03:38Nothing beats stepping into a space.
03:41Listing photos can be very deceiving and a lot of times you're not getting a floor plan either,
03:44so you got to be in a space to know if you like it.
03:53My budget is anything under a million and that is pretty much impossible anywhere in Los Angeles.
04:02But I really want to live in Toluca Lake.
04:05I love the idea that I could just walk down and go to a restaurant.
04:10It's such a cute area.
04:12I'm in a condo presently in San Jose and it's nice, but there's not a lot of grass area for
04:18her.
04:18And it'd just be really nice to have my own backyard.
04:21So that's my wish list is in a quiet area, but close to the action.
04:29I see there's a lot of cars going by.
04:32It is the busier street over here.
04:33I mean, it's approximately anything, right?
04:34You're so close to Hollywood.

04:37You're across from Griffith Park.
04:38It's amazing.
04:39If this is all about Ella, you couldn't get a better spot than Griffith Park.

05:08So the reason I thought this would be a good fit is because outside it's a busy area because you're
05:14right in the core of the city where you want to be.

05:17But back here it feels very quiet.

05:20Knowing you produce videos for social media about cooking and nutrition, the kitchen's probably pretty important.
05:29Yes.
05:30It's very important.
05:31I teach people how to implement more plant-based foods into their diet.
05:36When I was taking care of my mom, I really realized how important eating healthy is.
05:43And that really excited me and I wanted to help people.
05:46So I decided to go back to school.
05:49I became a certified holistic nutritionist.
05:53I decided to create videos, you know, to help people put ingredients together and show them how to do it.
06:01This is the thing I wasn't too sure about as to whether or not this would work for that or
06:07is it going to be too closed off?
06:09I'm trying to think.
06:11I mean, you know, it could work if I got a small table here and I'm cooking here.
06:19Nice and easy food, fruits and vegetables.
06:22You shouldn't have to make it work.
06:23I would say in order for this to work.
06:26Right.
06:27We lose that wall right there, which caveat could be a challenge because I see your main electrical panel there.
06:32Yeah.
06:32However, if you open this up, I mean, it's not always the easiest thing in the world to do.
06:37Because if this is the MEP wall where it's feeding the power to, you know, other units and whatnot, it
06:42can be harder to move.
06:43But if it's not, this would transform everything being opened up.
06:47Yes, that would be beautiful.
06:49And just having it opened up and then I can have my camera out here and some friends over.
06:53Because it's going to, for entertaining, it's going to feel more open.
06:55Yeah.
06:55But look how massive that living area is.

07:00It's so nice to see it in person rather than being in Northern California looking at pictures through my phone.
07:07The one main reason I wanted to show you a condo instead of a house with a yard was just
07:11the fact that your dollar stretches further.
07:13I mean, you might get more square footage than you would with a detached home.
07:15And also thinking forward to way less maintenance in a place like this.
07:20Because the condo association cares for the property.
07:22Takes care of all that.
07:23Yeah.
07:24That's a really good plus.
07:25What's it been like trying to like search for a home but being in a different city?
07:28Yeah.
07:29So that was really challenging.
07:30But I have a good friend, Victoria, that I've known since the 80s.
07:34I said, Victoria, can you, they're showing the house today.
07:36And she's like, I live right down the street.
07:38So she walked through with her phone and gave me the tour of the home.
07:43And I wanted it so bad, I was getting ready to fly down.
07:46Two days later, it sells for over $200,000 over asking.
07:51That's the California way.
07:52I know.
07:52It's so common, but it broke my heart.
07:54It was the, you would have loved it.
07:56It was so cute.
07:58I've learned from that experience that I have to move fast.
08:01So I've been coming down several times to look at homes and condos and, you know, between the flight and
08:07renting a car and finding a place to stay.
08:11It's very expensive when you start adding that all together and stressful coming down.
08:17This is the bathroom here.
08:18Yeah, we'll start over here.

08:22This is the biggest bathroom I've ever seen.
08:25One sink just for Ella, one sink for you.

08:29So a nice bath and shower.

12:24You know, what I love is standing here and being able to look right in the backyard at all the

12:30And if all this, if you guys could take this down, that would be beautiful.
12:35Well, the trick is to figure out where everything goes.
12:39So if you take this down, we have to find somewhere for your range.

12:44But again, we can shift things around.
12:46This could be opened up to be much more enjoyable.
12:48You know something I just realized, again, I've never done before.
12:51I've never designed a kitchen for video and photography because this is terrible lighting.

15:27When we first were looking at LA, I flew in and I looked at 10 houses with Linda in
15:31one day.

15:36It was the last house that we looked at.

15:38We knew it was the one.

15:39The same way that you say you had that little feeling with the magnolia and the yard,
15:43it's the same thing the moment we saw the exterior.
15:45It's this beautiful historic home.

16:53And that's one of my goals is I, I want to use less.
16:56Because the most important area is the kitchen living room.

17:23I can't tell you this has been such a stressful process to be looking at homes from San Jose
17:29and then to come fly out and, and to look at the condo and look at this one in person.

17:36I know it's a little farther out, but I think weighing the pros and cons, what I get out here,
17:43um, and for the price, it's just for this stage in my life, I love the peace.

17:49This city has so many great areas and a lot that are a lot less expensive than other areas.
17:54Prime location is different for everybody.
17:56And being in the center of the city where the buzz is happening might not be the best
18:00prime location for Mary, for her, out here where she can spend more time with Ella
18:04and have a good backyard is more important.
18:06I think I want to go in at 885.

18:12So 10K below asking price?

18:15I mean, if they're flexible, then it gives us more room to do the fun stuff we talked about.

20:24When you're shooting your content, what are some of the things that you want to make sure are taken care
20:28of so you can film properly?
20:30Yeah, I think if the camera is facing the kitchen, it would be nice to have a nice beautiful backdrop.

20:38As long as there's plenty of counter space so I can have all my ingredients ready to go right there.

20:44This is the initial pass at what we feel like we could and should do.
20:49We need to make smart design choices that will stretch every dollar.
20:53We'll open up the kitchen walls to make space for a breakfast bar with a cooktop that faces the living
20:57room.
20:58Perfect for framing cooking videos.
21:01The laundry room will go away and we'll extend the shaker cabinets used in the kitchen to create a seamless
21:06look.
21:06That would be great if that can be done.
21:09And then, how do we get your style?
21:12So, how would you describe your style?
21:15Well, I've been really thinking about it and one of my favorite films is Something's Gotta Give.
21:22Okay.
21:23A Nancy Meyers movie.
21:24Right.
21:24And so, I've been looking at the designs and the scenes in the film are very warm and inviting.
21:30A lot of cream and whites and blues.
21:32Coastal and so beautiful.
21:34She is such a great director.
21:37One of the tricks is to make sure you keep a lot of natural elements.
21:40So, I love like bringing wood in.
21:42Make sure you can introduce wood.
21:44Woven fabrics.
21:45Something that just feels more natural.
21:47Right.
21:48Gives a nice vibe.
21:50And then, what would be kind of cool too is looking up who her production designer is.
21:55Wow.
21:56Yeah.
21:56I'd love it.
21:57Okay.
21:57If you are on board with this, then we just have to get a little bit of demolition done before
22:03we can do anything else.

24:19We've opened up to the laundry and then have a nice big fridge storage, everything.
24:24This is going to be brilliant.
24:25Well, speaking of laundry, the original plan, we had the washer and dryer on the left-hand side.

24:32But right now we have the plumbing stack and the vent pipe on the right-hand side.
24:37Do you think it works if we just mirror?
24:39Cancel the whole project.
24:41How much would it cost to move the plumbing over?
24:44Maybe like a thousand.

24:47How much would it cost if we left the laundry here but actually did a cabinet in front of it?

24:56The only thing I don't love is that then makes the laundry even more noticeable from the main area.
25:03Mary's talking about shooting her shows and at some point I feel like she's going to be entertaining and she's
25:09going to be like,

25:14Now I keep catching myself and saying, wait, wait, wait, Mary wants to shoot a show in her kitchen so
25:19she's going to have to have power here, appliances here, hide this.
25:24I mean, all of these things, it's an extra layer of detail that has to go into this design over
25:29and above someone who's just having a regular kitchen.
25:31It adds up in small increments to the point where it's a big deal.

26:01So, yeah, I was hoping to get some inspiration for that Nancy Meyers aesthetic.
26:05Well, I'll tell you, one of the things that that I think makes Nancy's movies unique is that there's an
26:13eclectic mix of styles.
26:16One of the things we tend to do and somebody asked me about this, they said, oh, how come you've
26:20got like brass fixtures and bronze hardware?
26:24Sometimes I like to mix it up.
26:26The oil rubbed bronze and the brass are sometimes nice together.
26:30We have some dark accents in there.
26:33You know what I mean?
26:34So it's not all white walls, light blue, whether it's a piece of furniture or a chandelier, some kind of
26:42dark shape for contrast.
26:44And in Something's Gotta Give, we had these little corbel brackets, which looked like they're supporting the upper cabinets.
26:50Those are my trade secrets.
26:52I love that idea with the mixed metals. I think that would be really easy to integrate.
26:56And some darker elements, too. If we can get some black in there, I think that would be great.

27:03So here's the plan to achieve the Nancy Meyers aesthetic.
27:07We're going to create a movie set look for Mary's food videos by accenting the breakfast bar with soft lighting,
27:13carefully curating decor pieces, corbels under the cabinetry and mixed metal hardware.
27:17We'll go with a palette of creams and blues and, as John suggested, some dark accent pieces for a dreamy,
27:24picture-perfect coastal vibe.

29:04Next, measure and mark.
29:07Cut your molding pieces at a 45-degree angle.
29:11Install the molding with glue, a nail gun, and caulking.

29:20We'll kind of grid it out, see what we think.

30:26that's more of a classic design, you can't get more classic than applied moldings.

30:44I literally just grabbed a whole whack of everything because one thing John was pointing out is
30:49he loves how mixed metals just make a space feel more interesting.
30:53And I do agree.

30:59Something like this would be great to go with like an antique bronze.
31:04So, when we look at our hardware, already there's a nice contrast between those.

33:48After my mom passed away, there was really time to heal.
33:52And so, I decided to have a new lease on life, a new start.
33:58I went back to school and was a communications studies major.
34:02It was definitely really hard work, but that just makes it all the more rewarding when you're
34:08shaking the hands of the dean and getting your degree.
34:13I think this time in my life, it just feels right coming back to L.A. and getting to get
34:20back to my business and build a new community down here.
34:24I'm just so excited to start a new chapter.
