00:00I'm Maggie Malloy and I'm back on the hunt for Ireland's best value properties.
00:05You have a really really solid house that's stood for so long.
00:08I'm going to be using all my skills to match house hunters on a budget with fixer uppers,
00:14hidden gems and undiscovered bargains.
00:16Can you see my face?
00:18It's not just a lick of paint.
00:21There's fear in those eyes.
00:23This time I'm joined on my search by building expert and architect Ty Casey.
00:28I just think there's magic about that fireplace and there's magic about this building.
00:32Together, we'll show you that even in a tough housing market,
00:35it's still possible to find your ideal cheap Irish home.
00:44Today I'm heading to County Mayo to meet 65-year-old retired nurse Maureen Duke.
00:50Maureen has been renting for quite some time and is now keen to find a permanent home of her own.
00:57Renting, I find, is a very precarious way to live.
01:00Even though you might have a lease signed, you still have no guarantees that the landlord isn't going to sell their house.
01:04You can't paint it the way you'd like it or you can't have, most times you can't even have a dog or anything like that.
01:10What I want to do now is I want to buy my own house.
01:13I've been living down in Mayo now for about 15 years,
01:16and I've got very used to the laid-back lifestyle and the awesome scenery and the very friendly locals.
01:21And also my youngest daughter lives in Clermorres with a very young family,
01:25so I am hoping to find a house near Clermorres or within 45 minutes of it.
01:29My budget is £140,000.
01:32I'd love to get a two- to three-bed house.
01:34I do like cottages, but at this point I'll take whatever is available.
01:39Once I can move in and live in it, because I can always do it up.
01:41I would prefer, if possible, to be in a town or village near a bus stop or a shop.
01:47I'm looking forward to going looking at the houses with Maggie,
01:49and there's a genuine hope that I'll be able to buy a house,
01:52and I'm really excited and looking forward to the journey.
02:02Maureen is searching for a two- to three-bedroom house near a town or village
02:06that doesn't need a huge amount of renovation.
02:09She'd like the property to be within 45 minutes of Clermorres,
02:13where the average house price is about €200,000.
02:17It could be tricky to find a home that works for Maureen on a budget of €140,000,
02:24but I'm ready to give it a go.
02:26First up, we're heading to Swinford County Mayo
02:29and this two-bed house located in the centre of the town.
02:33It's under 30 minutes to Clermorres and comes with an asking price of €129,000.
02:39Myself and Tyg are ready to take a look.
02:42So Tyg, for our first property I have this lovely two-bedroom house,
02:45and it looks in great condition on the outside, doesn't it?
02:47Yeah, it does.
02:48What we have is the original building from early 20th century with an extension to the rear.
02:52New roof, fascia gutter, PVC windows.
02:54Hopefully it lives up to the same on the inside.
02:56Will we have a look?
02:57Let's do it.
03:00So stepping in, you've got a kitchen to the right with a utility area and a nice bathroom,
03:05and then you've got this room which I'm not really quite sure what the purpose is of this room at the moment.
03:11Yeah, the layout's not very good.
03:13What you want to do is simplify it.
03:15I take that wall and make all the one kitchen dining and just try and bring a bit of character to it.
03:22Yeah, I definitely think it could benefit from just functioning as one room.
03:26Absolutely, yeah.
03:27So we have a beautiful living room to the front of the house here, really nice and bright.
03:32That fireplace even is fantastic there, isn't it?
03:35It's beautiful, yeah.
03:36You can see this is the entire original ground floor.
03:39It would have been divided above our heads there, but because the two rooms are not one, it's a really nice big room.
03:45It's mad to think that this was a whole house.
03:47Like, it's a lovely sized living room, but it's a small ground floor.
03:52It's in such nice condition too, isn't it?
03:54Yeah, and could be even made better, you know, bring a bit of colour, nice materials.
03:59You could move in.
04:00Oh, you absolutely could.
04:01Yeah.
04:02So upstairs we have a double bedroom to the front and then a single bedroom down to the back,
04:07and the double has an ensuite even.
04:09High ceiling in this room, two lovely well-proportioned windows to the front.
04:13If I had one suggestion, I'd replace that door with a sliding door.
04:17You could sinter the bed, the room could breathe a bit more.
04:20It'd be lovely.
04:21This house has a lot, doesn't it?
04:22I think it really does.
04:24The only thing I'm not seeing is outside space.
04:28Apart from that courtyard that we walked in through, which could be an issue.
04:32There's a lot going for it though at the same time.
04:34True, yeah.
04:36This house doesn't need a whole lot doing to it.
04:39I'm keen to see what Maureen thinks.
04:41She's just arrived with her daughter, Suzanne.
04:44Okay, so first up, we have this neat looking two bedroom house in the centre of Swinford.
04:49It's a brilliant location.
04:51You know, it's just off the main street and it'll be handy for everything.
04:54It looks grand, yeah.
04:55It looks modern.
04:56So I'm looking forward to going in to see it.

04:58Lovely original building to the front, extension to the rear.
05:01But it's in good condition.
05:02Little minor things, but overall nothing to worry about.

05:06To be honest with you, I really like the location.

06:03What do you think about the kitchen itself?
06:05Down the road, I'd probably like to make it a bit bigger.
06:07I'm just going to ask, can we extend it?
06:09Could we knock out a wall there?
06:11But for now, would it be perfect?
06:15Well, it's a good-sized bedroom, and it's great having en suite.
06:18And there's an electric shower in there as well.
06:21The only thing is that that small bedroom is very small.
06:24This only literally fits a single bed.
06:26There's not a room for a wardrobe.
06:28I do have way too much stuff anyway as well.
06:30That's an excuse for getting rid of my stuff, isn't it?

06:33The only thing is that there's no garden in the house.
06:35But otherwise, it's not too bad at all.
06:37It's a very good value for the money.

06:42It was a lot better inside than I expected.
06:44The flooring was nice.
06:45The painting is done, so it's actually fit to live in.

06:50To be honest with you, I was really pleasantly surprised.
06:53The third thing I wanted to ask was about the kitchen is quite small.
06:56Could you knock down the wall between the kitchen and the dining room?
06:59Yeah, you're on the money.
07:00That's the first thing I spotted when I went in.
07:02Let it breed and simplify the space.
07:04Definitely worthwhile doing it.

07:07I would love a garden as well.
07:09And this is the only outdoor area.
07:11No, it does seem like your extensions were built in the only backyard that you had.

07:16Now, this is far from no space.
07:18It's just a matter of whether you're willing to trade off that garden for the price.

07:44Next up, we're heading to French Park, County Roscommon.
07:48This two-bed extended semi-D sits on the outskirts of the village and is just over 40 minutes to Clare Morris.
07:55It has a great-sized garden and is a good bit under budget at €119,000.
08:01But looks like it needs a bit more work than the first house.
08:05So myself and Tighe are going to accompany Maureen to look at this one.
08:09We're not quite in the centre of things with this one, but we're only a couple of minutes outside French Park.
08:14So you're not completely isolated.
08:16And we have a decent sized garden running down the back.
08:19I love the garden.
08:20And it's a nice location too.
08:22Different to what I normally would have been looking for, but it's definitely worth a view anyway.
08:26Well, that's good.
08:27That's good.
08:28Could you see Mammy living this far out into the countryside?
08:30Yeah, to be honest with you, because it's so close to the actual main town as well, it's like the best boat world.
08:35So you're a little bit rural, but at the same time you could walk to the shop easily.
08:38Yeah.
08:39So Maureen, what you have here is a house from the early to mid 20th century.
08:43The roof I can see from here needs attention, probably the flat roofs as well.
08:47So you need a bit of money to do some work there.
08:50Like you are going to need to do a little bit of work, but you have quite a bit left over in your budget with this.

08:57So price wise, it's on the market for €119,000.

09:01We've got money left over.
09:02Yeah.
09:03So also, it potentially looks like it's been vacant a while.
09:06So I'd definitely investigate the grant and see if this house is eligible.

09:36And I really love the warmth of the room.
09:38And like you said, Mamalu is really bright and quite inviting.

09:41Does it look better than you thought it would or worse?
09:43No, it actually looks better because when you were talking about the roof outside,
09:46I was expecting to see huge stains everywhere on the walls.
09:50Any issues caused by water ingress, your surveyors report will show that up to you.
09:54Yeah.
09:55And then you make your decisions based on that.
09:56But the positives, I think, about the room, nice high ceilings, it's well proposed.
09:59So you have definitely something good here to work with.

10:04I can just see some potential in it.

10:07So we've two bedrooms.
10:08We have a little single bedroom just to the back of this wall.
10:11And then this is your double to the front.

10:14It's grand.
10:15It's nice and bright.
10:16So that's good.
10:17Those built-ins are eating up a lot of your room as well.
10:20I think you could probably get rid of them.
10:21I think they've had their day.
10:23And again, this is the thing with my mom.
10:25She really wants to declutter her house.
10:27So it's a good way for her to be able to get all her stuff into his modern wardrobe.
10:31So yeah.
10:32I love when someone else decides you need to declutter.
10:35That's when it never happens.

10:37So we're out in the extension now.
10:41We have a lovely sized bathroom to my right.
10:44And then we have the kitchen.
10:45And a lovely bright kitchen and with the sink at the window overlooking the lovely long garden.
10:50It's lovely.
10:51I mean, you've pretty much everything you need in here.
10:53It might need a little bit of modernization if you wanted it.
10:55But I mean, the footprint of it's here and it's a good size, isn't it?
10:58Yeah.
10:59And the bathroom as well next door is grand.
11:01Yeah.
11:02The only thing is I'm looking at the ceiling now.
11:04Does that roof need to be replaced on that extension?
11:06Well, you do have to investigate both roofs thoroughly here.
11:09And that's the priority with this property.
11:12Yeah.
11:13Secondly, I knocked that shed.
11:15Because it's stopping your experience of the beautiful long garden.
11:18It's right built in front of the window.
11:19Yeah.
11:20Yeah.
11:21So outside here now we can get a better look at this garden.
11:24It stretches the whole way down to the second row of trees.
11:27It's huge.
11:28Me and my mom, we love a good garden.
11:30The trees are beautiful.
11:31And it just has great potential for adding another room, even another house.
11:35Who knows?
11:36And do you know, while we're out here, we also get to have a better look at the shed that
11:40Taig was saying maybe might be an idea to get rid of.
11:42You can see how much is blocking the light and everything.
11:44Yeah.
11:45Yeah, it's not an idea.
11:46I think it has to happen for me, Maggie.
11:48Why would you deny yourself the experience of that garden?
11:50Yeah, yeah.
11:51So we've a lot more work with this one, but you get a lot more outside.
11:55What you need to do is you need to weigh up whether the garden is worth the amount of
12:00work you need to do in there.

12:27With a budget of €140,000, she's looking for a two-bed property in a town or village that's

12:36So far, we've seen two properties.

12:58And it's a nice location too.
13:00Before we get to our last house, I've headed to Carroclough, County Waterford.
13:04I'm meeting Robert and Colette Foley, who have renovated a former council-owned bungalow.
13:10So, tell me a little bit about the background of the house.
13:13I grew up here, so I did.
13:15Really?
13:16Yes.
13:17The room you see here to the right, that was our old farmhouse.
13:20Okay, so how did you end up from there to here?
13:22So, there were five kids and my mother and father.
13:25He became unwell in the early 90s.
13:28We approached the council and we were lucky enough that we got council house but on our land.
13:34And this is where I spent the rest of my life.
13:37Grew up in this house.
13:38The council then were willing to sell, so we put our hat in the ring.
13:41Lovely.
13:42Bought the house.
13:43Fully owning the land and the house again.
13:45This is lovely.
13:46Yeah.
13:47So, talk to me about the renovation.
13:48The exterior of the house is more or less the same.
13:49We dropped the windows slightly and made some of them a bit narrower.
13:52Is that the original roof?
13:53Yeah, that's the original roof that was in perfect condition.
13:56There was a chimney there as well but we actually removed that when we were making the kitchen bigger.
14:01Lovely.
14:02So, really keeping kind of the charm of the old bungalow intact and just maybe modernising it a little bit.
14:07That was the plan, wasn't it?
14:08Yeah, it was.

14:11Well, I am dying to see inside.

14:33We knocked this wall and we pushed it back about a foot to add in this space here.

14:44I suppose that's the idea, isn't it?

14:52So, this is the larger of the two bedrooms.
14:55Was there ever a conversation about squeezing more bedrooms in?

15:03But then the viceries and kicked in and I could see.

15:09So, this used to be my childhood bedroom.

15:16So, at one point there were three of us in here.
15:17See, this is why you feel like you need lots of bedrooms.

15:20Because you're basically growing up in a hostel.

15:24The amount of money you would have had to spend just to get two more bedrooms.

15:36I feel now like I'm in a new build.
15:39Like completely in a modern house.

15:44What on earth was the layout in here in the beginning?
15:47This was originally three rooms.
15:48This would have been the sitting room.
15:50The kitchen was over there and it was a bedroom.
15:52We removed the chimney and the wall and just made it into a bigger space.

15:56We wanted space.
15:57Yeah.
15:58The goal was we wanted a big living area.
15:59Space and light.

16:01That's why we put in this picture window here.

16:25So, we bought the house off the council for 90,000.

16:3655,000 euro.
16:37No way!
16:38Yeah.

16:43That is absolutely amazing.

16:46It can be done.
16:47A lot of hard work and sacrifice.
16:48With a lot of work that he put in.

17:03They now have their perfect house in a location that holds a special family connection.
17:10It's time to show Maureen my third property.
17:13This house is located in Castle Rea.
17:16About a 35 minute drive to Clare Morris.
17:19No garden here.
17:20Just a shared backyard.
17:22But it does have three bedrooms.
17:24It's on the market for 130,000 euro.
17:27So, Ty, for our third property we have a three bed semi-D.
17:31What do you think?
17:32We'll tell the story of Ireland and houses, Maggie.
17:34It'll be the cottage, the bungalow and the three bed semi-D.
17:37Looks in decent shape on the outside.
17:38So, let's see what it's like on the inside.
17:40Can we have a look?
17:41Yeah.
17:45Okay.
17:46So, really well proportionate living room.
17:47It's dry.
17:48It actually feels warm even though it's been vacant.

17:52I can't see any issues.
17:53So, what you want is you just want to bring your own personality and bring a bit of character
17:56to the room.

17:58This is a rarity when you're on a small budget to just have to come in and decorate.
18:02So, it's a great start.

18:06So, down here at the back end of the house we have a really big kitchen diner.
18:08We have a tiny bathroom just behind you there.
18:11And then a little garage for a bit of storage space out the back.
18:14I think it's in decent shape.
18:16I think you have enough space.
18:17Mmm.
18:18I just think better use needs to be made this space.
18:21This is the original back door here.
18:23So, just knock that through.
18:25But just have the kitchen one place, dine another place, breakfast bar, a bit more light.
18:30And it starts to become like calmer and nicer I think.
18:32Yeah, it'd be brighter back here as well wouldn't it?
18:34Yeah.
18:36So, upstairs here we have three bedrooms, two good sized doubles to our left.
18:41And then a little single over to the front of the house.
18:44The one thing I'm not seeing up here though is a bathroom.
18:47I think you can move in with the one downstairs.
18:49But really the logical thing to do then is turn the box room into a Jack and Jill en suite
18:53that serves the master bedroom and can also be accessed off the hall here.
18:57Okay, okay, yeah.
18:58It'd be a fine house by the time that was done wouldn't it?
19:00You're getting a lot of house here for your money I think, yeah.
19:03Okay Maureen, there's a couple of reasons why I've brought you to this specific house.
19:08It's a bit bigger than the last two.
19:10We've three bedrooms with this one.
19:12We're also under a 35 minutes drive to your beloved Clare Morris.
19:16We have a railway station up the road, also stops in Clare Morris.
19:20So what do you think?
19:22I'm delighted to get a bigger house with more space.
19:25The outside of it looks really well looked after.
19:27I like the location.
19:28You're starting off in a good place here.
19:30Yes.
19:31You're in a better condition for your money.
19:32Great.
19:33And crucially these houses, they're easier to insulate, they're easier to modernise.
19:36So that's a good thing.
19:37Well that's brilliant.
19:38So before you head inside, I want to have a chat about the price.
19:41Oh yeah.
19:42It has a guide price at the moment of £130,000.
19:44But there is an offer of £140,000 on it at the moment.
19:47So we're talking top end of your budget.
19:49But I still thought it was worth a look.
19:52It's a lot of house.
19:53Yeah, it is actually.
19:54And I'm hoping you won't have to do much work at all.

21:51But when it comes to your outside space, you are lacking a little bit of privacy out here.

22:19House number one was this two-bedder in the centre of Swinford on the market for 129,000 euro.
22:27House two was a two-bed semi-D with a big garden in French Park that was up for 119,000 euro.
22:35And house three was this three-bed property in Castle Rea with a guide price of 130,000 euro.
22:43Okay Maureen, so you've seen three houses.
22:46Very, very different prospects in all three of them.
22:48You know, good bits and bad bits to all of them for your budget.
22:51Which one of them came out on top?
22:53There was aspects of all three that I liked.

22:56But I suppose the one that I'd be more interested in going back to see again will be the first house that I saw.
