01:34But regeneration is rarely simple.
01:36It depends on land ownership, planning decisions, funding and whether new development can support the shops and services already there.
01:45A short distance away is Brown Hills Miner Island, one of the town's best known landmarks.
01:51The statue is known as Jigga the Miner and marks the mining heritage that helped shape Brown Hills and remains

02:06Union Jacks and St George's flags have been placed around the roundabout and nearby roads.
