24:26So our presentation today, and it's the house at, and now we know, it's the house at Fenwick.
24:38The team are looking to bring a youthful approach to their accommodation, creating a space to relax, gather and socialise.
24:48Their mission is to create a contemporary aesthetic that is welcoming as well as stylish, with an atmosphere that is relaxed and warm.
24:56And then, in terms of how we will style the house, Justin would treat this as a briefing session with one of his clients.
25:04So this just kind of gives you an idea.
25:07It's very pretty, the colours.

25:11Again, it's the back to the garden of kind of plant, organic colours.

25:21Justin and Paul plan to renovate the prize house into a modern B&B that focuses on decor rather than dining.
25:29And in terms of the excursions, Justin and I did a lot of research in and around the tapestries of the area.
25:36The Cité International, which is the museum that we went for our inspiration, this year they've had 60,000 visitors and the growth in their visitorship is coming from the Japanese visitors.
25:50And when we talked with the team there, they talked to us about having spaces like ours to be able to send dignitaries.
25:56Using their connections, the boys plan to bring the famous tapestries of the area into their B&B.
26:02So what we'd like to do is present you guys with our view of that.

29:44We've sold our house in Belfast and we will use funds to make the living space in the loft area

32:54This process has almost broken me.
32:59We have this incredible prize.
33:01We have four very, very talented couples who have very special products for us.
33:07Very different.
33:08And therein comes a dilemma.
33:10How do we make this decision?
33:12The judges will assess each couple's business plan, consider their guest books, and reflect on their hosting throughout the competition.
33:24First up for scrutiny is Michelle and Steve's B&B, hosting crafting and magic retreats.
33:31Their presentation as well with the business plan, those red houses, it was just genius.
33:36It just represents them so much.
33:38It's a very solid business plan.
33:40It's extraordinary.
33:41It feels like it's a big plan.
33:43I see them making money, absolutely.
33:45To focus on the craft, as in arts and craft aspects, as the key USP, there is a lot of demand for that.
33:54It does sell.
33:55It's a brilliant idea.
33:56But the best part about that is that Michelle is an avid crafter and a very talented crafter as well.
34:02She's a canny little businesswoman.
34:04Absolutely.
34:05And then we experienced a lovely stay with them.
34:09But it was very full on.
34:12You know, it was event after event after event because they're natural entertainers.
34:16I just don't want them to lose themselves in a place that's maybe too quiet for them.
34:22Next to be debated is Nicola and Roy's traditional B&B, focusing on home-cooked meals and sustainability.
34:30Now, the business plan was simple.
34:33But in a way, its very simplicity sort of suits this place.
34:39I mean, they have said to us, we don't want to be millionaires.
34:43They want to run a happy life in a rural village in France in small traditional B&B.
34:49Roy is a pastry chef.
34:51Nicola is a very good cook.
34:52It's very much on brand in terms of the growing the vegetables, the growing the soft fruit for the jams and the marmalades, the having the chickens to use up the leftovers.
35:03They've thought up everything to make it a lovely, sustainable way of being.
35:09Well, you also need to make a profit because it's nice to have a lovely home and open your doors to guests.
35:14But you need to make a living out of it.
35:17And I think they're not in this to make a huge amount of money.
35:20It's a lifestyle choice.
35:21So I think it's sustainable with low ambition.
35:24The biggest negative note for me out of that whole business plan is the naivety that's gone into it.
35:29However, on the other side, they've been warm, friendly, caring and kind hosts.
35:36You just have to read their guest book.
35:39Designers Justin and Paul are offering a stylish contemporary B&B that celebrates the arts and crafts of the area.
35:47The most impressive brochure.
35:51It's so smart.
35:53Oh, it's slick.
35:54It's so well done.
35:55They've got an eye for design.
35:57It's beautiful.
35:58Very tasteful.
35:59I also really enjoy spending time with them.
36:01I really do.
36:02Because they're very relaxed.
36:03It's very sophisticated.
36:05They have put together a project that even the title of the project, The House At.
36:12I mean, would I want to come here?
36:14Absolutely.
36:15Yeah.
36:16And my only worry is that he's only going to be one of them most of the time.
36:20It'll just be Justin.

36:22Justin on his own would be taking on a hell of a lot and not having the constant support of a partner.
36:30Huge positives are that they are tapping in directly to the UNESCO aspect, the tapestries, the arts and crafts of this area, which is international.

36:43That's so designer.
36:44And they will make this beautiful.
36:46And they will make the garden perfect.
36:49Last to come under the judges' scrutiny are Nicole and Brett, who plan to open a family boutique B&B, serving Indian cuisine to guests and the local community.
37:00Wow.
37:01We have a ready built boutique hotel.
37:03This is a very sophisticated plan.
37:06It is, but it's with their family at the heart of it.
37:09I think involving the community, bringing the community straight in.
37:13It would just bring a lot more life to this village and I think they would bring a lot more young life to this village as well.
37:20We all know Nicole's an excellent cook.
37:23Do you think it's too polished though, the concept?
37:26Is it too elevated?
37:28It's them once again, they're aiming for perfection.
37:31There was a stress factor that did knock on to guests.
37:34And when you're going for so much or the rest, I'm not seeing any down points in the stress.
37:40I would love to see them here blossoming, their time together, having a wonderful family.
37:46I'm just a little bit anxious that they're creating more stress in a foreign country.
37:52Without any support network.
37:54Can they do it? Yes.
37:55Can they do it now?
37:57Four couples, one prize B&B, five hours deliberating and the clock is ticking for the judges to reach their final verdict.
38:08It's just about the people that are going to be here and how happy the guests are going to feel there.
38:14We also need to know that we're not going to give away a house that sits empty or gets sold in a year.
38:21I think food is also at the heart of a B&B and if it's something you're struggling with...
38:25We are after all at his bed and breakfast.

38:29At the end of the day, we really have to think who gives the best B&B experience.
38:36Ultimately, after much deliberation, I think we've made our decision.
38:43I think we have but I think we've made it on the basis that we wouldn't want to put somebody into this house who we didn't feel it was right for.
38:54It's been really, really tough but I'm sure we've made the right decision.
