00:16Specifically, we are referring to the topic of the mejoras, what are the mejoras,
00:22when they are present problems regarding the mejoras and what are the classes of mejoras.
00:29What are the mejoras in general terms?
00:32The mejoras, from a point of view, are all those additions, implementations, constructions,
00:40things that are added to other things in aras of that, as their name indicates,
00:45they work better, they look better, have a better value, etc.
00:51By regla general or commonly, it happens to occur that the mejoras is almost always the
00:57one who is the owner of the thing, for obvious reasons.

01:05However, it is strange that there are cases in which the mejoras is a person who is not

01:26What are, then, the principal events in which there is place to discuss the mejoras?
01:30First, let's think of the case of the tale of the owner and the owner, when the owner wants to

04:32El arreglo del calentador del agua, el arreglo del aire acondicionado si el inmueble tiene ese tipo de equipos.
04:40Si ellos se dañan o si hay necesidad de asumir la corrección de alguna falla respecto de ellos,
04:48será una carga o una mejora que, repetimos, se denomina necesaria y que corre a cargo del arrendador.
04:55Las mejoras útiles y las mejoras voluptuarias de antemano queremos precisar que no corren a cargo del arrendador
05:06y que si el arrendatario las realiza son por su cuenta de riesgo, en términos generales.
05:11¿Cuáles son las mejoras útiles?
05:13Son aquellas que incrementan el valor del bien en la medida en que se le agrega algo que lo hace
05:21más provechoso.
05:22Pensemos, por ejemplo, si a una casa se le hiciera una segunda escalera.
05:27Y las mejoras voluptuarias son aquellas que únicamente buscan el adorno, el mejor lucimiento del bien,
05:35que, por ejemplo, sería si se le cambia el piso de madera o de baldosa tradicional por un mármol.
05:41Esto, entonces, en términos generales, son las mejoras, repitiendo y con relación al contrato de arrendamiento,
05:49que las locativas corresponden al arrendatario, las necesarias al arrendador
05:55y las útiles y voluptuarias, si se realizan, en principio correrán bajo cuenta y riesgo del arrendatario.
