00:23Hawaii. The shipping is more than the actual material cost. We want to restore
00:28homes for local families. The real estate here is crazy expensive. So to make this
00:35work we have to take on some of the most rundown homes on the island. Can you hear
00:39them? Disgusting. How do we do it? Our giant family. I have 87 first cousins. Yo,
00:48what's up cuz? More than anything we want our children to be good human beings.

01:28You know that I like to drive around the neighborhood looking for other fixers.

01:37spotting houses that have abandoned cars, boarded up windows, roofs that are falling apart.
01:44Overgrown grass. Overgrown grass. And then you walk up to the house and leave them a note.
01:49Or knock on the door. It just looks like a typical Manoa day. Nice and cool. Little bit of sunshine
01:56through the clouds. All different architectures everywhere. That's why we love Manoa so much.
02:02So right now we're in Manoa. One of the most desirable places to live on Oahu. Tucked into this valley
02:09that's lush, green, tropical. You have everything you kind of need to remain in that valley. But then you're
02:17five, ten minutes from downtown Honolulu. Remodeled homes can sell for up to three million dollars
02:23around here. And we've had a lot of previous success, you know, with our two past projects
02:27have done really well. So safe to say we really like Manoa. You know, the best leaves always come
02:35from areas that we just did projects in. Oh, look at that one. What is going on here?
02:46We need to buy this house. Oh my god. Auntie! How's that? I just wanted to see what the plan

16:15the cities and depending how long that run is it can cost upwards of 40 000 so i mean that

16:22already put us 30k over budget this early on in the project well let's get the plumber out here

16:38while we wait for a plumber who wasn't available for a week to come and assess the damages the guys

23:34the only thing the house doesn't have is green yard space so today we're meeting with our landscaper
23:40reagan to go over what we're gonna do so when can we start laying the sod back here so that's

23:47of what we've been like racking our brains around the only issue i see is access to here to take

23:53concrete out you got a wall in the front blocking your way and the path in the back is way
23:58too narrow
23:58for any equipment it really boils down to labor costs you're gonna have to take out all the concrete
24:03and then the labor part is going all the way around the whole house well i need a price i

24:09like 10 grand i think you're over that 10 like double that 20 000 what is our other option put
24:18turf over it how much is that the lowest i got was a 16 dollars per square foot that's still

24:25grand just for the turf we just took a huge 25 000 hit to replace the main plumbing line that
24:32maxed out our contingency budget and now we might have to pay ten thousand dollars for landscaping
24:38there might be a scenario where we just leave it concrete or we're gonna sell a house for over two
24:42mil with no no yard at all no freaking way so what do you want to do bed i don't
24:52want to pay 25 000
24:53dollars back here i don't want to do that either what if we made the space smaller that we were
25:02actually turning to green space that could work and like what if we kept all of that concrete and
25:07now that's turf all the way to the end of the house so you have green space two pads that
25:13are usable
25:13do a dining area that you can hang out and barbecue this is still a good size no it's a
25:18lot 350 square
25:20feet a yard it's enough to play catch like yeah there you go pick a soccer ball so what would
25:25that
25:25cost maybe like 13 000 maybe i mean that's only 3 000 over my original budget let's do that yeah
25:38because of all these overages i decided to take a risk i just saw a new comp come up in
25:44the neighborhood
25:44with an adu that sold for 2.1 million it has less square footage in our house so i went
25:50to check if
25:51we could permit that back section into an adu and our adu pre-check just got approved it's gonna bump
26:00our arv up by at least a hundred hundred fifty thousand dollars it sucks but while permits are
26:07being reviewed that means no work can happen on the back part of the house that also means that we're
26:11gonna have to pay an additional couple months of holding costs but we're calculating that adding the
26:17adu is going to cover the plumbing hit the landscaping hit and so much more choosing to turn that
26:24back section into an adu means we're gonna have to wait for the city to approve that permit this is
26:30the tricky part because it could take a month it could take several months and that's the difference
26:35between twenty thousand dollars in holding costs all the way up to eighty thousand dollars i mean
26:41there's always risks but i think this one is a good one meanwhile we're catching up on four other
26:47projects that we have going on i mean it sucks to sit idle while we're so close all right okay

26:55we have all of our materials on site so as soon as our permits are approved it's go time the

27:02thing we need to do right now is find turf for the backyard so we're checking out some turf options
27:07to cover up all that concrete we've never done turf what's up guys hey what's up man brent come

27:47so thankfully our permits got approved much quicker than we thought they were it took half the time so now

28:10we literally have a week and a half before our next mortgage payment which means we have a week
28:16and a half to finish kitchens in the main house and the adu totally completed everything plumbed in
28:22and the bathrooms underway up to here once we get that done counters counters no pressure no pressure
28:34once the adu is all roughed in lifting good cabs can go in

33:12damage and termite damage original windows but now it's totally refreshed i can't wait any longer can

33:34about this area for this little space what more could you do look at that before this was outside

33:52you've done what catches my first is that that tile if i were to look at this at like a

34:03just seemed too bold yeah but it works really well it's organic and natural and then using manoa
34:10falls as inspiration we added this fluted farmhouse beautiful looks like my wife's gonna have me replace
34:15our feels manoa right totally players are gonna love this kitchen my favorite is that the kitchen
34:25extends to like a wine bar dining and living combination is usually like a lot of white walls
34:32and then the the pop is the kitchen but you you've extended the pop it just makes it feel more
34:36grand
34:38culturally in hawaii we gather together we can create spaces in a house that will allow people to
34:47do that it works really well it checks every box down here we have hall bath wow i love this

34:57see the pattern though it's fluted look at the sink of course it all relates beautiful
35:05and then right over here we have the first bedroom works really well as an office and then nobody's
35:11outside you look out the window no one's there so private private and back on this side we have the
35:16second and the third bedrooms and a little bigger it's a little bit a little bit bigger the outdoors
35:21just catches my right off the bat you right you really start to capture manoa right there yeah
35:27and then the main event is the primary bedroom and on suites so cool it's a vibe it's an indoor
35:35outdoor too this slider was not here before it makes the whole room feel bigger
35:43of course you have to have a magnificent ensuite look at that tile yeah this is probably my one of
35:50my
35:50favorite spaces and then again fluted tub same tire that's going to be the theme of this house is
35:56the fluted yeah it's the fluted fixtures that complement all the bamboo that we saw while we
36:02were hiking manoa falls beautiful let's go check out outside this is your outdoor area
36:15okay honestly compared to the rest of the house this is a little underwhelming yeah the disadvantage
36:21that we had was it was all concrete and so we came up with this turf idea but not in
36:27love with it guys
36:27we need to figure out something for this space i can't list it like this i think if we have

36:33maybe fill it in more to make each space look intentional for a buyer that'd be good okay frustrating
36:38for sure when are we going to see this area in the back i know you want to go through
36:42that other
36:43door okay let's go what this leads to is an actual legally permitted adu one thing that's concerning
36:50that just glares at you i know your eyes look concerned yeah like as you walk up here the privacy
36:57might be an issue between the main house and the adu you think that that is going to be a
37:04red flag
37:04for something everybody came up the stairs is going to look this way and be like oh man
37:08it's going to be a problem you're looking right into the main house
37:16we're in manoa so you got the higher tier buyer that's going to be a problem to not have some
37:21kind of privacy or divider especially when you get to this level you're looking right in
37:25i want to eliminate any hesitation from a buyer so if this is a hesitation let's take it away an
37:31easy
37:32solution is for us to just throw up some slots and it ties maybe we use the same wood finish
37:37i think that that's a good cost-effective solution it'll look cool okay no more feedback though for

37:51very spacious yeah it has kind of the same features as there sort of but with a twist right

38:09of the back structure wow it was interesting we were just going to keep it as a part of the

38:16house right have a little extra living space yeah but we decided ad was the route to go that was

38:22yeah more options and more value there exactly it's all the added value so living kitchen your bedrooms
38:29over there full bath this is beautiful guys we can definitely sell this house for more because you guys
38:35created this extra space well let's go ahead to the front and then we can talk a story about
38:39that sounds good come in here i was thinking that we're going to come in with the same valuation
38:43as the last manoa house right that one was nice had views and yard kind of checked a lot of

38:48totally but you don't have an adu correct and now that we've done the adu i was at like right

39:07talked about like the privacy yeah this area in the back and see how amazing all the finishes came
39:12out and he always raised the bar a bit just maybe a tear under that to make it look better

39:52our blessing today comes from mana that will go into this house to acknowledge the generations that
39:57came before us but also to provide a strong foundation for these youngsters

40:17third manoa house on the market you're welcome how are you we were really nervous about the
40:22landscaping and the privacy dividers but we were really able to hustle and make all those changes
40:26hey this is cool there's a yard and then there's also an adu overall we got a really positive response
40:32and the addition for the adu really made up for a lot of the issues we had on this house
40:36in the end
40:37we had multiple offers on the property and we decided to go with an offer at 2.16 million dollars
40:45so to break it all down we purchased the property for 1.4 million our original rental cost was at
40:52300
40:53but after all of our overages for all the things sean wanted to do the adu the plumbing in the
41:00front we
41:01ended up at a total renovation budget of 368 000 which means we're walking away with a little bit
41:09over 90 000 which is shy of our minimum but still a huge win we made another great home for
41:16a deserving
41:17family in manoa love it
41:24this season on renovation aloha oh my gosh this is the grossest kitchen i've ever seen one of the
41:32top two worst houses ever i don't think this is safe to go inside thermites everywhere can you hear them
41:42we're gonna need all the contingency that we can because this market sucks this is a huge job
41:48lacking creativity at the moment well luckily that's not my job oh great that sounds like a fair price
