02:12feet. They want $980 for it. The average home price in the area is about $1.3, but some of
02:19the houses go
02:20for almost $2 million. So at $980, I know there's going to be a ton of people that want to
02:26go look at
02:26it. So if we want it, we have to act super quick. Gotta act quick, guys. You heard that? It

08:35timeline. That's like $175,000 in holding selling costs. That would mean we would make around 45 grand,
08:43which is well below our $100,000 minimum. We need a minimum of $100,000 of margin because if we
08:55get the ARV wrong and we're on market sitting and you reduce price one time by 50 grand.
09:03Now you're at 85, right? $50,000 is out the window. So you need to have a really big margin
09:11for the just-in-cases. It's called the oh s*** fund. It is. If down there is usable square footage
09:19and we could turn it into a rental unit, that would bump the selling price up by like 100 grand,
09:25which is a big difference. That's a huge wild card. I know we have to make an offer right now.

11:34to do some demo and we'll get a good head start. It's really about just demoing kitchen, bathroom,
11:39and getting all the carpet out. In the kitchen, we're going to tear down this wraparound counter
11:43and open it up to make one big room. The bedrooms are staying where they are, but the half bath
11:49will
11:49split into two to create an ensuite for the now primary on the left. This weird area becomes a laundry
11:57room and a fourth bedroom, turning from a 3-1 to a 4-2, which will increase the resale value
12:04tremendously. I'm going to sign you two upstairs, but we have yet to get into that space. On tax records,
12:11it shows that there's more square footage to this house. I hope it's some sort of living area and not
12:16a small storage space. And I think it's still locked. Well, it says no accent.

13:46in to a bathroom.
13:47To a bathroom, I know. I think we shift the bathroom over to one side with the kitchen next to

14:34We have a ton of projects happening right now. And because timelines are so important, we want a
14:43separate crew working on each individual house so they can jam through it much quicker. So we've had
14:51Travis reach out to three different contractors to get bids for this project. We need to be at 180.
14:58I have 255. This one's 271. And one at 165. Wait, what? Why is that one so cheap? His timeline,
15:09he can't start for like a month and a half. That doesn't work. So what are we going to do?
15:16We have a super tight construction timeline. We can't afford, I don't think on this one,
15:24to roll the dice with a new contracting crew, especially if they're not coming in where we need
15:29them to. I talked to Chad, the other contractor, and he referred me to this other guy. Dave, who can
15:34meet
15:35you at your 180,000 price? Yeah. But we've never worked with that particular crew. We've never
15:41worked with that. But we still have experience with Chad, so I trust that route over this route
15:45for this specific house. I'll get on the phone with him and see if I can meet the guy. See,

16:00Now that permits are approved and we have our general contractor solidified,
16:04thanks to Chad's recommendation. We can full steam ahead with demo and framing.

17:18this particular area isn't adequate enough to support two dwellings. That sucks. Yeah. Losing this ADU
17:25is going to put us right back to a $45,000 profit, which I mean, we wouldn't have done this
17:32deal in
17:33the first place. So what can we do? Like we have to come up with a solution quick. Yeah. So,
17:37I mean,
17:38the good news is that because the plumbing is already existing, you can do something with one bathroom.
17:43What if we have it as a rec room? You can still have a bathroom down here. Okay. And then
17:48you can have
17:48a dedicated wet bar. So wet bar would just be your sink and a refrigerator. There'd be no cooking
17:53appliances. Obviously ADU is more valuable, but a recreation room, it's additional living space.
17:59It can be an office. It can be used for a multi-gen still. What does that look like for
18:05our sales price?
18:06I mean, it'll drop a bit, but we're still looking right around 1.44 million. I think it's the best
18:12of
18:13what we could do. There's just some unknowns that you just can't see. It's unforeseen. All right. Rec room it

18:29While framing is finishing up and electrical is ongoing at the house, we're going to solidify

18:52So this is for our mango tree house. Kaimoki to me is such a nod to old school Hawai'i.

19:07I'm going to start with this because I was waiting for the perfect location to use. You just put a

19:15on my face. That's Kalama oak you have right there. I think we do it here. We designed this
19:20color after the rich history and culture of the Kalama name, the significance of it. And I feel
19:26that same way about Kaimoki. It feels so rich, old. There's a lot of history and culture. So I think
19:32we run this everywhere. Living, dining, kitchen, bedrooms is all this. And then starting in the
19:38kitchen, we'll contrast the dark oak with two-tone calves, a taupe on the uppers and a light oak on
19:44the lowers. And then this is the backsplash with a black countertop. Sick. Yeah, that is crazy. Next,
19:51I want to go into the primary bathroom. Use the same light oak cabinets and black countertops. We'll match
19:57the dark counters with a smoky stone-like tile on the floors and into the shower pan. And then we'll
20:02wrap the shower walls in like a bluish brown picture frame-esque tile. I feel like it pulls
20:08in both the cabinets. That flooring has all the different variations of color. Yeah, it almost looks
20:14like there's some browns in here too. Exactly. Moving into the hall and downstairs bath, we'll use the
20:20same floors and the tubs around as the primary but in white. And then for the wet bar in the
20:25rec room,
20:26we'll do the same calves and the counters as the rest of the house, but use a white decorative,
20:31almost mosaic tile in the backsplash. And that's all she wrote. Now that you approve,

20:42Damn. I mean, I see framing is done. I see framing. I see electrical rough. Some plumbing rough. But
20:50there's still no drywall up. Where is everybody? Like I hear, is there one guy out there? There's
20:58one guy outside. Why is only one guy here? Every day that there's one worker means that's one day of
21:06falling behind and more behind and more behind. I just, I don't know, babe. We took on this deal
21:12thinking that we could get this lower level permitted as an ADU, which would make the deal worthwhile.
21:19Now we can't do that. So we took a hit there. Any delays or overages or just anything that happens
21:26affects the bottom line at this point. So we really just need to get things moving and have things go

23:08We have to do something. It's going to cost us more money to fire a contractor than to put up
23:16with these guys right now and bring in some extra labor to kickstart this project and get done way
23:26quicker. So you just want to hire more labor to come in and do whatever can be done to push
23:32the
23:32project forward. We're four weeks into this project and one of our best crews is now available. So we
23:39spend a little bit of money right now, get the project done, kick it into high gear, finish. It'll
23:46save us probably 10-15 grand on the back end. I'm just frustrated that we even have to do that
23:52in the
23:53first place. We got to dig ourselves out. Like, we're not in good shape on this one. I know. I'll

24:12Now that we got a bigger crew, our guys can get full steam ahead cranking on this house. Let's go.

24:54With progress moving forward on the house, we're meeting with our landscaper, Regan,
24:58to get a quote to trim these massive mango trees that are blocking all of the view. Improving an
25:04obstructive ocean or mountain view in Hawaii can add a ton of value to a house. In this case,
25:12I'm thinking we're adding about $60,000 to the sales price. All right, man, let's go talk about
25:18these humongous mango trees. Right? I mean, they look healthy. It's, I mean, they're fruiting,
25:23they're healthy, but this one right here, you see right here, it's cracking the foundation of the
25:27wall right here already. Yeah. You know, and who knows, it's only a matter of time before it starts
25:32pushing the walls. It's already going like that. Yeah, I mean, this is a humongous tree. I would remove this
25:36one.

25:53it up a little bit. Yeah. This is definitely the biggest mango tree I've ever seen. Yeah. Oh yeah,
25:58it's big. That's guaranteed three trucks. What are we thinking that's going to cost us? I would say
26:03you're looking at about $20,000 about, you know, for everything. That is not what I thought.

26:22budget. Because that doesn't even include us freshening up the actual what's left, you know. I know.

26:57So we're moving into what was originally supposed to be our final week, but cabs have officially
27:02arrived and are getting installed. And while that goes on at the house, Tris had an awesome idea
27:08for a special feature in our kitchen and our downstairs rec room. Today, we're headed out
27:14basically to North Shore to meet Joshua. He is a woodworker and we're on a mission. Look at this.
27:21This is the coolest. I mean, this is the mango house, so I feel like we need to incorporate mango.
27:29What's up, buddy? How's it, man? How are you? Good to see you. Yeah.
27:33One thing about mango wood is that it holds a ton of moisture. So we have all this mango wood,
27:39but it's going to take at least a year for this wood to cure. To dry out. And we just
27:44do not have
27:45that time. So we're looking to trade the mango tree wood that we're cutting down in the next week or
27:50two.
27:51And he gives us some finished mango wood. It's going to add a super unique design element and save us
27:57a lot of money, like $2,000. It's the good old-fashioned barter system. Yeah. I give you this,
28:04you give me that. So we're thinking a countertop for the wet bar that's downstairs and then a hood
28:11vent surround. So actually, I have some pieces over here that I think would be ideal. Oh, wow. Look at
28:16that.
28:17So you still have to use a lot of imagination. This is right off the mill, but when we put
28:22a little
28:22bit of water on it, it really shows you, it gives you a hint. Oh, what's going to be there.
28:25When we put
28:26the finish on. Oh, yeah. Look at that. How it's really going to come alive. Wow. Yeah, that's wild.
28:31It really just comes alive. Yeah. Yeah. And this, you can tell. So this is called compression curl.
28:37So there was a branch coming off here. And over the years, as that branch is swaying in the wind,
28:43the fibers break and then regrow. Wow. And it gives it that compression curl. All these trees
28:49have stories. It's telling a story. That's what I was going to say. I think this works for the

29:39And Joshua got our mango wood done a week early. So the crew is installing those as well.

29:58The tree guys are here today. And so is the furniture. I mean, these are the biggest mango
30:05trees that we have ever seen. Ever. They were hanging over not only our house,
30:10but the neighbor's houses as well. Yeah. And I'm super worried that they're going to cause some
30:15major damage. So we're here to make sure that doesn't happen. To increase our blood pressure.

35:54unfinished. What we did is we cut it up into two separate spaces, one bringing laundry inside the

36:50well. Yeah. The hall bath was long. Long ways. Oh, okay. And it went all the way back. So we

36:55the orientation of the bathrooms and then put two bathrooms side by side. We don't have a huge,
37:00huge space up here, but we've really maximized every inch of it and it feels a lot better and bigger
37:07now. Checks every box. We pretty much followed every rule of what people need. You know, the size,
37:12the bedroom count, those sinks, like all the details, but the design is unmatched. Yeah.
37:18We've seen most of the house, but we've left one of the probably biggest things out. We got more.

38:39So did a little research around the area. Originally, based on comps and just looking
38:45at the activity, I was coming in closer to like our ARV 14 thinking. Yeah. Were we talking about ADU
38:52prior for this space or the reason why you didn't go that route? They don't allow ADUs in this area.

38:59I didn't know that. Because sewage system doesn't allow for it. Originally, I was thinking we were
39:05going to be able to sell it for like $144. That would have put us at like $70,000, which
39:11is below
39:12our normal buy box. Just with all of those things going wrong, we really need to sell this house fast.
39:20So the great news is, although you went through those setbacks, it's not uncommon. There's more
39:26that are not ADUs than ADUs. And even though this is considered a rec room, it can create separate income.
39:33So with that in mind, I'm feeling like instead of being at the $144 or $145, we talked about,
39:40I think $15, it would be a no brainer based on where the market is. I actually have a couple
39:45of
39:45interested buyers that are in this price point in the area. So I'm going to, I want to start showing
39:50early. Just call them over today. We're going to do some early marketing. If we can find that perfect
39:55buyer, it would turn this project around. Let's freaking go. Now the house is ready for a new
40:09family to come and live in it. But the project is really not done until the house is blessed.

40:52For that price point, it's like pretty amazing. We were super anxious coming into this open house,
40:59but Sean's strategy worked. All of the pre-marketing he did was excellent. And we ended up getting a
41:06offer above our list price of $1,490,000 at $1,510,000, which is going to help pull us
41:15out of the
41:15money pit. So to break it all down, we bought the house for $980,000 with overages of $13K. Our
41:23total
41:24renovation costs were $213,000. Our holding and selling costs were $230,000, making our total profit $87,000.
41:36I mean, especially with this house because of the mango trees and all of the issues with
41:42construction and it potentially being a money pit. Now knowing that a local couple is going to be able
41:49to enjoy this house, it really meets the mission and it feels really good. Yeah.
