01:00Wow, this is a big move for you guys, right?
01:02You're from York Region and now you're thinking country life's for you.
01:05Yeah.
01:07We met in graduate school in Sudbury, Ontario and a friend of ours set us up.
01:13And so we met around the July long weekend.
01:18We have two kids.
01:19Yeah.
01:19Twins.
01:20Yeah.
01:20Boy and a girl.
01:21They're 11, so they're great.
01:23And I think this lifestyle would really appeal to them.
01:27What we love about Orillia is the lifestyle.
01:29And when I was young, about the age of my kids, my parents had a cottage up this way.
01:35And so really, it's always been a really nice spot, good lifestyle, a nice community.
01:44You know, I like open spaces, so open kitchen, living room, dining.
01:49More than an acre.
01:50Yeah.
01:51At least an acre.
01:52Yeah.
01:52Would be good.
01:53But not, we're not looking for like a 50 foot lot.
01:56So something that's an acre or more, we're definitely open to.
01:58If it was move and ready, that would be great.
02:00But we're open to doing any cosmetic fixes or that kind of thing as needed, so.
02:05You know, having a kitchen that, you know, I can still cook, but still be part of what's
02:11going on in the house, that would be amazing.
02:16So we can look up to probably $3 million.
02:20So I would think it's a fair budget, given the location and the value you can get north
02:26of the city.
02:26So we'll see what's out there in our price range.
02:30Orillia, Ontario is a scenic town nestled between Lake Simcoe and Lake Cucuchiching,
02:35about 90 minutes north of Toronto.
02:38Known for its beautiful waterfronts and outdoor activities, it offers a relaxed, small-town vibe
02:43with a vibrant art scene, and inviting cafes.
02:47It's the perfect spot for Sarah and Ligaya, who are looking for a peaceful community,
02:52surrounded by nature, while still being close to the city.
03:00Alright, we have three amazing houses to tour today, all with different personalities to them, really.
03:04So house number one here is pretty spectacular.
03:08You can see from here, it's so picture postcard perfect.
03:13It's had a ton of updates done to it.
03:16So that might be beneficial to you, because there's not as much work to do.
03:19Driving up the long driveway, it's got a figure eight driveway, lots of outdoor space.
03:25This reminds me of being in the country.
03:28Like, I don't see my neighbours, you know, I don't hear them.

03:33So I'm excited to see what it has to offer.

03:58First thing I noticed when we walked in, how open the space was, that there was two zones for the

04:04So, kind of a reading zone, and then a family TV zone for sports or watching movies together.
04:11I did like the two sitting areas, because, you know, our kids could be in one area watching TV,
04:17but we could be having a conversation in the other area, so I really love that.
04:21It's actually a lot more open than I was expecting.
04:24Yeah.
04:24I guess because it has been nicely renovated, so everything's been opened up.
04:29This feels like a really great entertaining space.
04:32Yeah, it's very welcoming.
04:33So let's go check out the kitchen and see if it's got enough space for your needs for entertaining.

05:07You know, I have a lot of kitchen knick-knack things, cooking things, so we probably would need a bit

05:12But, you know, what I loved about it was that we could move in right away, and I don't have
05:17to redo the kitchen this year.
05:19You know, in time, we probably need a bigger island, you're right, but...
05:24I feel like it's not that much time.

05:33I maybe would have taken the cabinets to the ceiling.
05:36Maybe that way you could get just a little bit more storage in here.

05:40The appliances look in fantastic condition.
05:42Like I said, because of the Renault, you know, they're really practically brand new.
05:47I like the clean finish on this stove, actually, so that's what I like.

06:36The ensuite had this beautiful soaker tub that I could just relax in, you know, and if I'm in a
06:42hurry, I can still jump in the shower.
06:44The one thing that I would change in that primary is I'd probably put, you know, maybe a reading nook
06:49in there, maybe some shelves for some books, but otherwise...
06:53Another chair to relax in.
06:55What do you think about the price?
06:58I think it's going to be way over our budget.

08:21Well, you do know our budget, so we're hoping that maybe we're just under three.

13:04I loved the colour, surprisingly.
13:06I think there's going to be more colour in your life going forward.
13:12Now we are outside in one of the most peaceful aspects of this property.
13:17which is the 10 acres so less acreage than house number one for sure I think they've done a great
13:24job with this kind of tiered effect coming out the back and then dropping down to a really nice flat
13:29space you know you really get the sense of value like this really for me sends home the impressiveness
13:36of what you can get for your money and I have a surprise that there's actually a pond on this
13:42property really wow yeah it's still meeting a lot of those wish list items that you were hoping for
13:50how much do you think this property is
13:59we're currently at house number two in Orillia with Sarah and Lagaia they absolutely love this house
14:05it has so much to offer but will the price point come as a surprise how much do you think

14:31here well having said that we've got two gorgeous properties under our belts but we still have house

14:42themselves enjoying that spa in the stunning backyard of house number two but I've got one more house to
14:48show them which is quite different from the other two houses we've looked at let's see what they think

15:04next door so I'm hemming and hawing about that I'm not gonna lie but you know it's still far apart

15:22so driving up we have a really good impression of the quiet neighborhood all right why don't we check
15:28out the inside perfect yeah all right so we are in a kitchen here with a completely different color
15:44palette than the first two houses what are your thoughts on this warm kind of walnut tone it's still
15:49really inviting is there changes that you would make to this kitchen to make it more suit your taste or
15:56your style I think if anything I would just brighten brighten it a little bit maybe a backsplash yeah
16:04like I noticed they don't have a backsplash you know I like Amanda's idea of um putting a backsplash
16:10in I think that would brighten it and change the feel of it a bit I do love the richness
16:16of the kitchen
16:16and the high quality because I think it does show really well and it is a bit different than the
16:21other kitchen that walnut color is actually really nice and I feel like this is very easy to live with
16:25for a long time and yes this tone of wood is classic so I'm gonna send you off to have

19:35been enjoying all these beautiful homes in orillia and i really wanted to get a sense from a local of
19:41what it's truly truly like to live here in beautiful orillia so i know you're running this amazing cafe
19:48but what is your day-to-day like family life here it's really wonderful that orillia has so many
19:52beautiful lakes and beaches and there's so much for us to do the arts culture and the theater culture
20:00is huge so we go and enjoy a lot of shows at the opera house and there really is something
20:05for everybody in orillia i love that
20:11tell me a story about how you came to have the vision for your beautiful cafe here well we
20:17originated in the back of an antique shop which was just down on this block five doors down you're
20:22running a cafe in the back of an antique shop yeah i love that okay diners drive-ins and dives
20:27but it
20:27was way cooler yeah because we serve really healthy food people coming in to dine with us is a way
20:33for us
20:33to give back to the community right and again it's the same way as supporting local and keeping it
20:38sustainable and in this community of giving and just the circle of orillia i guess we'll call it
20:43you've done so much for the community you're such an impressive person and the restaurant is absolutely
20:48amazing so it was such a pleasure talking with you today and i can't wait to explore more of orillia
20:52you've really inspired me thanks so much amanda thank you cheers thank you all right i've given
20:58sarah and lagaya some time to reflect on the three homes we toured here in orillia now i'm excited to
21:04find out if they've made their big decision well ladies what an exciting few days we've had together
21:12really you've had a chance to think about all these houses i've actually been thinking about them too and
21:17thinking back on them i'm kind of in my mind dreaming about this as if it was my money and
21:21i was
21:23so let's look back on the houses a little bit just so we can refresh our memory so house number
21:28one so
21:29much acreage that house really had that mix of the clean lines with the charm what i really loved about
21:36that house was coming in and it's all open i loved uh the two ponds right spring fed ponds the
21:44trails
21:44because i do love running and taking the kids outside the trails there okay so house number two
21:50i think we all kind of gasped at that house with happiness when we saw it yeah we're charming exterior
21:56to that one too but i really liked the kind of blue gray exterior to that i love the color

22:03and i love that porch i could see myself having a coffee out there every morning me too it was
22:08very
22:08welcoming sort of like the cover of a magazine yes and high-end finishes like yes very good attention
22:16to detail but there's still number three house yes nice neighborhood nice location but you know you
22:23don't have the same kind of extensive trails or ponds or those kinds of things that number one and number
22:29two had but you have a cabana i know yeah well do you think that you could live in that
22:38house though
22:39given the closer proximity of the neighbors we have neighbors now and part of the draw to the country
22:46was to try and change that yeah so i don't know i don't know that i want to go back
22:53to that i can
22:54understand that so that leaves us with house number one and house number two yeah so after deliberating
23:01this yeah which house did you choose i think for us i know it's the top end of the budget
23:08yeah but
23:08we're willing to take it on and so the 95 acres really called to us that's a lot of house
23:19literally
23:20an incredible property you're starting off with such amazing bones really yes wow i'm so happy
23:27it has really good energy the only thing to do now is to drop the offer right yes oh my
