Which EU countries lead in second-home ownership?

In one European country, almost half of all homeowners have a second property. Across the bloc, the appeal tends more to be one of leisure than investment.

00:07For many Europeans, the dream of buying their own home has come true,
00:10as 69% own the home they live in.
00:13Of all homeowners in Europe, a quarter even own a secondary residence,
00:16according to RE-MAX's latest European housing trend report.
00:20For many, the appeal tends to be more one of leisure than investment.
00:24Half of respondents with a secondary residence use it as a holiday home,
00:28while a quarter of people see it as a future retirement spot.
00:31Practical purposes include renting it out either on yearly contracts
00:35or via short-term homestay platforms like Airbnb.
00:38Others use it as part of an investment portfolio or to live between two cities.
00:42Around two in five Europeans have a second home in their country of residence.
00:47Meanwhile, those living in colder climates like Ireland
00:49are more likely to have a secondary residence abroad.
00:53Bulgaria has the largest share of people who own a second property.
00:56Almost half of all homeowners have a second residence,
00:59a figure far surpassing the European average.
01:01It is followed by Greece and Croatia.
01:03On the other side of the spectrum lies the Netherlands,
01:05where fewer than one in ten homeowners have a second property.
01:08In Ireland, just 11% own a second home.
01:11The report notes this is due to financial constraints.
01:14Across Europe, discontent with second home ownership is mounting amid concerns
01:18about this fueling rising property prices,
01:20the existence of ghost towns, and over-tourism.
01:23This has spurred tighter regulations on short-term holiday rentals
01:27and rising taxes on second homes.
