00:00Hello and welcome to the show. Now, if you've thought about investing at auction but haven't quite summed up the
00:09whatever it takes to do it yet, that's what we're here to show you.
00:13It's not as scary as you might think when you buy your home under the hammer.
00:43Well, property renovation should be fun. Yes, it has its ups and downs, but that's part of the enjoyment.
00:51So, how did the buyers on today's show go? What did they buy? Let's have a look.
00:58I start in Bath and first impressions hang heavy in the air.
01:03Definitely smells a bit musty the moment you come through the door.
01:08Then Dion discovers a bathroom that's big on vanity.
01:12And we have mirrors everywhere. Full mirrors here.
01:18And Jack is in Norfolk where a closer look could reveal hidden issues.
01:22Lots of damp here. Maybe have an investigative look at the guttering.
01:30All these properties have been sold at auction and we'll find out who bought them and what they paid for
01:35them when they went under the hammer.
01:41We are headed to the delightful city of Bath, brimming with eloquent Georgian architecture, most notably its stunning Royal Crescent.
01:51A row of 30 Grade 1 listed terraced houses completed in 1775 that contributes to Bath's UNESCO World Heritage status.
02:03Here's hoping the auction lot I'm here to see lives up to its surroundings.
02:08Well, just on the outskirts of beautiful Bath is the property I am here to see.
02:14And it's actually a studio flat in this classic kind of Bath-style property, the Bath Stone.
02:21They're just beautiful Jordan-style architecture. We love it already.
02:25£155,000 plus was the guy price.
02:30The studio flat sounds like a lot, but it is Bath. Let's have a look.
02:43Oh, wow!
02:45That's an impressive little entrance area.
02:48It's about as big as some flats.
02:50Our actual flat is here.
02:54Ooh, definitely smells a bit musty the moment you come through the door.
02:59That could just be that it hasn't been used for a while.
03:01It certainly doesn't seem to have been.
03:04What have we got? A little entrance area here.
03:07Bathroom there looks to be a little bit dark and dingy.
03:12Probably want to sparkle that up.
03:13And the kitchen, likewise.
03:16Not huge, but it is only a studio flat.
03:18You've only got one other room, so this is it.
03:22It is your, therefore, bedroom, living room.
03:25Good news, though, you've got this really nice bay window.
03:29Also, because of these buildings and the age and the design, really high ceilings.
03:34So, although the flat itself isn't massive, the fact you've got that head height means it doesn't feel claustrophobic.
03:41And also, the fact you've got this view out the window and lots of light coming in from that.
03:46So, it is what it is, but what it is, I think, is something which could be, with a bit
03:54of time, energy and money, really, really lovely.
03:59Along with the high ceilings and bay window, there's cornicing and picture rails that add to the period charm of
04:06the living space.
04:08It's not all good, though.
04:10The musty smell of my arrival looks like it could be down to a damp issue in the bathroom, which
04:15will need to be investigated.
04:18It's clear from the condition of the communal areas that the building is well-maintained, and although this studio flat
04:24doesn't come with any garden space to speak of, there's a bit more to see outside.
04:31Well, to the front of the property, and yes, you can see that bay window from this side.
04:37It's actually really beautiful here, isn't it?
04:39Look at the carvings above the window there.
04:44Absolutely glorious.
04:45So, when it comes to buying flats, two things that are really important.
04:47One, it's likely to be a leasehold.
04:50So, how long is the lease?
04:51Good news, 999 years.
04:53So, it's just been renewed.
04:54So, that's the first box ticked.
04:57Secondly, what are the management charges?
04:59As in, what do you have to pay to the management organisation who are presumably maintaining the communal areas, the
05:05garden, things like that?
05:06That's £179 a month.
05:08That doesn't sound too bad to me.
05:09So, two big things that could be a problem aren't for you.
05:15The terms here are favourable, but as a leasehold property, it does mean that you would need to seek the
05:22freeholder's permission for any major internal changes.
05:26But around the back, this little flat has an ace up its sleeve.
05:30Well, sort of.
05:33Well, one thing that's absolutely at a premium in Bath, like many cities, is parking.
05:39So, one of the good bits of news is the flat does come with parking, but it's shared parking.
05:45And apparently, there are five flats and three parking spaces.
05:49But it does say that it's on a first-come-first basis.
05:54So, you can imagine that being a bit of a problem.
05:56There's people scrabble to be the first to park.
05:59But I'm sure if you're friendly with your neighbours, you'll be able to work it out.
06:03You have got to, you have got to, work it out.
06:09This studio flat is an attractive choice in a competitive market, with the guide price sitting at £155,000.
06:18But what's the perspective of a professional?
06:22We invited along a property expert from the auction house who sold it to get their thoughts and valuations.
06:29You work it out.
06:31Really good-looking Victorian villa, so sevens-attached villa that's been split into individual flats.
06:37We're in the hall floor at the front, so you could argue the plumb room in the whole building.
06:44It may be the best of the bunch, but can anything be done to make it feel a little more
06:49spacious?
06:52Being a studio flat, there is only so much you can do.
06:55However, we have got a separate kitchen we're in here now.
06:58Now, I would potentially look at turning this into the bedroom and then kicking the kitchen into that big room
07:04next door with the bay window.
07:05That will transform it from a studio flat to a one-bedroom flat.
07:20Once renovated as a studio flat, so keeping the original layout, you're looking at a resale value of approximately £180
07:27,000.
07:28If you tweak the configuration into a one-bedroom flat, you're looking at a resale value of approximately £190,000.
07:36And for rental?
07:39As a studio flat, you're looking to achieve somewhere around £1,100 per calendar month.
07:43As a one-bedroom flat, that would kick up to £1,200 per calendar month.
07:49Well, flats in Bath are never going to come cheap, but I think this is a great opportunity to get
07:53a good-sized flat in a really nice building and a good location for a decent amount of cash.
08:01So, let's see who bought it when it went under the hammer.
08:07This lot was part of a remote auction, with bids taking place online.
08:12Sold.
08:16With a winning bid of £160,000, it was bought by Jack.
08:21He met me back at the studio flat to tell me what he had planned for his auction purchase.
08:32Jack, very good to meet you.
08:34Nice to meet you.
08:35Congratulations.
08:36Tell me why you wanted to buy this flat.
08:38Yeah, I was just really impressed coming into this flat with, firstly, the price it was on for.
08:42It was on for quite a good price for a small flat in Bath.
08:45And its location as well.
08:47It's right opposite the hospital, so it'll be a really good rental potentially in the future.
08:51And I will live here for a bit too, so it looks like a nice place to live once it
08:55all comes together.
08:55And let's talk about the Bath property market in general.
08:57Quite high, would you say?
08:59I mean, it's a beautiful city, isn't it?
09:01Yeah, it's a competitive market, especially at this entry level.
09:04There are lots of people who can afford at this price point, where they can't at a higher price point.
09:08But managed to get it in the auction, which was great.
09:11You didn't pay that much more than the guy price, did you?
09:14Yeah, £160, it went poor.
09:15Yeah, not much more.
09:16Yes, yeah.
09:17So, what's the plan for it then?
09:19Yes, so currently it's configured as a studio flat.
09:21And you've got the kitchen separate, and this is your living and bedroom space.
09:26This space is going to become the kitchen and living area.
09:29Oh.
09:29The kitchen's going to become the bedroom.
09:31Wow, is it big enough?
09:32It is, and you'll see there's a little void space.
09:35So, in between the kitchen and the bathroom, there's 700 mils of void space.
09:38Oh.
09:39Which we're going to go into to just expand the space of that bedroom.
09:42And then the kitchen's going to go along the corner in here.
09:45So, the thought being that you just basically sleep in the bedroom, and actually, why not
09:50make the most of this space, really?
09:54Yes, exactly.
09:54And from a value point of view...
09:56And it becomes a one bed then, of course.
09:57Yes, exactly.
09:57As a one bed flat versus a studio, you do add a lot of value to it.
10:01And then the bathroom, just smarten the bathroom up.
10:04Bathroom's going to be smartened up.
10:05You'll see there's a little recess next to the bathtub of about 20 centimetres, which
10:09we're going to go into to make it a little bit bigger.
10:11It doesn't mean that it has to be a smaller bathtub in there, but it will just make it
10:15a little bit more spacious.
10:16OK.
10:17And then, sort of, talk me through the design in here.
10:19Where's the kitchen going to go, and how's it going to be?
10:22Yes, the kitchen's going to be in this far corner here, in an L shape, and then you're
10:26going to have your living area on this side.
10:28OK.
10:28Have to probably move the storage heaters around for furniture.
10:32And then, I guess, I can just imagine a sofa in the bay window, almost.
10:37Yeah, exactly.
10:38Yeah, you want the living space, really, on this side, kitchen on the far side, because
10:41you've got great light coming in here.
10:42Right.
10:43Now, there is a bit of a musty smell when you come in.
10:46Do you have any idea what that is?
10:48Well, it's been vacant for a while, so I'm hoping that it is just that it hasn't been
10:52lived in for a while.
10:53It does look like, potentially, there is a little bit of damp in the top corner of the
10:57bathroom.
10:57Yeah.
10:57It feels like it's dried out, but maybe that's contributed to it.
11:00Yeah.
11:01Yeah, once we start to peel everything back, I'm sure we'll find out if there's anything
11:05else hidden.
11:05Um, fully done up, smartened up, do you have an idea what it might be worth?
11:11Well, I'm hoping around 225 done up.
11:14That would be great, but we'll have to wait and see.
11:16That's not your primary driver, can you say you're going to live here?
11:19Yes, definitely for a year or two, and then the option would either be to sell it and move
11:22on, or to rent it out.
11:24Okay.
11:24You sound like you're pretty switched on in terms of what you're going to do.
11:27Is this something you do a lot of?
11:29This is my first time doing it.
11:31Oh, no way.
11:31It's the first go at it.
11:33Um, but with the work that I do, I've seen lots of other people have a crack at it.
11:36I'm an estate agent myself.
11:38Oh, you are?
11:38Okay.
11:38Um, so I've seen lots of people purchase properties, do them up themselves and flip
11:42them, um, and thought it's time for me to have a crack at it as well.
11:46So you have, how long have you been an estate agent for?
11:48Six years now.
11:49So you've had six years of seeing other people buy things.
11:52Yes.
11:52Selling other people things, but you didn't have your own place.
11:56Yeah, no, this is the first one.
11:57Wow.
11:58So what kind of budget have you got?
12:00Yeah, so I anticipate hopefully costs will be about 25,000.
12:04And are you going to do any of the work or is it bringing people in?
12:07So I will help out with the strip out.
12:09They're sort of getting everything out, taking down the wallpaper, taking up the floors here,
12:13the vinyl flooring in there.
12:15Then I've got all the tradespeople to do the, uh, the hard part.
12:17So it's obviously a leasehold flat, um, um, but you're talking about doing some internal
12:22work, so you need to get approval from the freeholder.
12:24Have you, have you got that already?
12:25Yeah, they've been very cooperative actually and got back to me quickly, so they've given
12:28permission for the internal works.
12:30Now one thing I did notice is that they say there's, um, three parking spaces but five
12:34flats.
12:35Yes, yeah, that will be a scramble.
12:37But it's no permit parking on the main street here, so it's, it's first come, first serve
12:42for the street as well.
12:43So you can just park on the road.
12:44And also, I've noticed that there's a bus stop literally right outside the front door.
12:48Sure.
12:48So what time scale have you got?
12:50I'm hoping eight to twelve weeks for everything to be done.
12:53Okay.
12:53Um, so work should commence pretty much right away.
12:57And yeah, we'll see.
12:58But hopefully within three months.
12:59And then you'll move in?
13:00Yeah.
13:01Good.
13:01Well, listen, congratulations.
13:02Good luck.
13:03I look forward to seeing how you get on.
13:04Thanks very much.
13:07Well, after years of selling other people places to live, Jack finally gets to buy one
13:13for himself.
13:14I can't wait to see what he does to it and transforms this beautiful bath building.
13:21You can find out how it all turns out later in the show.
13:28We're three miles north of Nottingham city centre and in the area of Daybrook.
13:35Once home to the home brewery company, the now grade two listed building is still a prominent
13:41landmark in the area, but it's now a county council office.
13:46But has Dion found his own home from home?
13:49I am north of Nottingham in a place called Daybrook.
13:52I can tell you though, the transport links into the centre of Nottingham are fantastic.
13:58So we're in a good location.
13:59Here's the house.
14:00It is a semi-detached house, two beds, went to auction with a guide price of 90 grand.
14:07Nice little front garden.
14:08But I think it's going to be a trip down memory lane because, look at the net curtains, it's
14:13like being back in Leicester.
14:21Oh wow, I have gone back in time.
14:24The carpet's giving it away.
14:26Here are the stairs leading to, yes the bedrooms, I hear you shout, and we are in.
14:32And look, it is a brick built, if you don't know what this is, you're about 15 years old.
14:39This is a brick built, slate on the top, varnished for the television.
14:47That's a built-in TV stand.
14:50Don't knock it.
14:52Unless you've got to knock it out and really modernise the place up.
14:55You've got polystyrene tiles on the ceiling.
14:57They most definitely have to come down because they are a huge fire hazard.
15:01You've got textured wallpapers.
15:03Listen, it's just dated.
15:04It's very late 70s, early 80s decor.
15:07But the rooms are decent sized.
15:10And then you're into this area, a cool sort of dining space here.
15:15Over here you've got a pantry.
15:18That could quite easily be a downstairs toilet.
15:21And then we are into the kitchen.
15:25It's a good sized kitchen.
15:27It's exactly what I expected of a house of this kind of age.
15:32It works.
15:34You've got the back door there.
15:35You've got kitchen.
15:37You've got dining space.
15:39It works.
15:39Lounge, diner, kitchen.
15:42It all works.
15:43Layout's good.
15:44It's just dated.
15:47Yes, it's time for this place to move on.
15:56So, is that the same with upstairs?
15:58The carpet is all the way up the stairs.
16:01Very cool, popular carpet back in the day.
16:04Flowers everywhere.
16:05Let's have a look in the bathroom first.
16:07And we have mirrors everywhere.
16:11Full mirrors here.
16:12It is great.
16:14It looks amazing.
16:15But it's very, very dated.
16:17You've got a big shower.
16:18I don't mind that, by the way.
16:20Maybe a brand new shower.
16:21But I think you'd be able to keep the unit, toilet and you've got a sink.
16:26The size of the bathroom is good.
16:28Whether the mirrors are working, that's down to you.
16:30Again, you've got some more polystyrene tiles.
16:32They will have to come out across the landing into a really large front bedroom.
16:38Neck curtains up here as well, but you've got good double-glaze windows behind the neck curtains.
16:43So, that's good.
16:45Polystyrene in here as well.
16:47Bit of storage.
16:48Oh, have a look.
16:49Have a look.
16:50Bit of storage, but you've got...
16:53Oh, my gosh.
16:54Look at these.
16:56Look at that.
16:57You've got hangers with sponge on.
17:01Sponge.
17:02And my mum used to have these.
17:03All different colours, all different shapes and sizes.
17:07And they were scented as well with, guess what?
17:10Lavender.
17:11It worked.
17:12That's a fitted unit that I think you might be able to change the doors on and keep because you've
17:17got a lot of space here.
17:18And it works.
17:19A really nice spacious bedroom.
17:21Everything needs to be changed, though.
17:22Carpets, wallpaper, and obviously the polystyrene tiles.
17:26Good-sized bedroom.
17:27Now, that noise you just heard was the cameraman hitting his head on this.
17:33Which is a pull-up bar, I think.
17:36So, what you normally do with these ones is...
17:44Get as many of those as you can in.
17:47And it's great for squats anyway.
17:50I think it's squats anyway.
17:53Right.
17:53You've got a water tank.
17:54You want to get rid of that.
17:55And then you've got all this storage here.
17:58Loads of storage.
17:59It's taking a lot of the space in this room.
18:02Get rid of it and use the space a bit better.
18:04I like the configuration.
18:06I like the location.
18:07There's a lot to like.
18:10There's plenty to like outside, too.
18:13As around the back there's a generous split garden offering lots of space.
18:18The front part just needs a quick tidy.
18:21And while you're at it, the flat roof over the extension is worth keeping an eye on.
18:26As they can sometimes cause issues.
18:31Beyond the hedge, there's even more room with three sheds.
18:35The largest of which looks to contain asbestos, which would need to be professionally removed.
18:43So with a guy price of 90,000 for this two bed, what sort of potential returns could it bring
18:49in?
18:51Time to get the thought of a local estate agent.
18:55So it needs a new kitchen and bathroom.
18:57It will need some new flooring as well.
18:59The roof looks okay from what I can see.
19:03You perhaps want to renovate the garden as well to make it perfect for your family living.
19:08Tidied up, what kind of numbers are we looking at?
19:12Once renovated, I believe this home would be able to achieve £190,000.
19:18On the rental market, once renovated, I believe this home would be able to achieve £950 per calendar month to
19:24£975 per calendar month.
19:31So we've got a 1930s house.
19:33The decor is totally stuck in the 1970s, in a decent area, and it's well built.
19:38What's not to like?
19:40Let's find out who had that winning paddle, all winning push of the button, when he went under the hammer.
19:50This lot was part of a remote auction with bids taking place online.
19:55£1,000.
19:56Sold.
19:58And for £136,000, the successful bid was made by Peter and Vicky.
20:03They've been property landlords for 14 years and have several rentals in the area.
20:10Dion met them back at the house to find out if this was going to be another one for their
20:14rental portfolio.
20:17Vicky and Peter, nice to meet you.
20:18Nice to meet you.
20:19Nice to see you.
20:20Right, we've got a bit of a dated house, have we not?
20:22Lived in.
20:23Lived in's about right.
20:24A homely house.
20:25A homely house, yes, I'll take those both on board.
20:28I like it.
20:28When you came to view it then, and you walked around, what did you have in your head?
20:33Did you think, right, this could be good for, or we could do this?
20:35So tell me what you're going to do.
20:36I'm trying to get inside your heads and tell us how you're going to change it.
20:39Good luck if you can get in there.
20:42We're going to reconfigure the bathroom.
20:45OK, right.
20:45OK, start upstairs then.
20:46Let's start upstairs.
20:47So what are you going to do to the bathroom, top of the stairs?
20:49Put a shower bath in.
20:51OK.
20:51Leave the wash basin where it is.
20:54Gotcha.
20:54And take down the mirrors.
20:56Oh, the lovely mirrors all over the wall.
20:59You like those?
21:00I like them, exactly, yeah.
21:02So down here then, if you come through the front door now, are we changing anything here?
21:07Well...
21:07Just the fireplace.
21:09You taking all the brickwork out?
21:11You spoil sport.
21:12Is it all coming out, this is it?
21:14It is, yeah.
21:15What about the TV stand?
21:16You're not taking that out?
21:17Oh, yeah.
21:19Would you like it?
21:20Would you like it?
21:21So this goes...
21:22Yes.
21:23Gives you a bit more space.
21:24It does.
21:24And then, next door, you've got sort of kitchen dining space?
21:28Kitchen dining, yeah.
21:29Dining room and kitchen, really.
21:30Are you brand new kitchen or keeping it or what's going on?
21:34We're having a new kitchen.
21:36OK.
21:36Yeah?
21:37You said it so quietly.
21:38We're having a new kitchen.
21:39We had a full discussion.
21:41We had a full discussion last week.
21:42Did you hear me?
21:43I lost.
21:44Yeah.
21:45Into the kitchen, you've got like an archway from sort of dining space to kitchen.
21:50Are you changing that at all or leaving it as is?
21:53I would like to change it.
21:54OK.
21:54And open it up.
21:55Take the arch out?
21:56Take the arch out completely.
21:58OK.
21:58Yeah.
21:59Good luck with that, Peter.
22:00It's a little discussion, but I'm going to lose this one as well.
22:02Well, I think it'll let more light in.
22:04Oh, you see, she's got all the answers, hasn't she?
22:07She's got all the answers.
22:08Now it's going to be opened up, I bet you only will.
22:10I think it will be.
22:11Somehow.
22:12Back garden then.
22:13Tell us what you're going to do.
22:15Well, the asbestos garage is going next week.
22:18Good.
22:18Perfect.
22:19We've got a guy, proper asbestos man, coming in.
22:22Absolutely.
22:22Get the pros in to get it out.
22:23Yeah.
22:24I think at least two of the sheds will go.
22:26We might keep one if one's in good condition.
22:27OK.
22:28And then generally tidy it up and cut it back.
22:31How much do you think you're going to have to spend?
22:33Well, until we had a discussion about the kitchen, I was hoping about another 20,
22:3725.
22:38OK.
22:38But apparently we're changing the kitchen.
22:39We are.
22:40OK.
22:41So, probably 30.
22:43They're also hoping to get planning permission to drop the kerb, which would then allow them
22:48to create off-road parking at the front.
22:51And the timescale?
22:53Well, they hope this will be a rental property in three to four months' time.
22:58Is it just you two on this venture or is there any family members helping you out?
23:02Well, our son's getting involved.
23:04OK.
23:04What's his name?
23:05Guy.
23:05Guy.
23:06Brilliant.
23:08We've been working with him.
23:09We've got seven rentals in the area.
23:11Oh, OK.
23:11So, we've been working with him for...
23:13Nearly 15 years.
23:1315 years.
23:14And he's absolutely fabulous.
23:16He just, you know, he thinks what he's doing and then does it properly.
23:20What will Guy do, your son?
23:22He'll...
23:22Take the polystyrene tiles down at the weekend.
23:25He's about your height.
23:26He can reach them.
23:26Yeah.
23:28Oh, yeah.
23:28He's quite a tall lad.
23:29I'll end the step up later.
23:31I like this.
23:32I like the chemistry.
23:33I like the chemistry that you just do as you're told.
23:36Yeah, I know my place.
23:38I know my place too.
23:39Listen, I wish you both really well.
23:42Good luck with this one.
23:42Take care.
23:43Thanks very much.
23:44Cheers.
23:50What a lovely couple, by the way.
23:52Peter and Vicky know exactly what they want to achieve.
23:56They've got a team of builders waiting to come in.
23:59Couple of questions.
24:00Will the archway be gone and will there be a brand new kitchen?
24:04You can find out all the answers later in the show.
24:08Coming up in Norfolk, Jackie wonders if a kitchen has cooked its last meal.
24:13I always think, is there a way that we can salvage anything here?
24:17I don't think you would.
24:19Then we return to Nottinghamshire to see the results of Peter and Vicky's teamwork.
24:24I got what I wanted and I'm really pleased with it.
24:32Time now to head back to the outskirts of Bath.
24:36One, two, three, four.
24:37Where I viewed a Georgian-style leasehold studio flat, guided at 155,000.
24:44Inside, it may have been a little musty, but I could still see plenty of promise.
24:49What it is, I think, is something which could be, with a bit of time, energy and money, really, really
24:57lovely.
24:58Nothing's going to bring me down.
25:00That's exactly how Jack felt when he paid £160,000 for the place.
25:06He was keen to start work and had already got permission from the freeholder to rework the layout and turn
25:11it into a one-bedroom flat.
25:16You sound like you're pretty switched on in terms of what you're going to do.
25:19Is this something you do a lot of?
25:20This is my first time doing it.
25:22No way!
25:22This is the first go at it.
25:24I'm an estate agent myself.
25:25OK.
25:26So I've seen lots of people purchase properties, do them up themselves and flip them,
25:30and thought it's time for me to have a crack at it as well.
25:34This was set to be Jack's new home and the first step in his property journey,
25:39with hopes of finishing in eight to twelve weeks for 25,000.
25:43Well, nearly four months on, we're back.
25:46We've got dreams, we've got hope, we've got love.
25:57Just as planned, the kitchen has shifted into the old living space, creating a true one-bed flat.
26:03And while it is now Jack's new home, he hasn't moved in alone.
26:08So I'm living here with my girlfriend Lizzie.
26:10It's our first time moving in together, so we lived separately before, so it's sort of a big leaf.
26:16But yeah, she's been very, very helpful.
26:18And yeah, we're just really happy to be here and loving it here.
26:27With the kitchen relocated, there's now a proper bedroom,
26:31and Jack and Lizzie have kept some of the flat's Georgian charm.
26:37The bathroom stays in its original spot, but every inch of space has been put to good use,
26:44even the old recess, as a little extra room was borrowed for the new bedroom next door.
26:49A trickier task than Jack had anticipated.
26:54There was this cupboard room between the then kitchen and the bathroom.
27:00We thought it'd be easy to just knock out that wall to extend the bedroom.
27:04However, when we did that, we discovered that all of the power cables going to the upstairs flat
27:09ran through basically the middle of that room.
27:13And so we then had to get permission from the freeholder, work with the other flats
27:17when we could get their power switched off.
27:18So it did delay the process, but thankfully everyone was very cooperative
27:22and we worked together really well, and we got it fixed and sorted.
27:28Another complication with removing the whole cupboard was it stored the old water tank,
27:32but Jack has cleverly used the bathroom ceiling height to hide it away.
27:38Then there was also the potential damp issue to resolve.
27:43Thankfully it was an easy fix.
27:45The gutter coming down from the outside was quite cracked,
27:48and so whenever it was raining there was water leaking in through that gutter.
27:52Got that restored by the freeholder.
27:54Thankfully it dried out, plastered over and all fixed.
27:58Jack project-managed the work alongside his full-time job as an estate agent,
28:03bringing in local trades to tackle the build while Lizzie added her eye for style.
28:10As I'm sure everyone knows, when you move into somewhere
28:13you think you've got everything you need and you discover fairly quickly that you don't.
28:17So there's still a few trips to the shops to buy some extra items and pieces of furniture.
28:21Long term I think the plan is probably we'll be here for the next year or two,
28:25but I think probably the number one thing that we are considering doing right now
28:29is to take a mortgage out on this at its new inflated valuation
28:33to fund both an onward purchase of another project to be another buy to let
28:38and also fund a home for ourselves in the future.
28:47With a £25,000 budget in mind,
28:50Jack and Lizzie threw themselves into creating their first home together.
28:54But as often happens with these first projects,
28:57their final figure ended up a little higher than planned.
29:01We'll probably come in at around £36,000 as the total cost of refurbishment throughout.
29:10After spending £11,000 more than planned to make their first home together feel just right,
29:15will the numbers still stack up?
29:18Long term the plan is to rent or sell and with Jack, a local estate agent,
29:23it's time to hear another professional's view.
29:27Let's see what an expert from the auction house makes of it
29:30and find out whether their valuations match his own.
29:35This is the second time I've visited this property. What a change.
29:39I'm so pleased they've bitten the bullet and rearranged that layout in the bathroom and the bedroom.
29:44It's made all the difference. It's now a properly functioning one-bedroom flat.
29:50Let's weigh up Jack's options then.
29:52So after spending a total of £196,000, including the original purchase,
29:57what does the agent think it could now be worth as a one-bed flat?
30:02I would say the value is going to be somewhere around £185,000 to £190,000.
30:08I think it's slightly lower than what I would hope for
30:11and what I've looked at in terms of looking at comparables.
30:14In terms of what we'd budget and factored for,
30:17we were hoping to get a minimum of £210,000, maybe closer to £220,000 all going well.
30:22So I think that's a little bit below what I'm hoping for
30:24and hopefully if we do look to sell, it won't be at that level.
30:29Taking Jack's figure, he'd be hoping for a pre-tax profit of between £14,000 to £24,000.
30:35But what about its potential rental value?
30:39You'd achieve £1,500 per calendar month.
30:42£1,500 per calendar month is better than expected.
30:44So the sales valuation is a little bit below where I'd hoped.
30:47But the great news is that on the rental valuation, it's higher than I'd expected.
30:51I'd expected probably around £1,350, maybe £1,400 if we were doing really, really well.
30:57So that's great and I think really steers us towards in the future
31:00looking more at renting out this flat rather than selling it.
31:05With a potential annual pre-tax income of £18,000 if he decided to rent, Jack could see the numbers
31:12working.
31:13But for now the focus is on enjoying the flat as their first home together and looking ahead to future
31:20projects.
31:25Yeah, very exciting. Happy to be here to make it a home and be sort of our first place living
31:30together.
31:31That's really exciting.
31:32But then also it's exciting from a future development and investment perspective
31:37to hopefully maybe expanding it and doing it more in years to come.
31:48Located slap bang in the centre of Norfolk is the charming village of Shipdom.
31:54Back in November 1981, it was part of a nationwide tornado outbreak.
32:02And it's here that Jackie's checking out our next auction lot.
32:09Well, I'm in the lovely village of Shipton.
32:11It's about halfway between Norwich and Kings Lynn.
32:15And the property I'm here to see is on the main road of the village.
32:19And it's quite imposing and it comes on quite a sizeable plot.
32:24And it is this.
32:25It is a two bed detached house that went to auction with a guide price of £160,000 to £165
32:33,000.
32:35There is a lot to see. Let's take a look.
32:48Oh, no luck. Let's try there.
32:52Thankfully, there's another way in via the large back garden.
32:56Aha. Great.
32:58OK, so I've come in through the conservatory,
33:03which doesn't actually fit in with the age of the property.
33:06I think this has to go.
33:08And then you are into the kitchen.
33:11Now, you know me, I always think,
33:13is there a way that we can salvage anything here?
33:16I don't think you would.
33:18Everything here needs dripping out, to be honest with you.
33:22A lot of work so far. Let's carry on.
33:25Wow. This is a bit different.
33:28So you've got this sort of space here.
33:31Look at this.
33:32I mean, I know this property is old, but that needs to be looked at.
33:35So you've got a separate toilet there and your bathroom there.
33:40I don't mind a separate toilet and bathroom.
33:42I just find it strange sort of being in this bit here.
33:47And then, oh, look at this.
33:50You know, this really harks back to the age of the property.
33:53But you've got a boiler right there and it says do not use.
33:57Of course, if you're going to reinstate the central heating,
34:00you have to get the boiler checked out.
34:02Yeah.
34:03A lot of work.
34:04Again.
34:06So into your living room.
34:07There's the main door that I couldn't get into,
34:10the main entrance in.
34:12And you're straight into your living room.
34:14They have got double glazing, which is really good
34:16because we are on the main street
34:17and it really just blocks that road noise.
34:21And I can see lots of damp here.
34:24Maybe have an investigative look at the guttering
34:28or maybe what's going on upstairs.
34:30But the size of the room, not too bad.
34:33Just very dated.
34:34I'm going to check out upstairs and see what that's like.
34:42Lots of damp on the walls there.
34:46I thought there was meant to be two bedrooms.
34:49There's just this one room.
34:54And another smaller room.
34:56But you have to go through this bedroom
34:59to access bedroom number two.
35:02Not ideal.
35:03And unless you reconfigured the stairs
35:07and added a corridor,
35:09you would really limit the space up here.
35:13But I think there's a way
35:15that we could increase the space
35:18because we've got a massive garden.
35:24A full revamp is needed here
35:27and that makes it an ideal time to think green
35:30with better insulation
35:31or consider replacing the boiler
35:33with an air or ground source heat pump.
35:36Then you need to decide if the house needs extra space.
35:42So back through the conservatory
35:44and into, look at this, the garden.
35:49This is more than just a garden.
35:50This is a plot of land.
35:53There is a garage and it looks fairly new.
35:56Next to that, you've also got a decent sized outhouse.
35:59I would keep those two.
36:00There are plenty of sheds.
36:03And then look, this little timber summer house.
36:08I would keep this as well.
36:11All of those rickety ones get rid of.
36:14Definitely keep this.
36:16But standing here and looking at the property,
36:18this is where it gets really interesting.
36:21What I would do is extend out and create a really beautiful, cohesive,
36:30naturally sort of flowing ground floor.
36:33But then upstairs, I think you could even go for four bedrooms upstairs.
36:38Maybe one with an ensuite, create a family bathroom up there.
36:41If you did that on this plot of land, this could be simply stunning.
36:54This property has potential written all over it,
36:57but it'll need a strong vision to declutter the layout
37:00and make the most of the space.
37:04So, what does a local estate agent think?
37:07We asked one along for his thoughts and valuations
37:10on this two-bed detached property
37:12that came with a guide of £160,000 to £165,000.
37:20The property offers ample potential to both grow and succeed
37:25in its character features that it offers,
37:27both on the frontage and within the inside.
37:32There's room to improve,
37:33but what's the expected value of the property once renovated
37:37in its current footprint?
37:41The property, once renovated without the extension,
37:44would achieve in the region of £380,000 to £400,000.
37:48For the rental market, without the extension,
37:50I would be saying it would be £1,200 to £1,300 per calendar month.
37:55And what if a buyer carried out a full renovation
37:58and double-storey extension to create more living space
38:02and add two more bedrooms?
38:04When the property has been renovated and extended within the sales market,
38:07I believe the property would sit in a value of £500,000.
38:11For the rental market, once again renovated and extended,
38:14I would say the market value would be in the region of £1,600 per calendar month.
38:20Wow. What can I say about this property?
38:23There are so many possibilities.
38:27One thing for sure that we do know,
38:29there is an awful lot of work to be done here.
38:31But I think, in the right hand,
38:34if you got this back to brick, strip it out,
38:37and gave it the renovation it deserves,
38:39well, this could be a truly stunning home for someone.
38:43So, who had the vision to bring this house back to life?
38:47Let's find out when it went under the hammer.
38:53This lot was part of a remote auction with bids taking place online.
38:58You bought it. Well done. Thank you.
39:02And with a successful bid of £180,000,
39:05it was bought by local couple Loretta and Josh.
39:10Josh has a background in construction,
39:13and together they recently began a joint venture in property development,
39:17with this being their second project.
39:21They met with Jackie to tell her their plans.
39:27Loretta, Josh, lovely to meet you both.
39:29And you. And wow.
39:31Did you visit the property before the auction?
39:33Yeah. We do. We came here a couple of times, didn't we?
39:36Yeah. Yeah.
39:37And what did you think when you walked in?
39:40Potential.
39:41Yeah, we loved it, you know.
39:43We see the potential in it, didn't we?
39:45Yeah. And so, let's talk about the plan.
39:49We were hoping to get planning to change it into a four or five bed.
39:54It's currently a two bed at the moment.
39:56Only just, because you have to go through the bedroom to get to the other bedroom.
39:59Yeah. Yeah. Yeah.
40:01They were hoping for it to come out about here, isn't it?
40:04Yeah. Yeah.
40:06And then when you walk in, you walk into a foyer,
40:09with a staircase going straight up to the four bedrooms upstairs.
40:13Yeah. And the main bathroom.
40:14Then you've got the double doors, which will then lead into an open plan,
40:17living, dining and kitchen area.
40:20Lovely.
40:20Which will then lead into down to the cloakroom and utility.
40:24Yeah. And then either bedroom five, or a study or a snug.
40:28Yeah.
40:29So, the stairs where it is at the minute...
40:30Yeah. ..is going to be gone.
40:32Yeah.
40:33And then we'll move the stairs in the new parks,
40:35which will then go up the side of the house.
40:37To the side, yeah.
40:38So, that'll create that corridor upstairs.
40:40Have you investigated, you know, there's a lot of damp in there as well.
40:43Yeah, there is a lot of damp.
40:44And obviously, the place has been closed off, but have you checked?
40:47I mean, obviously, the roof must need looking at,
40:49because some of the damp has really gone through the walls.
40:52The roof upstairs in the old park, we're actually taken right off.
40:55Yeah.
40:56And then we're actually going to vault the ceilings upstairs.
40:58To give you that little bit more headroom.
41:00It's fallen into safe hands.
41:03Talk me through what's going to happen to this area.
41:06So, we're going to be taking down all the little sheds behind that.
41:09Yeah.
41:09With the brambles as well.
41:10This one, we're going to get some new windows, paint it all again,
41:13because we quite like that as well, don't we?
41:14Yeah, just...
41:15I think it's great.
41:17Yeah.
41:17Just gives it a little feature in the garden, doesn't it?
41:18Yeah.
41:18We've got a nice summer house.
41:20And plus, I think the sun will, in the evenings,
41:22will come straight into there as well.
41:23Yeah.
41:23I think that could be really cute.
41:25And then all of this is going to be cleared.
41:28Yeah.
41:28Most of it will just turn back to grass.
41:30Yeah.
41:31And who's going to do all this work?
41:33Me.
41:35Yeah.
41:36Are you?
41:37Yeah, I've got that.
41:37What, inside and out?
41:39Yeah, everything.
41:40Everything you see, apart from plumbing and electrics.
41:43And plastering.
41:43And plastering, I shall do everything else.
41:46Yeah.
41:46Yeah.
41:46This is brilliant, Loretta.
41:48Handy, isn't it?
41:49Very good.
41:50Very good.
41:50Yeah, very good.
41:51What part are you playing in this, then?
41:54I'll be fetching all the materials.
41:56Yeah.
41:56And trying to get off the best price.
41:58So, Loretta will take care of the nitty gritties.
42:01Yeah.
42:01Keeping the budget intact.
42:03I'll be watching that, yeah.
42:03Yeah.
42:04And so, what about that budget, Loretta?
42:07What...
42:07I'm hoping no one's 60.
42:10Well, we've got a bit of a bet on, haven't we?
42:11He thinks 70.
42:12OK, so 70, 60.
42:15But...
42:15I will try and keep it down as much as I can.
42:17What is it for?
42:18Is it for you guys to move into?
42:20It sounded like you're thinking of selling it or renting it.
42:23We're either going to sell it or rent it, but...
42:26Right, depending on the market at the time.
42:28Valuations and things as well.
42:30Yeah.
42:30So, what is the time scale?
42:33It's, we think, seven months.
42:36We've got to just wait for the planning to come through, haven't we?
42:38Yeah.
42:39But, yeah, we're looking at seven months.
42:40Mm.
42:41And you've already put the planning...
42:43You've submitted the plans.
42:44Yeah, our architect is on it at the minute as we speak, yeah.
42:47Oh, that's really good.
42:49Yeah.
42:49Well, Loretta, Josh, lovely to meet you both, and congratulations once again.
42:57Now, although this is Loretta and Josh's second time doing a property renovation, they don't
43:04seem fazed by it at all.
43:06In fact, Josh is planning to do all of the work himself.
43:10Now, if this all goes according to plan, this could be quite spectacular.
43:15And you can find out how it all turns out later in the show.
43:22A return now to Daybrook, near Nottingham, and a two-bed semi guided at 90,000.
43:28That, apart from bringing back memories for Dion...
43:32Look at the neck curtains.
43:34It's like being back in Leicester.
43:35..also had a lot going for it.
43:37Lounge, diner, kitchen.
43:40It all works.
43:42Layout's good.
43:42It's just dated.
43:45Tempted by this dated but well laid out house were retired couple, Peter and Vicky,
43:50who bought it at auction for 136,000.
43:54And Vicky was certain one thing was definitely changing.
43:59We're having a new kitchen.
44:01OK.
44:02OK.
44:02You said it so quietly.
44:04We're having a new kitchen.
44:05We had a full discussion.
44:06We had a full discussion last week.
44:07Did you hear me?
44:09I lost.
44:10Yeah.
44:11With Vicky keen to make sure the house would get what it deserved,
44:15Peter pushed the budget up to 30,000, and they hope their regular builder, Andy,
44:20could complete the work in four months, getting it ready for the rental market.
44:24Six months on, we're back.
44:32Well, it's a great start outside and inside.
44:36We've stripped the place out, re-plastered, re-decorated.
44:42New fireplace.
44:47And with new laminated flooring throughout, downstairs the house not only looks modern,
44:52but flows seamlessly into the kitchen diner area.
44:56But did Vicky get the new kitchen she requested?
45:02Of course she did.
45:10And the upgrades don't stop there.
45:13Well, we've re-plumbed.
45:14We've moved the new central heating boiler, moved the radiators the way you would expect
45:19them to be like on the windows rather than on internal walls, and we've completely rewired
45:23the place to make it safe.
45:30Upstairs, the two bedrooms are bright and light.
45:37And the old shower room is now a proper bathroom.
45:41The inside is looking fantastic, but what about at the rear of the property?
45:46Well, we had an asbestos garage, and that's been removed professionally.
45:55Made it secure at the back with a new fence, and untidied up as best we can.
46:04So, a full and comprehensive job done to the property, but what on the face of it was a
46:09straightforward refurb turned out to be anything but.
46:14The archway into the kitchen, when we took the paper off, we found a crack and found out
46:18there was nothing supporting the back wall.
46:20We've had it all out.
46:21It's got two steels in there now, and it's perfectly safe, which is why we're standing
46:26under it.
46:27Slightly scary to think that the back end of the house wasn't properly supported.
46:32It just goes to show you can never judge a book by its cover.
46:36But at least now they've got a structurally sound house at the back, and at the front,
46:41well, things had to change there too.
46:44Well, we did hope initially to drop the curve, but because of the telephone connection
46:50box outside, it would have been quite difficult to do that.
46:53So we decided to tidy it up and make it presentable for somebody else.
46:57Yes, it turned out the cost of moving the communication box was too high to make it worthwhile.
47:02You ain't gonna get rid of me that easy.
47:08However, inside there were things that were entirely in their hands to get rid of and change.
47:14And it was perhaps no surprise who got the casting vote.
47:18Well, the fireplace was my choice, and I was overruled by Peter and our builder.
47:25And I persisted, and I got what I wanted, and I'm really pleased with it.
47:40I think it's not just Vicky, but Peter as well, who has got what they really wanted from this house.
47:46But who completed their wanted list for them?
47:50Our son, Guy, did a lot of work.
47:53He took all the polystyrene tiles off, stripping wallpaper, taking out wardrobes upstairs.
48:02But in fairness, we had a builder who did the main construction work.
48:06We did some work.
48:07We tidied up outside.
48:08We did a bit of gardening, but other than that...
48:10I did the cleaning.
48:13They're reliable builder Andy and his team have done it again for Peter and Vicky.
48:18And with initial delays getting power connected to the house,
48:22the work actually started two months after the purchase.
48:25And the majority of it has been done in the last four months.
48:28So they weren't far off their timescale.
48:32But what about their budget?
48:35The original budget was in the order of 30,000 to 40,000.
48:39We spent about, and I'm still waiting for the final bills to come in,
48:43but we're looking at about 45,000.
48:46So we're looking at about 195,000 here.
48:53Yes, with other fees, Peter feels the whole project has cost them 195,000.
48:59So, money well spent, what does the agent that saw it last time think?
49:03The finish of the property is absolutely amazing.
49:05And what they've done to it is, you know, turnkey condition.
49:09You can walk in, move straight in.
49:10Perfect for selling the property or letting it out.
49:16I think the selling feature is, obviously, you've got the kitchen diner.
49:19Especially for a two-bed, having a bit open plan is lovely.
49:22And you've got the two good-sized bedrooms as well, which is perfect.
49:25You don't really have a box room, which sometimes isn't really used.
49:29Initially, Peter and Vicky were planning on renting this house out,
49:32but they've now decided their preferred option would be to sell it.
49:36So what kind of returns could they see on their £195,000 investment?
49:42I believe in the sales market this property would achieve in the range of £200,000 to £210,000.
49:49I think it's a bit low.
49:51We've been told £220,000 and £240,000 by two other agents who know the local area well.
49:56So I think the answer is somewhere between those two.
49:59OK, so a variable pre-tax profit potentially between £5,000 and £45,000.
50:05And if they could only get the lower figure, they would reconsider the rental option,
50:10which the agent thought would be £950 per current a month,
50:14which equates to a yield of just below 6%.
50:19So as seasoned property developers, do they have any advice for those thinking
50:24about making this step into the property world?
50:30Don't dither.
50:32When we first started 14 years ago,
50:36we undenared whether we should do it,
50:39and I wish we'd done it sooner.
50:46We're going back to Shipdom in Norfolk,
50:49where we saw a two-bed detached house guided at £160,000 to £165,000.
50:55It was full of charm, but also full of challenges.
51:00You have to go through this bedroom to access bedroom number two.
51:06Not ideal.
51:07Still, there was a silver lining, or rather a green one, at the back.
51:13Look at this. The garden.
51:21The new owners and couple Josh and Loretta certainly had it in their sights,
51:27paying £180,000 and drawing up plans for a sizeable extension.
51:32With Joshy's construction skills and Loretta's eye for detail,
51:37they were keen to turn it into a five-bed family home.
51:40And who's going to do all this work?
51:42Me.
51:43LAUGHTER
51:43It takes well.
51:45Yeah, very good.
51:47With a budget of £60,000 to £70,000,
51:50they hope to wrap things up in seven months, depending on planning,
51:54and then either rent or sell.
51:56A year and four months later,
51:58we're back to see what this couple have achieved.
52:06And it seems that Josh and Loretta didn't give up on their plans.
52:11They got the green light from the local planning authority
52:14for a large double-storey extension.
52:17It used to be a two-bed.
52:20Yeah.
52:20And now it's a four-slash-five.
52:25Outside, everything has been landscaped.
52:28The garage and outbuildings have been spruced up.
52:30The old sheds are gone, but the summer house has remained,
52:34although it still needs a lick of paint.
52:37There's now a driveway,
52:39and the main entrance has shifted to the new extension.
52:43When you walk through the front door,
52:45you have the foyer,
52:46and then you come into the kitchen,
52:48stroke diner, stroke living room.
52:56Off the kitchen,
52:57the old corridor has been reworked with added character,
53:00leading to a utility and a downstairs WC.
53:06Then in what was the old reception room,
53:08there is now a flexible space
53:10that could be used as a snug or a fifth bedroom.
53:14And then upstairs,
53:15at the end of the corridor,
53:16you have the main bedroom with an ensuite.
53:21And then you have your three bedrooms,
53:24with a little cupboard for storage there as well.
53:29It's quite the transformation upstairs,
53:32thanks to the extra space
53:33and moving the stairs into the new extension.
53:38Where there was once two awkwardly laid out bedrooms,
53:41there are now four,
53:42plus a brand new family bathroom.
53:47And with this practically being a new home,
53:50issues like damp have finally been sorted.
53:53A lot of it, obviously, we stripped right back anyway,
53:57because we put a new roof right through.
53:59We had a couple of problems
54:00with some old walls felt falling down,
54:02which we had to rebuild.
54:03But apart from that,
54:04it was all pretty straightforward,
54:07plain sailing, really.
54:11This was the couple's second project together.
54:14And once planning approval was in place,
54:17Loretta took the reins on project management,
54:19while Josh rolled up his sleeves on site.
54:25Basically, apart from the electrics, plumbing,
54:29tiling the roof and hanging the doors,
54:32everything else, you see, I did.
54:35So, yeah, it's been a long, long time.
54:38Yeah, you've done a great job, though.
54:40It's not...
54:41It's not been as bad as what we thought, has it?
54:43No.
54:44Once work started,
54:46it took eight months to complete,
54:48with one unexpected setback along the way.
54:53Yeah, I broke my hand.
54:54Yeah.
54:55I fell through some joists.
54:57I fell through some old joists,
54:58which were rotten, which I didn't realise.
55:01I've been falling down again,
55:04falling down again,
55:06falling down again,
55:08falling down again...
55:09Yeah.
55:10That set us, like, a little bit, didn't it?
55:11Yeah, it probably set us back about four weeks.
55:13Mm.
55:16Once Josh had recovered,
55:18it was all hands on deck, so to speak.
55:21The pair now hoped to sell the house,
55:23but how much did the work cost?
55:25Loretta thought it would be around 60,000,
55:28and Josh reckoned it would be closer to 70,000.
55:35So, neither of us were right.
55:37So, with the materials,
55:39because we had a loan to do it,
55:40all the interest and everything,
55:41it was about 200,000.
55:44So, we're way off, really.
55:46Yeah, we're way off.
55:50Ouch!
55:50That's well over double their predicted budget.
55:53But hopefully the numbers will still work out
55:55now that they plan to sell.
55:59Time to bring in a local estate agent
56:01to value this newly extended
56:03four-slash-five-bedroom family home.
56:08It's a superb property,
56:10really lovely presented.
56:11They've obviously taken a lot of care
56:12when renovating the property,
56:14and it's a great property
56:15in a great location
56:16and very suitable for modern family life.
56:20A positive start,
56:22but let's get into those figures.
56:24Although Josh and Loretta plan to sell,
56:26looking at the rental market first,
56:28what sort of income are they passing up?
56:32I think if they chose to rent the property,
56:34they would be looking to achieve
56:35around £2,500 per calendar month.
56:40That would be a healthy yield of nearly 8%,
56:42but sales is the plan.
56:44So, after spending a total of 380,000,
56:47including the purchase price,
56:49how much could the house now be worth?
56:54Anywhere in the region of £575,000 to £600,000.
56:58Yeah.
56:59It's about what we looked at, yeah.
57:01So...
57:01Happy with that.
57:02Yeah, definitely.
57:03No wonder, as that could mean a pre-tax profit
57:06of £220,000.
57:09So, despite the overspend,
57:10their second project together
57:12looks like it's been a roaring success.
57:17It's been stressful at times, hasn't it?
57:19It has, but we make a good team, don't we?
57:22Yeah.
57:22We've worked through it.
57:23We've completed it, if done.
57:25I think without Loretta doing the paper side
57:27and all the material finding,
57:29it would be a lot more difficult, so...
57:31Yeah, it takes a lot of weight off my shoulders.
57:33So if you really love me
57:37Come on and let it show
57:45The pair clearly appreciate one another,
57:47and after all their hard work,
57:49the big reveal isn't just the house.
57:52We got engaged last year, didn't we?
57:55So we've been busy planning that as well.
57:57So it's been all at once, really, it's been...
57:59We don't do things slowly, do we?
58:01No, we chuck ourselves in a deep end, very deep.
58:03That's for sure.
58:04So if you really love me, love me, love me
58:09Come on and let it show
58:16Well, that's all the property renovation stories
58:19we've got time for today.
58:20But don't worry, we'll have plenty more
58:22where they came from next time here
58:24on Homes Under The Hammer.
58:25We will see you then.
58:27Goodbye.
58:28Bye.
58:30Bye.
58:31Bye.
58:39Bye.
58:41Bye.
