01:07I'm Jared and this is my wife, Laurel, and we're from Long Beach, California.
01:12We're looking for a vacation home in the Puget Sound area of Washington. We've been married for 16 years
01:18and together for 20. 20? I think so. I'm a real estate broker in Southern California.
01:27I am a private mortgage banker for a wealth management company. We have two kids,
01:32a 13-year-old daughter, Lily, and a 10-year-old son, Everett. We love the beach.
01:36We spend a lot of time outside, but we have a very, very busy life. We feel like it's really
01:42hard to find time to get away. With a vacation home, it'll force us to be on vacation more.
01:50I grew up in the Pacific Northwest, about 25 miles north of Seattle, a little beautiful place called
01:56Mukilteo. It's right on the Puget Sound and Everett is the larger city that borders Mukilteo. We come at
02:02least once or twice a year, sometimes more. We both enjoy visiting so much that we came to the
02:09realization that we really should be looking here. What I love about it is the outdoor aspect of it.
02:14I would get home from school, throw my bag in the house, and I would just be out and about
02:18just doing
02:19kid things. Jumped off the docks, went down and got slush puppies over at the pier. That's something that
02:26we really want for our kids. I don't really get that where we live in California. It's this magical
02:33place for us that makes us feel like we're home. Not just because Jared's family is here, but it's
02:39just such a different way of life. It's a very relaxed pace. Rocky beaches, the woods, hiking,
02:47short ferry rides to other little islands and towns. Very cozy and campy feeling. There's a couple other
02:55places to look too, not just Mukilteo, right? I mean, there's a couple little cities that are on the
03:01south, which is where we love. Everett, it's definitely up and coming. I would love to get
03:07something that's three bedrooms just so we had, you know, even if the kids shared and then we had an
03:12extra room maybe for family to come visit. Grandma. Yeah, and your brothers. Yeah, my brothers. It'd be
03:18great for the kids to get to see them more close to the water. I think that would be my
03:22number one,
03:23but I feel like within our $700,000 price range, Ken, is that possible? Our all-in price point would
03:31be
03:31$700,000, including the renovations. There is not a lot of wiggle room in our budget. I feel like you
03:39were looking right at me. Being in real estate myself, I know that sometimes you can't find
03:45everything you want for the price. We'll probably have to do work. I personally will not be doing
03:51any of the renovation work, but Laurel does an amazing job of designing and has a vision of what
03:59she wants for the home. I love a project. I've called ahead to some of the real estate brokers
04:05in the area, and they've set up some houses for us to tour. We're feeling very confident that this
04:10is the trip that we're going to find something. Fingers crossed.
04:15The first one we're going to is in Old Town. Makiltio, your favorite. It's Lighthouse Getaway.
04:23Is there a view of the lighthouse? I think so. That's what the pictures show, so we'll have to see.
04:29That is a great area. Very walkable to the waterfronts. Yeah, which would be great for the kids,
04:33and I feel like they have so many cute little shops. And ferry over to Woodby Island. Yeah,
04:40that would be nice. So it's a three-bedroom, one bath, 1,000 square feet. Okay. What's the list price?
04:50$6.85. Ooh, that is close. That's kind of at the top of our budget, so we will see how
04:56much work it needs.

17:34So we really have to decide between whether or not we want the larger home versus being
17:41in a more desirable location with an amazing view.

17:54In our beach house, we were looking for a minimum three bedrooms,
17:58close to the beach, hopefully with a view.
18:01There was really one clear choice.

18:05Lighthouse Getaway!
18:07We think Lighthouse Getaway is the best because of the million-dollar views.
18:12I mean, it's a five-minute walk down to the water.
18:15It's just a once-in-a-lifetime opportunity to basically be on vacation every time you're at
18:21your house just looking at the water and the views.

18:24The house was listed at $685,000.
18:28We offered $615,000 and...
18:32It was accepted.

18:38We finally have the keys today, so we're going to do a walk through
18:41and go over our long list of what we'd love to do.
18:45So let's look at the outside because I feel like that's where we kind of got to start.

20:46Laundry room, we're looking at just changing out the floors and painting the cabinets.

20:55So I'm thinking we keep the liner of the bathtub and the shower.

22:36I'll be coming up here monthly, if not more than that, to work on the projects with the subcontractors,
22:44project by project.
22:45I'm going to have to let go of some of my control and let them do what they do.
22:50And hopefully, fingers crossed, when I arrive, it's what I want.
23:02We're just at the start of the reno, so I'm a bit overwhelmed, but the deck is gone now,
23:10and that's going to make way for what I want to do out there.
23:13They demoed the bookshelf that divided the kitchen from the living room,
23:18and that kind of opens up the space.
23:20The window and doors, quite a few of them have already been replaced.
23:23Too many things to do on my checklist at this point.
23:29There's a lot of electrical work being done in here.
23:32There was that sliding that's going in.
23:34I mean, I just keep looking out at the great view and thinking,
23:37okay, I'm getting one thing checked off my list every time I come.
23:42So today, I'm going to focus on curb appeal outside,
23:44while the electrician's on the inside working on the kitchen.

27:56We're back up in Mukilteo for the first time since the landscaping crew started their work.
28:02They've done a lot of hardscaping.
28:04They redid the stairs of our walkway to make it a smoother transition,
28:08re-pour the front porch, and then also change the way even the porch is entered.
28:15We've got all new windows completely redone.
28:20And really the highlight of the yard is going to be the new fire pit rock area that was put
28:25in.
28:25I'm excited to see how everything looks.

28:34Just the power washing of the front steps makes it look so much better.

30:20With the gray color that we picked for the cabinetry, it's going to look really good.

30:54Things are coming along and the crew is working on the porch overhang today.

31:00While the crew is working outside, we're going to go take a look at the flooring and
31:04decide what we're going to do, you know, figure that out.
31:07So we definitely want to go with the LVP flooring.
31:11Like we talked about, living room, entryway, hallway, and then take it into the kitchen
31:18and into the first bedroom with the slider.
31:21We're going to put down all new subfloor in here to match the height of the kitchen.

31:24And we're just going to interlock and float it all the way through.

31:30We're going to go with carpet in the two bedrooms that share the closets

32:05Sheet vinyl or linoleum can be a dirty word, but the technology and the visuals have come a long way.
32:11So I brought out some great options for you guys today.

32:13And the beauty of this is one sheet.
32:16So if you ever have any water damage or anything like that, 100% waterproof.

32:21Nice.
32:22These have been very popular, kind of the hexagon marble looks.
32:26And it really looks like real stone when it's installed.

32:29I think this more with the gray in it, I think kind of goes with what we're looking for.

33:20The flooring crew is here, and they're here to tear out that nasty shag carpet and see
33:25if we can get to the subfloor.

33:28We're going with the LVP.
33:29We've got kids, dogs.
33:32We're going to have all sorts of people running in and out there tracking in dirt.
33:35It's durable, waterproof, easy to clean, and it also looks amazing.
33:40So the good news is they were able to just go over the existing linoleum in the kitchen
33:46and bath with the LVP, so that saved us a little bit of money.
33:50Yeah, labor costs cut down big time.
33:53Yeah.
33:53So for the trim, we decided to go with a very simple clean line trim.
33:58I think the trim will help us kind of tie in our beach modern look, update the space,
34:04and tie in the paint and the baseboards together.

34:09With the new carpeting in the bedroom, it's just super comfortable.
34:12It's padded.
34:14For the laundry room, we were able to lay the new linoleum right over the old one.
34:19So linoleum, I feel like, has come a long way.
34:21I never thought I'd be okay with it, but I actually love it.
34:25Well, I was really questioning the gray cabinets, but they look great.
34:29I mean, they're more than just growing on me.
34:31I love them.
34:32Really ties in the beach scene too.

34:38For the outside, we are going with the light gray,
34:40and then we're just freshening up the trim with a bright white.
34:45The paint we chose is very durable.
34:47It's got great curb appeal, holds up to the elements, amazing as well.
34:51I feel like by the time we're done, it's going to feel like a new house.

35:29And with the retaining wall flattening out, it's going to be really safe for everyone.
35:32We can even out the grass a bit and even help with the curb appeal.

35:40They're painting the fireplace bright white, and they're going to bring my coastal blue
35:46accent wall behind the fireplace to life.
35:51Electrical work is almost done, and I'm super excited.

36:07Well, today's the day that we get to celebrate with our friends, and we're super excited to show
36:12them all the changes that we've made to the house. We've done a couple little just finishing touches

36:24So my good buddy Davis is coming by today, and he hasn't seen the place yet. We grew up in

36:29neighborhood, so he knows the area real well, so I'm really excited for him to check it out.

36:39They really don't. They don't. It's just massive. And this was kind of a slanted,
36:45unusable yard. You couldn't really stand like this right now because it was so
36:49sloped down. And then this also, the pathway sloped down. The wall is new too, right? Yeah.
36:55That made like a visual difference, like a huge visual difference when you walked up. Yeah,
37:00curb appeal-wise, I think it just looks a million times better. And look at the stone path around the
37:06corner. Do you remember from the pictures this deck that was totally dilapidated over here?
37:13Yeah, let's take a look. Okay. So this is all new usable yard. Yeah. Check it out. Oh, that's so

37:18Captain's chair right there for you. Yeah, sir. You take a look right there. I mean,
37:22sit here and just enjoy that water. Well, I have to stand to see my view. Oh my gosh,
37:29this is perfect. Yeah. Yeah, isn't it nice? I mean, it was a deck here before, which was usable,
37:34but even from this level, you can still see as much as you did before. So that was kind of

37:40thing. And then I knew I wanted a fire pit. Yeah, I appreciate that. You know,
37:44I like to build a fire on a Northwest guy. This is going to be a good spot for some
37:47fire.

38:42now, which is pretty much a brand new home. If you recall, it was just that brown paneling and just
38:47regular brick fireplace. And now look at it. Yeah. The color scheme is way better. Well,
38:53we painted it the bright white so that it pops more. And then my favorite, the navy wall. I love
38:59that. I want to check out the kitchen. Okay. I can already tell I like it. It feels much bigger,
39:05but these are actually the original cabinets. Turned out nice. Solid. And we just had them painted.
39:10Really? Yeah. Wow, they look, they look new. I mean, honestly. Yeah. And the hardware is,
39:15I know. And the hardware too. Okay. Adding the hardware. They didn't have any hardware before.
39:19And then new quartz counters, which I know you like quartz counters. And you know I like the
39:24herringbone light splash. I know. Similar counters to what we have in California. Yeah,
39:29of course. Yeah. Almost exactly the same. Similar, but they're warmer. Should we move to the laundry
39:33room? Sure. Which is maybe one of the biggest rooms in our house. It's huge. I know. Yeah. The cabinets,
39:39we didn't do much to. We just painted them and then new hardware to match the same color as the
39:46kitchen. Yeah. And
39:48then the linoleum. I didn't think that linoleum would come out of my mouth as something I would
39:53want to choose, but I feel like it updates the space a lot. This looks really, like, expensive,
39:58honestly. Right? Totally. It makes it way more modern. No, it looks so good. And then should we move

40:36this room had one-of-a-kind orange, green, and yellow shag. I don't know if the pictures didn't do
40:45that justice either. That's like a timeless classic. I don't know. You didn't think about
40:49keeping it? Well, I was thinking of keeping a swatch. Okay. I want to see your bedroom. Yeah.
40:55Let's move to our room. Wait. Well, the bathroom's on the way. This is perfect. Yeah. So what else do

41:01need? Yeah. Yeah. But in here, we just change out the toilet, the vanity, and, you know, new
41:09fixtures to make it fit. I feel like you got this vibe kind of flowing through the house too. I

41:14that. You know I like gold. Little touches. Yeah. The laurel touches. Yeah. Gold touches in there.
41:19Nice because we were able to, again, run the LVP through here. Yep. And they were able to just put

41:23right over the existing floor in there because it was the same height. So it worked out.
41:29So this is our room. Of course you have the best view. Well, we couldn't give it to the kids.
41:37No, I agree. No, I absolutely agree. This is perfect. Oh my God. So main change in here,
41:43other than paint, you know, throughout and putting the carpet in, we went with kind of a little low pile
41:49with a slight design on it. Very comfortable. Which is, yeah. I know. It's got some nice cush to it.
41:54And we took the window out and they lowered it a bit. Yeah. So we had a better view. Watching
41:59the sunset
42:00and some sports on TV. I know. It's like peak. You got to view the lighthouse from your bedroom.
42:04It's perfect. Yeah. Woo. It's just really excited that the house is done. We get to spend a lot more
42:13time here and seeing our friends and family really enjoy and have the kids play out in the outside. Yeah.
42:20Oh, let's go, bud. Good job. We were expecting to spend $135,000 on the overall job and it ended
42:29up
42:29costing about $160,000. So some of the additional costs that ran over were we had to clear out the
42:36attic from rodents and riffraff that were in there. All new insulation throughout. You know,
42:43we ended up putting in all new electrical. I mean, it's really amazing to come full circle. A place
42:48where I grew up to now be able to own a home here and take in that view. Just really
42:54special.
