00:28I just think there's magic about that fireplace and there's magic about this building
00:32Together we'll show you that even in a tough housing market, it's still possible to find your ideal cheap Irish home
00:44Today I'm meeting Debbie and Tony Da Silva
00:47Originally from South Africa, they moved to Ireland two years ago and settled in County Kildare
00:54where Tony works as a self-employed handyman
00:58The couple would now like to find a property that needs renovating
01:02where Tony can use his skills to create their new home
01:06I do love Ireland, yes
01:08It's a lot slower in Ireland, laid back
01:10It's like just a different pace in life
01:13I've been working in construction my whole life
01:15I'm not afraid of a really run down place
01:17So it's all about the gut
01:19How the building is positioned, where it's facing
01:22I can break walls down in my mind immediately and see what it'll look like
01:25And I can see the product immediately
01:27It's very, very handy, very good to have about
01:30The kind of property I had in mind would be a stone-built cottage
01:36I'm not too worried about the interior, because that's all going to be probably redone
01:40But I would want it to be structurally sound
01:43And I would want definitely water, electrical connections
01:47A bit of land, so minimum would be half acre
01:50And it's got to be, I wouldn't say isolated
01:54But I didn't want to be on top of other people
01:56About an hour and a half, two hours from the New Beach area maximum
02:01That's where our family stays, so not too far away from the grandchildren
02:06Something pretty, with a bit of land, perfect
02:10If we could get a horse for the grandchildren it would be wonderful
02:13We have a budget of 230,000 euros, including renovations
02:19We're also interested in what grants might be available
02:21I hope Maggie can find us a nice property

02:36Debbie and Tony are looking for a home they can restore
02:39And seem happy to take on a big project
02:42They're relaxed about its location
02:44As long as it's no more than two hours from Newbridge
02:47So I've decided to focus my search on County Tipperary
02:51Starting not far from Tharlis
02:53Where the average house price is about 240,000 euros
02:58This cottage sits on a plot of almost three quarters of an acre
03:02And comes with outbuildings and a hay barn
03:05It's located in Carini, North Tipperary
03:08Which is just under an hour and a half to Newbridge
03:11And has a guide price of 95,000 euros
03:14However, this place will need a lot doing to it
03:18So myself and Tyg are joining Debbie and Tony to have a look around
03:22So, we are just under an hour and a half from Newbridge
03:25We have an interesting looking cottage
03:27What are your first impressions?
03:28Good

03:32I love the trees
03:33And the surrounding fields and it's amazing
03:34Beautiful
03:35So project wise, does this feel like a big project?
03:37It feels big but not daunting, no, not at all

03:42I'm more scared but he's the brave one
03:45It just needs a good clean up, tackle the house, get us ready
03:49And then you can start slowly doing the others
03:51This is the kind of lad we need to bring to all the houses, isn't it?
03:53Especially this one, I think
03:55So what I love about this is you can see each generation maybe built a piece of the house
04:00The house, the single storey was extended up to be two storey at one end
04:04And a lot of potential if you get creative with potentially joining buildings
04:08Or having your guests stay in outbuildings
04:10I think there's a lot to work with here

04:13You mightn't be too surprised to hear that this is a good bit under budget

04:19And bear in mind that derelict grant which could be €70,000 potentially

04:36So we're in what will be the main living room of the cottage at the moment
04:40We have a parlour to the back here that has seen better days now
04:44And then the two storey extension is in front of us
04:46We have two bedrooms downstairs and a good sized bedroom upstairs as well

05:30So I think of all the other buildings this one is probably the one that's in the best condition

05:43This actually could convert this immediately into little temporary sleeping quarters
05:48And then while you're working there then you can crash in here
05:52I can see your mind's working already
05:54I think you look a little bit less talented as well though

07:19This two-storey cottage sits on a one-acre site without buildings and a shed
07:25It's also another property that's well under Debbie and Tony's budget

07:33Myself and Tyg are going to take a look at this one before our house hunters arrive

07:40You have a main house there from mid-1800s with a later extension here
07:45Technically there are a few hairline cracks, other items that would have to be investigated and addressed
07:51But overall I'm looking forward to seeing the site
07:54And there's a lot of character in there, it just needs to be pulled out

07:59So we're in the kitchen right now, we have a tiny little room off to the side here with the most adorable fireplace
08:05And then we have a sitting room just opposite behind me
08:08Two bedrooms upstairs, so that's two up, two down?

08:15I love these houses, it doesn't get more efficient
08:18However, I think times change
08:20I do think maybe Tony and Debbie would like to extend here
08:24And it's out through there, you need to go to get the daytime and the evening sun

08:34So we have two bedrooms up here, nice big windows, gorgeous views as well, what do you think?
08:39I do think if you focused your energy downstairs on the living areas and providing a bedroom
08:44This would make great guest accommodation
08:46If Debbie and Tony are looking for a more manageable renovation, this really could fit the bill

11:41I've now viewed two properties with Debbie and Tony and my first house seems to have really captured their imagination

12:01They're looking for a property they can renovate that's no more than two hours from the Newbridge area of Kildare
12:08I've already shown them two places in North Tipperary, well under their budget of €230,000 including renovations

12:37But before we get to our last house, Tyke has made his way to Kilmurray McMahan in County Clare
12:44He's meeting Lorraine Simpson, who has renovated five cottages she bought together in an online auction
12:50So Lorraine, when did you buy all of this?

12:53And did I hear right that you bought it on the internet?
12:55Yes, middle of the night, scrolling through Daft, not even in Ireland at the time
13:01Found an auction, kept under my ceiling, and the next morning I wake up and I own five cottages on two acres of land that I've never seen
13:09And I have no idea where they are
13:11I love it
13:12Crazy adventure starts
13:15Well, where did you start?
13:16So we had five different states of dilapidation, we took the best one, we put a mattress on the floor, and we started from there, and we worked through it mostly ourselves, and we just did all of them up slowly, slowly
13:32We now have five, three are ready completely that we short-term rent, one we live in, and one is really needing work
13:40So we'd be here all day if we were to go in and out of five, why don't we take maybe the smallest and the biggest?
13:46Yep, so the smallest would be this one, this is Lime Tree Cottage, come on, I'll show you

13:55So Lorraine, we're straight into the kitchen living room, we have a lovely bathroom and a generous bedroom to my right
14:01Original features here, I think, ceiling, floorboards
14:04Yep, ceiling's original, floor's original, even the kitchen cabinets in the bottom is original, and we just put a new countertop on
14:14Everywhere I look, there's personality, colour, it feels really nice
14:19We divide it between us, so my husband is a builder, so he does all of the exterior, and I get to do the fun stuff, and I'm having a lot of fun
14:27The clever touches, the sliding door, the half door
14:29A lot of the stuff is recycled and upcycled, and it's been a labour of love, and we've loved every minute of it
14:44Lorraine, we're in the largest of the five cottages, in this neat kitchen with this beautiful view
14:49To my left, we have a lovely sized sitting room
14:52Again, everything really nicely finished
14:54We've had a bit of fun with this one, this we called lemonade cottage, because when life throws you lemons, make lemonade
15:01But everywhere I look, there's personality, and it's not an overpowering way, it's just a really nice, it's nice to be here
15:07You've got to keep it a little less kitschy, but still give it that personality, having some fun with it
15:14So, we're in the largest of the three bedrooms down here, lovely family bathroom right outside the door
15:22It's the biggest property, was it the biggest project?
15:25It was the biggest project, but it was also done twice
15:28We completely renovated this to a very high spec, and it was fabulous
15:32And then we went away, and as we were away, there was a big freeze, and the pipes burst, and the water ran for three weeks
15:42All of the work we'd done, was completely destroyed, so we had to start over, but I'm happy with it now
15:49And I'm glad you did, because the results speak for themselves, I think it's a triumph

15:57Lorraine, you bought all of this online in 2022, for how much?
16:03I got all five cottages, and two acres of land, for 160,000 euros
16:08Wow, that is impressive, how much did you spend renovating lime cottage?
16:12About 20,000
16:14Again, wow, and lemonade cottage?
16:16About 50,000, give or take a little bit, because of course, remember we had to do it twice
16:20But again, we did all the work ourselves, so it did save us money
16:26It is so impressive, but I think what sticks with me is that you've got to go for it
16:30It's been an adventure, and adventure's always fun
16:33And it's been fun to be here, so thank you

16:41It was obviously challenging, however, she's managed to create a home and a business for herself here
16:46In what now looks like a very clever move
16:52For my final property, I'm heading to South Tipperary, close to Ballyperine
16:57This part-renovated cottage stands on a good-sized plot of almost 1.4 acres, with fantastic countryside views
17:06It's around 1 hour 40 minutes from Newbridge, and comes with a guide price of 160,000 euro
17:12There's still a good bit of work left to do here, so myself and Ty are going to join Debbie and Tony on this one
17:19So what we have here is a part-renovated cottage, we've lots of little outbuildings dotted around the property
17:25And it's in a really, really pretty area, isn't it? I mean, that view
17:29Beautiful
17:30It's phenomenal, isn't it?
17:31The location is amazing
17:33So Tony, what's your gut feeling on this one?
17:35Gut feeling's good
17:36Okay
17:37I love the big old trees, and the drive-in was amazing
17:43So the main building you're looking at is our foundation stone of rural Irish housing
17:46It's the tree bay cottage, stone built
17:49You have an extension to that gable, over 100 years old
17:52The porch may be 20 years old
17:54The renovations were started, but they weren't completed
17:57So there's plenty of work left to do
17:58We have an electricity connection, as you can see, attached to our very sturdy chimney
18:03There's also been a new water pump installed, so you have running water on site
18:07Sounds good, yeah
18:08Okay, will we head inside?

18:14So we're straight into a really, really big living room here at the moment
18:17I think originally this was probably two rooms
18:20We have another room off behind the fireplace
18:23And then we have the little extension then again

18:32It'll have to be cutted out again, but

18:39Concrete floor has been relayed with a membrane and insulation
18:43There's a bit of minimal insulation in the roof
18:45We can see plans lying on the sideboard there for 25 years
18:49The intention was to build an extension perpendicular to this block out there
18:53Now if you were starting, you have a challenge in that the south light is there
18:58And the views are hit there
19:00Maybe get an axis out there to a patio to enjoy that sun
19:03And maybe some VLUX is in and brighten the space
19:07Definitely keep the views
19:09Best of both worlds if you do it right

19:26Then we have another decent sized room in here that looks to have plumbing for a bathroom
19:31I could really see this as a bedroom with a really generous en suite
19:35The bed would be sitting over here, you've got all this beautiful sunlight coming through
19:40So that will make my wife happy

19:45You also have a very, very big bathroom here
19:46So like there is the potential to put the closet space in there
19:50They'll walk in more dope, you know
19:52I've never met any woman that has complained about having too much storage space

20:03No, but definitely, I think there's potential here

20:12It's on the market at the moment with a guide price of £160,000

20:18It has been on the market though for over six months
20:21And the agent said that he is open to offers on it
20:24There are also, again, the possibility of getting grants
20:27Because it has been vacant quite a while
20:29So what do you think?
20:31The price is a little disappointing

20:34The grants obviously will help
20:36It is quite a bit more expensive
20:38But I can understand that
20:40The house is in a lot better condition than the first one
20:43That outbuilding is also quite nice
20:45And the property is bigger
20:47I love it
20:49First of all, this isn't nearly as big of a project as house number one
20:53Although there are things that aren't finished
20:55A huge amount of work has been done
20:57And another thing to keep in mind is that we've moved now from North Tipperary down to South Tipperary
21:03There's a big difference in the price of houses between both ends of Tipperary
21:08Very scenic area as well, you've seen from the views
21:11And you do pay for that
21:13So, you know, you are getting a house that is worth more
21:16But you have to pay more for that
21:18You say the house needs a lot less work
21:20But for me to ensure the house is going to be good
21:22I'm going to have to strip out lots of what's being done
21:24True, yeah
21:26So I'm sort of going a step back to then go forward
21:28Property one, you're basically starting from the roots
21:32Ty, do you feel like it's a good value for the money?
21:35I think it's a winner
21:37As a design opportunity, I think it's stunning, yeah
21:40Yeah, we'll do our work
21:42And we'll see how much money we need to fix it
21:45And see what kind of offer we could put in

22:25So we've had a great little house fund around glorious County Tipperary
22:29We've seen three very different houses, all needing quite a bit of work

23:22But to find two that are in the running is a success for me, so I'm happy
