00:00Can you be evicted in Europe, even if you're a good tenant?
00:07The eviction of an 87-year-old woman in Madrid has reignited Spain's debate on housing rights,
00:13let's compare it with similar countries.
00:16Even if you pay regularly, landlords can still ask you to leave before the end of the contract
00:21if there's an important and legally recognized reason, such as if they're selling the property
00:25or they need it for themselves or relatives.
00:28Spain has one of the shortest notice periods in this case, only two months, but the terms
00:34apply only after the first year of tenancy.
00:37The landlord must be a physical person, not a company.
00:40In France, tenants are a bit more protected.
00:43Landlords cannot terminate the lease halfway through.
00:46The notice period starts only three months before the end of the contract, if the house
00:51came furnished, and six months before if it was unfurnished.
00:54Also, evictions are banned during the winter truce, between the 1st of November and 31st
01:00of March inclusive.
01:02In Germany, tenants can legally challenge a termination if they face hardship risks.
01:07Otherwise, the notice is three months, extending to six after five years, and to nine after eight
01:13years.
01:14In Italy, notice is given six months before the end of the contract, which usually lasts
01:19for a minimum of four years.
01:21During that period, landlords cannot ask their tenants to move out for any reason, unless the
01:26tenant is in severe breach of their obligations.
