01:16We are in Redondo Beach in the South Bay of Los Angeles.
01:21I grew up in Hawaii and being near the beach and the ocean, so important to me.
01:26I grew up in Colorado, which is a completely different environment.
01:29Came out here for school and met Malia, and we've been in the South Bay ever since.
01:34Oh, right, and we just saw your son take a big face plant.
01:37We're off to a great start.
01:39That's normal.
01:41So our first home we purchased in Lawndale, which is still part of the South Bay, but a
01:46little bit further inland.
01:47Plenty of space for us and one child, but we're looking for some more space.
01:53Selling it, we had, I think, what, 14, 15 offers?

01:59100 over asking price.
02:01But then we soon realized that we had to now be in the other position and now be a buyer
02:06in such a crazy market.
02:09Yeah, so we've been renting for months now.
02:11It is tough just knowing that we're paying rent when we could be investing it into a home.
02:17It's been month after month and weekend after weekend just searching and searching, and here
02:23we are.
02:23We need help.
02:32We're definitely at our wit's end just kind of managing the process.
02:36And so I think the brothers who can kind of help us see the things that maybe we can't
02:41see to kind of get us across the finish line would be huge.

03:16So we have two boys, six and three, so we're looking for enough space to fit us all.
03:21We both work from home, so I would say four-bedroom backyard is big for me, and we're like this
03:27area.
03:27We have a lot of friends who live close by as well with similar age groups.
03:31All the schools in Redondo Beach are great.
03:34A lot of people come to Redondo Beach because of the school system.
03:38Absolutely.
03:38It's a big reason of why we're looking to stick in the South Bay.
03:41The beach doesn't hurt as well.
03:43I mean, that's a nice bonus on top, the cherry on top.
03:46You really want to be in this area.
03:47I love the beach.
03:48I love the beach life.
03:49I need the salts.
03:50But it all depends on budget, right, and what you're looking for.
03:53And if you've got to stretch the budget a little bit, you might have to go a little further outside
03:56of exactly where you want for schools.

03:58Because you're paying so much for the area, not just for the house and the lot itself.
04:02It doesn't need to be move-in ready.
04:03I think we're willing to put in the work.
04:05We thought we'd have a home by now, much, much sooner.
04:09But again, like getting out bid, there's so many families looking and we're just, people are willing to go well
04:15over asking price.

05:07It's so competitive in the South Bay area because there's nothing out there.

05:15It's a very cute neighborhood.
05:16So if you're looking for a good family neighborhood, tons of kids, amazing access to schools.

05:26But what I do like, so you've got a nice big-sized lot, is a corner lot.

05:35So it's really a good price.
05:37I think you could get it down from that as well, put in some money into it, and just make
05:40it exactly what you want.
05:42So I assume the competition's a little less compared to some of the areas we've been looking at.

07:30nice, especially when you have two little kids, to have two separate living areas.

07:41There's so many houses that are renovated, but you're paying a fortune, but it's not the
07:45way you would have renovated it.

08:52out in Palos Verdes and Torrance and some of the other South Bay areas.
08:56So I can definitely see what you see in the home and kind of the canvas that it is.
09:01If this were in the South Bay, I would say, yes, let's go for it right now.
09:08It's a little out of my, out of our bubble.

09:26I really have to hone in and try and figure out where we can find them houses to look
09:31at in the South Bay area.
09:32You know, it's just, you know, with prime location, you're putting more money in, and
09:38when that one property pops up, we've got to be ready to pounce on it.
09:40Otherwise, they're going to be in the exact same boat they've been over the last year.

15:07In a market like this, in this area that's so hot, you want to be the person who gets
15:12in and sees the listing before it's even up.
15:13They love this neighborhood, and I was literally just knocking on doors.
15:17I talked to a couple of agents in the area, and I talked to a couple of neighbors that came
15:20out, and they said, well, I think so-and-so is looking to sell, and that's all it was.
15:33I think it's kind of hilarious that you're looking out the window right here at the house
15:37that they really fell in love with.
15:39These sellers have been here for a while.
15:40They saw the house across the street listed and started thinking about selling themselves.
15:45They just haven't put it up yet, and I hopefully can get this locked down before it actually
15:49goes up.

18:58But if the listing agent is being honest with their client, a split-level home is not as valuable as
19:03a typical layout for most families.
19:05And so, that means that this house should not sell for the same amount that the one across the street
19:09did.
19:09That's a big room.
19:10It's a big, huge room.
19:12You could put a dining table here.
19:14You could have a massive kitchen expanded.
19:17And then this wall, you could open up and have, like, instead of this table, you could have a breakfast
19:22bar seating that opens to the main area here.

19:25I'm just saying, from my little experience, but your dollar will stretch a lot further with this renovation than other
19:31ones where you need a lot more structural work.

19:35When we saw that last house and saw that neighborhood, I can't stop thinking about that neighborhood.

20:55I think if we were to figure out the kitchen and the flow of all that, that would be big
21:02for us.
21:04They just want to come in with the absolute best they can afford, and they want to make an offer
21:10at 1.5.
21:12We're not worried about conditions.
21:13We're not worried about anything else.
21:15They just want to get settled into a home with the kids.
21:18I just hope that we can actually get our offer in and make a deal before this goes on the
21:22market,
21:22because this will be the exact same situation as across the street.
