Located on the top floor of a Heritage listed Victorian terrace house, Camden Loft is one three apartments created by subdividing the former family home. Tasked with keeping the open plan feel but providing different spaces for privacy, Craft Design made full use of the space's volume by inserting a central joinery cube which houses the plumbing and bathroom. While also acting as a platform for a new mezzanine area that contains the bedroom and home office. A floor-to-ceiling shelving and storage unit runs the length of the loft, first appearing to be a gallery wall but on closer inspection, it also houses the hidden steps leading up to the mezzanine area, where a Japanese style bed lies cleverly concealed.

00:05The property is located in the city of London, in an area called Camden Town.
00:19Originally the house was conceived as a family home.
00:23Ten years ago it was subdivided in three separate flats.
00:33This is a loft space, which is in the top floor of the property.
00:40The brief of the project was to have an open plan space, but at the same time have different spaces
00:47with privacy.
00:56The building is occupied mainly by young professionals as the area is quite vibrant.
01:03It's one of the most touristic areas of London.
01:09It's full of bars, restaurants, nightclubs.
01:14Amy Winehouse used to live literally around the corner.
01:20The original area of the apartment were 40 square meters.
01:25And then with the project we included a new mezzanine, which added 14 square meters.
01:30So at the end we ended up with 54 square meters of area.
01:38When we found the flat it had a small kitchenette and it had a small bathroom.
01:43The first thing that we did was just to scale up the volume in the middle in order to create
01:48different private spaces.
01:50But everything within the same open space.
01:55The first space that you discover once you come up from the entrance is the open plan kitchen and dining.
02:06Immediately in front of you, you have a long unit where all the appliances that doesn't require any height are
02:13located.
02:15You have the dishwasher, oven, cooker and the washpacing as well.
02:23We also decided to have some open shelves for the kitchen.
02:27It's nice to see some of the elements when you are cooking without opening cabinets.
02:37Immediately to the right of the kitchen is where the opportunity was to allocate those higher appliances,
02:43like the fridge freezer unit.
02:48Also some storage.
02:57And most importantly you have what we used to call the coffee temple,
03:02which is this niche with a coffee machine which we really loved.
03:13The living room is one of our favorite places of the design.
03:19When you are sitting in the living room, what you see is just a big gallery.
03:26And then when you actually see into detail, you find a staircase that leads you to the sleeping area.
03:36We also have a small balcony together with a big window facing to a very green area of the property.
03:48The sleeping area is located in the central part of the apartment on top of the volume.
03:54The bed sits flat on the floor. It's a Japanese style bed.
03:58And the idea is for it to be hidden by the parapets that surround the central volume.
04:03So you don't see a bed popping out.
04:09It also has a working space area with a foldable desk to create more space when it's required.
04:18The great thing about this mezzanine is that you can actually visualize the whole space from this platform.
04:27As we are sitting in a loft space, the heat tends to go all the way up.
04:31So these skylights allow the air to come out.
04:37The bathroom is located within the central cube.
04:42It is the only place of the flat where we decide that a bright shade of colour was required.
04:48Because it's contained, it doesn't have any natural light coming through.
04:54The cabinetry of the bathroom is also very simple.
04:58And it's completely covered with a mirror to make the space feel bigger.
05:06I think design in small spaces is quite challenging.
05:08We need to create flexible, usable spaces which will allow you to use the space in a very clever way.
05:16Using single and minimalistic lines has always helped make the spaces feel a little bit bigger.
05:24London has grown from 7 million habitants to 8 million habitants in the last 10 years.
05:30That means that we require more flexible and dynamic spaces in order to accommodate this growing population.
05:39properties that used to be a single family home, like the one we're sitting in right now,
05:44can very easily be splitted in separate units.
05:47And you can, in a very, very small footprint, achieve the same that you used to achieve before.
05:52Where does that seem to work now?
06:06Where do you struggle?
06:08What do you struggle?
