00:00I'm Maggie Malloy and I'm back on the hunt for Ireland's best value properties.
00:05You have a really really solid house that's stood for so long.
00:08I'm going to be using all my skills to match house hunters on a budget with fixer uppers,
00:14hidden gems and undiscovered bargains.
00:16Can you see my face?
00:18It's not just a lick of paint.
00:21There's fear in those eyes.
00:23This time I'm joined on my search by building expert and architect Ty Casey.
00:28I just think there's magic about that fireplace.
00:30There's magic about this building.
00:32Together we'll show you that even in a tough housing market,
00:35it's still possible to find your ideal cheap Irish home.
00:44Today, I'm meeting Debbie and Tony De Silva.
00:47Originally from South Africa, they moved to Ireland two years ago
00:52and settled in County Kildare, where Tony works as a self-employed handyman.
00:58The couple would now like to find a property that needs renovating,
01:01where Tony can use his skills to create their new home.
01:06I do love Ireland, yes.
01:07It's a lot slower in Ireland, laid back.
01:10It's like just a different pace in life.
01:12I've been working in construction my whole life.
01:14I'm not afraid of a really rundown place.
01:17So it's all about the gut, how the building's positioned, where it's facing.
01:21I can break what was down in my mind immediately and see what it'll look like.
01:25And I can see the product immediately.
01:27It's very, very handy.
01:28Very good to have about.
01:30The kind of property I had in mind would be a stone-built cottage.
01:36I'm not too worried about the interior, because that's all going to be probably redone.
01:41But I would want it to be structurally sound.
01:43And I would want definitely water, electrical connections, a bit of land.
01:48So minimum would be half acre.
01:51And it's got to be, I wouldn't say isolated, but I didn't want to be on top of other people.
01:57About an hour and a half, two hours from the New Beach area maximum.
02:02That's where our family stays, so not too far away from the grandchildren.
02:06Something pretty, with a bit of land, perfect.
02:10If we could get a horse for the grandchildren, that would be wonderful.
02:15We have a budget of 230,000 euros, including renovations.
02:19We're also interested in what grants might be available.
02:21I hope Maggie can find us a nice property.
02:24With a budget of 230,000 euros, including renovations, Debbie and Tony are looking for
02:37a home they can restore and seem happy to take on a big project.
02:42They're relaxed about its location, as long as it's no more than two hours from New Bridge.
02:47So I've decided to focus my search on County Tipperary, starting not far from Tharlis, where
02:53the average house price is about 240,000 euros.
02:58This cottage sits on a plot of almost three quarters of an acre, and comes with outbuildings
03:04and a hay barn.
03:05It's located in Carini, North Tipperary, which is just under an hour and a half to New Bridge,
03:11and has a guide price of 95,000 euros.
03:14However, this place will need a lot doing to it, so myself and Tyg are joining Debbie and
03:20Tony to have a look around.
03:22So, we are just under an hour and a half from New Bridge.
03:25We have an interesting looking cottage.
03:27What are your first impressions?
03:28Good.

03:34I love the trees.
03:35And the surrounding fields, and it's amazing.
03:36Beautiful.
03:37So project-wise, does this feel like a big project?
03:38It feels big, but not daunting.
03:39No, not at all.
03:40No.
03:41I'm scared.
03:42I'm more scared, but he's the brave one.
03:44It just needs a good cleanup, tackle the house, get us ready, and then you can start slowly
03:50doing the others.
03:51This is the kind of lad we need to bring to all the houses, isn't it?
03:53Especially this one, I think.
03:55So what I love about this is you can see each generation maybe built a piece of the house,
04:00the single storey, was extended up to be two storey at one end, and a lot of potential
04:05if you get creative with potentially joining buildings or having your guests stay in out
04:10buildings.
04:11I think there's a lot to work with here.
04:12Definitely, yes.
04:13You mightn't be too surprised to hear that this is a good bit under budget at €95,000,
04:19and bear in mind that derelict grant, which could be €70,000 potentially.
04:24Sounds good.
04:25I think it's a good price.
04:26It leaves us a lot of money to do a lot of work.

04:31Yes.

04:33So we're in what would be the main living room of the cottage at the moment.
04:40We have a parlour to the back here that has seen better days now.
04:44And then the two storey extension is in front of us.
04:46We have two bedrooms downstairs and a good sized bedroom upstairs as well.
04:50Debbie, what do you think?
04:51I'm terrified.
04:52No, you're not.
04:54It's not that bad, actually.
04:57I think the roof is rotten.
04:58Mm-hmm.
04:59The house itself still feels OK.
05:01There's no bathroom in here.
05:03No bathroom, but I think you have a water supply.
05:06I saw the Sacred Heart light is still on, so there's a electricity connection.
05:10I think space-wise, it does have charm.
05:13Just see past the work for a second, Debbie, it does have charm.
05:16I think the challenge with renovating it is to keep the charm while you improve it.
05:21Correct, yes.

05:26Would you keep the stairs?
05:27Staircase definitely would stay.

05:30I'm happy now.
05:31So I think of all the other buildings, this one is probably the one that's in the best
05:38condition.
05:39This roof is perfect.
05:40You can see the timber is bone dry.
05:42Love the stone walls.
05:43This actually could convert us immediately into little temporary sleeping quarters.
05:49And then while you're working there, then you can crash in here.
05:52I can see your mind's working already.
05:54I think you look a little bit less darned as well, though.
05:57Yes, I think the house is a bit difficult to see past all the work.
06:03But, yeah, this is nice.
06:05This is very nice.
06:06And also, you have electricity that is spotted.
06:09You're a brave man, Tyg, a brave man.
06:12So Tyg, this building is very close to the footprint of the main house.
06:16Is there any way that you could connect them easily?
06:19I think it would be a great thing to do.
06:21Just a little single-story, little glass almost connection that respects the volumes of the
06:27old buildings.
06:28I'm getting chills down my spine.
06:30And it's not bad chills, it's good chills.

07:18This two-storey cottage sits on a one-acre site without buildings and a shed.
07:25It's also another property that's well under Debbie and Tony's budget, with an asking price
07:30of €95,000.
07:33Myself and Tyg are going to take a look at this one before our house hunters arrive.

07:40You have a main house there from mid-1800s, with a later extension here.
07:45Technically there are a few hairline cracks, other items that would have to be investigated
07:50and addressed, but overall I'm looking forward to seeing the site.
07:53And there's a lot of character in there, it just needs to be pulled out.
07:56Pulled out, yeah.
07:59So we're in the kitchen right now, we have a tiny little room off to the side here with
08:03the most adorable fireplace, and then we have a sitting room just opposite behind me.
08:08Two bedrooms upstairs, so that's two up, two down?
08:12Two and a half, down.
08:13Two and a quarter.
08:15I love these houses, it doesn't get more efficient.
08:18However, I think times change.
08:20I do think maybe Tony and Debbie would like to extend here, and it's out through there,
08:25you need to go to get the daytime and the evening sun.
08:27Like you need a bathroom, first of all, clearly.
08:33So we have two bedrooms up here, nice big windows, gorgeous views,
08:37as well.
08:38What do you think?
08:39I do think if you focused your energy downstairs on the living areas,
08:42and providing a bedroom, this would make great guest accommodation.
08:45If Debbie and Tony are looking for a more manageable renovation,
08:48this really could fit the bill.
08:52Looks better than the other one from the outside, I don't know.

09:01I can't see the wow factor, but maybe in walking through it might change.
09:08There's a lot of character in this house that can be exposed,
09:11and definitely if you work cleverly with it and appreciate what's inside in there,

10:10I still feel very closed in, even though the ceilings are a bit higher.

10:28But yes, the feeling I had outside, my gut wasn't wrong.

10:56Definitely here, there's a lovely opportunity to the south here and to the west to plan lovely contemporary extension.

11:11In terms of the property, I had that gut feel when I first saw it.

11:38I've now viewed two properties with Debbie and Tony, and my first house seems to have really captured their imagination.
11:47But I've still got one more renovation project to show them.
11:51It'll have to be cutted out again, but...
11:57I'm searching for homes with Debbie and Tony Da Silva.
12:01They're looking for a property they can renovate that's no more than two hours from the Newbridge area of Kildare.
12:08I've already shown them two places in North Tipperary, well under their budget of €230,000, including renovations.
12:17One is this cottage without buildings in Carini, on the market for €95,000.
12:24Not too overwhelmed?
12:25No, no. I'm excited.
12:26The other, this two-storey cottage on one acre near Upper Church, also with a guide price of €95,000.
12:34Somebody's going to come in and live it.
12:36Yeah.
12:37But before we get to our last house, Tyke has made his way to Kilmurray-McMahon in County Clare.
12:43He's meeting Lorraine Simpson, who has renovated five cottages she bought together in an online auction.
12:49So Lorraine, when did you buy all of this?
12:512022.
12:52And did I hear right that you bought it on the internet?
12:55Yes.
12:56Middle of the night, scrolling through Daft, not even in Ireland at the time.
12:59Found an auction, kept under my ceiling.
13:02And the next morning I wake up and I own five cottages on two acres of land that I've never seen and I have no idea where they are.
13:12This crazy adventure starts.
13:14Well, where did you start?
13:16So we had five different states of dilapidation.
13:20We took the best one and we put a mattress on the floor and we started from there and we worked through it mostly ourselves.
13:28And we just did all of them up slowly, slowly.
13:31We now have five, three are ready completely that we short term rent.
13:36One we live in and one is really needing work.
13:40So we'd be here all day if we were to go in out of five.
13:43Why don't we take maybe the smallest and the biggest?
13:45Yeah.
13:46So the smallest would be this one, this is Lime Tree Cottage.
13:50Come on, I'll show you.
13:51Okay.
13:55So Lorraine, we're straight into the kitchen living room.
13:57We have a lovely bathroom and a generous bedroom to my right.
14:01Original features here, I think, ceiling, floorboards.
14:04Yep.
14:05Ceiling's original, floor's original.
14:08Even the kitchen cabinets in the bottom is original and we just put a new countertop on.
14:14Everywhere I look, there's personality, colour.
14:17It feels really nice.
14:18We divide it between us.
14:20So my husband is a builder, so he does all of the exterior.
14:23And I get to do the fun stuff and I'm having a lot of fun.
14:27The clever touches, the sliding door, the half door.
14:30A lot of the stuff is recycled and upcycled and it's been a labour of love and we've loved every minute of it.
14:37We've had a lot of fun with this one.

14:40This we call lemonade cottage because when life throws you lemons, make lemonade.
14:45The largest of the five cottages,
14:46in this neat kitchen with this beautiful view.
14:48To my left, we have a lovely sized sitting room.
14:51Again, everything really nicely finished.
14:54We've had a bit of fun with this one.
14:56This, we called Lemonade Cottage,
14:58because when life throws you lemons, make lemonade.
15:00But everywhere I look, there's personality,
15:03and it's not an overpowering way,
15:04it's just a really nice, it's nice to be here.
15:07You've got to keep it a little less kitschy,
15:10but still give it that personality, having some fun with it.
15:15So, we're in the largest of the three bedrooms down here.
15:19Lovely family bathroom right outside the door.
15:22It's the biggest property, was it the biggest project?
15:25It was the biggest project, but it was also done twice.
15:28We completely renovated this to a very high spec,
15:31and it was fabulous, and then we went away,
15:34and as we were away, there was a big freeze,
15:37and the pipes burst, and the water ran for three weeks.
15:41All of the work we'd done was completely destroyed,
15:45so we had to start over.
15:47But I'm happy with it now.
15:49And I'm glad you did, because the results speak for themselves.
15:53I think it's a triumph.

15:57Lorraine, you bought all of this online in 2022 for how much?
16:02I got all five cottages and two acres of land for 160,000 euros.
16:07Wow, that is impressive.
16:09How much did you spend renovating the lime cottage?
16:11About 20,000.
16:13Again, wow.
16:14And lemonade cottage?
16:16About 50,000, give or take a little bit,
16:19because, of course, remember, we had to do it twice.
16:21But again, we did all the work ourselves, so it did save us money.
16:25It is so impressive, but I think what sticks with me is that you have the guts to go for it.
16:29It's been an adventure, and adventure's always fun.
16:32And it's been fun to be here, so thank you.
16:35Lorraine described this renovation project as a crazy adventure.
16:39It was obviously challenging.
16:41However, she's managed to create a home and a business for herself here
16:45in what now looks like a very clever move.
16:48For my final property, I'm heading to South Tipperary,
16:54close to Ballyperine.
16:56This part-renovated cottage stands on a good-sized plot of almost 1.4 acres
17:02with fantastic countryside views.
17:05It's around 1 hour 40 minutes from Newbridge
17:08and comes with a guide price of 160,000 euro.
17:12There's still a good bit of work left to do here,
17:15so myself and Tyg are going to join Debbie and Tony on this one.
17:19So what we have here is a part-renovated cottage.
17:21We have lots of little outbuildings dotted around the property,
17:24and it's in a really, really pretty area, isn't it?
17:27I mean, that view?
17:28Beautiful.
17:29It's phenomenal, isn't it?
17:30The location is amazing.
17:31So, Tony, what's your good feeling on this one?
17:33Good feeling's good.
17:34Okay.
17:35Very good, actually.

17:37I love the big old trees, and the drive-in was amazing.
17:42So the main building you're looking at is our foundation stone
17:45of rural Irish housing.
17:46It's the tree bay cottage, stone built.
17:48You have an extension to that gable, over 100 years old.
17:51The porch, maybe 20 years old.
17:53The renovations were started, but they weren't completed,
17:55so there's plenty of work left to do.
17:58So we have an electricity connection, as you can see,
18:00attached to our very sturdy chimney.
18:02There's also been a new water pump installed,
18:04so you have running water on site.
18:06Sounds good, yeah.
18:07Okay, will we head inside?

18:13So we're straight into a really, really big living room here
18:15at the moment.
18:16I think originally this was probably two rooms.
18:18We have another room off behind the fireplace,
18:21and then we have the little extension then again.
18:23I love it.

18:25I like the ceilings high.

18:28It's very spacious.
18:30It'll have to be cutted out again, but...

18:39with a membrane and insulation.
18:41There's a bit of minimal insulation in the roof.
18:43We can see plans lying on the sideboard there

18:48The intention was to build an extension
18:50perpendicular to this block out there.
18:53Now, if you were starting,
18:54you have a challenge in that the south light is there
18:57and the views are hit there.
18:59Maybe get an access out there to a patio
19:01to enjoy that sun,
19:03and maybe some Veluxes in and brighten the space.
19:06Definitely keep the views.
19:08Best of both worlds if you do it right.

19:43You also have a very, very big bathroom here.
19:46So, like, there is the potential
19:47to put the closet space in there.
19:49They'll walk in more dope, you know?
19:51I've never met any woman that has complained
19:53about having too much storage space.

19:59Is this a sensitive issue in my hands?

20:19for over six months
20:20and the agent said that he is open to offers on it.
20:23There are also, again,
20:24the possibility of getting grants
20:26because it has been vacant quite a while.
20:28So what do you think?
20:29The price is a little disappointing.

20:35It is quite a bit more expensive,
20:37but I can understand that.
20:39The house is in a lot better condition
20:41than the first one.
20:42That outbuilding is also quite nice
20:44and the property is bigger.
20:46I love it.
20:47First of all,
20:48this isn't nearly as big of a project
20:51as house number one.
20:52Although there are things that aren't finished,
20:54a huge amount of work has been done.
20:57And another thing to keep in mind
20:58is that we've moved now
21:00from North Tipperary down to South Tipperary.
21:02There's a big difference in the price
21:04of houses between both ends of Tipperary.
21:07Very scenic area as well.
21:08You've seen from the views
21:10and you do pay for that.
21:11So, you know,
21:12you are getting a house that is worth more,
21:15but you have to pay more for that.
21:17You say the house needs a lot less work.
21:19But for me to ensure the house is going to be good,
21:21I'm going to have to strip out lots
21:23of what's been done.
21:24Yeah.
21:25So I'm sort of going a step back
21:26to then go forward.
21:27Property one,
21:28you're basically starting from the roots.
21:31Yeah.
21:31Ty, do you feel like it's a good value for the money?
21:34I think it's a winner.
21:35As a design opportunity,
21:37I think it's stunning, yeah.
21:39Yeah, we'll do our work
21:40and we'll see how much money we need to fix it
21:43and see what kind of offer we could put in,
21:46potentially.

22:58but I do like both properties.

23:01the fact that Debbie likes house number three,
23:04it's looking like it's going in that direction.

23:15and then probably make contact with the agents.
23:19Well, it's rare enough for me to find one house
23:20that somebody loves,
23:21but to find two that are in the run
23:23and it's a success for me.
