00:08we take a bit of a look at a local house which is on the market up for sale which we think
00:12is going to be of particular interest to everyone and the home we've chosen today I've picked
00:16because it's just got a proper classic Tudor style facade to it, it's got that lovely feel
00:21of a really classic Lancastrian cottage, it's got cosy vibes and I thought since we're heading
00:26into colder weather now that the clocks have gone back and we're swiftly going towards
00:30Christmas that kind of cosy vibe is just what lots of people are after so let's get cracking.

00:41to it I think like I said before this is really what sold it to me. It's a beautifully renovated
00:46three bed cottage which offers modern living space, obviously with it having been updated
00:51but in a serene kind of semi-rural setting so it's got a nice balance of the two. It's
00:55got a private driveway, mature lawns and a real sense of seclusion as you kind of
01:00enter into the cottage. When you go inside it's got a really rich and kind of characterful
01:05atmosphere to it which is really what you want from a home like this, you want something
01:08which has got a bit of texture to it, a bit of depth, a bit of history almost a feel of
01:12something a bit kind of more weighty on the historical side of things. It's got a welcoming
01:16lounge with a cosy log burner, dual aspect windows really to fill that space with a bit
01:21of natural light and so you can appreciate the surrounding greenery and then adjacent

02:17countryside, it's within reach of motorways just for practicality's sake, it's just got
02:22that nice balance between like I say the historical weighty side of things and the modern living
