00:33I'm here in Orillia with Sarah and Ligaya who are looking for the perfect family retreat.

01:00Wow, this is a big move for you guys, right?
01:02You're from York Region and now you're thinking country life's for you.
01:05Yeah.
01:07We met in graduate school in Sudbury, Ontario and a friend of ours set us up.
01:13And so we met around the July long weekend.
01:18We have two kids.
01:19Yeah.
01:19Twins.
01:20Yeah.
01:20Boy and a girl.
01:21They're 11, so they're great.
01:23And I think this lifestyle would really appeal to them.
01:27What we love about Orillia is the lifestyle.
01:29And when I was young, about the age of my kids, my parents had a cottage up this way.
01:35And so really, it's always been a really nice spot, good lifestyle, a nice community.
01:44You know, I like open spaces, so open kitchen, living room, dining.
01:49More than an acre.
01:50Yeah.
01:51At least an acre.
01:52Yeah.
01:52Would be good.
01:53But not, we're not looking for like a 50 foot lot.
01:56So something that's an acre or more, we're definitely open to.
01:58If it was move and ready, that would be great.
02:00But we're open to doing any cosmetic fixes or that kind of thing as needed, so.
02:05You know, having a kitchen that, you know, I can still cook, but still be part of what's
02:11going on in the house, that would be amazing.
02:16So we can look up to probably $3 million.
02:20So I would think it's a fair budget, given the location and the value you can get north
02:26of the city.
02:26So we'll see what's out there in our price range.
02:30Orillia, Ontario is a scenic town nestled between Lake Simcoe and Lake Cucuchiching,
02:35about 90 minutes north of Toronto.
02:38Known for its beautiful waterfronts and outdoor activities, it offers a relaxed, small-town vibe
02:43with a vibrant art scene, and inviting cafes.
02:47It's the perfect spot for Sarah and Ligaya, who are looking for a peaceful community,
02:52surrounded by nature, while still being close to the city.
03:00Alright, we have three amazing houses to tour today, all with different personalities to them, really.
03:04So house number one here is pretty spectacular.
03:08You can see from here, it's so picture postcard perfect.
03:13It's had a ton of updates done to it.
03:16So that might be beneficial to you, because there's not as much work to do.
03:19Driving up the long driveway, it's got a figure eight driveway, lots of outdoor space.
03:25This reminds me of being in the country.
03:28Like, I don't see my neighbours, you know, I don't hear them.

03:33So I'm excited to see what it has to offer.

03:58First thing I noticed when we walked in, how open the space was, that there was two zones for the

04:04So, kind of a reading zone, and then a family TV zone for sports or watching movies together.
04:11I did like the two sitting areas, because, you know, our kids could be in one area watching TV,
04:17but we could be having a conversation in the other area, so I really love that.
04:21It's actually a lot more open than I was expecting.
04:24Yeah.
04:24I guess because it has been nicely renovated, so everything's been opened up.
04:29This feels like a really great entertaining space.
04:32Yeah, it's very welcoming.
04:33So let's go check out the kitchen and see if it's got enough space for your needs for entertaining.

05:07You know, I have a lot of kitchen knick-knack things, cooking things, so we probably would need a bit

05:12But, you know, what I loved about it was that we could move in right away, and I don't have
05:17to redo the kitchen this year.
05:19You know, in time, we probably need a bigger island, you're right, but...
05:24I feel like it's not that much time.
05:27In time, but it's really like right away, you've got to get that done, Sarah.
05:31It's a really good-sized kitchen.
05:33I maybe would have taken the cabinets to the ceiling.
05:36Maybe that way you could get just a little bit more storage in here.

05:40The appliances look in fantastic condition.
05:42Like I said, because of the Renault, you know, they're really practically brand new.
05:47I like the clean finish on this stove, actually, so that's what I like.

06:30It had its own section of the house separate from the other zone with the kids' rooms.
06:36The ensuite had this beautiful soaker tub that I could just relax in, you know, and if I'm in a
06:42hurry, I can still jump in the shower.
06:44The one thing that I would change in that primary is I'd probably put, you know, maybe a reading nook
06:49in there, maybe some shelves for some books, but otherwise...
06:53Another chair to relax in.
06:55What do you think about the price?
06:58I think it's going to be way over our budget.

08:21Well, you do know our budget, so we're hoping that maybe we're just under three.

09:39You know, it's kind of what I imagined in terms of country feel.

09:45They've done really, really well here on the circular drive.

12:47maybe this one's a little bit less money, but this could be a $3 million property too.

13:01Well, what did you think of that amazing principle suite?
13:04I loved the color surprisingly.
13:06I think there's going to be more color in your life going forward.
13:12now we are outside in one of the most peaceful aspects of this property which is the 10 acres
13:19so less acreage than house number one for sure I think they've done a great job with this kind
13:25of tiered effect coming out the back and then dropping down to a really nice flat space you
13:31know you really get the sense of value like this really for me sends home the impressiveness of
13:36what you can get for your money and I have a surprise that there's actually a pond on this
13:42property really yes there is so yeah it's still meeting a lot of those wish list items that you
13:49were hoping for how much do you think this property is we're currently at house number two in Orillia
14:02with Sarah and Lagaia they absolutely love this house it has so much to offer but will the price
14:07point come as a surprise how much do you think this property is maybe it's around two and a half
14:14I don't know what uh this house is one million eight hundred thousand
14:25wow wow okay okay that's within our budget that's within the budget yeah good value here well having
14:31said that we've got two gorgeous properties under our belts but we still have house number three to
14:36take a visit can't wait yeah thank you I'm sure Sarah and Lagaia have already imagined themselves
14:42enjoying that spa in the stunning backyard of house number two but I've got one more house to show them
14:49which is quite different from the other two houses we've looked at let's see what they think

15:04next door so I'm hemming and hawing about that I'm not gonna lie but you know it's still far apart

15:12is because it's an acre so you still got a nice amount of space everyone's properties here are so
15:17beautifully manicured you know I do like that there's a kids park near here an excellent school
15:22so driving up we have a really good impression of the quiet neighborhood

15:40all right so we are in a kitchen here with a completely different color palette than the first
15:45two houses what are your thoughts on this warm kind of walnut tone it's still really inviting is
15:51there changes that you would make to this kitchen to make it more suit your taste or your style I
15:57think if anything I would just brighten brighten it a little bit maybe a backsplash yeah like I
16:04noticed they don't have a backsplash you know I like Amanda's idea of um putting a backsplash in I
16:10think that would brighten it and change the feel of it a bit I do love the richness of the
16:16kitchen
16:16and the the high quality because I think it does show really well and it is a bit different than
16:21the other kitchen that walnut color is actually really nice and I feel like this is very easy to
16:25live with for a long time and yes this tone of what it's classic so I'm gonna send you off
16:30to have
16:31a look at the beautiful principal suite and the ensuite of course you have to look at that check
16:35that out and then I'm gonna meet you outside to explore the backyard okay perfect okay have a good

16:54size yeah good size yeah I love this really nice this is great because you can see outside into the
17:02garden and see the beautiful pool being able to look out into this gorgeous space from the bedroom
17:10so I love that I do like the neighborhood it's a it's a different choice between going with 10 acres
17:16or 95 acres so that's the one thing that we'll really have to sit down and think about you know
17:21and then the cost I mean hopefully this one I would think is a bit more in budget but it's

17:25going to come down to the lifestyle we want check out with Amanda and see how much the see how

17:53the backyard for lack of better words it is certainly a resort I can really see all of our family

18:00friends being here the kids jumping in the pool and laughing and splashing and you know having water gun
18:06fights and then you know this built-in change rooms amazing I mean I don't know how you would get

18:12work done living in a space like this because it's so magical feeling having said that maybe you're ready

19:35I've been enjoying all these beautiful homes in Orillia and I really want to get a sense from a
19:40local of what it's truly truly like to live here in beautiful Orillia so I know you're running this
19:47amazing cafe but what is your day-to-day like family life here it's really wonderful that Orillia
19:52has so many beautiful lakes and beaches and there's so much for us to do the arts culture and the
19:59theater culture is huge so we go and enjoy a lot of shows at the Opera House and there really

20:04something for everybody in Orillia I love that tell me a story about how you came to have the vision
20:14for your beautiful cafe here well we originated in the back of an antique shop which was just down
20:20on this block was five doors down you're running a cafe in the back of an antique shop I love
20:25that
20:25okay diners drive-ins and dives but it was way cooler you know because we serve really healthy food
20:31people coming in to dine with us is a way for us to give back to the community right and
20:35again
20:35it's the same way as supporting local and keeping it sustainable and in this community of giving and
20:40just the circle of Orillia I guess we'll call it you've done so much for the community you're such an
20:45impressive person and the restaurant is absolutely amazing so it was such a pleasure talking with you
20:50today and I can't wait to explore more of Orillia you've really inspired me thanks so much Amanda

21:01homes we toured here in Orillia now I'm excited to find out if they've made their big decision
21:08well ladies what an exciting few days we've had together really you've had a chance to think about
21:14all these houses I've actually been thinking about them too and thinking back on them I'm kind of in
21:19my mind dreaming about this as if it was my money and I was so let's look back on the
21:24houses a little
21:25bit just so we can refresh our memory so house number one so much acreage that house really had
21:32that mix of the clean lines with the charm what I really loved about that house was coming in and
21:38it's
21:38all open I loved uh the two ponds right spring-fed ponds the trails because I do love running and
21:46taking
21:46the kids outside the trails there okay so house number two I think we all kind of gasped at that
21:53house with happiness when we saw it yeah we're charming exterior to that one too but I really
21:58liked the kind of blue gray exterior to that I love the color too and I love that porch I
22:04could see
22:05myself having a coffee out there every morning me too it was very welcoming sort of like the cover of
22:10a magazine yeah and high-end finishes like yes like really good attention to detail but there's
22:18still number three house yes nice neighborhood nice location but you know you don't have the same kind of
22:24extensive trails or ponds or those kinds of things that number one and number two had but you have a
22:30cabana
22:30I know I know that cabana was totally epic yeah well do you think that you could live in that
22:38house
22:38though given the closer proximity of the neighbors we have neighbors now and part of the draw to the
22:46country was to try and change that yeah so I don't know I don't know that I want to go
22:53back to that
22:53I can understand that so that leaves us with house number one and house number two yeah so after
23:00deliberating this yeah which house did you choose I think for us I know it's the top end of the
23:07budget
23:08yeah but we're willing to take it on and so the 95 acres really called to us
23:18that's a lot of house literally an incredible property you're starting off with such amazing bones
23:25really yes wow I'm so happy it has really good energy the only thing to do now is to drop

23:31offer right yes oh my gosh let's make that happen for sure I'm so happy for you I guess
