00:50they become part of your lives and then all of a sudden they're gone wait are you taking our food

01:15the seasons have changed since Banjo and Roe first set sail for Ulva House
01:21with passion and purpose Banjo has revitalized the reception rooms
01:32and designed a romantic honeymoon suite
01:37while Roe has toiled with rewiring re-plumbing and banishing leaks from the long neglected roof
01:44together they are bringing their vision of a unique boutique hotel to life
01:59they've plowed through over two-thirds of their 150 000 pound budget
02:06now all eyes turn to the kitchen the quiet engine which will power every guest stay
02:11and threatens to devour the remaining funds

04:06the copper off the flat roof yeah use them to make a gorgeous backsplash for the kitchen

04:24for us i'm going to design a 1950s ice box that's going to conceal the fridge that'll go there

04:50wow look at those curves suddenly like we've got some organic kind of shape in here it's really nice
04:57for some reason seeing the shape i don't know why but i find that very pleasing
05:02we're opening it all up it's going to be one big beautiful space
05:10the centerpiece of the hotel's kitchen will be a grand island which banjo will design from reclaimed
05:16materials copper sheeting salvaged from the roof will form wall paneling and banjo is planning a
05:24retro style cabinet to house the fridge and freezer

05:38i just feels a lot
05:41also demanding attention are the windows with shattered glass and rotten frames they are nowhere
05:48near guest ready should we rip all this up at the moment it's probably keeping water out
05:54well where there's rain there's water and when there's water there's rock okay i think leave
06:00these where they are replacing the windows will be the final step in making olva house wind and water
06:07tight but banjo and ro need not worry about autumn as all locals know it's winter that shows no mercy
06:17obviously obviously it's a tough place to be in the winter it's incredibly cold and very very wet every
06:24angle you can think of the rain comes with the wind and finds a way in if it can they need to really be
06:30aware of getting it completely wind and watertight getting their windows sorted or it will be a very long
06:37miserable winter for them in that house banjo and roe have paid 15 000 pounds for replacement heritage
06:46sash and case windows their biggest single outlay we need to get those windows done and replaced by
06:52the end of november if we don't we're going to get hit with a massive insurance premium 14 grand
06:58their building insurance renews in december banjo and roe must fortify the house against the elements by then
07:04these windows are critical they should be here two weeks before the deadline

07:23their first task in redesigning the kitchen is ransacking the copper removed from the roof

07:35they're pretty rough conditions some are covered in tar some have been beaten by hail and just won't
07:41be able to be used but others are fabulous they've got that gorgeous brown copper color
07:47kind of in two minds i love the copper and then i love the verdigris show me the verdigris side

07:56formed by wild hebridean weather this verdigris has developed over decades as the copper reacted with
08:07nature's forces so that as a backdrop be really lovely the copper yeah would be lovely too like in a kind
08:15of beautiful rich warmer color salvaging these panels is going to look really lovely whether they're the
08:23copper color or the verdigris i can honor the past and then find an interesting new way to use them for
08:29the future banjo has sent the time-worn and weather-beaten copper across the water to a master of metalwork on mull
08:38tom can turn this copper into a wow piece he knows how to spin gold from nothing
08:49howdy how's it going how's it going yeah pretty good the verdigris is this naturally occurring
08:59process but you can add a little bit of chemical or some magic potions to expedite that process tom
09:06really understands that this is your options so you got just bare copper just polished then you've got
09:13one coat of sprayed verdigris then two coats of sprayed verdigris but the first one's kind of
09:18white to make it more even and you've got two layers of sprayed verdigris what do you think ray
09:25i've got no idea i think i fancy this one that's like a nice degree of verdigris but it's amazing
09:32you can kind of dial it up and down it's just sprayed magic juice what do you mean magic juice tom
09:38because i know you could do p and that would work it's not your p is it it could be p about off ebay
09:46so who knows what's in it it could be somebody's p could be somebody's p i don't know what's in it
09:50that's a good business for somebody well whatever's going to get you patina down p-tina

10:19a master craftsman with a sprawling workshop and salvage yard

10:51that's going to give it a bit of soul some lovely old found stuff and this place is just like a treasure trove
11:01i want it to feel like a bit of an heirloom kind of like it's always existed
11:07i'm looking for something to clad the inside of the island something to add a bit of texture and depth

11:31those from we got those out of a linen factory um in kakordi yes i love it
11:39my fridge hidden in plain sight kind of inspired by like a 1950s icebox those beautiful old timber
11:49ones oh high-tech drawing i'm actually self-taught as a designer can you tell yeah so we're making a
11:56grand island a hidden fridge all in a couple of weeks because winter is coming bob and reary's
12:03stopping running the boats as well so we kind of have that like hard deadline to get that done
12:09otherwise it'll just be left out in the cold
12:17when winter hits brewery will restrict ferry crossings to islanders only
12:22and even those will be at his discretion
12:25the waters are very deceptive around ulva even the narrow sound between ulva and mal can be treacherous
12:34it looks easy doing what i do but unfortunately there's all sorts of danger in any sort of water
12:42i've seen people being overly confident and making mistakes and i've saved people
12:47i've done that even closer to home my uncle actually drowned in these waters
12:55he was an experienced sailor he'd lived in ulva for 40 years it just shows you you can do something a
13:02thousand times and you can still make a mistake you can't beat mother nature you just have to respect it

13:17it's all hands on deck in the kitchen
13:21roe says i never let him express his creativity when it comes to interior design so i've let him pick
13:28the kitchen tiles roe has opted for a white and peach marble they look beautiful oh they're stunning

14:03tom has cast his alchemy with the magic spray and is making delivery of his first batch of panels

15:20physically financially moving to the island has brought us so much joy but it's also pushed us to

16:56as a designer so i've invited nicola her husband robert they used to own a boutique hotel on mull
17:03they're blunt they won't sugarcoat it they'll tell us what we've done
17:07she saw the place beforehand so i'm hoping they really like it um

17:32they i remember when we were talking at the start about how it was going to work making sure it was
17:37warm and welcoming and it's absolutely beautiful very nice indeed yes

17:51if you're a resort in the maldives a chalet in the alps or an island off an island off the west coast
17:56of scotland you've got to make people want to come here and this is the kind of thing that a lot
18:01of people will want to do oh i'm excited talking to you yeah i know it's refreshing all right come
18:08in okay this is the orangery another belter of a room so you reckon we're almost ready to open
18:19not quite i'm afraid the house will need a lot of compliance health and safety alcohol license
18:27you don't have an alcohol license then you've got very little chance of survival fire regulations
18:32electrical certification patent testing making sure you comply with all the complexities of your
18:37insurance is going to be key you'll be lucky if you're up and running this time next year
18:43there's a lot to do a successful business will only start to turn a profit after three years if you
18:48think you're going to be sipping champagne in the south of france this time next year then you've got
18:53another thing coming maybe three or four years time and upstairs is there a bedroom above yes the
18:58honeymoon suite you're going to need to make sure that the noise down here is not too much or the

20:44ta-da wow this is reclaimed teak work tops from a school science lab you know there's a few grooves
20:52there's a little bit of graffiti writing in the one at the other end it's alive we're gonna make our mark
20:58on it the kitchen isn't the only delivery banjo and roe are celebrating
21:08oh it looks so good oh nice and easy makes it easy this is single-handedly like our biggest purchase
21:17for the house and we've got to carry the windows over on a brief boat
21:21the windows are a very expensive thing to bring this way some sort of lonely fields and horses joke
21:41it's absolute chaos i don't care they're coming over we're getting them up we're going to be window
21:45watertight and avoid that insurance premium oh most importantly yes this is just in time you have
21:56saved our bacon this winter especially with it being the dead
22:03this has given the house its second wind yeah i don't i don't think this would have made another
22:09winter and it's a step forward to preserving a piece of history oh watch me palmet like a
22:15glove you're a magician i love it the kitchen is such an important space
22:27it's where i cook it's where i eat it's where i relax and we haven't had one for so long
22:34i'm just looking forward to making new memories in there having people over entertaining cooking

24:59if you think back to six months ago like six months to now yeah like we've come so far
25:06when i look back walking through those doors i was just naive about the amount of work for
25:11anything to be done there's so much to do yeah but there's so much to learn yeah but we don't have
25:17much time to do it but i think actually probably being a bit naive about it is what was needed
25:24to see it at this point is actually unbelievable i'm really proud of how far we've come roe switch

25:42get to get to this point i thought you could do it because i can see how stubborn particularly banjo
25:48is that's a good thing you've got a vision and you're going to push forward faded grandeur
