00:57The flood made it.
00:58And this was a DIY gone wrong.

01:08For years, I've helped families in Southern California
01:11restore order to their dream homes.

01:15Now I've moved my family to Park City, Utah, where I'm rebuilding my business, and I know
01:21it's not going to be easy.
01:22New town, new business, new wrecks.
01:30Welcome to Park City.
01:32Look at this hill.

01:34Park City is a very unique place.
01:37It's nestled here in the mountains, and it's an old mining town, actually.
01:41So it has a very specific look protected by the city that makes sure that everything really
01:47stays within these guidelines to keep Park City looking historic.
01:51It's only about a 40-minute drive east of Salt Lake City, and hosting the 2002 Winter Olympics
01:57really put it on the map.
01:59I am headed to Kate's house.
02:02Katie's house is a historic home, and Kate is a producer on my show.
02:07I have been working in film and television production for about six years now.
02:12I found home renovation, and immediately I loved it.
02:15I was smitten going in and seeing houses change and people's lives change because a house is
02:21changing.
02:22I grew up in Park City, Utah.
02:24This town is really special to me.
02:26We would come up to the ski area, and we would always pass this little red house and just
02:31think, how cool would it be to live there?
02:34I really wanted to own a historic home.
02:36Fast forward 15-ish years, and I'm now living across the street.
02:41When I first bought this house, I opened the door, and I walked in, and I was like, I'm
02:45home.
02:46And I was so excited.
02:47I was really young.
02:48I was 24 years old when I bought the house.
02:50It's an honor to be able to own a historic home.
02:53There are only so many of them.
02:54It means a lot to be able to take care of this house.
02:57About six months in, I started to see some of the bigger issues.
03:02The slanted bathroom, and you're ducking, and the floors are wonky, and they creak.
03:07Oh, no.
03:08I was really hopeful that there was going to be hardwood floors underneath.
03:11I updated the house to the best of my abilities.
03:14Being around home renovation and being around home renovation experts does not mean that
03:19those skills travel via osmosis.
03:21I get these ideas from set, and I'm like, yes, I can do that.
03:26Oh, jeez.
03:27There's so much that needs to be done in here.
03:29It just created another mess.
03:30This is ridiculous.
03:31I'm slowly wrecking it by not knowing how to fix it.

04:06This house deserves a lot of attention and care that I don't necessarily think I know how
04:11to give to it.
04:12It weighs on me all the time.
04:14What is it that's heavy?
04:15It's a historical home in Park City.
04:17I want to honor that and I want to keep this house going and protect it and preserve it.
04:21Sounds like a lot of pressure.
04:22I mean, truly.

04:24Well, let's go through and just kind of get a feel for what this house needs.
04:28So welcome to the official dining room that has maybe been dined in three times.

04:36It's so tight.
04:37That's fair.
04:38What happened to the ceiling?
04:39This was an attempted DIY.
04:42There was this drop down.
04:44So I got part of it down, exposed this odd power thing that truly frightened me.
04:50That's above my pay grade.
04:51That's not the greatest connection.
04:53And let's just leave that alone for now.
04:55Being a producer on my TV show means that you're managing construction timelines, production
05:01timelines.
05:02That doesn't mean you necessarily know how to do construction.
05:05Walk me through this living room.
05:07Yeah.
05:07It's actually a pretty big room, right?
05:09It is.
05:09It's surprisingly large.
05:11This wall feels like maybe a different era.
05:13A hundred percent.
05:14This never really felt as though it fits the age of the house.
05:19So it looks like you've got a lot of different flooring going actually, right?
05:21You've got your tile.
05:22You've got your carpet.
05:23Yep.
05:23You've got the hardwoods.
05:25Yep.
05:25The floors here, everything kind of has a slope to it.
05:29Can I roll this on the floor?
05:30Yeah, grab the decorations.
05:31I love it.
05:32So like if I set this here, that's some slope.
05:38But I mean, all these floors just feel like they're kind of going different directions.
05:42My concern is just we can't install new flooring on a wavy foundation.
05:48It's only going to get worse.
05:49So we have to figure out how to level them.
05:52Okay, walk me through this kitchen.
05:54I actually did quite a bit of work in this kitchen.
05:56The countertop was so small, you couldn't really cook in here.
06:00So I extended the peninsula, which I thought was going to just change the whole kitchen.
06:05I realized though, I really didn't change that much.
06:08There's still very little prep space.
06:10I don't have an office.
06:12So I've turned part of the kitchen into an office.
06:15This is the one part of the house that I really, truly want to love more than anything.

06:18And I love the countertops.
06:20I love the ceilings.
06:22Original to the house, I'm assuming.

06:25But I still don't love the kitchen.
06:26I want to have the same love for this house that I did when I first opened the door.

06:32I get so excited when I have a gig out of town where I'm like, okay, cool.
06:37I get to leave all of the mess of this behind and not think about it.
06:42And then I come home.
06:44The reality set in that like, this is mine.

06:47And you can't get out of it then.

06:50I feel trapped in this house.

06:56I'm assuming this isn't the first time this house has made you cry.

07:02And it's tiring.

07:05Kate, she's emotional about this house.
07:09And whenever somebody is this emotionally attached to their home, it's very hard for them to think logically.
07:17And so I have to think logically about this house.

07:25So what did you do in here?
07:26I did a weekend project with someone to build this.
07:30Added some trim and tried to make everything look a little more finished.
07:33And at the end of the day, has the function changed?

07:37I just wanted to make it again feel lighter and brighter and reflect a little bit more of my personality.
07:42There was one other room you needed help with.

07:46Anything that's still standing from 1898, you can assume is going to be one huge project.
07:53There's going to be a lot of work involved, a lot of things that I've never seen before, I'm sure.

08:28I got a new prefab vanity.

08:31It's fine, but based off of where the sink is, you bump your head trying to use the sink.
08:36And the mirror is not in front of the sink.

08:39One of the other concerns was after I put some baseboards in, the baseboards changed color.
08:46Really?
08:46So I popped them off here.
08:48I think water was just getting into the baseboards.
08:52And then I noticed when I took some of the tongue and groove off of this, there's water
08:57damage all over that.
08:58So the water was basically dripping straight down between that tongue and groove or even
09:02on the face of it.
09:03Yeah.
09:04I mean, adding a baseboard in theory is nice, but that's not going to keep the water from
09:09traveling.
09:10We'll have to see as we start to take it apart to see the extent of the water damage.
09:13Kate's house is one of those houses where you initially look at it and you're like,
09:18this isn't wrecked.
09:19But as you start to go through it and pick it apart, it's one thing after another to help
09:24us realize that she really has wrecked her house.
09:28And if nothing else, her house is kind of wrecking her life at this point.

12:25It looks different without the furniture in here.

12:30There are some things in here that I feel like we should try to keep.

12:41This area over here, she had this as her dining area, although she admittedly never dined here.
12:46The thing is, is nobody wants to sit under this.
12:49What I'd love to do is extend this cool ceiling all the way to the corner.

12:56As far as the flooring goes, this corner over here, compared to where I'm standing here,
13:00is like a, like a ramp.
13:03The foundation is not level.

13:05The floors are very uneven.
13:07We'll level it up a little bit.
13:08So what I'm thinking for in here is we replace this entire space with new laminate floors.
13:12I think we should pull this paneling off this front wall and really make this ceiling the focal point.
13:19We'll try to extend the tongue and groove all the way back to where the drop-down used to be
13:23and transform her old dining room into an office space.
13:26And then over here in the living room, I'm going to use smaller-scale furniture to maximize the space,
13:30adding more function and style.
13:32On the stairs, we do laminate flooring all the way up.
13:35I'd love to do a little runner to help with the grip so we don't feel like it's quite as much of a ladder.

13:43This kitchen, I mean, it's actually a pretty big space.

13:55So my idea is to move the fridge and the makeshift home office,
13:59and instead we add storage there and a really cute dining area.

14:06We're going to have countertop space, some open shelving.
14:09A peninsula comes out of the wall right here.
14:11We've got our sink.
14:12We've got our dishwasher.
14:14There's seating on the opposite side of it and a countertop that waterfalls all the way down to the floor.
14:19And then in the little nook off the kitchen, fridge, pantry, full-size stacked washer and dryer.
14:25This plan checks all the boxes on Kate's wish list, and it adds function to this really challenging space.
14:31Speaking of challenges, let's go look at the bathroom.

14:36You're going to enjoy it.

14:52But I think if we move the sink where the ceiling is higher, we could hopefully reuse the countertops from downstairs on a new oak wood vanity.
15:01Then on this wall, we do our tub-shower combo.
15:03I know Kate loves green, so maybe we incorporate some green tile for the walls.
15:08And then the toilet comes over here, and we do a partition wall to make it feel more private.

16:49You know, I want Kate to be really happy with her renovation.
16:52And I want to make sure that we get her back into her house so she can live and not have all of this stress anymore.

17:59Well, when we got into it, all the joists, they're all rotted on the ends.

18:12I mean, this is what the whole house sits on.

18:24Eventually, the floor would have just fell in.
18:26When this house was built, it was not built to last 100 years.
18:31It was built as a shelter for the miners who were here probably temporarily.
18:36And so here we are, over 100 years later, trying to make this a modern home, and the rocks aren't going to fly.
18:44Thinking about our budget, on a $140,000 budget, normally we'd have $14,000 set aside for this.
18:50Is this going to go above and beyond that contingency that we have set aside?
18:54I think this can use most of that.
18:56By the time you get the materials and the labor, close to that, all I'm out.
19:01Which really makes me nervous because, you know, we can't call her back and ask for more money.

19:07And to not have any contingency left over.
19:09I knew these floors were going to be problematic.
19:14I had no idea it was going to be this big of a problem.

19:20This is a can of worms, and is every single thing that I look at in this house going to spiral this much?

19:27Well, I guess we're literally rebuilding this house from the dirt up.
19:30With the entire substructure of the floor being torn up and rebuilt, I'm using today to really learn a lot about Kate's home.
19:41We are at the Park City Museum.
19:43Not only is this a museum, but it's where the Historical Society keeps their records.
19:47So I reached out to see if they might be able to share a little bit more information about Kate's house.
19:53It's a Park City Museum right here on Main Street.
19:56Isn't that cool?
19:57Understanding the history of this house, I think, will help me understand what is important to Kate.
20:05Oh, boy.
20:07In the 1860s, Park City was established as a mining town.
20:11So there was a silver mine that was opened, and prospectors started coming.
20:16And so there was living quarters that were built for them.
20:18They started setting up camps, and families came here to be miners.
20:22So they were building these little houses for those families.
20:25Sometimes it was a family, sometimes it was just one person.
20:28And so some of these houses are exceptionally small.

20:36So I found a cool photo of the house that you asked me to look into.
20:40Hazel, come look at this.
20:41Here's a 1940s tax record photo that we came across.
20:45So this is what the house looked like about 80 years ago or so.
20:49When do you think the house was built?
20:51They seem to think the house was built around 1885.
20:531885 is way older than we thought.

21:11It's been two weeks and we've replaced the entire floor downstairs and the substructure
21:19of the floors.
21:20It's eaten our entire contingency.
21:22And of course, that wasn't the only surprise.
21:25As John and his team started digging into this bathroom, the old bathtub was not properly
21:31installed.
21:32The floors were rotten all the way through to the floor joists.
21:36The plumbing had to be completely redesigned and the electricians had to pull full circuits
21:43out and rerun them.
21:45It's not just a matter of some structural issues.
21:47We've got a safety issue here.
21:48That's why we jumped into it and decided to address the problems and just deal with them.
21:54John has taken this project and run with it, which on the one hand, I really appreciate.
22:00But on the other hand, I've seen invoices coming through that are over what's approved.
22:05So I need to make sure that we have a plan in place because he can't be doing work that
22:10isn't approved.
22:11I'm confused as to how he thinks this project is going to be paid for and move forward if
22:18he's making all these changes but not telling me.
22:21You know, honestly, though, this bathroom, it is getting there.
22:24More spacious.
22:25Oh.
22:25More functional.
22:26I know it's been a ton of work just to even get to this point.
22:28When we pulled the floor up, there was three or four layers of flooring.
22:32It was rotten, clear down to the joists.
22:34There was no structural value to this floor at all.
22:36And that's why all the plumbing had to be put below the floor down there.
22:40And we had to fur that room out.
22:42It could have been a real problem.
22:44We're happy to say it's done right.
22:46It's all up to code.
22:48This is a big project.
22:49Let's go downstairs and see if we have enough of the countertop that we saved from the
22:54kitchen for countertop on the vanity and for a bench here.
22:59So I think that'd be really pretty.
23:00I feel like, Jasmine, we're going to have enough.
23:05This is a lot.
23:06To fabricate that entire bathroom with this and that piece that's over here.
23:11So the bathroom, I mean, I know that was a lot of extra work.
23:15So I'm just trying to figure this out because the math, it's not mathing.
23:19We have the floor that we had to completely redo.

23:25We had to reframe the ceiling down here.
23:27I mean, some of that we had in the budget, but I saw a $7,500 come through that we don't
23:35even have.
23:36I think we're going to be over budget between $12,000 and $15,000.

23:47There was too many things that had to be done, and we're going to eat it.

24:03Katie has complete trust in us, and I can't breach that by band-aiding something and pretending
24:09that it's right and it's not.
24:10And that's why I really felt like that we had to address the issues.
24:16Whether the funds were there or not, we had to clean it up.
24:19I know this house has been a beast, but I didn't expect that.
24:23We didn't either, but I don't know how else to approach it.
24:27I've known Katie and her mother for nearly 20 years.
24:33Katie's mom and the girls mean a lot to our family.
24:37That's just the way we are.

24:41That's very generous, and that's a big compliment to your company and how you stand behind your work.
24:48So, I mean, I'm saying thank you, but really on her behalf, because she's very appreciative.
24:52And I know when she sees it, she'll appreciate it and be excited.

24:58Anybody else, I wouldn't do it.
25:01Of all the houses where I should have had even a bigger contingency, a historic home would have been the spot.
25:07But, listen, learn.
25:13With John eating $15,000 in overages and Kate completely maxed out, I'm hoping that the worst is behind us.
25:22Downstairs in the office, I've come up with what I think is a clever solution to hide the new bathroom plumbing.
25:28This is a big deal because now my ceiling heights don't match on the first floor, and the only way I can think to make this work is because we already have an arch in one of the openings.
25:38I can add an arch in the other opening, drop the ceiling, and I don't think you're going to notice.

27:39I want to make sure that I have a really clear direction and that you like kind of that direction that we're going.
27:45The wood floors I love, but more importantly, my wood ceiling.
27:51I know you love the wood ceiling.
27:53So, the wood ceiling, we have the wood floors.
27:54Those are laminate.
27:55Not actually wood, but look like wood.
27:57How do you feel about the idea of having, like, a wood tone on the floor, a wood tone on the ceiling, and then complementing that with something painted?
28:07There's something about that, like, wood cabinetry in a kitchen in the mountains that just screams, like, mountain.
28:13This feels more cottagey, but I kind of like the idea of having a wood cabinet in my kitchen.

28:28And now that I'm entering into a new decade of my life, I want that decade to reflect growth and elegance, and I want the house to speak to that.

29:03After all the drama with the floors, it's such a relief to see the new laminate floors getting installed.
29:09They're also the last piece of the puzzle that I need to solve all the competing wood tones in the kitchen.

29:17So the ceiling is our next thing to figure out, huh?
29:21Wood tones are hard.
29:22How many and how they're going to complement each other or contrast each other or just how they're all going to talk to each other.
29:28We've got this white oak on the floor.
29:30Our cabinets are white oak, so those will have a similar tone.
29:35The ceiling, I mean, it's not even close.
29:38So we have to figure out a way that we can get that ceiling to complement these floors.
29:42I think the ceiling is my opportunity to still use a wood tone, but a different contrasting color.

29:51A color that in no way is this supposed to be the same color as the cabinetry in the floors.
29:57To me, it still's got quite a bit of red in it.
30:00A lot of red.
30:01And I'm not a fan of the red.
30:03Well, I feel like you're in good company on that because I don't think Kate would be a fan of the red either.

30:14I think this darker stain is going to be the perfect complement to the lighter wood tones that we're using in the rest of this design.
30:22And I think it's going to help the ceiling feel historic.

32:19And I do think that I've still made a big difference, and hopefully Kate sees that.

33:07These cabinets are $20,000, which is a lot of money, especially on this budget.
33:11But she needed a new kitchen.

33:16You can't say no to anybody that has a baby.
33:18We're finally making some progress on this bathroom as well.
33:33So the tile is going in, and we were also able to repurpose the slab that was in Kate's kitchen and use it for this bathroom.
33:39So it's going on the vanity, it's going on the bench and the tub, and on the little niche.
33:45Kate, she wants to be able to just use her kitchen and not worry about it.
33:48So quartz was the right material in my mind.

33:54I think they're perfect for Kate's kitchen because they're not super white.

33:58They give a nice warmth to the kitchen.
