08:34With all the fire damage on the second and third floors, we need to pad the budget for fumigation, roof
08:39issues, and an interior exposed to the exterior.
08:42So, I'm allotting a six-figure renovation budget of $120,000.
08:47And then, we need to tack on $22,500 for the realtor fees and closing costs, as well as $6
08:53,620 for the cost of the loan, which is based on a 60-day renovation schedule.
08:59This puts us all in for a whopping $360,120.
09:04However, I'm confident that once we get this house restored, we can flip it for $500,000, giving us a
09:10massive profit of $139,880.
09:17But, we have a ton of work to do to get there, so let's go.
09:21First, we'll install flooring, add fresh paint, as well as new lighting fixtures to the living room and kitchen, which
09:27will go a long way in helping to restore this home to its original beauty.
09:31We'll remove the toilet from the half-bath on the second floor, but keep the sink and laundry hookups, making
09:37this space a true utility room.
09:39In the primary, the bedroom will get new flooring, paint, lighting, and a new ceiling fan, as the primary bathroom
09:46gets a real overhaul.
09:47We'll add a wall to give the toilet its own space, remove the tub, and create a massive walk-in
09:53shower.
09:53The entire bathroom will get new tile, a double vanity, and, of course, brand new fixtures.
09:58Finally, on the top floor, the Jack and Joe bathroom is getting the works.
10:03Two single vanities, a new bathtub, new toilet, fixtures, and lots of gorgeous porcelain tile, completing this enormous renovation.

13:03Carefully pulling off the shingles, decking, rafters, and trusses as not to create any more issues for when we start
13:09to rebuild this house.
13:13With the home's framework now exposed, we're hopeful our engineer will be able to accurately assess just how bad the
13:19fire has really damaged this zombie
13:20and what it's really going to cost to get this place fully renovated and back on the market.

20:07our team is making some big progress on rebuilding this fire-damaged home.
20:11New wood framing is constructed throughout,
20:14giving much-needed form to the second and third floor bedrooms and bathrooms.
20:19And on the first floor, just off the kitchen,
20:21the new potter room is quickly taking shape,
20:24ready for the incoming plumbing to be roughed in.
20:28The upper floor's framework constructed,
20:30including panels of plywood affixed to the exterior,
20:33in order to provide strength, rigidity,
20:35and a flat surface for the incoming siding,
20:37the home's new roof can start to go up.
20:41Pre-built trusses are craned in
20:43and secured to the new third floor framing,
20:45as more plywood is brought in to cover the new roof framework.
20:50Underlayment made of asphalt-saturated felt
20:52is installed to protect the home from leaks, mold, and wood rot.
20:57Shingles are then secured in place
20:58to complete this massive roof job.

21:03including cabling in some electrical lines
21:05throughout the new framework,
21:06but we still have tons left to do.

26:40between the wall studs and up in the rafters.
26:43Insulation keeps the house warm in the winter

26:47The paper facing gets stapled to the rafters,
26:49locking it in place and doubling as a vapor barrier
26:53to keep moisture out and protect the drywall.
26:57Speaking of drywall, with the insulation in,
26:59the crew gets busy hanging the drywall
27:01on all three floors, top to bottom.
27:05Once the boards are up, the crew starts mudding
27:08the seams and screws, smoothing everything out.
27:11We then add paper tape over the seams
27:13for a clean, cohesive finish.

33:05The kitchen is also coming along,
33:07and the kitchen and bath is assembling
33:09our high-end kitchen cabinets and bathroom vanities.
33:13And once those are in,
33:15our custom kitchen and vanity countertops
33:17can be installed.
33:18On the heels of the countertops
33:20comes the kitchen appliances,
33:21complete with a beautiful range hood from Houslane.
33:24Interior paint goes up throughout the house,
33:26and once that dries,
33:28we can install the lighting and ceiling fans.

33:32is really adding a wow factor to this sexy house.
33:40But the renovation isn't complete
33:42without the staging company's finishing touches.
33:45We gave the staging company direction
33:46that this house has a coastal cozy vibe,
33:49and they really delivered with furniture and artwork
33:51that fit the whole motif.
