00:00This time in Buckinghamshire.
00:02Things can only get better.
00:04We're with two sets of first-time buyers.
00:06I'm very excited.
00:07Really?
00:09Oh, it's a nice kitchen.
00:10Who speak their minds?
00:12Why are we here?
00:13But we'll have to face the reality of searching in a property hotspot.
00:17Could you fit a double bedded here?
00:19We'll bring our A game.
00:21One more thing I'd like you to see.
00:23And if that's not enough,
00:25we'll turn to plan B.
00:27Witchery powers are back.
00:38We're here in beautiful Buckinghamshire,
00:40but there's no time to admire the splendid scenery
00:43when we've got two sets of house hunters who need our help.
00:46My pair of high-flying newlyweds are getting cabin fever in their small rental.
00:50Well, my couple have had no luck grounding themselves here after 18 months.
00:56It is splendid scenery, isn't it?
00:58What a joke.
00:59Why are we house hunting?
01:00Why aren't we just going for a walk?
01:01We're sailing up the river.
01:03Oh, that's a good idea.
01:04Yeah, we've actually got some proper work to do this week.
01:07Really?
01:07Yeah.
01:08Yeah, I have.
01:13Buckinghamshire is a property hotspot.
01:15Why?
01:16Well, because it has bucket loads of country charm,
01:19and more than a splash of coolness.
01:22Oh, and you can get to the capital in less than 30 minutes.
01:26Average house prices across the county stand at just over £450,000.
01:32For prime spots like Marlow, on both wishlists this time, you can almost double that,
01:38making prices there a whopping three times the national average.
01:42Out.
01:48Now, they say you can tell a lot about a person by the coffee they drink.
01:52I really enjoy like a filter coffee than like a Kenyan or an Ethiopian coffee.
01:56I like the one that Johnny puts in the machine.
02:02The big question is what does it say about their taste in property?
02:08I'm very picky sometimes.
02:10That's not made it the easiest process, I think, for Juliette.
02:13We're ready now.
02:13We want to move into somewhere.
02:16Johnny, who works in the coffee business, met Juliette, a senior account manager,
02:21after being set up by some friends.
02:23And back then, it seems she was the picky one.
02:26I moved and sat next to Johnny.
02:28We spoke all night.
02:29And when you had left the pub, I decided that I didn't like you at all.
02:34So not instantly the perfect blend,
02:36but a second-chance meeting at a Christmas get-together changed all that.
02:41He was there with a Merry Christmas, you filthy animal.
02:44It was terrible.
02:44Your Christmas chaperone, it was love at first sight.
02:47Love at second sight.
02:48Yeah, exactly.
02:49Almost eight years on, and they're eight weeks away from saying I do.
02:54The wedding is racing towards us.
02:56It's coming round very, very quickly.
02:57But I think it's a good thing.
02:59We work well under pressure.
03:00We do.
03:02Well, the pressure is well and truly on property-wise,
03:05because after leaving London 18 months ago,
03:08they're still in a rented flat in Marlow.
03:10I like the front on that.
03:12I know, but you get no parking.
03:14For me, it's always like the street appeal and look at the house.
03:18Whereas I'm happy to go for somewhere that's really nice and a bit bigger on the inside,
03:21if it's not the most beautiful house in the world.
03:24That's where we need to find our compromise a little bit, I think.
03:26Yeah.
03:28Compromise is key, and I'm hoping for your sake,
03:31they're more in tune with what's important on the inside.
03:35Three bedrooms, an open space, particularly around the kitchen and living space,
03:39so we can host people.
03:40I would love a log burner.
03:42Dream would be big bifold doors out from the kitchen onto the garden.
03:46And also, I really want to be close to some green space.
03:48Access to the Tiltons would still be really nice.
03:51This outdoorsy couple have a great deposit,
03:54giving them a budget of up to £675,000,
03:58so not your average first-time buyer pot.
04:01Because we've taken so long to save all of this money ourselves,
04:05but actually then leaving our bank account is something that really scares me at the moment.
04:08It's terrifying, yeah.
04:09Yeah.
04:10There's a bit of assurance that Phil's going to be there to give us a bit of support
04:12and guide us in the right direction.
04:14So, yeah, we're excited.
04:16Yeah.
04:17Tall order, Phil, but I know you'll give it your best shot.
04:22To be honest, I haven't quite got my head around why you haven't been able to find it.
04:26It's a decent slice of money, £675, it's a proper budget.
04:29We both work in London, so we're both commuting.
04:31So it's quite kind of up and down from a timing point of view of how busy we can be.
04:35And I think sometimes we have high expectations of a house,
04:39and then when we see it...
04:39Stop ticking all the boxes.
04:40Yeah.
04:41How many have you seen?
04:42We're probably up to about 15 houses now.
04:44You've got to inject urgency, commitment, focus, dedication.
04:48We've got to put this to bed.
04:49Yeah.
04:50Yeah, absolutely.
04:51We really want to buy a house.
04:52We do.
04:53We want to start a family soon as well.
04:54Like, we want to do the marriage and then that's the next stage in our lives.
04:57So, you know, there is a good goal to have.
05:00Let's get it done. Right now.
05:01Yeah, let's do it.
05:02Before lunch.
05:03Of course your mind is on lunch already.
05:06I find I'm far more successful when searching on a full tummy.
05:12Johnny and Juliet have up to £675,000 to spend on a house with at least three bedrooms,
05:18room to have friends round for dinner and ideally two bathrooms.
05:22They'd love some outside space and to be close to country walks.
05:27They love Marlow.
05:29So I'll be searching there and areas that can offer a similar lifestyle and commute to London.
05:34My pair also adore Marlow, but are happy to explore from where they live now in High Wycombe
05:41to within an hour of Heathrow where they both work.
05:48Although Aston and Scott are so loved up, I'm not sure they'd notice where he took them.
05:53We met in 2021. As soon as I clapped eyes on him, I was hook, line and sinker.
05:58And then we've just celebrated becoming husbands together. Most happiest day of my life.
06:03Both Aston and Scott have lived all over the world and they now work with cabin crew, like two peas in a pod.
06:11Oh, I think we're a bit chalk and cheese, actually.
06:14We are very yin and yang.
06:16Oh, they do say opposites attract.
06:19Brace yourself, Kirsty.
06:20Don't worry, I've got the emergency exit firmly in sight.
06:24Aston and Scott have got a budget of £350,000 and I'm hoping they're on the same property flight path.
06:31The thing that I'm looking for in a house is for it to be a blank canvas and I can throw my creativity at it and inject our personality.
06:39My number one is definitely storage. Anything is better than what we have at the moment, which is nothing.
06:45Definitely two bedrooms. I think outside space is a bonus.
06:49At least parking for two cars. I love the front door on that one. Love the garage on that.
06:55After living together in a rented flat for almost four years, they want their own home,
07:00a place they can lock up and leave when they fly off, but that welcomes them back when they return.
07:06I've always sort of described my home as I want it to be like a hug, like you're back.
07:13And to be able to begin them routes begins another chapter in our lives.
07:18Despite doing their homework, after only a month of searching and four viewings,
07:23they felt the need to press the call button. We've never done this before, so any help is great.
07:29Well, you're in luck, boys. You've got a first class home finder winging her way to you.
07:35So your budget is £350,000 for two beds, parking for two cars in a nice area and some outside space.
07:45Ideally, but it's not a deal breaker. Off-street parking for two cars, really?
07:50We know we've got to open up and compromise and be a little bit more open-minded in this search.
07:57Have you made an offer on something at any stage? We have, and it was rejected.
08:01What was the asking price and what was the offer? The asking price was £3.30 and we went in at £3.05.
08:05And why did you not go in higher? The sale had fallen through twice,
08:10but they were very quick to say, it's not the house. We just sort of got...
08:12Got spooked. And I think that's 100% what happened.
08:15If you're about to tell me that it had two bedrooms, off-street parking for two cars and a large roof terrace...
08:20No. Seriously.
08:21It had two bedrooms, two off-street parking spaces and a large garden.
08:25Right next to RAF High Wycombe, so security. Whoa.
08:28OK. Right. The bar has been set really high, so I think we should probably get on with some house hunting.
08:37OK. I agree. Over to you.
08:40Always tricky when there's been a loved and lost property.
08:44Yes, we may be in for a bumpy ride.
08:48Aston and Scott have £350,000 to spend on a property they can put their stamp on.
08:53It has to have at least two bedrooms and parking for two cars.
08:58They need it to be secure for when they're away working and ideally have some outside space.
09:06Hello.
09:07I had a tough start to the day.
09:09Go on.
09:10I have been attacked.
09:12What by?
09:13A moth.
09:14Oh, my God! That's one of your best suits, Phil.
09:17Yes. So I was out of sorts to start with the day.
09:20Things can only get better.
09:22You are.
09:22That's horrific.
09:23Anyway.
09:24OK, so.
09:25So, I've got a couple loving living in Marlow.
09:29They moved out of London 18 months ago and they adore Marlow.
09:32Sadly, I don't think they can quite afford Marlow, but they get married in eight weeks.
09:37Right.
09:38OK, my couple, their budget is £350,000 and they want off-street parking for two cars,
09:44two beds, outside space, ideally a house.
09:47That does sound quite ambitious.
09:48It is. It is a little ambitious.
09:49As ever.
09:50We've been there before.
09:50We've been there before.
09:51Yeah.
09:52We can do this.
09:52Yeah.
09:53Yeah.
09:53Come on.
09:54Get on with it.
09:55No flies on us, Kirsty.
09:58Thank goodness.
09:58We've enough to contend with from your moths.
10:01Well, firstly, we're fluttering into Marlow, Johnny and Juliet's top spot.
10:07It's super sought after with its Michelin-star restaurants and walks on the River Thames.
10:13And I've lined up this three-bed semi walking distance from their beloved Marlow High Street.
10:19It's raining.
10:20As you can see, it skips outside.
10:22It's a building project.
10:23Yeah, yeah, yeah.
10:23Bear with me.
10:27I know, location-wise, this place will hit the spot.
10:30I just hope it's enough property for them.
10:33It's expected to be finished in a few weeks and we'll have a small but cosy living room
10:37with a space for that all-important log burner and an open-plan kitchen dining room
10:43with Juliet's Dream by Foles leading out onto a sunny south-facing garden.
10:48Upstairs, there are the three bedrooms they've asked for, but not the generous main I expect
10:55they're hoping for.
10:57They would be paying a premium to live this close to Marlow, but at £650,000,
11:02it's still £25,000 under their maximum spend of £675,000.
11:10What are your thoughts on Arrival?
11:13It definitely ticks the location box, that's for sure.
11:15Yeah.
11:16And whether it ticks the size box is what we're here to find out.
11:20Just being in this room, I'm conscious of the size of this room.
11:22Yeah, this feels a little on the floor side for a living space.
11:25Yeah, but it is Marlow and it's as close to the high street as I can get you.
11:30So let's have a squeeze around, see what you think.
11:31Yeah, absolutely.
11:34The good news is, it gets bigger.
11:37Kitchen's been extended off the back here.
11:39This is a nice space.
11:41It's on the market at £650,000.
11:43Okay.
11:43For me, this is the best room in the house.
11:45Yeah.
11:45I love the Wyfolds, the garden's really nice.
11:47Yeah.
11:48The question for me is like, is there enough space?
11:50If we want to be close to the high street, there's going to be some compromises somewhere,
11:53so yeah, we know that.
11:54This is about understanding how embedded in Marlow you are, or not.
12:00Yeah.
12:01Because this is as close as I can get.
12:02From here, we're going to ship out of Marlow, but...
12:05Yeah.
12:05Let's have a look anyway.
12:06I think it's good to get a good goal.
12:08Have a little look upstairs.
12:09Yeah.
12:10The dream of living in Marlow comes with its very own reality check.
12:16Could you fit a double bed in here?
12:18You could, but it would be a squeeze, right?
12:20Yeah.
12:22The reaction is not of a surprise to me, but I had to show them.
12:28Five minutes from their existing lifestyle, but not a particularly big house.
12:34Quite a busy road.
12:38Okay, bathroom.
12:40Cozy.
12:42Yeah.
12:43On paper, this house is everything they've asked for in the location they love.
12:47It's a question of whether it's enough, or whether they're ready to widen their search.
12:52Come and join me.
12:54What did you make of it upstairs?
12:55I think for me, it's kind of all the things that I put on my list.
12:58It was bifold doors.
12:59It was a fireplace.
13:00It was kind of like an open-plan kitchen.
13:02If it was just a bit bigger.
13:03I can find you bigger and I can find you cheaper.
13:06Yeah.
13:06It's not going to be in Marlow.
13:07No.
13:08We're okay with that.
13:08I think we're okay with that, aren't we?
13:09Yeah.
13:09Open, open to it.
13:10Let's go and explore.
13:11Yeah.
13:12We can always come back.
13:13Absolutely.
13:14Yeah.
13:14Onwards.
13:16Upwards.
13:18This place will be the perfect fit for someone, but for Johnny and Juliet, it's just too small.
13:25Well, you've promised bigger and cheaper. I do hope you can deliver.
13:41This time, we're in Buckinghamshire.
13:44I'm with cabin crew Scott and Aston who need a nest to fly home to.
13:48And the press is on for lovebirds Johnny and Juliet.
13:52You need to find a home before they get married in just eight weeks' time.
13:56How long have you been married, Phil?
13:5823 years.
14:00Whoa.
14:00Joy.
14:04I'd say that rather rapidly, didn't I?
14:07How long have you been married?
14:08I'm not married.
14:09Oh, you living in sin still.
14:10Yes, yeah.
14:11Well, someone has to balance out your saintliness.
14:20I want to give Aston and Scott options, one of which I hope will match the property they lost
14:25out on.
14:27We're starting in High Wycombe, a commuter hotspot surrounded by the glorious Chiltern Hills.
14:33Its bustling town centre means you'd never be short of things to do.
14:37And it's a safe bet, because it's where they live now.
14:41Oh, look, there's a plane.
14:43Oh, we can hear it.
14:44It's a sign already.
14:45Yes.
14:45That means that we're close to the airport, doesn't it?
14:48It does indeed.
14:49But as there's a plane and a leaf blower and a dog, I'm going to get you in.
14:56And I think they'll be just as smiley when I do, because this top floor maisonette is more
15:00than capable of giving Aston that hug he's hoping for.
15:03It's light and bright and in really good nick.
15:08That's not to say Scott couldn't inject some of their personality here.
15:13It has two bedrooms with plenty of storage options for Aston and a very generous bathroom.
15:20Aston and Scott have been put off flats before because of management charges.
15:25But this place is £1,200 per year, which I think is very reasonable for this area.
15:32It's on the market for £325,000, £25,000 under their maximum budget of £350,000.
15:41You come straight up into the sitting area.
15:47Is this a good location?
15:48Absolutely perfect location.
15:50Perfect.
15:50Oh, good way to start the day.
15:52So we're basically the top floor of what looks like a house.
15:56Very nicely done.
15:58It's good layout.
15:59It's super secure.
16:01What's really great though is this very cleverly laid out kitchen.
16:07Wow.
16:07I love it.
16:08It does do the trick.
16:09I feel like we could move straight in here.
16:12You could.
16:13What do you think they want for it?
16:16I'm going to go three, two, five.
16:20Spot on.
16:21Really?
16:21Three, two, five.
16:22Been on the market a couple of weeks.
16:24Wouldn't think at this stage you could necessarily get it for lower.
16:27But they've found somewhere to go and they don't want to muck about.
16:31Perfect.
16:32Okay.
16:32You are welcome to go and look at the bedrooms.
16:35Okay.
16:35Thank you very much.
16:38Good start.
16:39Good start indeed.
16:41And you thought this was going to be a toughie.
16:43Wow, this is a big size bedroom.
16:45Very spacious.
16:46Yeah, it does go quite far back.
16:49Yeah, very good.
16:49I don't like to put all my eggs in one basket.
16:53But between you, me and the gatepost, at the moment, they are.
16:59Oh.
17:00Wow, that's a bigger bathroom than I was expecting actually.
17:02It's such a big space.
17:05Thankfully, it's a basket that's full of surprises.
17:09What are your thoughts?
17:10Very positive for the first property.
17:13Yeah, I'm really surprised.
17:14Really?
17:14Really surprised.
17:16Just open that door for me.
17:18That's it.
17:21Oh, wow.
17:21This is lucky.
17:22Okay.
17:22Now I really am shocked.
17:24And there's few better surprises in this type of property than your own outdoor space.
17:29You could just have a field day out here.
17:31Oh, massively.
17:32Yeah, you could.
17:33Wow.
17:34I'm worried that you think that this is a starter home, as it were, in terms of our search,
17:39and there's necessarily better still to come.
17:42Because sometimes the best thing is first.
17:43Yeah.
17:44Don't think this is the least good property.
17:47That's all I'm saying.
17:48Yeah, absolutely.
17:49Open-minded.
17:49That sounds like one firmly in the running, Kirsty.
17:54It's a very attractive-looking building, actually.
17:57Yeah, it is.
17:58Yes, but I do think they're expecting me to beat it, and that'll take some doing.
18:07Well, I only wish our first property was as positive as yours.
18:11Marlowe isn't giving Johnny and Juliet all they want, so we're off to explore.
18:16Next stop, Beaconsfield.
18:18It's littered with lovely options for food and drink, and is arguably as sought after as Marlowe,
18:24meaning property is still pricey, but we're heading for this three-bed semi, and it's under budget.
18:32Beaconsfield.
18:33Okay.
18:33Familiar territory for you?
18:34Yeah, we know it well.
18:36Yeah, we like it here.
18:37I've got a 1950s semi.
18:39Not a big fan of 50s style.
18:41Actually, if you just look around the cul-de-sac, particularly that one there,
18:44Yeah.
18:44Looks totally different.
18:45Yeah.
18:46Really modern, really slick.
18:47Yeah.
18:48It would not cost you much or be any effort at all to change that.
18:53Yeah.
18:53And actually, once you get inside, it's modern, it's contemporary, it's bright, it's bright.
18:56But let me show you around.
18:57Let's do it.
18:57This house is a perfect example of why you should never judge a book by its cover.
19:04Because once through the door, the modern open-plan living and dining room is super stylish and very easy on the eye.
19:11Upstairs, the three bedrooms are just as tasteful and feel more generous than property one.
19:18And there's a reasonably sized family bathroom.
19:21And there's a lot of room.
19:22The kitchen is perfectly practical for now, but there's plenty of room to create the entertaining space they'd like.
19:29If they're willing to do some work, this could easily become their dream home, because the icing on the cake is that at £600,000, it's £75,000 under their top spend of £675,000.
19:41It's really nice.
19:43I guess my question is, is it big enough?
19:46It does feel quite tight.
19:47I think you could make this work, though, this space.
19:49Yeah.
19:50It is really nice and light, though.
19:52This is about showing you a house that is completely ready to move into, nothing that you would need to do, but actually there's plenty that you could do.
20:01It's at £600,000.
20:03That's quite a bit under the budget.
20:06Have a look through the hatchway, which I thought worked rather well.
20:09I love this little hatch.
20:10Oh, it's a nice kitchen.
20:11It could be opened up.
20:13Yeah.
20:13Yeah, I was just thinking that.
20:14Yeah.
20:15But have a squiz round upstairs and then we'll talk about it.
20:18Great.
20:18Thanks.
20:22Going well so far.
20:24They could easily move in here, unpack and start living, and then over time it can grow with them.
20:32This is a nice size bedroom.
20:34This is lovely.
20:34It's really bright as well.
20:37It's a lovely house.
20:38It's beautifully presented.
20:39It's in a great area.
20:40It's under budget.
20:41There's lots of potential.
20:43Sweet little view, isn't it?
20:44Yeah.
20:46What's not to like?
20:48Okay, third bedroom.
20:50If you think about the rooms compared to the last house, they're all a lot bigger.
20:54Yeah.
20:55Something I just don't like though.
20:57I don't know what it is.
20:59I thought Johnny was supposed to be the picky one.
21:02Either way, I have a plan that should persuade both of them that this place could be perfect.
21:07So there are 12 houses in this cul-de-sac.
21:10Seven of them have done extensions. There's fantastic precedent for this to be significantly bigger as and when budget allowed or your requirements of space demanded.
21:22Yeah, that makes me feel a bit more excited about it.
21:27There is one more thing I'd like you to see and it's through that gate.
21:30Oh, okay.
21:32I think it's quite special.
21:34For a couple who love the great outdoors, if this doesn't win them over, nothing will.
21:41Path straight out of the end of the garden.
21:43Yeah.
21:43This is a nature reserve.
21:45Wow, amazing.
21:46And I mean, you can walk for miles.
21:48Yeah, that's amazing.
21:49You can get to the Chilterns.
21:51That is really cool.
21:52That's very cool.
21:53You can just see yourself going for a nice walk on like a Sunday morning.
21:55Yeah.
21:56A big smile.
21:57I'm excited.
21:58I'm really excited.
21:59That's good.
22:01We're in a good place.
22:02Yeah.
22:03What a U-turn.
22:06Lovely house, stunning location, great potential and under budget.
22:11Sometimes all it takes is everything they asked for.
22:14That's one in the running.
22:19We also have one in the running and I have another property I want Aston and Scott to see in High Wycombe.
22:24But I have to say, this search is proving to be one of the toughest I've had for a long time.
22:32We haven't got a property three.
22:35The fact is there is very, very little available for their budget in their area.
22:41Crossing our fingers may not crack it.
22:44I'm keeping out of the rain.
22:47Chin up, Kerstals.
22:49This could be a good option for them.
22:51It's got a bright double aspect, open plan, living, dining and kitchen space.
22:56Two bedrooms, a bathroom and the added bonus of an ensuite, just as they've asked for.
23:02It also has parking for two cars, a secure garage and it's all lock up and leaveable.
23:08So that's all of the must-haves ticked off.
23:10It may not have the proportion to Property One, but the big selling point is the fact that it's freehold.
23:16So no hefty fees to pay each year, which have been a worry for Aston and Scott.
23:23It's on the market for just shy of their 350,000 top spend at 347,500.
23:30But it's been on for quite a few weeks, so I would hope they could get it for less.
23:34It's a great flat, as you can see. It's a dual aspect, which is very nice.
23:46But can you see the missing 150 square feet?
23:49Yes.
23:50Yes.
23:51So that leads you to another question.
23:53Why are we here?
23:54In this area, there are a lot of modern purpose-built flats and they come with high fees.
24:00Yep.
24:01This is freehold.
24:04Got you.
24:05And its charges are £300 per annum for an estate management charge.
24:09OK.
24:10Not £1,000 plus £200 grand rent.
24:14I don't know about you, but this is too much of a compromise compared to what we've seen already.
24:19Yeah.
24:20I have to be honest, even standing in here, I feel a bit hemmed in.
24:24Yeah.
24:24Whereas in property one, I didn't feel like that.
24:28Is property one better or equal to the property that you made an offer on?
24:33No.
24:34What do you think was the difference?
24:37House versus masonette.
24:39OK. The team and I are going to get our thinking caps on and tomorrow, fingers crossed,
24:44we can at least offer you a house and then we can compare the house to property one.
24:50Right. Onwards and upwards.
24:53This is a good flat, but it's becoming clear that no flat is going to bring this search to an end.
24:58We need to find them a house.
25:00We're in beautiful Buckinghamshire.
25:12I'm with Aston and Scott, who have a loved and lost property I'm struggling to match.
25:17Flats are not fitting the bill. It's a house hunt from here on in.
25:21Johnny and Juliet have moved on from their dream of living walking distance from Marlow High Street.
25:28There's a house they like, but I want to find them something they love.
25:32And I'm hopeful that the village of Lane End can offer them just that.
25:36It's a cracking location that would easily suit them and any future family.
25:41It's on the edge of the Tiltons, so ideal for their country walks.
25:45And it has all the essentials, pub, shop, duck pond.
25:49And by heading less than 10 minutes away from Marlow, I can show them this detached house.
25:55I wanted to try and beat that house yesterday.
25:59Yeah. Yeah.
26:00So I brought you to Lane End. It's the village.
26:03We actually go walking a lot in the Tiltons, so this is a really nice spot.
26:06We like it around this area.
26:07You think you could come back from a day's work in London and that would make you smile?
26:10It's got the curb appeal, definitely. Yeah? Yeah.
26:12Makes me smile.
26:14Positivity from the off. That's what I wanted to see.
26:19Well, it's a very, very pretty detached property.
26:21It has a generous living room, second reception room and a good-sized kitchen diner, ideal for entertaining.
26:33Upstairs, there's a main suite, two further good-sized bedrooms and a family bathroom,
26:37all of which they could put their own stamp on.
26:41Outside, the gardens wrap around the property, ideal for chasing the sun.
26:46It's bigger than anything we've seen so far, but it's right at the top of budget,
26:51on the market for £675,000.
26:56So, we have main reception we'll come back to.
27:01Yeah.
27:01Second reception, currently used as a gym.
27:03Yeah, great.
27:04Proper dining kitchen, hub of home, plenty of room to be making coffee.
27:09Absolutely, that's priority number one.
27:12It is top of budget.
27:13It's £675,000.
27:14This is giving the right feels, I think, at the moment, yeah.
27:17Yeah.
27:18You're only four miles from Marlow, but in coming four miles, detached house.
27:22Four miles, we can take four miles.
27:23Marlow doesn't feel that close, like, far away, does it?
27:25No.
27:26I think.
27:26Which is good.
27:27Yeah, I like it.
27:29I want to show you something upstairs.
27:30Okay.
27:31You said you wanted to find them something to love.
27:34And so far, I think we're all feeling it.
27:37We have three bedrooms and two bathrooms.
27:40So, main bedroom plus a really lovely on-suite.
27:43Oh, great.
27:44This is a good size.
27:45It's very generous, particularly this one.
27:47Might be moving out of a double bed.
27:48Yeah.
27:49It's a grown-up house, this one.
27:50It feels like it, doesn't it?
27:52It's grown-up money, of course.
27:54I'm going to leave you to take some time and picture yourselves living here.
27:57Great.
27:58There's plenty of room for them to upgrade to a bit of king-sized luxury.
28:02Yep, forget the first step on the ladder.
28:05They'll be taking the lift all the way to the top.
28:08We could put our own touch on it really quickly, I think.
28:10There's no structural stuff to do.
28:12It's all cosmetic.
28:13I like it.
28:14Me too.
28:16The reason I still enjoy this job so much after such a long time
28:20is that it still gives me great joy to see people's faces light up
28:26and I take them into a house that they can picture themselves living in here.
28:29That is what's happening up there and it's just really special to see it.
28:32The other reason is that kind people leave me cakes to eat.
28:38I do hope they're meant for you.
28:40This is lovely.
28:42Imagine having your friends out here.
28:43I know.
28:44The sun's out and it feels really secluded as well, doesn't it?
28:47Yeah.
28:48How are you getting on?
28:49Good.
28:50Can you see yourselves here?
28:52Yeah.
28:53You can see a family growing here as well.
28:54It doesn't feel like we'd outgrow it too quickly.
28:57You're talking yourselves into this.
28:58We already have, yeah.
29:00This could get expensive.
29:02The one caveat is there is a cash offer on the table.
29:06Okay.
29:06I don't know at what level.
29:08It's under negotiation.
29:09Yeah.
29:09Yeah.
29:10Meanwhile, we're going to go on and see another house
29:14and Kirsty's coming to join us.
29:15Really?
29:16You're still smiling.
29:17Always.
29:19Come on.
29:20Let's move on.
29:22I'll let that one go and put it down to good viewing giddiness.
29:27I'm on a roll.
29:28A clear front runner here.
29:29And my final property is an absolute corker.
29:33Now you're just showing off.
29:37But I am feeling a little more positive because I've invited Aston and Scott to join me in the
29:42pretty village of Stoke and Church.
29:44It's got pubs and shops and it's surrounded by the rolling Chiltern Hills.
29:48And after a very stressful night and morning, we're booked in to see our first house.
29:54This detached bungalow.
29:57What do we feel about bungalows?
29:58I'm very excited, actually.
30:00Really?
30:01Yes.
30:02Good.
30:02180 square foot bigger than property one.
30:06Wow.
30:06Wow.
30:07So, it needs work.
30:09No.
30:09You know what?
30:10I'm going to zip it.
30:11I'm not going to say anyone.
30:12OK.
30:15Well, that's a first.
30:17But it's a good tactic.
30:19Let Aston and Scott weigh up the pros and cons.
30:22They did say they wanted to put their stamp on their new property.
30:26The living room is big and with a little bit of love could be made much cosier.
30:30And the kitchen is crying out to be upcycled.
30:35It's got two double bedrooms and the bonus of a bathroom that has recently had a refurb.
30:40There's a conservatory and the garden is south-facing but does back onto the M40.
30:46Which I'd say is what makes a house this size affordable in this area.
30:51It's only just hit the market and it's bang on budget at £350,000.
30:59Oh, wow.
31:01So, you see what I mean?
31:02Yeah.
31:03That's fine.
31:05It's a very good size.
31:06I love it.
31:06That's a nice feature.
31:07That's a brand new wood burner.
31:10These floors are lovely but they need to be resurfaced and redone.
31:15Does this lift you at all?
31:17I actually feel a bit emotional about it.
31:19Yeah.
31:20It's evoking something within me.
31:21This is better than the property that we've put the offering on.
31:24Really?
31:24Wholeheartedly.
31:25I didn't feel that emotion towards it.
31:29But this you do?
31:30A hundred percent.
31:30I've moved in.
31:32I'll go and look at the bedrooms and I'll sit down.
31:34Well, well, well, Mazulsop.
31:39It seems you may have found Aston that property hug he was hoping for.
31:43So much potential in here.
31:45Yeah, it's good.
31:46It's a good positive.
31:47This bungalow is good in parts but a little neglected in others.
31:54Has really floated their boat.
31:55It just shows you should always look at everything.
32:00Getting a house was always going to involve a compromise.
32:03In this case, it's the noisy neighbour.
32:05You can hear it but obviously we're standing right next to the window.
32:08So when would you ever do that?
32:10It's got the potential to be a home.
32:13It just needs a bit of love.
32:14But it doesn't seem to have fazed the boys at all.
32:19So what do you think of the bedrooms?
32:22Perfect.
32:23Do you still feel happy about it?
32:25Yeah, when can we put the offering?
32:27Oh no, you're teasing me.
32:28It's got everything perfect.
32:30Well, let's go and have a sit down.
32:32Absolutely.
32:34Looks like your last-minute property may have just saved the day.
32:38And we're first through the door.
32:40So I'm hoping we can strike a deal before anyone else even starts.
32:45With Johnny and Juliet, I think we may have cracked it property-wise.
32:49So it's time to shift our focus slightly.
32:52They love property three in Lane End.
32:54But they would have to get in the car to get to Marlow High Street.
32:58By heading 17 miles away, I can get them on the doorstep of Central Wendover,
33:03a town with a very similar feel.
33:06Care to join us, Kirsty?
33:08Of course. Fill me in.
33:10Things are looking good.
33:11And this is another great house.
33:13It is off-patch.
33:14However, I happen to know they viewed that house up there
33:18and very, very nearly offered on it.
33:20OK.
33:21So, I know they like this area.
33:23Hello, hello, hello.
33:24How are you doing?
33:25Very nice to meet you.
33:26Nice to meet you, Kirsty.
33:27I know that you nearly made an offer on a house just across the way.
33:30Yeah.
33:31But what was the attraction of here, given how far we are from Marlow?
33:35This road is particularly nice.
33:36Yeah.
33:37Yeah, just really pretty around here.
33:38This is a nice area, it really is.
33:40And we've got a nice house.
33:41Yeah.
33:41It's got the curb appeal, definitely.
33:43Good.
33:43Yeah.
33:43Right.
33:44Let's go and have a look.
33:44All right.
33:45Let's go.
33:47Clearly, they're happy to be here.
33:48And I'm confident those smiles will be staying put.
33:52Because I think, style-wise, this place is right up their street.
33:58It's got a fantastically light and open living, dining and kitchen area
34:01with some really lovely whistles and bells.
34:04Upstairs, there are three well-proportioned bedrooms
34:08with the added bonus of some nice original features.
34:11Outside, there's a laundry room.
34:14And the garden is the biggest we've seen.
34:16It's on the market for £650,000, 25 grand less than property three,
34:22and well under their top spend of £675,000.
34:26So, this house is the only one that I've been able to really show you
34:32that is properly open.
34:34It's really nice.
34:35It's been beautifully done.
34:36Really light and lovely.
34:37It's a nice kitchen.
34:38They've done it really well.
34:39They've done a peninsula with breakfast.
34:42Well, you see, I've got all the lingo.
34:44Yeah.
34:45Yours at an asking price of £650,000.
34:48It's great.
34:49You can see our furniture in here.
34:51Definitely.
34:51Why don't you and Juliet have a look upstairs?
34:53Right here.
34:54Okay, do it.
34:54And Johnny and I will go out the back.
34:55Yeah.
34:56I was never worried about them liking this house.
34:59The question will be, do they like it enough to leave the Marlow area for good?
35:04It's a lovely garden.
35:05It's a decent summer.
35:06Yes.
35:07Actually, the biggest we've seen so far.
35:10See, here we are.
35:12Lovely little fireplace still there.
35:14It's great.
35:14And we're currently only in a double bed.
35:16It would be nice to be in a king size for the first time in seven years.
35:20You're a wee slip of a thing, but even so.
35:24Oh, my God, I couldn't do that.
35:25It's kind of our next step into being grown-ups.
35:28It seems to be going well.
35:30Yeah.
35:30Where's your heart at?
35:33Undecided.
35:34I think a little bit.
35:35We are just a little bit further away.
35:37We don't know this area quite as well.
35:40Here, although not Marlow, we do have a high street that's got a similar feel.
35:44And that's something that Johnny and I keep kind of going back and forwards on,
35:47is whether we're willing to compromise on space for location or location for space.
35:51Juliet seems pretty sold on this place.
35:54What are you thinking?
35:55But it's Johnny who's been pickier in the past.
35:59I like it here.
36:00Yeah.
36:00I just don't quite have the same, like, excitement.
36:04It does feel really nice in this house.
36:06It's lovely.
36:07It's done really nicely.
36:09For you and I, the thought of buying something which doesn't need work is an anathema.
36:14Correct.
36:15But that's our work.
36:17Correct.
36:17I'm sure if you are a barista, is it a barista?
36:21He's a director of coffee.
36:22He's not.
36:23He is.
36:23I didn't know that.
36:24Yes, that's so true.
36:25Oh, my God, that's the weirdest thing.
36:26That's his job title.
36:27I had no idea.
36:28I was about to say, if you were a barista, you wouldn't like instant.
36:33Your witchery powers are back.
36:35Oh, wow.
36:36Watch out, everybody.
36:40And now, my pretty, I must fly.
36:42It's down to Johnny and Juliet to decide which house is right for them.
36:47Log burner.
36:48Yeah.
36:48Already in situ.
36:49Amazing.
36:50Very nice.
36:50Yeah.
36:50Always a plus point.
36:52This has got you thinking, I can imagine.
36:53Mm-hmm.
36:54I think we're quite confused.
36:56Yes.
36:56Yeah.
36:57Now.
36:57I put you in a quandary.
36:58Yep.
36:59But that's a good problem to have.
37:01Definitely.
37:01But don't try and make a decision tonight.
37:03That's what tomorrow is about.
37:05As we can brainstorm, we can chat through any questions.
37:07Thanks, Phil.
37:08We'll come with a list.
37:08Yeah, do.
37:09I can't see them getting much sleep tonight.
37:13At least if they do, they'll be sweet property dreams.
37:17Let's just hope we can make them a reality.
37:19In Buckinghamshire, Aston and Scott found just what they were looking for.
37:33When can we put the offer in?
37:34Well, let's go and have a sit down.
37:36I left Johnny and Juliet debating the pros and cons of properties three and four.
37:42I think we're quite confused.
37:45Time to talk it out.
37:46So tell me, thoughts overnight?
37:50We really liked property four.
37:51I think it just wasn't quite enough to justify moving that further out.
37:57And you've been back to see the cottage?
37:59As soon as we walked back through the door, we thought, this is the place.
38:03Property three, close to what they love in Marlow, is the one.
38:07It's on the market for £675,000, but it comes complete with an interested cash buyer.
38:14So what do you want to do about it?
38:17Because the other party have offered formally this morning.
38:21Yeah.
38:23I don't know, where are your heads at?
38:26I think we really want to put an offer in.
38:29So what do we think we can get it for?
38:30I guess my advice to you is put down a number that is going to frighten them off.
38:37Yeah.
38:38So would that be around?
38:40My gut feeling is maybe looking at 660 as a first number.
38:45Yeah.
38:46Why don't we try that?
38:47Yeah.
38:47And see where we'll go.
38:48Okay.
38:50Make the call.
38:51Yeah.
38:51Make the call.
38:52Make the call.
38:52Yeah.
38:53The search for their first home could soon be over, but against another strong buyer,
38:58it won't be easy.
39:00Gemma, it's Hi, it's Phil.
39:02We've been debating that house and they do really like it.
39:05And I do have an offer for you.
39:07We've come up with a number of 660, which we feel represents fair value in the market at the moment.
39:13They've got a great deposit. They're 100% ready to go.
39:18Okay, I'll wait to hear. Good luck. Thanks Gemma. Bye.
39:24I think if the 660 was lower than the other, she would have said, and she didn't.
39:30Which makes me feel we pitched it about.
39:3515 grand under the asking price of £675,000 would be a great deal. Good luck.
39:43Aston has got to have fallen for property three, a bungalow in need of some TLC,
39:50on the market for their top budget of £350,000.
39:55Before we proceed, what is it that was right about that house?
40:01That's a house we could live with for the next 10 to 20 years.
40:04I would say for a very long time.
40:06And grow with it.
40:07I never thought that in a million years we'd ever find something in that.
40:11Oh, nor do I. Welcome to the club.
40:15So I spoke to the estate agent.
40:17She's absolutely confident that £350,000 is a realistic price for that property.
40:21One person is seeing it tomorrow and four people are seeing it the day after that.
40:26Okay.
40:26So at this point, you have a choice.
40:31You can sit it out and see what happens when those other people see it.
40:38Or you can say, we'll offer the asking price, you take it off the market, no one else ever sees it.
40:45I like the idea of floating an offer.
40:49And if it's not accepted, withdraw it and pull it out.
40:55Right, okie-toe. Happy?
40:57Yeah. Dutch courage time.
40:58Hello, Beth. It's Kirsty.
41:06My clients are super, super keen on that house.
41:10So I've given them some advice.
41:13If you want it, offer the asking price on the basis that that's it, no one else sees it.
41:20If they don't accept it, the offer's withdrawn because £350,000 is the top of their budget.
41:28Are you okay with that?
41:31Okie-toe.
41:32Okay. Thanks, Beth. You're a star.
41:34Okay. Bye.
41:38I think we should be cheery.
41:40Oh, no.
41:41It just seems to have happened so fast.
41:44The agent says it's unlikely we'll hear anything today, but I think we should feel confident.
41:50All we can do is wait.
41:57Back with Johnny and Juliet.
41:58It's a nervous wait to see if their offer of £660,000,
42:0315 grand under asking, is enough to beat the cash offer already on the table.
42:15You alright?
42:16Hi, Gemma. That was quick work.
42:26Right.
42:27Okay.
42:29Um, thank you.
42:32Let me pass on the news.
42:33Thanks, Gemma.
42:38You've just bought a house.
42:42£660,000.
42:45That was a surprise.
42:46Okay.
42:47That's amazing.
42:47Off the market.
42:48That's amazing news.
42:49That's fantastic news.
42:51Thank you so much.
42:51Thanks so much, Mel.
42:53There we go.
42:55That's good news.
42:56There we go.
42:56We'll buy a house, get married.
42:58Yes.
42:59Now you're all.
42:59What are we going to do next?
43:01Stop packing.
43:02After 18 months of searching, they've finally found their first home and it's a beauty.
43:08Now you can concentrate on the wedding.
43:10Cheers.
43:10As predicted, we didn't hear back straight away.
43:17Aston and Scott have had to wait an entire 24 hours for news, but I finally have some.
43:27Hi, Kirsty. How are you?
43:29Well, I've got some good news.
43:30Offer fully accepted.
43:32Oh, my God.
43:34Thank you so much.
43:34Not at all.
43:36I couldn't be happier.
43:37We couldn't have done it without you, so thank you so, so much for everything that you've done.
43:42Not at all.
43:42Okey-doke.
43:44Thanks, Aston.
43:44Bye.
43:45Bye-bye.
43:48Do you know what?
43:48All's well that ends well.
43:51I wasn't sure that was going to come off.
43:53I wasn't sure I was going to be able to find them something.
43:55But in the end, it's all worked out.
43:57Yippee.
43:58Fantastic result.
44:01The hardest searches are always the most rewarding.
44:04I'm delighted for them.
44:06Cheers.
44:12And three weeks on, they're expecting to be in their new home in just three more weeks.
44:16I think it will be me that probably bursts into tears as soon as the key goes in the door.
44:21We've done the two most stress-less things in life in the space of six months.
44:25Get married.
44:25And buy a house, yeah.
44:28And if that's not enough, they're already full steam ahead planning what to do with the bungalow.
44:33We're going to keep the original flooring.
44:35We're going to sand it all down and bring it back to life.
44:38Upcycle the kitchen, sand all the cupboards down and give those a nice fresh colour.
44:43I'm really excited to get stuck in and get paint all over me.
44:47It's a cracking property.
44:49Perfect for them.
44:50Ticked all of our boxes.
44:52A bathroom that's already done up.
44:54We've got a garage.
44:55We've got a conservatory.
44:56We've got a beautiful garden.
44:58What we got for the money was phenomenal and we've been spoiled.
45:02Thank you so much.
45:04I really am over the moon for them.
45:06Do come along with a little paintbrush and a bottle of Prosecco.
45:09Now that sounds like a dangerous combination.
45:11For Johnny and Juliet, the challenge to do everything all at once has paid off.
45:19As soon as Phil led us in through the gate, I was like, okay, yeah, here we go.
45:22We're going to be married, so it's going to be like our first home.
45:26We want to start a family at some point.
45:27It's the right house in the right location.
45:29Lane End is so pretty.
45:32You're right on the doorstep of the Chilterns, got some great pubs there.
45:35I was really passionate about staying around near Marlow and being 10 minute drive away is perfect.
45:41They're getting married in five weeks and hope to be moving in a month after.
45:45Celebrations galore.
45:47I think we'll definitely have a glass of champagne, I think, in the garden and take it all in, I think.
45:52They'll deserve a rest.
45:53Buying a house is one big tick off the to-do list.
45:56I think we probably wouldn't have got it across the line if we hadn't had Phil.
46:00He was a legend. He was great.
46:01And I think every time we start looking to buy a new house, we'll be getting in touch with Phil.
46:04Absolutely. Look out for the call, Phil.
46:07Always happy to help, but with a house as future-proof as this,
46:11I think I'll have plenty of time to put my feet up.
