00:01I think it's one of the worst houses we'll probably ever encounter in our
00:05entire career. This house excites the crap out of me. I'm Kamohai Kalama, right?

00:17Oh my god. We buy and renovate homes in the most challenging place in the country,
00:23Hawaii. The shipping is more than the actual material cost. Wow. We want to
00:28restore homes for our local families. The real estate here is crazy expensive.
00:35So to make this work, we have to take on some of the most run-down homes on the
00:38island. Can you hear us? No! Disgusting. How do we do it? Our giant family. I have 87
00:47first cousins. Yo, what's up cuz? More than anything, we want our children to be good
00:53human beings. Exactly. You can't have little ass walking around. Little ass walking around.
01:08I feel like it's gonna be a good day. I feel like it's gonna go my way. Yeah. Look at
01:16all the battleships.
01:17Look at these views. That's Pearl Harbor right there. Yeah. Look at how big the house is. I mean,
01:24they're all massive. It's crazy. Today, we're on the west side of Aiea.
01:31Really historic suburban part of town. It's located just up the street from Pearl Harbor and the Aloha
01:39Stadium. The houses down on the flat part of Aiea are normally selling around a million dollars.
01:46But as you head up the hill, the houses start to get more expensive because you get unreal views up
01:53here. I mean, they're selling for around two mil. You know our good friend Brooks? Love Brooks. So he gave
01:59me a call, wanted to show us this house. Okay. He's done a couple projects already, right? He has. He's
02:06a
02:06mortgage broker, right? So he knows a ton about lending, but not so much about renovation and design.
02:13I think he sees us as a good opportunity to execute on his family's house. It's basically a house that's
02:21been in their family and they are thinking about selling it. Is he meeting us here? Yeah. Right here on

02:42you kind of looking for? What's the situation? So grandpa actually built it. Wow. He designed everything. For the most
02:49part, I think they just built this massive home. Yeah. And it was just them because at that age, all
02:54the kids just kind of went off and did their own
02:55things as adults do. But grandma and grandma passed away. So it's time to just kind of move on. And
03:01we need to sell the property. Yeah. The family's looking to get a million 80 for it. I mean, I
03:05looked it up a little bit. It's a five bed, three and a half bath, just under 4,000 square
03:11feet. And it's on a massive lot. Yeah, it's big. It's huge. Got really great bones. I think just more
03:17needs updating. Yeah. There were some water issues at one point, but I'd like to partner with you guys and
03:22collaborate to rehound it. On the renovation part. Yeah.
03:25Yeah. Um. Um. I mean, we could definitely put this on the MLS, but I know how thoughtful you guys
03:32are with properties, let alone somebody who has a connection to it. So you guys were the first thought. Look,
03:38I'll give you the keys and then let me know what you think afterwards. Okay. Okay. I'll give you a
03:41call. Typically, we don't like to do partnerships because there are so many moving pieces from funding to construction to
03:52design.
03:52We like to be in control to ensure that we're going to have a successful project. This is a massive
04:00house. That in itself is a huge challenge. You add in that Brooks has an emotional connection to this house
04:07like no other. So that could very much so complicate things.
04:13And we're in. Oh my gosh. Wow. Holy crap. These are 20 foot ceilings. It makes it feel massive in
04:23here.
04:24This house in its prime. You can tell was like it architectural digest it. This elevated living room. Look at
04:34this wallpaper. Look at that tile. Look at these light fixtures. This is like an 80s time capsule. I've never
04:42seen anything like this.
04:44But there's noticeable signs of wear. I mean, cracks in the paint around the beams. There's a lot of stuff.
04:50But the fact that Brooks' grandpa designed and built it is so rad.
04:55I've never been in a raised living room. Look at the view. Oh my gosh. We are set up on
05:02the top of the mountain.
05:04Well, that is what's going to help sell the house. So far, so good. Yeah. What's behind this wall?
05:10All right. Kitchen. Definitely dated. Older cabs. Older countertops. It's also an underwhelming island. It looks solid, though. I don't
05:20think we'd have to do too much here.
05:23And I don't know if we've ever said that before. Ever. Never. Not in the kitchens we normally buy.
05:30What do you think this room was? Like a loungy living space?
05:34Look at these built-ins. These are expensive. Something like this would probably run for about 10 grand.
05:42You don't just see furniture made like this anymore. Yeah. We should figure out how to incorporate it back if

07:45Houses in this area sell over $2 million.
07:49ARV is going to be like right under $2 million.
07:52The family wants $1,080,000.
07:54If we're looking at a 12-week timeline,
07:56that'll be about $250,000 in holding costs, selling costs.
08:01A renovation is going to be...
08:02For sure is $350,000.
08:05That's a $320,000 profit.
08:08Which is a no-brainer.
08:10But it's not 100% ours.
08:13And if we have another party providing feedback and chiming in on things,
08:18it just could become really stressful.
08:20I mean, we know there's three parts to the deal.
08:24There's the money.
08:25There's the deal itself.

08:28And it's the construction experience.

10:39So having less than 50%, it's almost like taking away the bloodline component for it.
10:46And that's where I would need to be at the very minimum in order to feel good about this whole
10:51thing.

12:21the space feel even bigger than it is now.
12:23When you go down into the primary, I want to make the two closets one large walk-in closet and
12:29then open up the bathroom to create the space for dual vanities and a freestanding tub.
12:34And on the floor with all of the bedrooms, I want to push that wall back and make it feel
12:39less cramped with clear entries into each room.
12:42We can gut all the bathrooms.
12:43We can gut the kitchen.
12:44All the built-ins that Brooke's grandpa had are being kept.

15:50That's the inspo for this entire house.

15:53Moving on to the kitchen, I think we go with a white oak cabinet.
15:57And then we do a two-toned countertop.
15:59So a clean white on the perimeter that also is the backsplash.
16:04And then we do a dark gray concrete-like on the kitchen island.
16:08We have bronze finishes with the statement piece being a bronze hood vent.

16:17Like, we've never done something like that.
16:18And then over there in the dining room off the kitchen, I want to do wine racks.
16:22Floor to ceiling, wine racks that frame out this big picture window.
16:26That makes it look very beautiful and is a statement in this dining room area.

16:31And then to wrap it all up, I think the downstairs can make a great game room, hangout spot, recreation
16:38area.
16:39I'm thinking pool table or poker table or on a dry bar.
16:44And then I'm still working on the rest, but I think it's a good start.

16:51The next step is scaffolding.

16:59So I made sure that we had $10,000 in the budget for scaffolding.

17:07I'm feeling a super dark, earthy green with a black trim.
17:11It'll break up some of the color patterns, so I need to know where we're lining with that.

18:39and change out windows and make sure there's fresh paint on the house.
18:42And so to not do that would hurt us even more, I feel like.
