00:00I'm Maggie Malloy and I'm back on the hunt for Ireland's best value properties.
00:05You have a really really solid house that's stood for so long.
00:08I'm going to be using all my skills to match house hunters on a budget with fixer uppers,
00:14hidden gems and undiscovered bargains.
00:16Can you see my face?
00:18It's not just a lick of paint.
00:21There's fear in those eyes.
00:23This time I'm joined on my search by building expert and architect Ty Casey.
00:28I just think there's magic about that fireplace and there's magic about this building.
00:32Together, we'll show you that even in a tough housing market,
00:35it's still possible to find your ideal cheap Irish home.
00:42Today, I'm meeting 65-year-old Deirdre Nehyvna from Ghori in County Wexford.
00:48Recently retired, Deirdre is looking to move nearer to her daughter Siobhan,
00:53who lives in County Cavan.
00:54Both are keen bakers and the pair have a dream of opening a cafe together.
01:00They're hoping to find a property that could work as a business as well as a home for Deirdre.
01:05My mother was the best baker and I learned from her.
01:08My two daughters are both bakers, so it's definitely a family thing.
01:12We just love baking.
01:13It's part of when we get together as a family.
01:16Someone has brought something that they've baked or made and we all taste it.
01:19And, you know, we really, really enjoy that aspect of it.
01:23And it would be really, really nice to be able to bring that to more people.
01:26I retired last year and it's a whole new life.
01:29The idea of starting up a bakery cafe within a town would be wonderful.
01:34I have a budget of £250,000 and around £50,000 for renovations.
01:41I'm thinking, obviously, about a place that is an existing premises on the ground floor
01:46and then living accommodation above, something hopefully with a bit of a garden as well.
01:50We're not afraid of a doer-upper at all.
01:52Ideally, I would like to live within a town location and, I suppose,
01:57within proximity to my daughter and my grandchildren.
02:00She's in around the Meath cabin border, so 40 minutes to an hour.
02:05Not too far away.
02:06I'm really interested in what Maggie is going to show me now.
02:09It's going to be, yeah, an adventure.
02:19This search is a bit different.
02:21Deirdre is looking for a property that could provide space for a cafe
02:25and offer her a place to call home.
02:28With a budget of €250,000, she's looking for somewhere no more than an hour
02:33from Siobhan's home in County Cavan.
02:36We're starting off in Kells County Meath, where the average property price is around €275,000.
02:44There's quite a bit to consider when viewing places like this,
02:47so myself and Tyg will be joining Deirdre and Siobhan
02:50to look around all three properties on this hunt.
02:54This former hair salon comes with a two-bedroom flat on the first floor
02:58with its own private entrance and a garden to the rear.
03:02It sits on a main road in the centre of Kells and is less than a 30-minute drive to Siobhan's home.
03:08It's also a fair bit under Deirdre's budget with a guide price of €200,000.
03:13So Deirdre, house number one, very good, very well-fashioned, very cute.
03:18Yeah, I liked the little shop front on it there.
03:20It's a mid-terrace brick building from some time in the 1800s, but I think it could be a beautiful
03:27shop front with a little bit of TLC.
03:29It is cute and it's quite near the centre as well.
03:31So Siobhan, what do you think?
03:33I love it.
03:33Yeah?
03:34And it already has pink, so...
03:35It does.
03:36It's sorted.
03:37Yeah.
03:38So the price?
03:39It's on the market at the moment for €200,000, which is quite a bit under budget.
03:43Wow.
03:43That's pretty good.
03:44Yeah.
03:44For something that's right in the heart of the town, like, that's very good.

04:01This would have originally been two rooms, I'm assuming.

04:06There's been a lot of work done to make this into one bigger room.
04:09Actually, it looks...
04:11It's not too long ago since it's been refurbished.
04:13I think it's largely a cosmetic job here.
04:15I think the potential, though, is in that shop front.
04:18If you maybe make that a serving hatch, a bit of colour, really make that little shop front a jewel.
04:24Yeah, I love that idea.

04:26Good coffee machine and game on.

04:29Early morning, if you opened, you'd get people going to work.
04:31As you say, out the hatch.
04:33So, layout-wise, do you think the space is big enough?
04:36Yes.
04:36For what you'd need?
04:38Yes.
04:38I don't think it's a sit-down coffee shop.
04:40Yeah, I think if you did bar, bar stools, you know, little, like an Italian,
04:44coffee shop or something like that.
04:46Mamma mia!
04:50So, we have a modern kitchen here, albeit a small one.
04:53It is quite up-to-date.
04:54Great toilet back here to my right.
04:57And then there's a little room down at the end of the corridor as well.
05:00How do you feel about the size back here?
05:02Compact.
05:03In the beginning, when it's starting off, it is something we could use.
05:07Yeah.
05:07And if you use the other space, yeah, for, well, the baking bit and this is the preparation bit.
05:14What would the story be about extending, possibly?
05:18I think the most efficient use of your money is amalgamate the two rooms with an extension that
05:23would link them.
05:24I think that's definitely within your budget.
05:25Okay.
05:26I think the crunch point comes to maybe the fit out of your commercial kitchen.
05:30Great.
05:31Tiger won't break the bank.
05:32No.
05:32You will.
05:32No, I will.
05:33Yeah, exactly.
05:35So, the stairs from the front leads up to this lovely flat up here.
05:39We're in the kitchen at the moment.
05:41We have a living room just off to the side, bedroom to the front, another double bedroom down to the back,
05:47and a toilet, bathroom in the middle.
05:49Okay.
05:50Is it too compact, Deirdre?
05:52It is slightly small.
05:53The kitchen is definitely small.
05:54Yeah, yeah.
05:55So, the apartment works as it is right now, but maybe to make it feel like it breathes or it's more comfortable,
06:02I'd suggest taking down this wall, amalgamating these spaces, and then taking down the wall between
06:08the living and the bedroom.
06:10Suddenly, you've the light from the front, you've this light, and then you have an open plan kitchen,
06:14dining, living, and it's all much more comfortable.
06:16And much more spacious.
06:18Yeah.
06:19I like that idea.
06:21So, we have a lovely bathroom in here to the right, with a big shower and all in it,
06:25and then a great bedroom in here as well, with a lovely balcony off to the side.
06:30What do you think?
06:31You want the truth?
06:32Yes!
06:33I've had bigger beds on a cruise ship.
06:38I like the double shower in the bathroom.
06:40Okay.
06:41And I love the idea that Tig had of opening the whole thing out, but this is quite small.
06:46So, out here, we have a big patio.
06:49We have a lovely garden that stretches all the way back down to the tree line at the back.
06:54A really nice thing to have when you're in the middle of a town as well.
06:56Like, this is a bit of a luxury.
06:58It's brilliant.
06:58Definitely.
06:59I'm thinking polytunnel, grow around herbs.
07:02What do you think, Deirdre?
07:03A sauna, jacuzzi.
07:05So, Deirdre, what are your overall thoughts now that you've seen the whole place?
07:08Well, I'm quite impressed with downstairs, and I love this outside space.
07:13Okay.
07:13But the upstairs, not so much.
07:15Will we see?
07:16Can I find you a little bit more room?
07:17Yeah, please.

07:20If Deirdre is looking for more space, then my next property could really work for her.
07:28This three-storey building used to be a flower shop and art gallery.
07:32It's in the centre of Ballinamore, County Leitrim, next to the Shannon Earn Waterway.
07:37It's just under an hour's drive to Siobhan, comes with stone-out buildings plus a garden,
07:43and has a guide price of 248,000 euro.
07:47So, Deirdre, we're in Ballinamore, known for boating, fishing, walking,
07:52and we're in the very centre of town to look at this three-storey commercial building here.
07:57What do you think?
07:58I like it.
07:59It is a lovely shop front, and it's so central, and I love the architecture of it, yeah.
08:03What about you, Siobhan?
08:04Yeah, I'm noticing the footfall.
08:07You have a beautiful building here, built around 1850 as a townhouse.
08:11The shop intervention is probably from mid-20th century, but overall a really beautiful building
08:18from what was the heyday of Irish towns, the late 1800s.
08:22I'm looking forward to getting in there now.
08:23OK, so this used to be a flower shop, but basically you've got quite a long shop space.
08:31Going down the back is stairs upstairs, door to outside.
08:34What you see down here is basically what you get.
08:36Yeah.
08:37There's so many possibilities.
08:38Yeah.
08:39I love it.
08:40It's a great space, I have to say.
08:41Yeah.
08:42Yeah.
08:42Some work required, like, fire detection alarm system, upgrades.
08:46Bit further than just a cosmetic job.
08:48And can I ask you just a little bit about the ceiling?
08:51I think that ceiling is a 20th century edition.
08:54It could be investigated.
08:55I'm not worried.
08:56I'm not too worried about it.
08:57Oh, good.

08:58So that stairs in the centre here is a more recent edition.
09:02It used to lead up to an art gallery.
09:07So upstairs we've got this lovely, bright, airy kind of landing area.
09:11So I just want you to have a look at something here.
09:14It's like a little surprise.

09:17So you have separate access from the backyard into this space up here.
09:22Lovely light.
09:24I know you squeaky floorboards and things like this, but I'm not worried about it.
09:28So we have a living space to the left.

09:33I'm just not so sure about the stairs in the middle.

09:38How do you feel about that downstairs?
09:40No, Mum's going to live somewhere else now because this is going to be cake parties.

09:56We have large living space here.
09:58We have two bedrooms and a small room upstairs that's been plumbed.
10:02Doesn't this feel like a little house?
10:04Yeah.

10:05A house within, you know, there's so many different spaces.
10:09Deirdre, what do you think?
10:10It's a really good space, yeah.
10:12I like it.
10:12And this is lovely and bright near you.
10:14Two windows there.
10:15There's plumbing behind this wall.
10:17So your kitchen could go along this wall quite easily.
10:20And you wouldn't have to spend major money to start living here.
10:23A lot of it is fittings, windows, kitchen.
10:27It's not structural.
10:28So that's all good news.
10:30Great.
10:30Yeah, what you'd end up with then is a very big cafe and a very, very big home upstairs.
10:36And that's kind of the ideal situation, isn't it?
10:38Yeah.
10:39Will we take a look outside then?
10:40Oh, yeah.

10:43We're out in the yard at the moment.
10:44There's a gateway entrance that leads out onto the main street.
10:47So you've got street access, first of all.
10:49Then behind us then, we have two stone out buildings.
10:52And then beyond that again, we have another garden.
10:56Wow.
10:56That's a lot.

11:01So you mightn't be surprised to hear that this is at the top end of your budget.

11:10I mean, it's pretty good.
11:11You're giving a lot for that kind of money.
11:13Yeah.
11:14A huge ground floor space, huge options for upstairs to have fully complete living space.
11:21And then all of this outside.
11:22Yeah.
11:23It's amazing.
11:24I have one more house to show you.
11:25Okay.
11:26I'm going to try and better this one.
11:27You'll be doing a lot.

11:34Deirdre has viewed two properties so far.
11:36And this three-story building in Ballinamore has really impressed her.
11:40But I've still one more property on my list as our search moves to County Longford.
11:45It's very versatile because there's so many rooms up here.
11:48I'm on a property hunt with retiree Deirdre Nehyvna and her daughter Siobhan.
11:56They're looking for somewhere that could work as both a cafe they could run together and a home for Deirdre to live.
12:02I've already shown them two places for their budget of 250,000 euro plus renovations.
12:10One is this former hair salon with a private two-bed flat in Kells County Meath on the market for 200,000 euro.

12:31It's a really good space, yeah. I like it.
12:33Before I show Deirdre my third property, I'm off to Ballinamore County Tipperary to see a house that once belonged to the church next door.
12:42It's been renovated and extended by William Foley.
12:46This house looks oddly familiar to me. Was this on my Instagram feed a couple of years ago?
12:50It was, Maggie. It was on your Instagram five years ago.
12:53I remember this having a very kind of a grand feel to it.
12:56It was built by the OPW in the 1900s for the school principals of Ballinamore National School.
13:04The house was owned by the church.
13:05And how long did it take to get the sale through on it?
13:09It took 18 months of negotiations.
13:12Talk to me about what it was like when you saw it first.
13:15It was in pretty poor condition.
13:18I needed to put new windows and do a total renovation,
13:22but I wanted to keep it in the character of the building itself
13:26and not do too much to it.
13:27And I kept it all original inside and outside.
13:31It's a stone building and it's lime rendered throughout.
13:34Even the paint I put on is a lime paint.
13:36Lovely.
13:37It allows the building to breed.
13:39So I wanted to also to build an extension on the back to make it more homely and more livable.
13:45Perfect. I'm dying to see it. Will we head in?
13:47Of course.
13:48Okay, come on.
13:48So we come straight into that lovely front hall.
13:54We have a bedroom to the left and then a great size living room here.
13:58They're kind of mirrors of each other.
14:00Apart from those windows, which are gorgeous by the way, this place does look quite original.
14:05We just cleaned up the ceiling.
14:08That's in the original ceiling and I put lime paint on it.
14:12The floors look fantastic too.
14:14They look like they've been sanded. Did you do anything else to them?
14:16I took up the floorboards and I insulated underneath.
14:19That's a real credit to you now because most people,
14:22if they were insulating under them, they would have been out in a skip.
14:25That's the main point of this project is to keep the original structure of the house.
14:31It's absolutely beautiful. It's so close to what it looked like five years ago,
14:35but yet it's completely different.
14:37It just shows you don't have to do that much if the house is well built in the first place.
14:44So we're stepping into the rear extension now and there really is this transition.
14:49It definitely is a big difference, I have to say.
14:52This wall and this window behind me is a lovely feature though.
14:55This is the original back wall of the house, I take it, yeah?
14:58Yes, Maggie, this is the original back wall of the house.
15:01There was an extension which had to be knocked down.
15:04So I built then a traditional block construction.
15:07We wanted to incorporate an apex roof with a king beam in it and it allowed a lot more light
15:14and more modern living standards.
15:16This double height is lovely too. It really gives you a big usable space.
15:21Was this the biggest project?
15:22This was a monumental job to take on because I had to knock down the extension, dig the footings,
15:29and I got local people on board to help me.
15:32Great.
15:34So we're upstairs now and you haven't extended the footprint up here at all, have you?
15:38No.
15:39We had three bedrooms originally, we still have three.
15:42This is the biggest one here by far.
15:44You've got some lovely original features still up here.
15:47So is this another original ceiling?
15:49An original ceiling, yes.
15:51The stone wall exposed the bedroom fireplace.
15:54Again, your original doors, the original floorboards.
15:58I took up the floorboards and put insulation in the floors.
16:01And also the fact that the building has mass, it makes it warm.
16:06The building is too fatigued, so there was no need for me to insulate outside or internally
16:12because I would have took away from the character of the build.
16:15So, Willy, how much did you buy the place for?
16:17I bought the place in 2022 for 86,000.
16:21So how much did you spend on the renovation?
16:22I spent in the region of 120,000 euros.
16:26I applied for the Korea grant and I got 50,000.
16:29So 156,000 all in, yeah?
16:32Yes.
16:33That's amazing.
16:33That is some achievement to have that size of a house with that size of an extension
16:39and that level of a finishing side for that price.

16:48You can see his commitment to maintaining the original character of the building,
16:53while also adding space and functionality with that extension.
16:57It's a job well done and at a great price.
17:01I'm heading to Leggan, County Longford, and the final property I'm going to show Deirdre and Siobhan.
17:07It's a bit of a wild card, but I think it's well worth a look.
17:11This old parochial house sits in the middle of the village and is about a 45-minute drive to Siobhan's home.
17:18Deirdre would need planning permission to convert part of the house to a cafe,
17:22but it has bags of space to do so, plus a great size yard and back garden.
17:28It's on the market for 249,000 euro.
17:31So for our final property, we're in this cute little village setting.
17:34We have a pub next door, church, school, shop, N55 is just up the road and we're on the Longford
17:43Literary Trail as well. So lots of stuff going on here.
17:47A lovely peaceful place. It seems to be a fine big house.
17:50So it's an old parochial house. We have up to six bedrooms upstairs.
17:55Wow.
17:56Maybe around a century old, maybe a little bit more.
17:58All right, yeah.
17:58Nice little features like the Ashler banding.
18:01But definitely with a little bit of money, you could kind of modernize it,
18:04make it, lift it a little bit.
18:05Yeah.
18:06But it's good to go as it is.
18:07I like that look, the kind of old Georgian style.
18:10Siobhan, talk to me.
18:12I love it.
18:12We could be the little hub.
18:14Do you know, people come and meet here.
18:16People waiting for the kids for school, dropping the kids off.
18:19You'll get that little footfall.
18:21You really could add something to a village this size.
18:24Lovely.
18:25Like bistro kind of cafe culture.
18:27Yeah.
18:28We'd be the only bakery in town.
18:30So the guide price on this is 249,000.
18:34But the offer on it at the moment is only 195.
18:38Wow.

18:39And the agent has said that they are open to negotiations.
18:42That's interesting.
18:43I want to get in there now.
18:49This is a grand house.
18:50You know, you can tell it was quite a prominent house in the village.
18:54I love the tiles.
18:55You wouldn't have to do anything with them.
18:56No.
18:57It seems like it has good space and that there's plenty of room for both a cafe
19:02bakery and for my living accommodation.
19:04Absolutely.
19:05Well, let me give you the lay of the land.
19:07So we have a parlour, I suppose, to your right.
19:10We have another living room to the left here.
19:13This one has access out into the backyard.
19:15A kitchen down the back.
19:17And then a little kind of a scullery in a bathroom just beyond that.
19:20Okay.
19:21That's basically your bottom floor of the house.
19:23There's a lot of space.
19:24Yeah.
19:24It's just to see, I think, as well, how it can transform into what we want.
19:29One example would be running a partition over here.
19:33Putting a door into your living accommodation here.
19:35So you've all upstairs and you've that side with rear access, private.
19:39And maybe then your tea rooms, your business, focuses on that room
19:43and the kitchen, the ancillary accommodation.
19:45Yeah.
19:45Yeah, that's a thought, yeah.
19:48There's a lot of original features back here and it's a nice space.
19:52Yeah.
19:52It's good size, yeah.
19:53This little door down here leads you into a kind of utility area.
19:57There's an old, very basic bathroom.
19:59It may not be great for your customers, you know, to come into the kitchen, but
20:03it'll function for even you guys working here.
20:06You will need to spend some money changing the toilet around and a little bit of layout work.
20:12But there's no real structural fabric issues to be seen.
20:15Do you think this would be big enough to get your commercial stuff into?
20:18It would, yeah.
20:20You'd have to work it, but yeah, no, it would.
20:22This is a whole lot of house up here, isn't it?
20:26It feels much bigger up here.
20:28You could nearly have your whole living accommodation up here.
20:30Absolutely, yeah.
20:32There's little bits of work to be done to the fabric, but nothing major.
20:36Nothing I'd worry about.
20:37It's a nice big, bright bedroom here.
20:40Brilliant size, yeah.
20:42Again, the high ceilings.
20:43Loads of character of where you look, be it the architraves or the panelling or the shutters on the windows.
20:48I don't know.
20:49It'd just make a good sitting room, wouldn't it?
20:51It would, actually, yeah.
20:52With the two windows, you're getting sun, possibly morning, then evening.
20:57It'd be nice to be sitting in here, relaxing.
21:00And you'd like to keep me upstairs.
21:01Yes.
21:02So overall, looking at the space you have up here, do you think you could make it work?
21:06Definitely, yeah.
21:08It's very versatile, because there's so many rooms up here.
21:11You could actually have your own dressing room.
21:13Absolutely.
21:14And I don't need to go to Ikea.
21:16You don't, no.
21:20So we have a good big yard here.
21:22Brilliant, yeah.
21:23Loads of space.
21:24You could actually have your coffee area out here as well.
21:28Exactly.
21:28Yeah.
21:28An outdoor space linked into the tea room by dropping that window.
21:32Right.
21:32Putting another serving hatch here from the kitchen out to here.
21:36No need to be waltzing in now with everything.
21:38Yeah, I could see that.
21:40That'd be lovely, actually.

22:46Number two and number three, we really liked both of those.
22:50Yeah, they each have something to offer. Good size, lovely gardens, yards.
22:56It really is between, do I want a really nice busy life in a town or do I want a nice quiet life in a village?
23:04And it really just all depends on what ma'am, what kind of a retirement life ma'am wants.
23:12Just a hard decision.
23:13It's a hard decision, but it's a good one, you know.
23:16Both of them are adventures.
23:17Yes.
23:18Both of them are challenges.
