00:00I'm Maggie Malloy and I'm back on the hunt for Ireland's best value properties.
00:05You have a really really solid house that's stood for so long.
00:08I'm going to be using all my skills to match house hunters on a budget with fixer uppers,
00:14hidden gems and undiscovered bargains.
00:16Can you see my face?
00:18It's not just a lick of paint.
00:21There's fear in those eyes.
00:23This time I'm joined on my search by building expert and architect Ty Casey.
00:28I just think there's magic about that fireplace and there's magic about this building.
00:32Together, we'll show you that even in a tough housing market,
00:35it's still possible to find your ideal cheap Irish home.
00:44Today, I'm meeting Ciaran and Rebecca Moore.
00:47Ciaran runs a heating and plumbing company, while Rebecca is a fitness instructor.
00:52The couple live with their two children near Nace in County Kildare.
00:56In an old cottage, they rebuilt and modernised themselves.
01:00They're now looking for another property that they can renovate over time before eventually moving in.
01:06We really enjoyed renovating our house.
01:08Yeah, it was a great experience.
01:09It was tough at times, but yeah, it was brilliant.
01:11And I really enjoyed the interior side of things.
01:14And I got to build my shed and I was happy.
01:15Yeah.
01:17So the property we'd be looking for is like an old typical Irish home, whether it be farmhouse,
01:22whether it be an old stone cottage, a restoration basically of old Irish homes.
01:28We'd love to buy something down the country, cabin, leethrum, somewhere in and around there.
01:32It's different to Kildare.
01:33They'd have a lot more lakes and more hills and scenery.
01:36We're looking at a budget of about 225,000 plus restoration and hopefully we'll be entitled to grants.
01:42I'm hoping to do all the work myself, so there'll be no external contractors.
01:47An acre of land, I think, would be nice as well for the kids.
01:50I'd like to keep the character of a house as well.
01:52I think that's really important.
01:53But like we're open to a house with character that's ready to move into it.
01:58They have my ideas and they have their ideas.
02:00We could be a mass bed in heaven, me and Mackey.
02:03Or it could be a love-hate relationship.
02:04It could be one or the other.
02:12With a budget of 225,000 euro plus renovations,
02:17Ciaran and Rebecca are looking for a character property on a plot of around one acre.
02:23They seem keen to take on a project, but would be happy to view a house that didn't need a lot of work.
02:29They've expressed an interest in counties Leitrim and Cavan,
02:33where the average property price is around 228,000 euro.
02:38I'm starting off in Leitrim, near the town of Ballinamore,
02:41and a house that shouldn't need much doing to it.
02:44This three-bed cottage sits on a good-sized plot of one and a quarter acres,
02:49and comes with a guide price of 215,000 euro.
02:54So, Tiger, first property is this neat three-bedroom cottage. What do you make of it?
02:58Yeah, I really like it.
03:00What you see, basically, is the original cottage, two rooms downstairs, two rooms upstairs.
03:05That's from about the late 1800s. The single-storey extensions were added in 20th century at various times.
03:13Someone cared for it and they minded it, because I can spot little things everywhere.
03:17It was always worked on or touched up. And that's worth a lot when you're buying something.
03:22Absolutely, yeah. Will we have a look inside?
03:24Yeah, let's go.
03:27OK, so we're in the main part of the house now. This is the main living area.
03:31Bedroom there to the left. We have a downstairs bathroom. Kitchen and conservatory to the right.
03:36In a really nerdy way, I'm in love with the original house. It was so clever and well laid out.
03:41You have the two rooms downstairs, these two original rooms.
03:46Two rooms upstairs. Fireplace behind that.
03:50This chimney breast straight down through the mall, serving them all with fireplaces.
03:55So, we're coming from an age where we're conscious of thermal performance and insulation.
03:59This house was ahead of its time, because the daytime heat down here was rising for the bedrooms
04:03upstairs when you go up at night time. That's a nice thing to hear.
04:07So, we're out in one of the extensions here at the moment, and we have a modern kitchen,
04:11but not a big kitchen. It's got things going for it. You can see the lovely landscape and the site.
04:16This sunroom that's off to the side is probably functioning as kind of the dining area for the
04:21house as well. You could live the rest of your days with this kitchen. It works. Yeah.
04:27So, upstairs now, we have two double bedrooms that aren't a bad size, are they?
04:31No, they're decent. If they liked it as it was and they
04:34didn't want to change anything, they could live up here as it is, couldn't they?
04:37Oh, you absolutely could. Yeah, yeah. Great.
04:40This house looks move-in ready, but also offers the space to extend if needed.
04:45It's an interesting option for Ciaran and Rebecca. Let's see what they make of it.
04:50Okay guys, so I know you're leaning a little bit more towards a property that you can renovate,
04:54but to start off, I want to show you somewhere that doesn't necessarily need that much work.
04:58It's a startling easy one, I suppose. Yeah, yeah. So, first impressions, what do you think?
05:02Yeah, it's nice. It's unusual, yeah. It looks in brilliant order from the outside.
05:07On the two-story element, that's the original house, probably from the late 1800s,
05:11and then the extensions are during the 20th century. No, it looks like it has great potential.
05:15What really caught my eye was the hill view, and then obviously the view of the mountains.
05:20You can't buy that. No. Well, you can't. Well, you can't, I suppose, yeah.
05:24So, let's get on to this price, yeah? Yeah, this is where the worrying part comes in.
05:28So, the guide price of the property is 215,000, and it has an offer at the moment of 200.
05:34How does that sit with you? Yeah, it's workable.
05:36Are you ready to have a look inside? Absolutely, yeah.
05:39Okay, who has the best handwriting? Oh, it's Rebecca.
05:41Okay, Rebecca. Okay, perfect.

05:51So, what do you think? I think it's nice and cozy when you walk in,
05:54and then straight into the sitting room. It's a nice cozy room.
05:57The ceilings are unusual as well, of the old.
05:59Well, I'd imagine by the look of them, they're original.
06:02Looking at this, it looks like it was open fire, so this is where they used to live like.
06:07And the bedroom as well, the bedroom is nice. It's a nice size. I like the view in the bedroom.
06:11This is the gable end of the old house, and this is the extension.
06:15If we could leave that the way it is, open up the old fireplace.
06:18Okay. And maybe open up this side of the house back into the sunroom.
06:21Yeah, I'd say bigger, but I do like the brightness. I'd like to keep the brightness still coming in.
06:26So, we have two bedrooms here. What do you think?
06:29They're quirky now, especially with the lower doors. I think it has character to the house.
06:32And look at the width of the walls. Yeah.
06:34The chimney breasts going through the walls up on the far side there.
06:37It'll be warm bedrooms. I like bigger windows.
06:40So, you can see more. So, you can see more.
06:42It's beautiful, but it just needs adaption for us, I think.
06:45Poor aren't the views. I keep going on about the views. The views are really nice.
06:48Everything we're seeing so far is good, like. Yeah.
06:52So, before we get into the nitty-gritty of the inside of the house and what you thought,
06:55let's talk about out here. It stretches to 1.25 acres going up the hill here.
07:01So, you've got quite a bit of space. It's good to know that it's all the way up the hill as well.
07:05It explains now the price tag in the house, I suppose, as well.
07:09So, how did you get on inside? Talk to me.
07:11Surprisingly, I didn't think we would like it as much, to be honest.
07:14We have to get the open fire back into it. The big open fire.
07:17I like the ceilings. And then the bedrooms upstairs, you know, the lower entrance.
07:22I actually like that as well.
07:23But I think where the kitchen is and the bathroom, if we were to kind of push that out as a hidden
07:29kind of part of the house without taking away from the actual house.
07:32That kitchen and bathroom there, if you almost took that as a link, and then you built a story
07:37and a half or two-story here that mimicked the proportions of the original house, respect the old
07:43house, and that's the main part of the show.
07:45I should have spoke to you an hour ago.
07:48Well, I'm delighted you were able to see the potential in this one.
07:51But we've more houses to see when we hit the road.
07:54Yes, absolutely.
07:57Next, we're moving about 20 minutes away, close to the banks of Keshgarrigan Lock.
08:02This three-bed stone-built farmhouse comes with just under an acre of land,
08:07and an appealing guide price of €99,000.
08:10But it does need work, so myself and Tyg will be joining our house hunters on this one.
08:16So I know you wanted a little bit more of a project, a bit more character.
08:20I think I've ticked two boxes with this one.
08:21What do you think?
08:22I think you should tick all the boxes.
08:25It's absolutely amazing, yeah, yeah.
08:27The first thing I actually noticed was the yellow door actually, and it being so close to the road
08:32actually is nice.
08:33But I really like the windows as well, and the layout of the house.
08:37Like this house, there's no need to add anything on, it's just to retain the structure that's there,
08:41and bring it back to the beauty that it was one time.
08:43You're right, you've something beautiful and handsome to start with.

09:29I think the challenge here would be trying to do as little as possible while still trying to
09:33maybe spruce it up or make it through your family life.
09:36So just to give you the layout of the ground floor, we have another room down here to my left,
09:39full of stuff at the moment.
09:41But originally it would have been the parlour or the good room, I suppose.
09:44And then a little dairy here to my side that connects to the backyard.
09:48So you could make that into something a bit nicer.
09:50And three bedrooms upstairs.

10:59And then you get a bit across the road as well in front of the house.

12:06But I've still one more chance to impress them as we move our search to County Cavan.

12:54Before we get to our last house, I've headed to Athalaca County Limerick
12:58to see a stone cottage that's been renovated and extended by Christine Hogan and her dad, Neil.
13:05OK, so what did this place look like when you first saw it?
13:07So when I bought it, it was completely derelict.
13:10You couldn't even see it from the road. There was, like, grass growing over it.
13:13OK, so what was the approach to doing it up then? Because it sounds like a big job.
13:17Yeah, I suppose, luckily, he knows what he's doing. He's a builder, so I was like, look.
13:21Do you know what? I love cottages anyway.
13:23So I was just hoping that there'd be stone behind it and just wanted to bring it back to life,
13:27expose the stone, bring back, you know, the original cottage character to it.
13:31What do you tackle first on a project like that, Neil?
13:34Basically slipping it out, getting all the briars out of the way, just getting around
13:38and making sure there was stone all over it, because you wanted stone.
13:42And, plus, I had some good friends around the place to help me out as well,
13:45all in the parish in Long Island nearby, which is great, so...
13:48So what was the approach with the renovation?
13:50I just wanted to turn, I suppose, the existing cottage part into a kitchen living area.
13:54I knew I wanted sash windows, half door, and then I just wanted to build on just living space
13:58for myself, just bedroom, bathroom onto it.
14:00OK, can we have a look inside?
14:01Yeah, of course. Come on.
14:05OK, so straight in through the half door, we're in the old part of the house.
14:09We have a massive kitchen living room. I can't get over it. It's basically the whole house.
14:14It is, the whole cottage, yeah.
14:15Wow. I love the double height on this side. It really kind of adds just a wow factor to the kitchen.
14:20And then you've got the lower ceiling height here, just makes the living room a little bit snugger,
14:25doesn't it? Yeah, that's what I was trying to do, yeah.
14:28I wanted to keep the height in the kitchen, but I wanted to make the sitting room feel a little bit
14:31more cosier, so lower the ceiling, and it does give you a bit of storage up there, which is great.
14:36There was actually two little rooms upstairs here when I came in. There was actually a big chimney
14:40in the middle there, so obviously took all that down.
14:43Was there any structural reinforcing you had to do once you took down that chimney?
14:48All the walls, yes, all the walls. There had to be ring beams all around them and all that
14:52stuff together, and the same with the floors. All had to come up and put in proper concrete floors
14:57with DPCs and insulations and all that as well, like so. All done.

15:05He does make it sound so easy. He does, doesn't he?
15:08This picture window is fantastic too. It's a great addition to the room.
15:11I love sitting here on these window seats and just looking up there, like my home house is actually
15:15up there as well. Oh, no way. So yeah, so you can see Rackannan up there.
15:18So that's a great connection though for this house, you know, to be able to see home.
15:22Yeah.
15:27So we're in the modern extension at the moment. This is a fine sized bathroom for a cottage.
15:33It's fantastic. It's been the hardest room to design.
15:35Really? Oh, I just struggled with the bathroom.
15:38Yeah, it's just a lot in a bathroom, isn't it? You have to decide on the bloody colour of everything
15:41before you pick your tiles even. A lot of work in it, Neil.
15:45There was a bit in this one, all right, yeah. It's a fantastic finish though.
15:49And everything's working, it's brilliant, but yeah, it just needs the final polishing on it, I think.
15:53So at the very back of the rear extension now, we have a lovely big bright bedroom,
15:58dual aspect windows, lovely views over the countryside.
16:01Yeah.
16:02Probably could see Daddy's house as well from here, I'd say.
16:05Yeah, I did another picture window there just for that reason.
16:08Did you have much in this room to do? I mean, obviously it was built from scratch.
16:11Yeah.
16:11It was straight forward just for a while, isn't it, basically.

16:18It's lovely, yeah, because you have great built-in storage.

16:35Okay, so talk to me about the money on this project.
16:37How much did you buy it for?
16:38So I bought it for £60,000 and the renovations, I put about £140,000 to £150,000 into it.
16:45Okay.
16:45But I've also been approved for the derelict property grant.
16:49So that'll finish it off then, hopefully.
16:51Out of the money you spent on the renovations, have you any idea how the split was between the
16:55new build and renovating the old part?
16:58I'd say the cottage probably took up the most of it, did it?
17:01Yeah, definitely.
17:02Yeah, with all the old stone, pinting of the stone and all that and getting all the roof,
17:07the high ceilings and that into it.
17:09Taking up all the floors then as well and putting the ring beam around the cottage part of it.
17:13So the extension was a lot more straightforward, just get it open.
17:15Yeah, that's very easy.
17:16Well, you've done a great job.
17:17It's something about you should be very, very proud of.

17:23The combination of Christine's vision and her dad's hard work
17:27have helped turn a once derelict cottage into a bright functional home
17:32that still manages to keep its cosy feel and a good dash of character.
17:36It's a job well done.
17:38For Ciaran and Rebecca's third house, we're heading to Cora Carrow,
17:42near Bally James Duff in County Cavan.
17:44This extended farmhouse comes with a fine looking stone outbuilding
17:48and a whopping 29 acres of land, including its own forest nearby.
17:54All this has a guide price of €235,000.
17:58But if Ciaran and Rebecca just wanted the house and a couple of acres,
18:02it's available as a separate lot.
18:04So I don't normally talk about the price straight away,
18:07but I want to get into it off the bat with this one.
18:10First off, you have a farmhouse that needs a bit of work.
18:13We have yards here, outbuildings, another yard with a hay barn in it,
18:1829 acres of land, of which 17 acres of forestry nearby,
18:24and it's on the market at the moment for €235,000.
18:27For everything?
18:28Everything.
18:28For 29 acres as well?
18:30Yeah.
18:31Oh.

18:34So that's interesting, isn't it?
18:36Wow.
18:36However, if that land is a bit too much, you can buy the house,
18:41the outbuildings, a two-acre field at the front of the house,
18:45and the offer on that at the moment is €160,000.

18:55By the look of the house as well, like, it looks from the outside,
18:58before going in, it looks in good condition.
19:00The potential here, I just think it's an amazing little place.
19:03Yeah, absolutely.
19:04So you could do an amazing amount by just even stripping back the plaster
19:08and stuff off of this house.
19:09That's my favourite thing, yeah.
19:11Yeah, you have lovely little details in that house as well.
19:14You can see the red brick chimney with the detail.

19:16Just clean it up and you have stuff to expose, yeah.
19:19This is what caught my eye first.

19:22That'd have turned into a lovely little guest house, wouldn't it?
19:24So I think we'll come in again with you on this one.

19:32So just to give you the layout of the inside of the house,
19:35we have the main living area here, which would have had the hearth,
19:38then the parlours down to my right.
19:40It's a fine big room, too, down there,
19:42and then a kitchen then to the back, which is a bit of a more modern extension.

19:48It's the open fire here to restore that back to its original.
19:52To me now, that's the game changer here.
19:54And it's bright as well as you come in.
19:56Like this wall then behind me here has an old staircase behind it.
20:01This would have never been really covered in.
20:03So take that back down and that makes this room feel way bigger then,
20:07than it is at the moment.
20:08You can make this a lot lighter as well with the natural materials
20:11and feel a bit more roomy.
20:13Get rid of the dark look, yeah.
20:14Yeah, exactly.
20:15That kind of vibe.
20:16And with the views here as well, like, it's like,
20:19God, I'd never knew there were such views around this part of the country.
20:22It's amazing, like, yeah.
20:25So just a little bit of geography up here.
20:27When we came to the top of the stairs, you have a bathroom in the extension.
20:30Then we have a little partitioned bedroom in the room in the middle.
20:35It's a little bit small, but it's still a bedroom, which it functions.
20:38And then this lovely big master bedroom here.
20:41There's a lot going for it, this room has, doesn't it?
20:42Yeah, it's a lovely bright room, actually.
20:44And the first thing I noticed was actually the window over here.
20:47And I just thought, like, you could probably just extend that out a little bit
20:50and have, like, a window seat to look at all the views would be amazing.
20:53When you walk in here, the first thing you meet is the ceilings.
20:55It's different, but it is the way old-time houses are done.
20:58Our biggest problem is we're probably a bedroom shy here.
21:01Yeah, no, you're right.
21:01There is a little bit of jigging around.
21:03Like, at the moment, the back extension is a bit unfortunate.
21:05It needs work.
21:06Layout-wise, the corridor wouldn't have been original.
21:09You're trying, again, trying to bring it back to the original house.
21:11But everything is here.
21:13I think we just have to reconfigure it, as the man says, inside.
21:16Like, I like the character of it.

21:18There is a lot of character in this room.
21:19There is, yeah.
21:20And we keep saying about views.
21:21We might be kind of going on and on about views, but we don't have that.

21:27Like, we know there's a lot of work to be done.
21:29I think this could be a great project.

21:35Before I get your opinion, I just want to let you know that this also could be eligible for the vacant grant.
21:42So you're talking 50,000, potentially?

21:48As you look at it on the outside, you think it's a bit going to be bigger.
21:50But I actually do like the coziness of the inside of it, though.

21:58And the house, it can be a light touch renovation, or you can keep going and you could be, look here,
