07:56And this I would not do myself.

08:00Adding a deck, replacing these windows, cutting back the roof.
08:04These are the types of projects I'm actually used to doing.
08:06I'm actually more nervous about the stuff that David's already started inside.
08:11Who did the electrical and the plumbing in this project?

08:17So I used to be an aircraft mechanic before I was a pilot.
08:21Doing home wiring compared to an airplane, it's not that hard.

08:26One thing that I'm really seeing here that I've never seen before is flowers in front of framing.
08:34You're really dressing this up.
08:36It kind of distracts from all the work and the ugliness.
08:40There's not one completed area we're living in right now.

08:46It's hard to have people over in your construction area because it's not done.

08:54You know, I just want it done and be proud of it instead of it always being kind of in disarray right now.
09:01It's getting to the point where it's frustrating in the kitchen too because I cook a lot.
09:06It's kind of disappointing to have my nice meal on a slab.

09:12We have almost every meal right here.
09:14It also gives us a visual on my vision of what the island would be.
09:19You mentioned that you've been working on this for four years.
09:23If it's taken this long to get to this stage, you're now injured.
09:30He really misses doing it.
09:32And the fact that he can't finish it, it's, he's hard on himself.
09:37It's on our mind all the time.

09:40And instead of talking about the trips we want to take and the things we want to do, we're talking about the house that isn't done.

09:51I'm not used to asking for help when it comes to home renovation.

09:57It's one of those things where you have to be ready to hand this over.

10:13So when I, when I ran through what things would cost, I came out to 410,000 and I've already bought the windows, which is another 100,000 above that number.
10:24So it's already a pretty steep budget, especially for a retired person. I can't just make it up by going to work a few extra days.
10:32I can't say I've ever had anybody hand me a budget. This is new.
10:37I just want to make sure that, you know, we're on the same page.

10:41And that my budget matches your budget.
10:43I know there will be some differences.
10:46This is a really big undertaking. The amount of construction that's going into this project is huge.
10:53While the budget is bigger than a lot of my other projects for what we're trying to do here, it's not a big budget.
11:01And at the end of the day, David's retired. Every cent matters.
11:05The problem is I don't want to have all that money in the house and then I can't afford to stay here. That would be a bad choice.

11:13I'm hopeful that we haven't gotten to that point.

11:36David's plans are ambitious for a homeowner, like really ambitious, like not possible.
11:42They're also really ambitious for a professional.
11:45I want to make sure that we're being realistic. So I have to go through everything that he's thought up and really dig in as to what we can actually do.
11:55I still need to iron out the budget, but having a big project like this in Utah to showcase my skills is too good an opportunity to pass up.
12:05So I've decided to take on this wreck. Bren and David have cleared out and they're going on vacation. David will be stress-free and away from the project.

12:22This is my second project working with John as a general contractor.
12:26John and I have worked previously on a historic home.
12:28If I was going to work with him again, it had to be a project that felt challenging.
12:33And I think this is just that.
12:35It's going to be a lot.

12:39But it'll be fun.

12:41Based on the budget that David came up with, he thinks it's going to be $410,000 to do this renovation.
12:48I know that doesn't include everything.
12:50So I'm going to have to go through this budget and figure out where we're really going to be.
12:54Here's what I'm thinking for this space.
12:56You walk in the front door and the first thing that you see is this view because this wall comes down.
13:02The tray ceiling will go away.
13:04Really, the biggest part of this renovation is this back wall.
13:07And it will go wall to wall, floor to ceiling with glass that'll look out to this beautiful view.
13:14When you're doing this much glass, you have incredible engineering that will have to take place to get all the glass he's asking for.
13:22The design style for this house I'm calling moody eclectic.
13:27They don't want the house to feel dark, but they definitely want some darker features in the home.
13:32And then eclectic.
13:33Just meeting Brynn and David, eclectic is the first word that comes to mind.
13:37This fireplace is going to become the focal point of the room.
13:40So the fireplace is getting a complete makeover with a dark polished lava rock facade linked by custom walnut storage on either side.
13:47David wants an office and will create one near the entry with more custom cabinetry to display David's fossils and his geodes.
13:54His desk is going to face new French pocket doors so he can enjoy the spectacular view.
14:00I guess my next question is these floors.
14:02Is there any way that we can save these?
14:04I mean, knowing that we don't have the same flooring in the kitchen.
14:07In order to get everything to kind of flow, you're looking about $27,000 for a nice engineered floor.
14:13He didn't have anything for flooring in his budget.
14:16Yeah, I don't think he did.
14:17He's done a lot of work in this area, right?
14:20Can we use any of this?
14:22Some of the electrical needs to be changed.
14:25Some of it is commercial.
14:27Some of it's residential.
14:29An inspector will not pass the electrical the way it is.
14:32You've got too much mixed stuff in here.
14:35Okay, so new electrical and we'll run new engineered hardwood from the front door right through to Bryn's brand new kitchen.
14:41We're talking sleek walnut cabinets, quartzite countertops with a panel-ready fridge and a wet bar on one side with a built-in hutch on the opposite side.
14:48We'll keep the moody vibe going with a dark backsplash that pulls everything together and the centerpiece, a massive island with a range on one end and plenty of seating on the other.
14:58All right, do we talk about the elephant in the room or out of the room?
15:01You mean the deck that every time they go out the door it hurts?
15:05This is really dangerous.

15:08So if we can start the deck all the way at the corner of the house and run it all the way to the other corner of the house, that's what they really want.
15:15But is that even possible?
15:16What we're going to have to do is structurally make it more sound and extend those posts up, put a nice platform on top, and that's a lot of work.
15:28He has $82,000 in the budget for this deck.

15:34David had $410,000 as his overall budget, but it sounds like we're not even close to that.
15:41We're about $560,000 budget-wise right now.
15:45So I think we need to call them and see what they say.

15:52His budget was pretty good, but it didn't include a contractor fee, didn't include new flooring, and it didn't include a lot of the structural and what was going to be needed to actually complete the deck that he wants.
16:04It's going to be about $150,000 over the $410,000 that you had as your bottom line number on your budget.
16:12So $150,000 more than what I budgeted for, that's a lot of money.
16:17So Brynn is flying, so I can't get a hold of her.
16:21What we could get started, is that possibility, at the $410,000?
16:26The cost of the deck alone is $150,000.
16:30Obviously, we have to do the inside.
16:33So if you want us to get started inside and forego the deck, that would get you to your original budget number.
16:41I mean, obviously, I want to get the house moving along.
16:45I can't make a decision of $150,000 without first talking to Brynn, but since she and I already discussed the $410,000, if you're on board and you're willing to do this, we are too.

17:34And we've set aside 14 weeks on this project, and that's longer than most of my project timelines, but there is so much to dig into here.

22:26Okay, so I've sent you a box, and what I want to do is go through some of the elements of your design.

22:36We've got a white oak, wide plank, engineered hardwood floor.

22:42Okay, so let's build our design off of that.
22:43So this piece of walnut, this is what I'm proposing for your kitchen cabinetry.

23:34This deck project is massive.
23:36So before we even start building the deck, there's a lot of prep work.
23:39We had to put all new footings in.
23:43There's also a ton of steel, like the amount of steel that's going to go into this deck.
23:47It feels like we're building a skyscraper.
23:51Oh my gosh, I can see the crane.
23:52I'm only halfway up the hill.
23:54So we're adding a steel frame.
23:57And this is going to function not only as the structure for the deck, but as a sunshade as well.
24:03If you didn't know that I was in town before, I think a giant crane on top of the hill overlooking the whole city is a good way to say, hey, I'm here.

24:19But a crane is always a little bit of a day where I'm like on edge a bit.
24:23It's a lot of money on the line and a lot of lives on the line today, so we should be all set.

25:42And this is going to be the structure that holds the roof that's going to be above the deck.
25:50This is the biggest project I've taken on in Utah thus far.
25:55This is one of the most prestigious neighborhoods in Salt Lake City.
25:58These are the types of projects where I can really shine.
26:01So, to get more of these projects, I have to get this one right.
26:05There's no room for error.
26:07The stakes have never been higher.
26:08Like, this could make or break my business.
26:10All the progress that I've made lead kind of all hinges on this project.
26:15This is half of the windows.
26:20There's so many that have to go in.
26:22They're 300 pounds each.
26:24These windows are an extra $100,000 that David already paid for outside of our budget.
26:33These custom windows had a 13-week lead time.
26:36And so, if for some reason these windows don't fit, we don't have time to order another set of windows.

26:44It's nerve-wracking.
26:46Because if I'm not involved in the ordering, the chances of it fitting in the design that now I'm in charge of are less.

26:58That looks like we need about an inch more.
27:01We'll have to cut that two-by-six and pull those two pieces of plywood out.
27:04Is this something that we can do and still get this window in today?

29:38In Brynn's kitchen, the mini bar is almost ready for cocktails.
29:42And then the island is in place and ready for a massive quartzite countertop.
