00:00I'm top Central Florida realtor Scott Garrison with Remax Town & Country and we're out at a
00:11half acre vacant parcel here on State Road 33 Claremont Florida three four seven one one no
00:21HOA nice trees this is what the American dream is all about taking a piece of raw land turning it
00:29into something with the house no HOA private we're at the intersection of Junction of 474
00:37and this is State Road 33 right here we have a hundred and seven feet right here on the road
00:45the purpose of this video is to give you a feel for the land give you a tour like you're here in
00:52person so right across from this sign right here you'll see right there there's a little branch
00:59with some blue tape on it and that's going to represent the south side of the lot right there
01:05goes all the way down there hundred and seven feet and there's a bald cypress right there with
01:10some blue tape on it represents the other side of the land so we've got some blue tape right there
01:16to mark the southern boundary we've got the cypress tree right there you can see the street sign right
01:24there that'll give you a good marker for where to be so if you want to know how far Groveland and
01:29Leesburg is there we go we've got the cypress right here and there is your land take a look here from there
01:40all the way down there you're gonna get a good view your driveway right back there rear home will go
02:10right through here be your driveway your house will be right back there
02:27now we're going to keep walking north see the north side of the property
02:33in our lots there i've just walked north we've got a nursery here
02:40so now let's walk back to the back of the lot
02:56all right now we're back remember we got about 106 feet there about 210 feet all the way back to there
03:03this front part dips down a little bit is a little wet you're not likely to put your house here just your
03:10driveway that'll get you back off the road as well which is probably what you want because that's
03:20the nicest piece right there look at that all right we're standing in the middle of the lot this will be
03:26your front yard
03:34it's your side neighbor
03:43so now we've moved from there towards the back of the lot
03:56now we're in the back of the lot here
04:14here at the back of the land on farming dale road this is an unpaved street goes from there
04:20there that's not your land this is the line all the way down to there
04:38so walking along the back of your land
04:48we've got a fence here with the neighbors right there so i'm going to guess this is the back
04:58corner of your land that's a nice shot right there got a greenhouse that you're going to butt up to
05:18now we're going to walk south down farmingdale road past the land again
05:29look at those trees those are my favorite trees in florida those are longleaf pine
05:35one of the reasons why it's my favorite tree it's a sign of the native
05:38forest longleaf pine cones only the seeds only sprout there's some right there if there's a fire
05:50which is not too often you have to have a fire come through clear it out that's how you get these
05:54pines they live 100 125 years it's the back of your land
06:03you can hear the wind blowing through the leaves
06:09and sometimes it helps you can get a feel for the lot next door it's already been cleared
06:15what you could possibly do with yours
06:17other feeling your new home would probably be a little nicer than this one as you can see this
06:24is not a small piece of land back here got that little buffer you're going to end up leaving right
06:30there with the road which would go about a third of the way back here so i'm guessing that you're not going to build
06:48that part there probably put your house right about there
06:52and just because you're going to tend to wonder what's at the end of farmingdale road we're going to walk down and see
07:13pretty nice back here you can hear some roosters in the background
07:18obviously you could have chickens out here too property is zoned residential taxes are only 217
07:31dollars a year no hoa of course it'll need a well and a septic all of them do that's what you were
07:38expecting i'm sure and for this price ability to get a place that you could clear and build
07:46have your own piece of florida
07:52here in a growing area all right well obviously we're going to come out on 474 we keep going around the corner
08:16total acreage on the land
08:32it's just a little over a half acre around 110 by around 215 or so
08:46that's farmingdale road which is unmarked takes you back to the back of the land
09:02so if you've ever been thinking about buying vacant land
09:06out here in the claremont area particularly this lot or you'd like to listen to some other lots for sale
