01:11able to wake up, and then the first thing I see will be the water. Oh, yeah. We've been married
01:16seven years. He's the man of my dream, so I'm lucky to have him. I met Brian at work. I
01:23mean,
01:23I didn't hear a word she said. I just, like, heard ringing in my ears. She was just the prettiest
01:28thing
01:28person. And she's a hard worker and a great mother to our two sons. Our older one is 25. His
01:34name is
01:35Freddie. And our youngest one is 13. His name is Diego. This is what it's all about right here.
01:42This is nice. We're looking for a beach house in Beaufort, North Carolina. We love this area. It's
01:48where I grew up. Some of the best times I remember with my family, and I kind of wanted to
01:52give that
01:53to us and our kids. Beaufort is about three hours away from Raleigh. It's the southern tip of the
01:58outer banks right as it hooks down on the outside of North Carolina. Some of the beaches around here
02:03are Shackleford Banks, Atlantic Beach, Emerald Isle, all the wonderful Crystal Coast beaches. We like to
02:10swim in, fishing, see the view. You're able to go and see the wild horses. It's got a nice downtown,
02:18great restaurants, but then when you're out there on the water and it looks that nice turquoise green,
02:22it's just absolutely gorgeous. The goal is to have that nice waterfront place, and also while we're not
02:28here, use it as some rental income. I would love to have at least three bedrooms, two beds,
02:33because we would like to bring our family here. Big kitchen with a nice big island. Something that we
02:38could put a dock or add some type of a fishing pier on. You sit on the end of it
02:42at the end of the day,
02:43watch the sun go down. Our all-in budget's at $410,000, and that includes a renovation budget.
02:49That's a bit of a reach when we're looking for a house on the water, you know, so I think
02:52if we put our
02:53sway at Equity Inn, we'd find one. Brian is very handy when it comes to renovations, but I'm scared
02:58of doing a big renovation because you don't know what to get yourself into it. I enjoy renovations
03:03when they go right, and that's about 10 percent of the time, but really now I think it's the perfect
03:09time to buy because, I mean, we're both young and it's to the point where our kids can enjoy it,
03:14we can enjoy it, and if we run across the right one, we're going to put an offer in. We're
03:18ready right
03:19now. We've been working hard to reach our dream, which is to have a beach house, so not in a
03:25million
03:25years I would have thought we were going to be looking for one, but I'm happy that we're looking
03:30for one, and then we end this journey together, and I can't wait to see the outcome.
03:49It's a beautiful day. It's gorgeous out. Fingers crossed that we can find something nice with the
03:55access to the water. I think we're going to be in for it with our budget, but I think there's
03:59a few
04:00that are on the list that we could go take a look at. This area is really nice. It's at

04:04of Beaufort. I like how peaceful it is and quiet. How far are we from downtown? It's not as far

04:10think. I mean, 20 minutes and you're down there, that's not very far. Which house are we going to go

04:16see right now? This one is called the Waterfront Escape. It's three bedroom, three bath, and it is
04:23a waterfront home. Nice. Yeah. This one lists for $350, so keep in mind that it's got a lot of
04:30potential,
04:31but you'll probably have some type of a remodeling going on. We might have to do a lot. We're going

04:37be biting off a project for sure. Okay. Can't wait to see it. So this is it.

15:06What we were initially looking for in a house was something by the water,
15:09something that allowed us to have those beautiful views in the morning.
15:13Creekside Cabin did have the most bedrooms, and it was on the creek near the bay.
15:17But, you know, it did need a lot of work, and for a renovation of that magnitude,
15:21we were just not, we're not ready for that.
15:24Dan Town Dream. It was good because it was near the Dan Town in all the action.
15:29It didn't need a lot of renovations, but in the end, we felt like it was too small for our
15:34family.
15:34We chose the waterfront escape.
15:36What I liked the most was the view.
15:40Its proximity to the water was very close, and we liked the three bedroom, three bath.
15:45The house was listed for $350,000. At that price point, there was a lot of interested parties,
15:51so we knew we had to make an offer fast.
15:53We came in at that $350,000. Our offer was accepted.
15:57It's going to give us $60,000 in our budget for renovations.
16:00Today, we're going to be walking through the house, just kind of mapping it out,
16:04and just getting ready for that renovation.

16:48the new roof line above that new deck. Siding's coming off. Board and batten siding is going to

23:11It's going to cost about $5,000, but we're putting it in the proper way.

23:19That way, we've got the peace of mind knowing that it's done right.
23:38Today, we're taking out the three windows where the wall for the kitchen is going to be.
23:44We're reframing the entire wall and making it structurally sound.

24:21I was able to get that new wall put in, get the wall sheathed and ready to go.
24:25Next is framing in that downstairs below the deck for additional room.

24:36We'll have an electrician come in this weekend and put in the wiring for the kitchen and get ready for

25:22At the store, when I was looking at it, I like it because it's kind of light.

27:37I'm extremely happy with what was accomplished.
27:40I think we've made a lot of headway, got the front porch framed almost completely.
27:44I don't foresee any issues, but this project has taught me to expect them.
27:49So I don't know what they are, but I might find one.

28:09We're installing siding today, and drywall's going up.
28:16I hope to get done at least two rooms in the top floor, get the ceiling finished.
28:24I hired this team for drywall to assist because, I mean, these guys are pros.
28:29They'll put it up fast, and that can put my focus elsewhere.
28:35We're going with the Horton Batten siding.
28:37It's a concrete composite siding.
28:41We like it because it's going to last for a long time, and it's impervious to weather.
28:45It's going to give the house a nice beach-cottage look.
28:49I'm really excited about the progress that we're making on the exterior of the house.
28:54We're going to paint and finish up the deck railings, and then we're going to shift focus to the inside.
29:12I'm at the house today laying down LVP in the main living room and kitchen area.
29:20Laying down LVP is relatively easy, but it's time-consuming doing it solo.
29:28But I would estimate I've saved about $5,000 just doing it myself, which is wonderful.
29:34We try to save every penny we've got.
29:37Most of the main living area is done and complete.
29:39We're moving on in the next couple of days to the rest of the house,
29:42and that way we can get started on the kitchen cabinets.
29:55Today we got our painters here.
29:57We're super excited because they're tackling all the outside paint and all the trim work.
30:02The house originally when we bought it was this real weird blue and red color combo,
30:07and the type of siding was asbestos siding.
30:09So just for safety purposes and longevity reasons, we went with the fiber cement board and batten style siding.
30:16The paint we chose to go with was a light pale blue with white trim.
30:20Give it that beach cottage feel, and I think it would increase our curb appeal.
30:25The total investment on this siding was about $20,000 with paint.
30:29That was a good part of our budget, but we knew that was a huge and important factor.
30:42All right, babe, so we're going to look at our samples out here because we've got a lot going on
30:45inside.
30:46That's exciting.
30:47So we got this tile. We decided to go with the primary bathroom just for the walls and the shower.
30:53Yeah.
30:54But these are the ones that we picked out at the store.
30:57It's got a big decision to make on the primary bathroom tile floor, so we've got some samples to look
31:02at.
31:02Very excited to pick.
31:05So I just kind of want to get your idea on what you think would look the best against that.
31:09This one kind of gives you that white, pebbly, beachy feel.

31:48And remember, we liked that it had a little bit of the sandy color in it.

32:19And the texture, yeah, it's definitely got that glossy slick feel to it.
32:22It's a little bit more modern, modern feel.
32:25To your point about this one, this one does have a darker gray.
32:28This one's a little bit lighter, so it does, it kind of complements it a little bit.

32:52Now that I got the floors down in the kitchen, I can get to the cabinets.
33:01The cabinets when we originally purchased the place, they were in pretty rough shape.
33:05They weren't worth saving.
33:07The type of cabinets we went with are traditional white shaker cabinets.
33:10They're easy to clean, they're functional, and we wanted that cottage feel and that beachy look.
33:17The white shaker cabinets were $3,600, not including the island.
33:23That is typically on the lower end on cabinets.
33:27And you can go up to as much as you want into custom cabinets.
33:30But for what we were looking for, functionality and the style and design, it fitted our needs.
33:48We've got 90% of the cabinets done.
33:50We still have a little bit of work to do on the island and paint is here to help.
33:56We were looking online and we ran across some inspirational photos and saw one that was amazing.
34:02So we decided to custom make the side panels at the island.
34:05The panels that we ended up going with are in an X pattern, so it does look like a nice
34:11cottage.
34:12I'm very excited because I know it's going to be a piece that is just unique.
34:16And then knowing that we are going to make it, I know it's not going to be easy.
34:22But we opt for the challenge.
34:24I think it's going to look amazing once it's done.
34:27Yeah, whenever you're not using blueprints, making something custom, it's always very important to
34:32just kind of make sure your measurements are right.
34:34Make sure it's square because when those countertops go on and it's not square, you've got a big problem.
34:39We already have the appliances.
34:41So next step is going to be the countertops and it's going to be the backsplash of the kitchen.
35:07Today in the main bathroom, we're getting the tile started on the wall and then we're going to lay out
35:11the floor tile.
35:13The design scheme that we're going with is kind of like a beachy modern.
35:17The material that we're using is ceramic tile and it's that brushed really bright white color.
35:21So it's going to give that open, airy, beachy look.
35:26Man, I hate when those grout ones don't match up.
35:29It drives me nuts.
35:31When I was in the shower, I'd be just staring at it the whole time.
35:34The additional fixtures that we're putting in the bathroom is a freestanding vanity.
35:38We're going with four recessed lights and glass sliding shower doors.
35:42So that way the space feels bigger.
35:44Keep it beachy, keep it open, but keep it simple.
35:47Once we get all the tile put up and get that taken care of, I'm going to do the exact
35:51same thing in the primary bathroom.
35:53Similar color design, similar scheme.
36:00Countertops are going in, super excited about that.
36:02We got those white quartz countertops.
36:04We decided to go with quartz countertops because of the durability, the look, the color scheme
36:08that we were looking to go for.
36:09Make that kitchen really come together.
36:11The other work around the house today was the handrail on the outside getting finished up.
36:16Things are starting to come together with this renovation.
36:18We're super excited to get it done.
36:20I'd say we're in the home stretch now.
36:22Next thing is we're going to be painting the walls,
36:25trimming out the windows, getting baseboards put in.
36:28So super happy to see that.
36:54We are exhausted.

36:57It's been a busy week getting all the final touches and details, kind of turning our project into a home.
37:02But it's done.
37:09I think when we originally bought the house,
37:11it was tough to envision the final product because it needed so much work.
37:16But I think we achieved it.
37:18I think we exceeded our expectations.
37:20Very excited now that it's done and complete that we can enjoy it.
37:24And spend some weekends here with families and friends.
37:27We're excited to the next chapter of what this house is going to bring.

37:40You worked your tail off getting this done.
37:43I worked maybe like 30 percent.
37:46You worked almost 70 percent.
37:48This view right here is exactly why we did this.
37:52We touched every square centimeter of this house.
37:56It originally had a really weird lean-to style porch on the front that was just beyond repaired, dilapidated.
38:04We completely rebuilt it and angled the pitch to carry that roof line out.
38:09So it looks a lot more uniform, a lot more craftsman.
38:12And then we did some tongue and groove on the underside of that.
38:16So we're really happy with the way that turned out.
38:18It had a weird blue asbestos-style siding that was really popular in the late 60s.
38:25What we went back with was this really beautiful baby blue board and batten siding that's a fiber
38:30cement siding.
38:32Maybe require a couple coats of paint throughout its life, but we shouldn't have to replace it.
38:36Its insulating value is a lot higher, too.
38:39We also replaced that rotting, dilapidated side deck that led up to the front door.
38:44And we just decided to extend it and wrap it around the front of the house to
38:49encapsulate the gorgeous views.
38:51And on the outside, spending time in the hammocks that we're going to put in these trees as well.
38:56So that way, you know, we can just listen to these waves lap the shore and let the day waste
39:01away.
39:01I think it'll be amazing for our family.
39:04As you go into the front, that sunroom was originally an old
39:07deck that had been closed in and repurposed into a sunroom.
39:11We cut out the floors because they were uneven and sagging.
39:15And so that main wall was actually the front of the house.
39:19We removed that entire wall.
39:21That way we could have that massive open concept from the kitchen to the living room.
39:26We've got brand new windows, brand new electrical with recessed lighting that was not there
39:31to make it that really bright look.
39:34We added a chandelier and added a picture window that slides open that's 12 feet wide.
39:39So in the nice evenings when you're having dinner, you could slide that thing open and have dinner
39:43right there with the water.
39:44So it's absolutely amazing.
39:48The kitchen in general, when we first got it, was a nightmare.
39:51It was so weird.
39:52So we had to get rid of all that.
39:54We decided to go with quartz countertops because of the durability,
39:57the look, ceramic tile backsplash.
39:59It's a bright white color as well.
40:01I feel like it's got a little bit of waves.
40:04So it's kind of had the fishy feeling and it's white too.
40:07So it's going to go good with the color of blue with the island.
40:12Once we removed the wall that was in between the kitchen and that sunroom and opened up that space,
40:17we were able to continue those cabinets along the back wall there.
40:21The idealist for that was while you're in the kitchen doing your kitchen duties,
40:25you could look to your right and have that gorgeous view of the water.
40:29And that's why we wanted the island addition right there in the kitchen,
40:33so that way you could eat breakfast and look at the water.
40:36Also throughout the entire house, we got rid of that horrible 1960s wood paneling that had no
40:42insulating value whatsoever and installed nice drywall as well as LVP flooring.
40:47It's night and day.
40:49And then the primary bathroom when you walked in there was nothing but a toilet and a vanity.
40:54Yeah, so we come up with the idea to extend it and make it more comfortable.
40:59With that extension by three feet, it made it into a full stand-up shower and functional bathroom.
41:05In both bathrooms, we went with ceramic tile both in the floor and on the walls.
41:10Uh, we went with a vertical style tile in both showers to give it that kind of
41:15beachy but yet modern feel in both sides.
41:18We wanted them to be both stand-up showers versus a shower in a tub.
41:23We're at the beach, people like to shower off, and so it makes it a lot easier and functional.
41:29Originally, this project we expected to spend $60,000.
41:33We did well. We saved some money on the countertops,
41:36saved some money on the bathrooms. We're doing it all myself.
41:39And we were able to stay on track.
41:42But we decided to splurge and get a dock and add another $25,000 to our budget,
41:47which brought us to $85,000. So, a couple reasons.
41:50Number one, for the access and the use of it, but I assume for renters it's going to be a
41:55huge draw.
41:55And for the property value, it's just going to go up.
41:57So, I think overall it was a great investment.
42:01It's going to be amazing getting out here and bringing the kids and fish and go swimming off
42:06the dock. They're going to have fun. Oh, they're going to have a great time.
42:09They're going to make great memories. Who needs computers when you got this?
42:12We want to spend a lot of time down here with friends and family,
42:15and this allows us to experience a part of North Carolina that most do not.
42:19I can't wait. I think it's going to be great weekends. It's just to be outdoor and then see
42:25the water, see some dolphins every once in a while.
42:29We're going to be down here every available weekend that we possibly can get a hold of,
42:34as well as the possibility for, you know, having some renters that come in. I think that it'll be a
42:40huge draw. Overall, it was an amazing experience. I think both of us are extremely happy and relieved
42:46it's done and can't wait to start enjoying it. This is a little piece of paradise right here. For sure.
