00:00I am top Oviedo Realtor Scott Garrison with REMAX Town & Country East Orlando's
00:09number one real estate company and we are out at the vacant land at 2987
00:17Boland Drive Oviedo Florida 32765 here in the subdivision of Seminole Terrace
00:27and we're gonna talk about why you would want to buy this buildable lot here in
00:33the heart of Oviedo at this price what a great deal we've got vacant land it's
00:42already cleared ready to go 97 feet frontage 130 deep that's 0.28 acres more
00:52than a quarter acre it's in a nice subdivision a nice area easy access to
01:00Oviedo and UCF so why does it look like this all cleared because the owner was
01:08ready to build how ready well he'd already has paid the $17,000 in impact
01:13fees that you pay on new construction to the city of Oviedo he's ready to put a
01:18septic tank in right there that's a temporary culvert you're gonna have to
01:22get a more permanent one of course he put that in so the septic could go in and
01:27then he decided not to build they're building in Miami and so you get to take
01:33advantage of all his work what an opportunity the purpose of this video
01:37also is to show you what you can't see if you look at the best pictures taken
01:44online on realtor.com cool your Redfin Zillow well how do I know if you've seen
01:50those pictures I'm the one who took and posted those so what we're seeing here
01:58some older homes I've been I'm familiar with this area for the past 35 years I
02:06remember when this was all dirt streets it's been paved of course some of these
02:11homes predate even the paving this is one of the last lots available in Oviedo in
02:18Seminole Terrace and what we're seeing when you look at these houses it's exactly
02:25what everyone tells me they want I want a house I want no HOA I want to be able
02:34to do what I want I want to save the money I don't want to tell me that my
02:38grass has got to be green and this is it why is that special you cannot buy or
02:45build a home that's built in the last 20 years without some kind of HOA and this
02:55one has got none that alone is a reason to build here now because all these homes
03:00are a little older your home is going to be newer and nicer than most of these
03:08that's just kind of how it works with new construction this is the kind of house
03:17you can build only bigger if you would like you can see the little drain field there the little
03:26hill for a septic or to get a house like that I'm going to build two stories want something bigger
03:32that's what you're gonna do the general rule the value on your lot should be about a quarter of the
03:40total value of your completed project and that would put that last house we saw plus a little
03:50bit extra and that's about the way that people are going hardly anybody wants to get a lot in
03:56Oviedo to go to all the trouble build build some little 1200 square foot house you want to get
04:02something nice for sure we're on a dead-end street we've got no through traffic right on the other side of
04:09that commercial building there it's Alafea trail or 434 you can see when you got no HOA and every
04:17once in a while we get the yard a little long you want that option good you want the option of the
04:22other house keep it immaculate you've got that too this location in the heart of Oviedo you're just
04:35minutes away from Oviedo in the park downtown Oviedo the expressway exit the University of Central Florida
04:44which is the second largest university in the nation we're now back in front of your home where your
04:53driveway will come out so this location is only 30 minutes from the airport Oviedo has been rated multiple
05:06times as one of the top places to live not in Florida not in America but on the planet if you had to make a
05:16list of the top 50 places in the world that cars using out there that's mine to live Oviedo would come
05:23out as one of those places and Oviedo is different from Winter Springs different from Casaberry different
05:33from Orlando still a medium-sized town with a small town feel exactly what people are looking for
05:42there's festivals almost every weekend down at Oviedo in the park the University of Central Florida is
05:49nearby there's a stadium at UCF that's as big as anything in a major city it's literally like five
05:55minutes from here president speak in that stadium here we are at the corner of Boland and Kerrigan
06:02and just around the corner this is 5 30 p.m friday labor day weekend traffic it's about as bad as it's
06:16going to get his alfayor trail or 4 34. we're going to talk about the schools a rated schools another reason
06:26to want to live in Oviedo carolyn elementary school Jackson Heights middle Hagerty high all rated a
06:36Hagerty's only 1.7 miles from here elementary is only 1.5
06:44great location it's quiet as you saw down by your lot this is as noisy as it gets of course on a
06:52friday afternoon and literally within a couple of seconds you're on the main artery of alifaya trail
07:02this is in front of your house here
07:08got the auto zone within walking distance and no matter what you do you're not going to get a
07:15tree intersection to be like oh my god that's so cute and adorable
07:18you do want to come up and try to see what's here is part of the area and being this close to this
07:27is the advantage
07:32your lot is right behind there
07:35got multiple gas stations an auto zone another gas station place to clean your car you've got a pep
07:41poise of course there's Publix Vito malls only a few minutes away
07:48i'm going to take a second and walk us up to everest dental here
07:52the vet right there
07:55and this everest dental
07:57is right in front of your home your lot is right behind there you can see it's a business hours only
08:06never any people there if you had to have some kind of commercial
08:10building with a buffer tree buffer in front of your house i would much rather have that
08:16than anything else which makes this lot placement even better you want to see alifaya trail goes down
08:25as far as you can see there that's UCF in the far distance that's the city of Oviedo about eight or ten minutes
08:33that way
08:40everyone likes the idea of living remote but let me tell you living close to everything
08:44four or five minutes from a grocery store walking distance today this is the life that people want
08:51just a couple seconds later you can see it's back to being quiet
08:56this Kerrigan street goes straight through the subdivision
08:59which is four streets that go this way
09:04and then it also is a back entrance to the steel water subdivision which is a much larger subdivision
09:10that's where those cars are going kind of like the back entrance you don't get too much traffic
09:16which you get a little bit of traffic here but of course on your dead end quiet street
09:21you'll get nothing which is what you want okay we're going for a little drive we're one street up
09:33on Lowry i want to give you an idea of some of the houses that you can see in the neighborhood
09:37you can see that these are all older all custom
09:44all have evidence of no HOA which is quite frankly why you're going to buy and build here
09:51some of these are big some are more small we're at the intersection of Moore and Kerrigan which is
09:58two streets up from your house pointing out this house it was built in 2005
10:06so 20 years later it's a newer style but you're still going to be able to build something like this
10:10only much nicer much more valuable will you end up having one of the nicest houses in the neighborhood
10:19well probably because yours is newer
10:26what's the advantage of that well
10:31if you want to build the least house in the neighborhood you'd have to find
10:35a lot that would be 70 or 80 thousand dollars less than this one
10:40so as i say everything is for the price for the price this neighborhood is amazing
10:58another house in the neighborhood
11:04so again you could pay 80 90 100 000 pay a lot more for a land
11:09and maybe find a lot that is in more of a traditional subdivision with an HOA
11:16i would much rather put my money into either savings which is you're saving it every month
11:22in your pocket or having much more cash to build a nicer bigger version of the house that you want
11:30with more upgrades coming up to Kerrigan again
11:39now we're down at the end of the Kerrigan to the entrance to Stillwater
11:45you can see these houses were all built after the houses were first starting to be built
11:51we're now at the end of Kerrigan
11:53okay the last street in Seminole Woods is Division
11:58and it goes into Stillwater we're going to take a quick drive down here
12:04you can see some recent infill lots
12:08and again anything that you build should be much nicer and bigger than this
12:15why did they build here it's peaceful it's quiet no HOA
12:22so the price that they bought this for compared to what they'd have to do if they wanted to build
12:26it doesn't even compare
12:35this is the life that you want
12:38here we are driving down Kerrigan
12:40back towards Poland
12:45you can see some people have taken advantage and built some fairly large houses there
12:53and then this one which of course was built quite a while ago
12:56and one more street
13:00we're going to be back to your home
13:04what we're trying to do is give you the feel of this
13:08of your lot right there on the other side of that truck you can see that there
13:12for this price you should probably be calling me on this
13:25your lot is down there
13:28for this opportunity to be in this location here in the heart of Oviedo
13:34on a quiet street end if you're even thinking about building your own house
13:39what more could you ask for it's actually already even cleared
