00:05We have a new client this week.

00:16but it also depends on how much she's trying to get

00:26She's living with her parents right now and she has two kids,
00:28so I know she wants to get the kids settled and in their own routine.

01:04They're, you know, pretty energetic boys.
01:07Right now, there's been a lot of transitions for my kids.
01:09You know, all the kind of stress and, you know, distress
01:12of trying to go through a divorce.
01:14So that's kind of why I'm probably a little bit more stressed
01:17and emotional right now.
01:19I feel like we've had a lot of transitions and moving around.
01:21The kids have kind of had to live in a lot of different spaces recently.
01:25We've been staying with my parents while we're looking for another home.
01:28We've been displaced about six months right now.
01:31So I'm really looking forward to just getting into something
01:33that we can, you know, stay for a long time and build our lives in.
01:35And then also, yeah, to get out of my parents' hair,
01:37so we're not kind of in their space the whole time.

02:04we're constantly kind of moving in transition.
02:06We're just really busy.
02:08I'm a single mom trying to work and take care of the kids,
02:10and I just don't think I have the bandwidth by myself
02:13to pull that off.
02:15So that's why I really need the show's help.

03:04It still feels kind of like a community and neighborhood feel,
03:07but it's close to everything.

03:10so they can help me out with the kids after school.

03:14My work is nearby.

05:05I engineer airplanes and satellites.

05:17I know my kids come in after school and usually, like, garage sale their stuff all over the hallway.
05:23So definitely want to try to find some storage areas to put their backpacks.
05:27But I think overall, I like, you know, the space in the room. It feels cozy.
05:32Is there a certain style that you gravitate towards?
05:34Um, I'm still kind of figuring that out, but I do want kind of something updated but still classic.
05:41Something that'll still look nice in five to ten years.

05:46The more bold you go on trends, the faster it goes out of style.

05:50One thing I'm noticing, when you have this much space and your furniture's just all kind of floating around.

07:43Okay. You know, right now my kids are younger and they share a room. As they get older, I'd probably
07:48want to be able to make this into the third bedroom so they let each have their own space.
07:52But right now I think our needs are more to have a study area for the kids that's kind of
07:56dedicated to them.
07:57We could definitely fit in two desks and storage.
07:59At least the room has options.

08:56Yeah, I think it has a lot of potential. Like you said, the layout's great. It does have room for

09:37You want to set your roots again and start that next chapter and make it so the kids can thrive.

09:45The main thing we want is to try to make this as stress-free as possible because you've had enough
09:50stress in your life, honestly.
09:51And I do just want to hear you say you trust me more than Jonathan to find you the house

10:15This house doesn't quite have the luxury of that. Her dollar will stretch further if we take her outside of

10:22Marissa is so beyond ready for a fresh start, and I don't think you can really start that next chapter
10:27of your life unless you start to have that independence.

11:50but you're also getting a house that's renovated for basically the same price.
11:54And this is pretty much move-in ready.

12:47This is a house that is renovated, and a lot of the heavy lifting is done, but it still needs

16:33pick them up in time before the drop-off ends.
16:36I don't want to make them have to drive extra a lot every single day in order to help me

16:42And like I said, I just, I don't think I could handle this much airplane noise.

21:01It is a pretty big kitchen, because it's long.
21:03It's just very tight.
21:05We want to make sure that it feels spacious and stylish while still giving you that function.
21:08We can whitewash the fireplace to soften up the brick a little bit.
21:11Maybe add some built-ins into the dining room and office for that storage space you need.
21:16In the kitchen, we'll widen the entrance from the dining room and replace the faux brick laminate floors.
21:22Opening up a portion of the galley kitchen will allow for better sight lines into the living room,
21:26but we'll keep a small support post to save on cost.
21:30Three-tone cabinetry in your preferred palette will line the room,
21:34and a built-in banquette will utilize the formerly wasted nook.
21:38On the opposite wall, eliminating the side door will allow for a longer run of uninterrupted cabinetry,
21:45including a spacious appliance garage.
21:48I would love that.
21:49That's absolutely everything I need.
21:50I love that you're giving us all this great stuff, which makes it easier for us to do our job.
21:56One thing's cohesive, but I'd like each kind of space to have its own character a little bit.
22:02They're related, but they're not twins.
22:12We're not wasting any time transforming this dated galley kitchen.
22:16The original cabinets still have a little life left, so the ones that can be salvaged will be donated.
22:21And then it's on to widening the entry between the kitchen and the dining room
22:25to capitalize on the natural life from the back doors.
22:35One of the first things Marissa said in this house, she's like,
22:37I wish there was a way to open it up a little bit more.
22:40And I knew from her budget we would not be able to open it up completely.
22:55So it would basically just be like a pass-through window.

23:04I mean, we could put a massive steel beam in here.
23:06We could open things up, no problem.
23:08But she doesn't have that budget.
23:10It's going to be a little tiny 4-inch by 4-inch post, and we'll make it look good.

23:16The downside of opening up a wall is you lose that surface for hanging cabinets.
23:21And I know that Marissa already has said, like, 50 times storage is really, really important.
23:26So we're closing off this side door to gain more wall space for cabinetry.
23:30I think this is a nice compromise.
23:32And the fact that Marissa is open to stuff like that shows that she really genuinely is trying to think
23:36of,
23:37how can I make this place function best for my family?
23:40Front door is right there.
23:41Backyard access is right there.
23:42It is so much better, closing this off, to have the opportunity for continuous cabinetry.
