00:00Hi all, my name is Jack Marshall, I'm a digital reporter with the Lancashire Post and Blackpool

00:05Gazette and we're just bringing you another property feature today, looking at a local

00:10home on the market, just to kind of give you an idea of what's out there, what's for sale,

00:14what kind of properties are coming to market in the local area, to give you a look behind

00:18the front doors of these places. And the property we're going to take a quick tour of today

00:23is on the market courtesy of Ben Rose Estate Agents. Now we do a lot of property features

00:28of Ben Rose properties, they have some really, really lovely homes up for sale, so always

00:33go and check out what they've got on the market. But yeah, the property we're featuring today

00:37is called Rydell Cottage and it's located in the village of Brindle, which is just north

00:42of Chorley. And it's an absolutely stunning three bed semi-detached family home, which

00:47is on the market for £439,995 with, like I say, Ben Rose Estate Agents. Now, the reason

00:58this property really caught my eye was not only, as you can see from this picture here,

01:02but you'll see from video talk coming up, not only is it like the quintessential countryside

01:07cottage with those classic vibes of exposed beams, exposed brickwork, rural surroundings,

01:15really picturesque views from the garden and from, you know, the upper levels of the home,

01:20but it's got a really, really slick and nicely designed modern interior as well as that.

01:26So the things which really stood out, like I say, is this is a stone built home. It's

01:30proper cottage, but inside it's got a fitted kitchen, modernised living spaces. It's got,

01:35you know, just like gorgeous features which are, you know, spacious, not traditional cramped

01:40cottage, but it's got a spacious interior, spacious bedrooms, lovely bathrooms, immaculate

01:46design throughout, really stood out. And then on top of that, it's got enough garden space

01:50that I'd like to have like a shed, lawned areas. It's got the full package really. It's

01:54the dream semi-rural, because you are still connected in a place like Brindle, but semi-rural

02:15Now, this is a home that we are delighted to show you. And we are at Rydal Cottage,

02:20which is on Water Street in the highly popular and sought after area of Brindle. Now,

02:26this is a really, really comfortable and cozy cottage, but it's been done beautifully throughout.

02:33So as you walk in to this entrance porch, which was an addition by the current owners,

02:38as the original property would have begun here, it gives a real sense of feeling of space,

02:44but it's also a great practical space as well. Great for your coats, your boots,

02:49if you've been out on a long walk, but it breaks that entrance into what is now this lounge area.

02:54And as you can see, this lounge area is of a good size. The stairs are positioned off. We have this

03:00lovely feature of the beam ceilings. And then we've got a really nice cozy and good looking

03:06aspect with this beautiful fireplace. Beautiful on winter's evenings to get those logs crackling,

03:13sit down and enjoy a cozy night in. We'll step through then into what is the kitchen

03:18dining area. Now, originally from my conversation with the client, the kitchen area would have been

03:24here with the units, but they decided to then move that over into this space. And for me, it works

03:31really well. It gives you a great space here, plenty of wall and base storage units, great work

03:37surface space. But then it opens out this area here for what is more a dining area, formal dining

03:44area. But you could also imagine people doing the homework from here, working away or even working

03:50from home. In addition to this as well, and to add to the space, this property, we have got this

03:56additional room, which is located to the rear of the house. Now, this could be a multi-purposeful

04:02room, multifunctional, and it also gives a great flexible use to the accommodation.

04:07For me, it'd make an ideal snug area, nice cozy seating or reading area. But as you can see,

04:13it's also set up here as well as a home office. So it's a great feature and a great space. Now, coming

04:20up to the first floor landing of this property, you can see straight away where the attention to

04:24detail and thought process of this property has been layered throughout the home. I love this

04:29little feature of the library and also a place to show all your little knickknacks and maybe places

04:34where you've been around the world on your travels. We come to the first floor and here you can see

04:39the aesthetic design of the home and the aspects with the exposed stonework. The lovely natural

04:45light as well from the Velux windows creates a very nice space. Now, on the first floor, we have

04:52got three bedrooms, a third bedroom. We've also got a good-sized double room as well, which has got

04:58its own en suite facilities. But then we lead through to a family bathroom, which has got a

05:05feature of a jack and jill aspect. So it's a great feature in my opinion. It then opens through from

05:12the jack and jill to this main suite or a principal suite. Again, with the exposed stonework, a nice

05:19little area for storage and the most beautiful view across the fields and countrysides to the

05:25front of the home.
