00:33Together we'll show you that even in a tough housing market
00:36it's still possible to find your ideal cheap Irish home
00:44Today I'm meeting 27 year old Clodagh Murphy
00:48a paramedic based in County Waterford
00:50Clodagh currently lives with her parents
00:52but is now ready to find a home of her own
00:55She's looking for a countryside property
00:57where she can relax after a busy shift
00:59I love the variety in my job
01:01It is quite a demanding job
01:03but a very very rewarding job
01:05and I love working with people and helping families
01:08I'm looking for a property in the countryside
01:10because I'd like to get away and unwind from my busy job
01:13get away from the hustle bustle of city life
01:16and just be able to relax
01:18My budget is 270,000 plus renovations
01:21I'm looking for somewhere that's kind of a 45 minute commute
01:25from Waterford City
01:26I would love a two storey house
01:28with up to four bedrooms
01:29somewhere with a nice view
01:31However I am open to a cottage
01:33with the potential to extend on the back
01:35I'd be open to availing of the derelict home scheme
01:38or the vacant property scheme
01:40I do love a project
01:41and there is a huge amount of character in these houses
01:45so with a bit of help from friends and contractors
01:47we might be able to make something beautiful out of it
01:50I have been on the property hunt for the last few years
01:53and it has been very challenging
01:54I'm very excited to go see the properties
01:57Clodagh is looking for a home in a peaceful setting
02:07that's under 45 minutes from her job in Waterford City
02:10The average house price in this area is about €296,000
02:16Clodagh's budget of €270,000 plus renovations
02:20is pretty healthy
02:22and if she's willing to take on some work
02:24I think I've got three great value for money properties to show her
02:28First up we're heading to Camp Isle County Wexford
02:31This two bedroom cottage sits in the middle of tranquil countryside
02:35and is surrounded by a plot of just over a quarter of an acre
02:39It comes with a guide price of €200,000
02:42and is under 40 minutes to Clodagh's work
02:45I'm meeting up with Tyg to assess the property
02:49So Tyg, first property
02:51This little two bedroom cottage in a really really nice quiet area
02:54Wonderful
02:55I think the story of this house is the site
02:58The established trees, the setting
03:00The house itself I think probably 30 years old
03:03Cavity wall construction, concrete roof tiles
03:06Looks in good condition
03:07So all the living accommodation is on the ground floor at the moment
03:09But I am seeing a window up high on the gable end
03:11So I'm assuming that gives us a bit of leeway with maybe converting up there
03:15Judging by the pitch of the roof
03:17I'd say that was definitely the original intention
03:19We'll go have a look

03:23So we have a lovely big kitchen living dining room here
03:26It's kind of a catch-all room isn't it?
03:28It's really well laid out presently
03:30You've light coming in from three sides of the room
03:33But the second main thing that strikes me is the potential of the space

03:41You'd have the morning light coming in here

04:40In a pretty idyllic setting
04:42Absolutely it's a beautiful location
04:44It is a lovely little cottage
04:46It's a little bit small
04:47But I am excited to see the potential for it
04:49I think the key thing is that there is potential

04:54The building itself
04:55The issues to work on here and there
04:57Windows, doors
04:58But fundamentally it's a good building

05:01So Agnes what do you think?
05:02It's a beautiful house
05:04Structurally it looks really really sound
05:06I would be concerned that it's a little bit on the small side
05:08So it has a guide price at the moment of 200,000
05:11Which isn't bad
05:12No I think that's quite reasonably priced in the current market
05:15I think it's time you get in and have a look around

05:37My concern is that it's a little bit small
05:39It would be fine for maybe one or two people
05:42But if it's something you'd want for a family home further down the line
05:46It's certainly a little bit on the small side
05:48What I love about it is the windows
05:50A lot of natural light coming through the house
05:53A very idyllic setting
05:54With the potential of an extension
05:57This could all become a kitchen area
05:59Lovely sized double bedroom
06:01With a nice double bed in it
06:03Beautiful scenery looking out that window there
06:06My only concern would be the single glazed windows
06:09But we could look at upgrading that

06:12Our second bedroom in the house
06:14And it is right next door to the bathroom
06:16It's a little bit smaller than the room at the front
06:19Not as much natural light
06:21I think that there would be enough space for a double bed
06:24Storage space is limited in the room however
06:27And when it comes to the bathroom then
06:30I think it's quite compact but
06:32It's very functional
06:33So Clodagh how did you get on?
06:36Great it was a beautiful property
06:38Lots of space in the house
06:40My only concern would be the lighting
06:42When we got to the back of the house
06:44It was that little bit darker
06:46Yeah so I wouldn't necessarily worry about that
06:48Because the sun is here behind me
06:51And it sets at the rear
06:53Oh brilliant
06:54I suppose the question I would have
06:55Is whether you would extend back the way
06:57Or up the way
06:58Or maybe a combination of both
07:00So I'd start first of all by converting the loft
07:02It would be by far the best use of your money

07:05Two bedrooms up there
07:06Or a really generous master bed suite
07:08With walking wardrobe on suite
07:09And then I'd focus the extension
07:11On the corner where the kitchen is
07:13Just make it a bit bigger
07:14And expand it into that lush rear part of the garden
07:17So a bit of both of those plans
07:19Would make this into a way different house

07:49It has a guide price of €220,000
07:52But does need complete renovation
07:55So myself and Taig are going to accompany Clodagh

08:03Every single thing you need
08:05Footsteps up the road
08:06So you're not too isolated here
08:08And then on either side of you
08:10You're surrounded by 6 acres of land

08:20To the last property you've shown us

09:13We have the main living space here with the big hearth still intact
09:17Then we would have had a big formal sitting room to this side
09:20Which is now a little room and a bathroom

09:23So we have modern plumbing

09:25And then over to this side we have another room that could have been a bedroom
09:28Used for anything really

09:30As soon as I walked in I was met with a bird's nest and a few pigeon feathers on the ground
09:35But
09:36It's the pigeon feathers that make it cheap
09:38So don't ever give out about the pigeon feathers
09:40Is it daunting?
09:41It is
09:42You're still smiling though
09:43I am and I'm looking forward to it
09:45Look there is potential and you have to come into all these things with an open mind

09:50It's definitely traditional I'm just looking at the sacred heart picture
09:53And like you don't see too many of those nowadays in homes
09:56You have real history here and you can be a part of that history
10:00You have to think of the end results don't you?
10:02You really do you have to hold that in your mind and you're like that's where I'm going

10:07This fireplace even here behind me I mean you never see these anymore fully opened up like this

10:14Huge work went into that
10:16Yeah and it's good to remember that that level of craftsmanship is throughout this house
10:21It's just covered up at the moment with you know the peeling paint and the wallpaper and the bits of hardboard on the ceiling
10:27Like once you take that stuff back you have a really really solid house that stood for so long
10:32And I suppose when you bring it back to its skeleton and reveal all that there is huge character there
10:37Absolutely
10:38So Clodagh I'm thinking if you go upstairs with Ty you can have a look at the space that you have up there
10:42And myself and Mammy will go outside and have a little chat

10:54Now the quirky items, the windows on the floor when you look down the hall there
10:59I suppose there would be potential to maybe add a skylight or add windows to the gable end to allow light through upstairs
11:06Yeah I love your thinking because that's the right way to do it in my head
11:09Because you keep the look of the front of the house traditional
11:12The character
11:13You're not interfering, you're keeping the character and you're working with it
11:15Strip back this, maybe expose the chimney

11:19Expose natural stone
11:20And then you could have a fabulous master bedroom on suite walking wardrobe up here
11:24Or three separate rooms
11:26The potential of a great upstairs is here I think

11:29So tell me Agnes, is Clodagh the kind of a girl to take on a big renovation project like this?
11:34I wouldn't underestimate the challenge that's involved in this but anything she sets her mind to she can certainly achieve
11:40She's very organised, very methodical in how she approaches things
11:43If she sees the vision for this, it's something that she certainly would pursue
11:50So how did that go?
11:51It was very good
11:52Yeah?
11:53Definitely different
11:54It was very spacious
11:55Myself and Ty did discuss the possibility of potentially putting a window in at the gable end

12:01Down the line again if your life changes or you need more space
12:04You can open up that little extension there
12:07Or you could build an extension and open up the living spaces to the stream in the meadow
12:12Sounds beautiful
12:13I feel like you're going to have it sold to one of us by the end of it
12:17So all in, how are you feeling about it?
12:19Definitely more comfortable than originally

13:21There's a serious potential and you have to come into all these things with an open mind

13:26Before we get to my final property, Tighe is off to Glenmore, County Kilkenny
13:31He's meeting Tom Phelan, who's renovated and extended a farmhouse that once belonged to his grandmother
13:38So Tom, when did you start working this handsome house?
13:41Well I started in November 2023
13:44Had you planned it to start?
13:45I did have a plan, so I spent a lot of time here looking after my grandmother
13:49And it was always cold and dark and damp
13:53And I wanted the house that had light, loads of space and just to be dry
13:58So beautiful proportions to the original building
14:01And what you've added to the rear and the extension
14:03I think it's done really well, it really respects the old house
14:05That was the key from the get-go was to keep it as traditional as possible
14:09You have the chimneys there, the original chimneys, the gate from maybe the 1800s
14:13Yeah, I suppose one of the most interesting parts was discovering what was in front of me
14:18And I never noticed, so like the chimneys themselves
14:21I had to actually take the bricks down and I had to clean every brick one by one
14:25So the actual yellow row in the middle of the bricks
14:28The company that made them went out of business in 1913
14:32And they came from Wales
14:33Rare as hinged heat
14:34So Tom, the best part for me, can I have a look around your house?
14:37Absolutely
14:38Let's go
14:44So Tom, into the hallway
14:45I can immediately see that you've made it light and bright
14:48It also feels warm
14:49The house was absolutely pumped with insulation
14:51And then I went with underfloor heating
14:53To my right, we have a good sized bedroom
14:55Yeah
14:56Very luxurious bathroom I can see down here, it's lovely
14:58Yeah
14:59What's this room going to be?
15:00This will be a sitting room
15:02It'll be hopefully more like the original old school parlour style sitting room
15:07Lovely
15:08That's the first unfinished part of the house
15:10I wanted enough of the house done that I could move in straight away
15:13And then continue to do up the bits that I was missing from there as I've had the money
15:18Tom, this is a wow space
15:22The extension to the rear, a beautiful kitchen, dining, living with a utility behind us
15:28It's very impressive
15:29Yes, this was my dream room I suppose
15:32I am a pastry chef
15:33It was all about having the space to do what I needed to do from the kitchen
15:37We have a great window linking us with the lovely landscape
15:40The green of the island speaking to that
15:43But tell me about this light feature
15:45This piece of timber was actually holding the old chimney breast in the original part of the house
15:52So it was behind the wall
15:54The entire time my grandmother lived in the house she would never have seen it
15:57I found an artist and we decided to split it
16:00You'll see there's three bits of metal and those bits of metal came from old machinery including a plough that was found on the farm
16:08The plough in the stars, I love it
16:10Absolutely
16:11We're upstairs in the old house
16:15You have two nice bedrooms with two en suites
16:19All the heavy lifting is done
16:21To me it's only painting and decorating really and interior finishes
16:25I suppose again when I was budgeting I wanted to get any kind of big expense out of the way
16:31So that was getting the bathrooms installed, getting the tiling done
16:35Getting that the tradies need to do so I don't have to have them back again
16:38It's up to me now
16:40And I suppose this room will be the actual master bedroom
16:43And again loads of light
16:45And I love the deep windowsills which is synonymous with the old country tick-walled houses
16:52Do you think she'd be proud of your grandmother?
16:54Oh absolutely
16:55Yeah, she would have been dying at the thought of this today but
17:01So Tom, you inherited the house, how much did you spend renovating and extending?
17:05So I had a budget and I actually stuck to the budget so my budget was £270,000
17:11Fair play
17:12I think you're doing better than 95% of people sticking to the budget
17:15I don't want to be I suppose in debt for the rest of my life
17:19No, I think sticking to the budget is amazing but really the house, the renovation
17:24I think it looks fantastic
17:26I'm proud of what I've achieved so

17:31Tom has done a brilliant job updating his grandmother's old farmhouse to a bright, warm and functional home
17:38He has lovingly used links to the past while putting his own stamp on it

17:44For the third house I'm showing Clodagh, we're staying in the south of County Kilkenny
17:49This two bed cottage is located in Bally Varing
17:52With great views of the River Barrow and under 25 minutes to Waterford City
17:57It sits on an overgrown plot of a quarter of an acre and is well under budget
18:02With an asking price of €150,000
18:06So our final property is this two bed cottage in an absolutely fantastic setting, isn't it?
18:11It's beautiful
18:12The house looks to have a certain charm
18:15However, it looks a bit sorry for itself
18:17It does but I am told it's been empty for well over two years
18:20Good news for the grant maybe
18:22Yeah, very true
18:23Do you want to head in?

18:27So we're straight into the living room here first off
18:29And behind me I have two nice sized bedrooms
18:32And for a house this small, they're quite a good size
18:35It is, it's an uber efficient plan layout, yeah
18:38What's the condition of this place like behind all the wallpaper and the paint?
18:42There's evidence of leaks that have been here or there
18:45Overall though I wouldn't be too worried
18:47You know, it's a job of stripping back first of all
18:50And then assessing again
18:51Fundamentally I think the house is probably pretty sound
18:53Okay, good
18:56So back here we have the kitchen
18:58And just directly opposite there's an unusual bathroom
19:02Where it seems like you have to walk through the shower to get to the toilet
19:05But I mean size wise this kitchen isn't bad
19:08Obviously the ceilings have to come down
19:09I'd strip all that plaster off
19:11I'd gut this room
19:12Ventilation is a big issue in this room isn't it?
19:15Yeah, ventilation and you want to get off materials that maybe can't breathe the sand cement
19:19And put back on lime
19:21Yeah
19:22You solve those problems, they're not the biggest deal in the world
19:24Yeah, they do terrify people though
19:26They do but they look worse than they are
19:27Okay, you keep that in mind when we talk to Claude, okay?

19:34So we're under 25 minutes to Waterford here
19:36Beautiful picturesque area
19:38The house itself is quite small but there is a decent sized garage to the side
19:42There's probably a decent sized property there
19:44Yeah, I think you have to use your imagination with the garden space here at the moment
19:48Like what you see isn't what you get

19:51You could qualify for the grand tier

19:54But you're starting with a good place as well
19:55You know it's an efficient layout

19:59You need some superficial problems

20:39I think you have to look beyond that and see what potential there is

20:44Absolutely

20:46There is a lot of issues with mould on the ceiling here

20:52Again there's a lot of mould here in this kitchen
20:55Very very little ventilation and it feels very small
20:59It's absolutely tiny

21:02If you were to extend it you'd have to extend to the side
21:05There's no room to extend to the back of this property

21:13Oh I don't know
21:14It's an extremely small property and there is a lot of mould and ventilation issues
21:20What would your thoughts be on that?
21:22You can take off the plaster, you can ventilate, you can upgrade the fabric
21:26Okay
21:27So I wouldn't be too worried about them
21:28It's structurally sound is it?
21:30Appears to be but you'd investigate it further
21:32Perfect
21:33And will definitely require an extension
21:35What's your vision for that extension Thaig?
21:37So I think the big opportunity and the priority is this gable here
21:41Maybe double height with a mezzanine
21:43Take advantage of the views in every direction
21:45Take advantage of the level difference
21:47I'd also try and open up that gable
21:49Because you have a lovely little garden there
21:51And then you get the sun and you get it setting over there
21:54Like I am a great advocate for getting into a house and living in it for a year or two
21:58But I really feel like the budget you have with this
22:01You might as well just get in and get the work done before you ever move into the house
22:06Absolutely
22:07Go for it, yeah
22:08Even cutting the hedges back, simple things like that will make a big difference to this property
22:11A huge difference, a huge difference
22:13Agnes, do you think it could work?
22:15Absolutely, I think the location is ideal
22:17It's close to Waterford City
22:19There are many houses on the roadway here
22:21So Clodagh wouldn't be isolated living here
22:24Okay, well we have seen a lot of houses
22:26And you have a lot of thinking to do
