00:00Elon Musk's power plant is allegedly
00:02keeping its neighbors awake at night.
00:04Now his company is offering to buy nearby homes
00:07if sellers give up the right to sue over it.
00:10And some renters say they're being pushed out.
00:12Here's what's happening.
00:13Last year, XAI set up dozens of gas turbines
00:16near homes to power data centers.
00:19In June, three neighbors of the plant
00:21in South Haven, Mississippi, sued Musk's companies,
00:24claiming the plant is a nuisance
00:25that breaks the city's noise rules.
00:27The companies deny all of it
00:29and have promised to put up sound walls.
00:31But by September, an XAI subsidiary called MZX Tech
00:34was sending buyout letters to residents.
00:37Anyone who takes the deal can't collect from the lawsuit
00:40or sue on their own.
00:41So every owner who signs shrinks a case
00:44trying to speak for more than 10,000 people.
00:46MZX has already bought at least three homes
00:49and a realtor going door to door told a resident
00:51it's shooting for 418 homes,
00:54a number of the company has yet to confirm.
00:56South Haven Mayor Darren Musselwhite says,
00:58nobody is being forced to be bought out.
01:01But renters don't get that choice.
01:03Renter Danielle Dillard told Mississippi Today
01:05her landlord sold, giving her 60 days to leave.
01:09It was never optional, she says.
01:11MZX's letter says it needs the property
01:13for its business purposes.
01:15So should a company be able to buy out its neighbors
01:18if they give up the right to sue?
